The four (4) stars are given explicitly to Jen Gonzalez with Sugar Land Property Management. As for the “homeowner” the management company was representing, id give one (1) star or less. The homeowner was a slumlord that chose to do no improvements in (8) years. I can say the property management company did a great job trying to turn lemons into lemonaid! They were quick to respond to problems. I assisted someone leasing a property. Sugar Land Property Management were hired by homeowners during the last (4) months of residency. The homeowners brought the management company on board in my opinion “using” them to get more rental money from a property unbefitting. The property was a dump. I won’t go into details but they will have a hard time re-renting this place until home upgraded. Tremendous foundation problems, entire floors cracked going up the walls! Old Cabinets appear to have termites; no doors on closets, on & on! Not even a paint job but wanted a $700./mo increase. Homeowners I assume demanded the rent increase of $700 @ once (giving 2 weeks to say yay or nay). Nayers had to pay “$800” extra on a month-2-month basis while looking for suitable, habitable housing. The rate (not @ once) might be suitable @ the going rate for some properties in much better condition but not this one! I’m saying all this to say Sugar Land Property Management should be more careful about properties they accept. I feel they were “used”. There’s no way 1st of all a rent increase of $700 @ once; 2ndly homeowners had to go with someone (property management) who didn’t know history of their problematic property. There is absolutely NO way ANYONE would request such an increase (according to friends in property management business). On top of all this I was told the home had to be in move-in condition when I vacated!!!I wish it was another circumstance & with a honest homeowner for the management company. The a/c in house went out for the 10th+ time (under homeowner) it was 93 degrees in house. Sugar Land Property Management sent a a/c person out within a hour! Bravo!! Unfortunately it stopped working 2 days later because the unit is so old & homeowners refused to follow advice of many to replace. Only patch work, a part here/a part there. . Normally took days to fix waiting for homeowner to find someone cheap enough to come.I’d like to give props to JEN GONZALEZ who was a great person to communicate with. I’m having alot of medical issues & rent jumping up $800 was too much. She was understanding & had a heart. I would call upon her again should I need to buy or lease a property. Trust is everything. Remember her name, she’s the caring one!I’m not sure who else is involved with this Mgmntcompany but they should be careful following a homeowner’s lead. I think this company has high standards & are pretty reputable. Moral of story: be careful with properties accepted from homeowners; ALL money is not GOOD money; protect the integrity of your business!

It it with extreme pleasure that I write this review. Ive only been under this management company since Nov. 2023 and I must say that my experience thus far has been amazing. Veronica initially assisted me and was amazing and made sure things were taken care. However, Adam recently assisted me with a major problem, A/C had gone out, and did not give up or leave me hanging until all Is were dotted and all Ts were crossed. This started on a Thursday and continued through Friday and I was so afraid that it wouldnt get taken care of and that wed be hot over the weekend. Adam kept in touch with me as the go between with me, the owners and contractors and did not give up until we had a response from the owners and a time for the contractors. He literally stayed in the office after hours to ensure that this was all handled. I couldve cried...thats how happy I was...that hed stayed to help me. I couldnt thank him enough. I found Sugar Land Property Management through a Google search three years ago and theyve been a blessing ever since. The turnaround time to get my home listed and leased was very short. They found a qualified, long-term tenant. The communication and correspondence I received was top notch. Every month, like clockwork, I would receive emails with the monthly statement and the money that would be deposited into my account. If maintenance or repairs were performed during the previous month then copies of the receipts/invoices were included in the statements. They would email me when there was any deviation from the normal processing and offer follow-ups when the issue was resolved. Overall, I had a great experience with Sugar Land Property Management and would recommend them to anyone.

This is an update to the below review. Valerie at Sugarland Property successfully sold a house for me last year. She took the time to step me through the process and once again I came away with more knowledge and a good outcome. Recently I asked for a recommendation as I was having trouble finding a management company in another part of Texas. Valerie didnt have to, however she willingly took the time to research and contact companies on my behalf. As a result I have found another great property management company. This is outstanding service!First up, I am not getting paid to give a 5 star review. This company has earned it from me. I have recently switched over to Sugarland Property Management ; what a difference from the previous company I was with. I am able to ring and actually talk to someone on the phone. Staff are courteous and friendly. They respond to emails quickly. If they dont know the answer, they tell me, and then will look for answer and get back to me. I live in another country on a different day and time zone, staff are aware of this and take it into consideration when contacting me. They are also ethical in dealings with me. This is extremely important as real estate laws are different in the country that I live in and I would need to fly for 2 days straight to turn up at their office. Ive actually learnt a lot from Sugarland Property Management on how to better manage the property that I have.

I have several properties with Sugar Land Property Management. They have managed my properties for several years, and it has taken a lot of stress off of me. I used to do my own property management and a few years ago I started moving properties to Sugar Land Property Management. This has been a great move. To my surprise, the house sold quickly and at the price I wanted with few concessions. Ive had several mgt companies with multiple properties, some good, some bad, some OK - Ernest and Sugarland Property Mgt is in the good category. Had very good advice for what enhancements and repairs needed after a previous tenant left - some accepted and some not. After a couple of months, I then decided to sell instead of re-lease and turned it over to Ernest and Valerie. Had I heeded some other the suggestions earlier could have sold sooner, but after a couple of months finally had Ernest implement the improvements and Valerie had the house sold within 3 days after they finished. She was able a value higher than I expected, so was even more wonderful. So am pleased to provide them with a great review for a job well done.
