I reported my AC leaking on a Thursday evening so I created a Maintenance/Service Request for someone from Spradley Properties to assist. While it was not an emergency I called their after hours phone number and left a voicemail. I was called back shortly thereafter with some directions for the time being because it was after hours and that Spradley Properties would need to follow up with a local AC/HVAC company. The next day I was contacted by a local AC/HVAC company (Rohde AC & Heating) but I was not readily available because of work. After work, I called back the number and reached Rohde AC & Heating but because was after 5pm I left a message with their messaging/answering service and that someone would follow up on Monday. Sure enough, I was contacted by Rohde AC & Heating first thing Monday morning and the young lady was able to get me scheduled same day to have a technician come by and take a look at AC water leaking issue. About 2 hours later, I received a call asking if I was home to have the Rohde AC & Heating technicians come in and service the AC. I told them yes and they had repaired and fixed everything up in under an hour letting me know that it was just clogged up. The Rohde AC & Heating technicians were top notch and they answered all my questions I had so that I could maintain the unit myself since we have colder weather coming. Thank you Spradley Properties and Rohde AC & Heating for taking care of this for my family and I.

Very excited to start my leasing journey with Spradley Properties! At every point, they have been so helpful and communicative. Tours are easy to acquire, their website makes it really easy to explore each unit, and the staff has always been willing to help with clarification. Recently I had a concern with my upcoming lease, and Karen very quickly solved it for me. Check out the new units being built in Belton’s Southwood Hills neighborhood! They’re got some really wonderful features, and my partner and I are really excited to be living in a new duplex.

I rented with Spradley for 3 years. When I first moved in, the property was brand new but was not cleaned after construction and the AC didn’t work. No big deal, they came and fixed the AC pretty quickly and I was given a $100 concession towards my next months rent. They do every 3 month inspections, kind of annoying but I completely understand why they do it, I just wish it was maybe every 6 months. The inspector, Greg, is really nice and considerate as well. Upon move out, myself and two others cleaned the unit top to bottom. We were charged $270 for cleaning, $50 for the utilities to be turned on for cleaning, and $70 for paint touch up. Emailed the property manager about my concerns and she got back to me quickly and explained. Now I understand what she explained, just still felt frustrated that a little bit of dust here and there cost us $320 in cleaning fees. Oh well. Overall it was a good experience. I would recommend Spradley to others.

***update: Issues have been addressed and fixed within the first week.**With it being a new home Spradley refers to the builder/contractor to fix issues within the first year… the hang up in communication that left me frustrated, but all has been addressed.I just moved in…I haven’t had hot water in 4 days and can’t get a call back or Spradley properties to fix the issue even after submitting a work order. Refrigerator was not plugged in or hooked up to water for the ice machine, did not have access to the washer drain (this was fixed day one of moving in, however no other issues are being addressed. I’m so disappointed. I really like the place, just wished the company would do better.

We have rented from Spradley and have loved every minute of it! We have never had to wait long for maintenance requests. They even managed to get us a new oven when the one we had died the day before Thanksgiving!! Everyone is super nice and friendly, from the maintenance crew to the office and leasing staff. As far as moving from one place to another, they give you an itemized list of what has to be done and the cost if it isnt taken care of. So if you dont want to follow that, then fine, but you shouldnt be surprised if you end up paying for it. They are hands down the best people to rent from in the Temple-Belton area!! We will continue to lease from them and could not be happier!! Thank you Spradley for all you have done for us over the years! We appreciate it, and we appreciate you!!!!! I just wanted to add to, and update my review. We are still with Spradley, we still love renting from them, and plan to continue to do so. Their updated maintenance system through meld is fantastic! Their online dashboard is really convenient too! I think maybe some people dont realize they are a leasing company, often at the mercy of property owners. Even with that constraint, they have always come through, but at times they had to work with owners needs (who pay them too), which can lead to delays, or potentially other issues. We have rented from them for over 15 years at this point and have lived at several properties. With all the other options out there, we will always chose Spradley. One day, if we are lucky enough to buy a home, we will buy it from them too, as I believe they offer realtor services too. I know this long, but I wanted to give an updated opinion and view! Thank you Spradley for taking care of us over the years!!

