This week (yes, Thanksgiving week), I experienced a pretty bad clog in my kitchen sink. Given its only one of the biggest holiday weeks in the US, I was not hopeful for a quick resolution.Wow did they show up. My maintenance request was accepted and assigned in 1 hour, and they dispatched a plumber in 24 hours. If youre looking for a mgmt company that will actually take care of your tenants and keep them happy, look no further.

We have rented through Treaty Oak Properties for over 3 years now and have only had positive experiences with the management company. We had about 3-5 maintenance requests on various (minor) issues and always received a prompt response on resolution. We had 1 more major issue regarding a shower tiling needing replacing, and between Treaty Oak and contractor we were able to retile within less than 2 weeks. Regardless of the service needed, we never felt unrepresented. We are about to start our second rental property with this company and have the ease of mind knowing our backs are covered.

I have worked with Lauren Fraley of Treaty Oak for several years now, and have found that she is helpful and efficient in dealing with problems of rentals and repairs. She is patient, and responds quickly to concerns, whether they are large or small. Lauren knows just the right maintenance people to call when there are repair issues. She and the Treaty Oak team work beyond the usual five-day week, helping people in emergencies as well. It helps that Treaty Oak has been associated with home builders and repair people for several years. They are a good team.

Treaty Oak has managed 6 properties for me for the past 2 years. Overall, their service has been fantastic. Communication & service is great. In 2 years with 6 properties, weve had one problem tenant, who Lauren dealt with incredibly well. The tenant began paying late and making ridiculous requests. She was very polite, but firm. She was able to get the tenant to become current on his account and he ultimately became reasonable. She let my husband & I know about the situation, but handled everything so that it didnt become a problem for me. What more can I say? Theres not a lot, which is really what a landlord wants. Im paid rent on time with minimal headache.

I just moved into my dream house in South Austin and so grateful to have found and work with the Treaty Oak team, particularly Lauren! Lauren and her team were so helpful, approachable and attentive in helping me find the perfect place and get settled here. As you all know, moving can be very stressful - especially from city to city. The move in process was quick and painless, but most importantly simple.Though the house was a bit older, it wasnt a problem for me because I knew that prior to moving in. Also, I do appreciate the deep clean, shiny floors and squeaky windows when I opened the door to my new home. You know its clean when it smells lemony fresh and not like old cigarettes from a previous tenant. Btw, maintenance team is awesome. Theyre quick to resolve issues unless your request is on the last day of the week.Should anything change, Ill update this review. Until then, Im a happy tenant.
