We loved dealing with Specialized Property Management. We especially appreciated the extremely fast response time from Garrett and Tori throughout the leasing process. We had a great deal of questions even before we made a deposit and got the lease and they were so fast an responsive so we were comfortable transferring the funds to get the process started. From the time we first viewed the property through move-in (and now post move-in) all our dealings have been so fast and efficient as well as pleasant and friendly.Really stand out moments for us:1) We are season renters who have traversed the rental market in NYC so we wanted ALL information before we started the process or paid any deposits. In order to meet our needs they had to modify the order of their usual process (which created extra work for Tori and Garrett). They happily and quickly made the modifications so we could feel comfortable moving forward.2) We viewed the house a second time around the time we signed the lease, a little over a week before move in. We noticed the AC wasn’t running as well as it could and I could tell the house hadn’t been cleaned in a while since it was vacant so there was some dust and the floors needed cleaning. We notified Garret and everything has taken care promptly. When we moved in the house was nice and cool the AC running perfectly and the house was SPOTLESS!We were so impressed with every interaction with the team at Specialized Property Management!

So far, the leasing process with Real Property Management has been fantastic. They were quick to answer all our questions about the process and the property. We were told it would take five days for our application to process and it was done in less than 3 days! They are very clear in what is required to apply and lease. I especially appreciated Stephanies follow-up emails and her cheerful demeanor when we met in person. She was personable and professional, as was everyone else we met in the office. We are excited to be leasing with this company because they seem very organized and on top of things.

Nena, Sthepanie, Emmanuel, Joaquin, and Anna helped me to get all the information I need it._______________________________________________________Update as 7/1/2023Can you confirm if the leasing agent that is replacing Garrett is going to reach to me regarding the potential tenant for my property? Last tenant left May 24th, 2023 and it has been more than a month and my property has not been leased. Also, can someone tell me how to get the refund from the previous tenant deposit? To put my property in the market again, reparations were quoted as $5,850. From that amount, the tenant was responsible for 2,330. The amount of $940 was used to cover the vendors SM assigned. How can we get a hold of the reminding $1,390 to cover the repairs and haul all of the debris and garbage the tenants left behind? Hopefully I can get a quick answer via this method since they have been ignoring my 3 last emails regarding how to get a hold of the deposit. I will update the rating according if someone give me an update.------------------------------------------------------------------------------Quick and responsive initial interaction with Jarrod Cook. As soon we signed the documentation, they visited our property, took professional pictures to put it in the market, and they told us what it needed to be fixed. Efficient maintenance team that get the job done at an affordable price. Quick and responsive communication with leasing agent. Responsive accounting team for any question that we have. Easy to navigate website. Automatic payments. We have been only charged an initial fee the first month and then only a monthly management property fee, not extra fees. Property was leased quickly. Two things we did not like that much. First, they suggested us to rent our property for a lower value compare to similar properties in the area according to the market price. Our property could have been rented for at least 10% more than the asked price giving that the tenant wanted a 2 year lease and considering the fluctuations in the rental market in matter of months. Second, our property is a 3 bedroom/2 full baths but it is only around 1,250 Sq. Ft. and I did not read the lease since they are representing me. Once they sent me the lease, I found out that they are 7 tenants in my property. When I called, I was told that according to the rules in the county where my property is, they allow 3 children per room but my property is small!! I understand that rule could be valid for a big 2,000 Sq. Ft Texas house, but for a small house? And no, this would not be considered discrimination as many apartment buildings in the DFW area has a limit of 2 tenants per room, meaning the maximum allowed in my house would have been 6 tenants. Overall, I will recommend them and we will continuing using their services. For all the services that they offer, the price for their services is affordable and reasonable.

