I have had a good experience with trustmark to date. Crystal is always very prompt with resolution of questions/concerns & maintainence items. I used to manage SFR rentals in austin for several years, and I hold a high standard for how management companies not only interact with tenants, but care about the property on behalf of the investors too. It’s a fine line to walk to keep everyone happy - and I think they are doing a great job. I personally am not a fan of the “resident benefits package” that is mandatory and in excess of rent, the only benefit is a $2 filter/month which is convenient but I wouldn’t mind saving the $28 for my own pocket. I get that it helps with mitigation of HVAC clogging issues from less attentive tenants so it is what it is. All in all, I am a happy tenant, their maintenance company they use for a myriad of projects are great/flexible and even came out when I had HVAC issues in heat of summer on a Saturday. They say they’ve been working on this property with Crystal for several years - so I think that speaks to the service of all parties being a cohesive well oiled machine.There are a lot of less than stellar management companies out there I’ve heard horror stories of, I take them with a grain of salt being on both ends of the transaction - but Trustmark (and a 100th shout out to Crystal) is one of the good ones. They walk that thin line of investor minded and still provide timely responsiveness and happiness to the tenant exceedingly well. I will look forward to renewing with them next year.
