We’ve lived in a rental home managed by Twelve Rivers Property Management for almost two years. We’ve been renters for twenty + years, and our current home is in our top three favorite rentals where we’ve ever lived. I will say that the value of the rental is often tied to the owner of the rental property, and there was/is a great deal of value in our rental property to begin with. We believe the owner of our home stewarded it well and put a lot of thought into its renovations and maintenance. That said, Twelve Rivers Property Management has unfortunately experienced a great many turnovers in their staff over the course of our (nearly) two years of renting, which does delay communication and has often left us feeling without the support and attention needed to maintain the property when we’ve had requests. However, I will say that to date, they have fulfilled all of our priority requests and obligations to keep the home/rental in great shape. We’ve had fire damage from a neighboring fire, near flooding from rains, loss of hot water, air conditioning issues, and washer and dryer issues, all of which have been addressed by Twelve Rivers and for the most part, in a timely manner. As renters, we have also added value to the property by keeping up with regular pest control and cleaning maintenance, adding security lights throughout the property and a water pressure stabilizer. We hope to stay for as long as possible, and that the Twelve Rivers Property Management team knows we are rooting for them to stabilize. :)

Ive had a property with Twelve Rivers Property Management for the last 6 years and it has been a very enjoyable experience. They are attentive to the tenants and to my concerns whenever I reach out. They keep me in the loop of what is going on with the property but never waiting on me for directions, they execute on their own. Being in a different area of the country and far from the property, is always great to know that someone is looking out for our place. Highly recommend the entire Twelve Rivers team!

Paul, Joanne, Crystal, Tanner and everyone I have worked with has been excellent. Very transparent. They proactively provide ideas and suggestions on how I can achieve my goals. I have worked with multiple real estate agents and property managers. I wish they all as professional and helpful as Twelve Rivers.

After managing property up north, I am very happy with their service and care.. I am so glad I dont have to do anything. They do a good job balancing between customer service for the tenants and protecting my interests as owner. We went to tour a rental in Manor, managed by Twelve Rivers. We did not rent it, but Clayton Jones started looking for other rentals for us, while we gave him places we wanted to see. Over the next couple of weeks, he worked with us until we found the perfect place...even tho they werent with his company. I highly recommend him, as we now consider him to be a friend...Clayton rocks!

The TRPM team has been supporting us for the last two years with our rental property. In the time we have used them I have not had any complaint from my tenants about how mtce items were addressed or timeliness of corrective action. Whenever there has been an issue at the property, I receive an update and they have a vendor heading to the property to handle.
