Natalie was able to get me situated, settled and into a house with my chaotic schedule after moving here, and being in the military! Amanda was able to assist me in inspecting, opening and closing out my place, ensuring I had everything I needed and taking care of things while I was in my property! I have recommended this company to a lot of my friends and military families as the move to the area!!!! -

They had excellent recommendations whenever we needed to make repairs and they were super helpful at making accommodations for our tenants during COVID. If I ever need a property managed in Central TX again, I’m calling Tri-City. -

We’ve had nothing but great experiences with this property management team as a renter. They are very quick to respond to maintenance requests or any inquiries we have had and we’ve been in our current rental for 16 months. Kelci is super helpful and professional. She even follows up to ensure our maintenance requests have been completed and asks if we have any unresolved issues. Great company and nothing but positive interactions. -

On the occasion when there was a slight delay, as sometimes things happen that are beyond their control, she would do what she had to do to see it through. We would definitely recommend. We lived in a Tricity home for five years. What was supposed to be a temporary housing situation until we decided where to buy, became the place we raised our two teens and a dog.Tricity was always quick to respond to any maintenance issues we had and made sure to communicate anytime there would be someone from the office or maintenance coming by the property.They are very strict when it comes to the care of the homes they oversee, which is a good thing for both tenant and landlord.Word of advice, make sure to document any damages or other issues when you move into your home, this will be helpful later on move-out.When you move out, make sure to budget for extra expenses such as cleaners, lawn care, carpet cleaning, etc, this will make the move out process much smoother. The move out cleaning list is one of the most detailed ones I have seen for any place we have rented through. I recommend to use one of their suggested cleaning teams off their list. It may cost some upfront, but will save you a lot of time and headache later.Read your lease. Most of the complaints I have seen/heard usually come down to a tenant not paying attention to what the lease requires. If you have any questions, ask the leasing agent. We went into the office and called a few times to clarify lease requirements and they always took the time to go over any questions with us.If you are looking for a home which is well taken care of by a team who cares, I highly recommend this company and the homes they lease. -

Nothing but positive experiences as a tenant so far. During the home search process, they were pretty responsive and hands-on. Unlike some of the other property management companies, they actually show you the houses in-person, and also don’t charge you $40/month for the “renter benefits” package that really only gets you an AC filter. I had to put in a couple work orders when I moved in, and they usually responded within a couple hours. -

Alright, enough of these bad reviews. They had me all freaked out for nothing! We officially moved out of our rental home, and let me tell you, it was painless. When we first moved in, we asked for the carpet to be cleaned again since it looked dirty, and asked for some paint spots to be touched up. Natalie confirmed that a carpet cleaning company would be hired. By the time we got there, the carpet still looked dirty, but it wasnt that big of a deal, we just vacuumed it ourselves. Thats literally the only bad thing I can say.The rest of our entire experience with Tri-City went so smoothly. There were some broken sprinklers, they sent someone to replace them. Our light fixture broke, another easy repair they did. Any question I had, they kindly answered.Now time for the move out process. My husband was deploying and I wanted to move back home to family, so instead of charging us an extra $100 every month for the new year until we moved out, they allowed us to sign another lease and told us that if we use my husbands orders, we can get out of the lease for free. The cleaning list they have is definitely intimidating. I was so freaked out about cleaning everything on the list and worried about not getting our deposit back like the bad reviews said, so I hired the cleaning company they recommended, Claudias Cleaning Crew. Claudia was super pricey, $420 to clean the entire one story house, but I went with it just to have some peace of mind. Then we paid $140 to get the carpets professionally cleaned, with a pet enzyme treatment, as our contract stated. Finally, my husband worked on cutting the trees back, and we hired someone to haul all of the branches away for $125. Altogether, we spent $685 getting the house in move out shape, and kept all of our receipts. We also hired someone to help us trim our bushes, but that was on our own expense.When we finally did our walk through with Natalie, we gave her all of our receipts and told her how much we worked to keep the house in good shape. Not only did she give our deposit back IN FULL, but they also refunded us for the $125 we spent on the trees, since that was an owner responsibility. The ONLY thing they charged us for was a $59 flea treatment from our pet deposit, which I told them they could take out for instead of hiring someone myself.The good news is that our entire deposit that was returned to us doubled the amount we paid out of pocket for move out cleaning. Not to mention the fact that they returned the last check our bank wrote to them since we were moving out before that month, and didnt need to make a payment for it.Lesson for future Tri-City renters: be nice to them, and they will be nice to you. Take care of the house youre renting, and you wont have any problems. -

Tri-city managed our families property for over 8 years and did a fantastic job. Responsive staff that does an excellent job finding and screening tenants and ensuring your property is well maintained. If you are in need of a property manager for your home, there is no better place in my opinion. -

Im a local real estate broker in the area. Of all the property management companies Ive worked with, Tri-City is definitely the best. Ive referred several clients to them over the years, and the clients have been happy. They do their best to take care of both tenants and landlords, which isnt an easy job. They also have all their listings online with photos, which is a must in todays world. -

The Fort Hood area is an odd rental market, but this company makes it less frustrating. The properties are well-kept, and the agents are responsive and transparent, particularly Ellie! They were fast in getting maintenance issues fixed, we werent unhappy with the price of the house, they seemed available and friendly whenever I called with a concern. Might be the best place I have rented from in my time being around/in the military. -

We have been with them for only 3 months and we are very pleased. They have been excellent in service and very responsive. The only problems we had is when the owner of the building does not want to pay to fix something. However, the workers of TriCity have always been great to us. Although there appear to be bad reviews here, I am guessing it is from the owners not being responsive and not the business itself. -