This was my first time renting a house & RPM made it so easy & stress free for me. Communication is definitely key & they gave me personal numbers & always answered calls & emails in a timely manner. Terrance stayed in touch with my roommate & helped us out in every way possible to make things as easy as he could for us! Once we found the house we liked they told us every step to take along the way with our applications & so on. When I walked into the building to pay our deposit, everyone greeted me & congratulated me & made me feel so welcome. Brenda at the front gave me all my information & made me feel super comfortable even though I was super nervous about signing the lease since this was all new to me. Jon introduced himself to me & we sat down & he answered any & all questions that I had before I left. Their team is great! They are definitely a company I would want to stick with when finding my next house. I was super satisfied!!!

This is the best property management company i have seen in a long time. My cousin just got approved for a home through them and to experience it with her was awesome! The are super friendly and timely. They even called her to go through her checklist before move in. Mrs. Brenda stayed on the phone with us for an hour, making sure I knew everything she had to do, so I could help her. She even gave us a personal invitation to meet her in person one day. These people are the real deal, I promise. If my cousin is happy, so am . They have made her extremely happy! Cant wait to look for a home under their watch! Ive had a wonderful experience with Real Property Management. I first really liked the self tour setup of being able to receive a code to tour the house on my own around my own schedule. The application process was quick and easy, and the leasing agent, Jon Beaman, was super helpful, engaged, professional and all around great to work with. Once I was approved for the application Monika Simmons took over to handle the lease signing. That was a very smooth and pleasant process as well. Throughout everything, things have been professional, moved quickly and I have felt great with their level of competency. Im looking forward to moving into my new house today and based on my experiences thus far, feel confident this will be a great rental experience.

Ive been a tenant at one of their properties for 2years and 7months. i recently applied to another (bigger) house they manage. My experience has been nothing short of amazing. Garret George was quick with reviewing my application and getting us approved. (less than 3days). Stephanie Wells was very helpful and patiently/pleasantly answered my unending chain of questions. Glenda Malone was very accommodating of our move out needs and provided all the paperwork/information required to ease our transition in a timely manner.Great team and AWESOME communication.BONUS: I love that i was able to view the property at my convenience. I have had a very positive experience so far with renting from Real Property Management. Jon was very helpful with explaining the lease before I signed. I had a late night emergency with my lock box code the night of my move in date, and Summer responded promptly to my email even after 8pm! So far, I have had an awesome experience with Real Property Management. Their self viewing option works out great as you can view the property at your convenience. Garrett has been great during the inquiry and application process. Answered my questions and emails in a timely manner. While email is the best way to correspond, the one time i did call my call was answered. I thought it was awesome that the quality assurance manager made sure i had a good experience. That seems to be unheard of in this industry. Move in is in a little over a week, so i will update once ive signed the lease! If you are looking for a new rental home, i highly recommend checking out their website. Some of these negative reviews seem questionable, so i felt the need to share my experience.

Working with RPM has been one of the most pleasurable experiences I have had in my life. After looking for a property for 2 months and emailing and texting a dozen or so landlords with no response besides a few scams, I came across one of Garretts listings. I emailed him about the property and 3 days later I was signing the lease. Everything from the self viewing of the property to the application process to the lease signing was stress free. All of my questions, comments, and concerns were all addressed immediately and professionally. The staff in the Dallas office, specifically Brenda and Jon made sure I had a full understanding of the lease and how to go about taking care of any and all issues I may have in the future. This company has been completely transparent, and I feel as if the door is always open to me for anything I need. I have been using RPM DFW as my property manager for 5 years now, and I have seen them continually improve over the years. Their current team is fantastic and I have especially enjoyed working with Jon Beaman. He is the best leasing agent that I have ever dealt with. Extremely responsive, knowledgeable, and treats me more like a friend rather than a client. He responded to an email that I sent him at 2am his time, and he drove 30 mins to personally check on my property after the burglar alarm was tripped. Now thats service. RPM had sent out surveys where I was honest about where I thought they could improve, and I felt like they listened and refined their process. Its hard to find a good PM, but Real Property Management has been solid.

