Overall very good experience working with Stone Oak and Christine McGee getting my property leased. I wanted a local firm focused on small property owners and these folks fit the bill.Pros - very communicative throughout the process, regular updates on how the marketing and leasing was progressing, and the handoff from salesman to onboarding specialist to property manager contact has been smooth.Cons - felt like it took longer than I would have liked to get up and running from signing a contract to having the property on the market and ready for tours.

I worked with Christine McGee on readying my property to be listed on the rental market for the first time. She was very transparent and responsive throughout the entire process. There were several contractors that Christine worked with to prepare the property. This included reacting to a few unexpected hiccups that came up from the extreme Texas weather. Overall, the property was in fantastic shape prior to the listing going live which led to qualifying tenants inquiring about the property as soon as it hit the market. I could not be happier choosing Stone Oak to manage my property so far.

I have enjoyed working with Stone Oak Property Management. They are responsive to requests from the tenants; however, when I reached out to discuss the possibility of increasing the rent amount, I was advised to increase by a maximum of $65/month, which is not in alignment with the way rental rates have increased in Austin. She then suggested I sell my property and said she would provide me with some comps, but never did. I think the PM side is great, but the support side for landlords isnt as responsive, in my experience. Ultimately, I decided to self-manage my property to save the management fee. I understand I am giving up a lot of convenience, but with the increase in my mortgage due to property taxes, raising the rent by only $65 and continuing to pay $175 for the monthly fee no longer made financial sense. I would have liked to continue to work with them and may engage their services again if I can figure out how to make it work so I can have positive cashflow.

Posting a 5 star review specifically for Robert Culver, the Director of Maintenance. During the ice storm of Feb 2023, I unfortunately was paired with a tree vendor who tried to take advantage of the state-wide emergency situation. The vendor did not follow the correct estimate approval process and even went as far to threaten legal action against me. Robert was willing to drop everything and help resolve the situation, including negotiation of payment. He went above and beyond to handle the situation, and I couldnt be more grateful. Im glad Im renting through Stone Oak simply because I know tricky repairs or vendor work will be handled with Roberts supervision. He is professional, kind, and a hard worker with great communication. Id give him 10 stars if I could.

Amazing company to rent from! All of our maintenance requests were handled in a timely fashion. Our rental house had a lot of problems because its old but we were never over charged for rent and were compensated for the trouble. They have a super reasonable pet deposit policy. We wound up getting our entire security deposit back, minus utilities. Jennifer and the crew provide awesome customer service! After a terrible experience with Austin Manage/Realty Pros, Stone Oak met and exceeded all of my high expectations. Thank you!

Brittni is AMAZING! Ive been a Realtor here in the Austin area since 2004, and decent property management companies are really hard to come by. Good ones are extremely RARE, and Great ones are just about non-existant. Brittni and Stone Oak falls somewhere between Good and Great. I deal with investors looking for single family homes as well as clients looking to owner occupy or sell their current homes. For many years I WOULD NOT recommend a management company to any of my investors. I just didnt want any negative feelings toward the management side falling on me being the one that referred them. A couple of years ago I was introduced to Stone Oak and Brittni specifically. I could tell right away she actually cared....first about the owner/clients she was representing, but ALSO about the tennants occupying her clients properties. That unfortunately is extremely difficult to balance as well as maintain those relationships. Somehow Brittni does this, and she does it with a smile on her face! Im sure they have other great property managers over there, but I always have my investors ask for her. My last client/investor actually thanked me. So thank you Brittni!

Communication. Everything in this world starts with effective communication. The employees at Stone Oak are so responsive should we ever have an extra question or may be unclear of a detail. Whether it be by call, text, or email they respond promptly. My cleaning company, YouShine Cleaning LLC, has been so pleased to clean the quality properties they manage in Austin and surrounding areas. They really want their clients to be able to lease, sell, or maintain their homes with the greatest of ease and in a timely manner. With the city growing at such an amazing rate I personally would look to them for any property management needs. Every single owner and tenant I or my team has interacted with has been very pleased with their experience. She showed me the original requested property, which was cool, but not really what I was looking for. Then she showed me another property that wasnt a Stone Oak prop, but she thought it might be something I was interested in. THEN, she said, Look, I have one other listing that just came on the market today. Let me call the current tenant and see if its ok to show it. It was amazing! 5th floor, Mueller area, view of downtown from the floor to ceiling windows - AND cheaper than anything like it in town! I ran from there to apply and am now living happily ever after. True Story that sounds like a fairy tale. Thank you!!!!!

Good Day,My brother Jeff Weber and I procured the services of your company to manage our condo at 4711 Spicewood Springs Road Austin TX 78759 Unit 148 since its acquisition early 2020, right before the virus hit. Overall your level of performance has been very good. We only terminated the relationship due to circumstances on our part, not a reflection on Stone Oak.While the staff we interacted with was professional and competent in assisting us, one person in particular has stood out. Robert Culver has been an amazing partner for us in his insight, advocacy and selfless commitment to throw his attention to some daunting condo issues we had to confront. He was sensitive in interacting with our ignorance, guiding us to a proper decision by giving us options and hand holding us to the proper decision. My experience with SOPM has been great. They have been very professional from day one. They know their business really well and are transparent about the details of the process. I started my engagement with SOPM while still being under the contract. They were very proactive and worked with me patiantly on getting my property ready for rent. The house was on the market for rent right after I closed the purchase, and shortly after we had a signed lease in place. I am very happy with their service so far and look forward to working with them going forward.

The move in process with this company was really quick and smooth but I wanted to mention the type of people youll be dealing with after the paperwork has been signed.The house I am renting had a small leak in one of the water lines and by the time I noticed it there was a wall and large part of the floor covered in water. I cut the water and submitted a request for maintenance which was answered in literally less than 5 minutes.Plummers arrived the next afternoon to fix the issue and had to cut thru sheet rock. Was working with Robert Culver and he didnt hesitate to authorize whatever worked needed to be done to fix the issue. Did I forget to mention this all happened Christmas Eve?I received notification for a carpet cleaning service to deal with the water issue had already been scheduled as well.Life rarely goes according to plan but having Robert and team on the job is a wonderful peace of mind.Thank you Stone Oak Property management and specifically Robert Culver for making an anxious situation completely tolerable.

We worked with Manu at Stone Oak for the better part of the year after transitioning from another management company and he and Stone Oak have exceeded expectations. The customer service is impeccable, emails are responded to promptly, phone calls are answered and not difficult to get through, the team follows through and sets clear expectations and always ensuring the customer is receiving the support they desire. I was especially impressed by the professionalism of Manu when our neighborhood was going through a challenging period with different interpretations of legal documents. Manu stepped in without taking sides and helped to facilitate a resolution. His character and demeanor in providing options, navigating the difficult situation without bias yet understanding the difficult positions of the homeowners demonstrated not only extreme professionalism, but also some really unique qualities that make Manu the type of individual youd want on your team no matter what it is you are tackling.