I have been looking in the Killeen Temple area for a rental property for months and came across Spradley Properties. They were consistent in answering the phone, answering my questions, and were easy to talk to. Other management companies were not so successful in doing so. They didnt answer the phone, they didnt return my calls. Im glad I choose Spradley Properties. I asked so many questions about the properties and there policies that I truly have an understanding about what I was getting into and what Spradley expected out of me as a tenant. We were going to lease a property from Spradley and had even put a security deposit down. Unfortunately we were not able to go through with our lease due to medical reasons and they worked hard in trying to lease the property out again which they did. So we’re we’re able to get the majority of our deposit back. Ashley was excellent in helping us find a place and keeping us updated on everything. She always returned my calls or emails!! She was great! Whenever we need their services again we will for sure go back there. I’d recommend them to anyone!!

They have quarterly inspections that can be a little inconvenient BUT I appreciated them because it eased my mind knowing how well they take care of their properties. I loved renting from this company. The staff were always friendly and helpful. We of course always did our part in the small maintenance expected of renters such as change light bulbs, air filters repair small damages caused by our pet.In the summer our A/C quit and we had a portable one brought out in a few hours and kept it through the weekend until the contractors could arrive.When we moved out, we paid a professional to clean up so that it would be ready for the next family. Also this way we knew wed get our deposit back. We recieved, ALL of it back with no problem.If we ever need to find a place again, we will look to use you guys first!If youre a responsible renter youll probably never have a problem.

When the garage door needed some repairs they worked to replace the door and opener to prevent re-occurring calls for the same matter. This was a blessing as now we have an new door and opener instead of a repaired door that could have a nightmare for us. Other employees I just drop off my rent payment, but H. Davis wasnt friendly anymore when I walked in, because she was on the phone and asking for other employee to talk to me. She wasnt apologizing and not even to have a eye contact me when she walking to other room. Only I like their services was maintenance guy comes on time but not letting me know in advance while I was at home in morning before going to work. I told them I will be off on Wednesdays and Fridays (during summer only) Rent payments that Im comfortable to be able afford it.

We moved to Belton in 2019, right before the pandemic, spradley has some good people working for them, yards maintained well, if you need maintenance it’s easy to request, and usually fast, we had few a/c issues, work was contracted, took a few months to do last fix, supply chain issues, the staff has been great, very helpful maintenance, and I would recommend them, they have so much to offer and continue to grow, had another great experience with maintenance today, amazing job! 4th year and just renewed…We rent a 3/3 duplex with 2 master bedrooms, one is used for office/studio, great floor plan, and location is great so far!

The unit I signed for had a pretty nasty smell when I picked up my keys, so I got very nervous. The head of maintenance, Brian, was wonderful! He met me at the property to see what the problem was, and then had the air conditioner serviced and cleaned out, as well as the whole unit cleaned. It definitely made a difference! It was clear to me that Brian genuinely wanted to help, and was willing to put the effort into making it happen. I appreciated that!

My wife and I rented a duplex in the Southwood Hills Phase I neighborhood. We lived there for two years. Spradley was consistently professional with communication and responsive with all requests. I read complaints on several reviews, and I am here to attest to the service provided to us and the quality of our neighborhood. We made sure to follow move out instructions exactly, specifically the cleaning instructions. Spradley did a great job maintaining the Southwood Hills neighborhood, and we felt safe living there. Belton police frequently patrol the area, and they write reminders if you leave items unattended or cars unlocked. We highly recommend Spradley and the Southwood Hills neighborhood.

However, the most effective form of training is the example provided from the executive suite.When me moved to Temple, we decided not to purchase another home. We have owned seven. We are now in our 10th year! We have stayed with Spradley and lived at the same address for the entire time. She was sooo patient. And I had to take 2 cigarette breaks!! But we hammered through ALL the discrepancies and, finally, after all was done, ts crossed, and is b4 es, we completed the process.Two days later, we received our e-mail accepting our application.