Real Property Management DFW was incredibly a great experience for my wife and I. Weve moved around quite a bit for the last 7 to 8 years and never quite had the opportunity to deal with a great property management service like Real Property. They have an incredible maintenance team that is never late, quick to respond, and incredibly reliable with any issues you might have in the home. The workers were also very polite and competent in what they were doing. Whether it was a holiday (4th of July) or the weekend, they will put you high on their priority list. We had a stove that was no longer working and as soon as we put the request in, they had someone come out and inspect it. When they found out that it was unrepairable, they took about a week to get an approval from the owner and got it replaced with a brand new stove! I hate that we couldnt be tenants for them anymore, but one would be foolish not to rent from Real Property Management. Im not an actor, sales person, nor will I benefit from this review; however, Im married and have 3 kids and I know how stressful it can be for families when you have a maintenance issue and need to get it fixed and your property manager wont even give you a call back. Its frustrating and extremely stressful. Real Property Management wont do that to you. Theyre prompt on their emails and beyond organized. Everyone that you run into will take care of you, I can assure you. Theyre also very friendly as well over the phone. This is a 360 degree difference from my last property managers that was very disrespectful and didnt do anything to get issues fixed in the home. This is my first review for anything that Ive ever had to experience and for a property management service, I give them two thumbs up!

I had a great renting experience with Jon Beaman, whom I found extremely accommodating and helpful. Jon met me for an initial showing the same day I called and then came back out to the house a week later to go through every room in the house, taking measurements so I could ensure my furniture would fit and noting any items that needed attention. He explained in detail how the application process would work and coordinated with the maintenance department and the property owner to address those items in need of repair. Jon continued to liaise even after I moved in to make certain I would have a positive experience. I would highly recommend Jon.

To summarize, I would have to say the best way I could describe their service to us is “reliable”. In the last twelve months that we have received property management services from Specialized Property Management, there has not been a single situation they were not fully capable of addressing.

I just leased a property with RPM and everything has been great! The house was in great condition when I moved in. The only work order needed was for my dishwasher (loose inside the cabinet). I put in a work order Friday night using my portal. First thing Monday, I receive an email letting me know that my work order has been assigned and giving me all of the contact info for the vendor. Later that day, the vendor calls and sets up the appointment to complete the repair. Super easy process! Looking forward to my stay here.

Great property management company. I am a long distance landlord and am so glad I found a diligent property management company to look after my parents house. From the initial contact to meeting the Maintenance Supervisor and throughout the listing period to the lease signing the interactions with RPM were always positive. I am pleased to know that physical visits to the residence will be made every 3 months to ensure there are no repair problems. RPM emails me immediately with any requests from the tenants. Their Owner Portal on the RPM website is an excellent repository for lease documents, rental payments, repair statements etc.I would highly recommend RPM!

The move-in experience was difficult. Property management team was hard to get a hold of when we were initially showing interest. When we finally were able to secure the property, we were not informed that the property management company would be changing the locks, three weeks after our move-in. This caused us to waste money making copies, and down right seems slightly unprofessional in my honest opinion. On top of this, we were not able to access our mail, as there was confusion over who had the key.Although we had a rough experience, the property is nice and the account management team seems to be more engaging now that we are clients and not just prospects. Had it not been for Brendas call, I would not be giving such a high rating, as she was patient and forthcoming. She was willing to explain the situation, while also empathizing with my frustration. As long as I can work with Brenda, and the team around her, I have high hopes that this property and the management team as a whole will change our poor first impression.

RPM provides excellent customer service to its tenants. Id experienced bad property management service as a tenant prior to relocating to the area. I was hesitant about leasing again because previous management service made it very clear that they worked for the landlord; thus, provided little service and made it seem as they were doing me a favor when repairs were done. Being a homeowner as well, I understand financial obligations associated when leasing a property; thus, attempt to be very realistic in expectations. RPM provides me with excellent service as a tenant, and never makes me feel like Im a bother. I would certainly have them manage my property back home if they were located in the area. I worked with Jon Beamon at RPM to market and lease my house in Dallas. He contacted me within one day of my signing the contract with RPM. He did a thorough walk-through and we noted the items that would need to be addressed before the property would be marketable. He helped arrange the make-ready repairs (paint, clean-up, yard work) in order to get the place nice and clean for a new tenant. He was ready to get the place leased! I was amazed when he told me he had a tenant for the house within FOUR DAYS of its listing!! That was well beyond my expectation and much better than my most optimistic guess! After the lease agreement was signed with the tenant, he did a walk-through with her to note anything about the condition of the property. Unfortunately, the AC units decided to die the same day of the lease agreement! Jon worked with RPM maintenance to push for an assessment of the problem. I have a home warranty, so arranged the installation of the new units myself, but Jon was communicating with me and the tenant through-out. Im two months into my contract with RPM and Jon hasnt simply moved on to the next job. He continues to provide answers to my questions and helps facilitate communication internally at RPM. Id work with him again for sure.

From signup with Sylvia, Anson who found the right tenants to lease my home,to spectacular account management with Kim Palmer(She is GLORIOUS), billing questions with Kari who is fast and efficient at finding what you need, last but certainly not least, the Quality Control and outstanding friendliness provided by Nena, I can’t sing the praises of this company enough. I get monthly account statements, that are clear and easy to read and understand, there is a repair safety net in my name, and I get notified of any repairs over $300 dollars. SPM provided me with excellent service on my rental home for over a decade. They were always very quick to respond to service calls and provided competitive quotes when repairs and service was required. When it finally came time to sell the home, they provided roughly 100 pictures detailing the condition of the home. This was extremely helpful for me because I live out of state. SPM always found GOOD renters in a timely manner. In the 10+ years that they managed my property, I never once had a single late rent payment! That probably seems unbelievable, and your mileage may vary, but they must screen people really well. I had heard many horror stories about property management companies before I started renting out my home and I can happily say with SPM, I had no such experience. I couldnt have imagined having an easier experience renting my home than I did thanks to SPM.

My experience with the firm has been good thus far. The staff has been helpful and seem to be very quick to respond when we need something. They had a service team out the next business day when the heat went out on us. Only suggestion I would have at this time, is to allow tenants to pay pet or extra fees online. Most everything we have had to do is with cashiers checks. It gives you the option online to verify what you are paying for so you should allow tenants to use that feature. We are from out of state and dont have a bank yet and dont really want to get one just to get cashiers checks. It would be much easier/convenient to pay online. Otherwise, so far so good with everything else. I am a landlord myself in my previous state and have two homes as rentals. I usually do things myself but I am glad to have a positive experience with a management company as I may need one in the future.

I have been with RPM about a week and my experience thus far has been positive overall. Pros: easy access to available properties through an online service called Rently; straightforward lease process; responsive employees (especially Terrance, Brenda, and Jon). Cons: deposits and fees are only payable by cashiers check or money order (I am car-free by choice, so on top of the $5 fee per money order, I had to reserve a Zipcar to drop off the money orders in person); lack of clarity regarding a primary contact if an issue more complex than a simple repair request arises.

I am over the moon grateful for Jon Beamon. I moved so quickly on the property I wanted and he made himself readily available to be there for me. The motto common folk sling around I dont have time he created the time. We experienced un-sudden events and we pushed through them with sound minds and alternatives to accomplish what needed to be done. He is a wonderful individual who has the right person on his side and he knows who Im talking about. Real Property Management has a winner at heart who is compassionate about people. Specialized had to tell a destructive former tenant of mine that, not only were they not receiving any of their security deposit back, but further were expected now to send an additional $500 to fully reimburse me for repair of the damages to my property. Despite the odds against getting agreement from them in this situation, they in fact succeeded. They also did a good job of keeping me in the loop all the while.

Our agent Lucy Flores is Amazing so friendly, nice and honest. Lucy has been our agent on all our rentals and wouldnt use anyone else. This year we are currently using RPM and our experience has been great so far. Would recommend Lucy Flores to everyone-shes a great agent!
