I lived in the Coulter building from 2022-2025 and had a great experience. The apartment was clean when I moved in, rent was never raised while I was living there, and Spearhead was always responsive to any maintenance issues I had. When I needed to move out before my lease ended, they quickly found someone to move in so I didnt have to pay the remaining months. Definitely recommend!

I lived in one of their properties in central Austin. Super charming older two story complex with no leasing office. Really great place to live. Always communicated well, the property always felt safe. Parking situation was great. Laundry facility was easy to access and had good quality working machines. Easy move in and move out. Highly recommend them!

Rented a place on Woodrow with this company for 4 years. They are always very responsive with maintenance requests or any other issues that come up concerning the properties. They didnt even raise my rent for 2 of the 4 years I was renting from them, and when they did, it was always a reasonable amount. When I gave my move out notice, they quickly showed the apartment, had it rented immediately, and didnt bother me again for the final two months of my stay. After I moved out, they were quick to refund my entire security deposit, which was awesome.The only downside to the property I was living in was the swimming pool. It was in dire need of an overhaul, so for the last 2 years of my lease, I felt like I couldnt even swim in it, which sucks because youre kind of paying for that amenity. I did bring it up with the maintenance manager at one point, and he made it sound like they were making moves towards restoration, so maybe the next tenant will get to enjoy that!In any case, I would and have recommended the company to friends of mine looking to lease an apartment in Austin.

Ive lived at Eden Roc apartments, managed by Spearhead Properties, for many years now. Eden Roc is an older complex with tons of character and spacious, well-maintained units. Neighbors and their pets are friendly and supportive, and the pool is great for swimming laps or just lounging. Great place to call home!🏠

Can’t recommend living at one of the Spearhead Properties enough! Very classic buildings with adorable vintage touches & updates appliances, all at an affordable rate. Very quiet neighborhood. Maintenance comes quickly when there are any issues & have even helped me change air filters, unclog drains, and go the extra mile to help me out! The management team is super kind, quick to respond, and easy to work with.

I just started on my second years lease, and many other residents in the complex are long-term. Good property management companies are hard to find in Austin, and Spearhead is one of the best Ive ever worked with. Incredibly prompt response to maintenance requests, even during the dumpster fire that is 2020. Their care for their properties and for the needs of their tenants is very clear. I have nothing but good things to say about them.

I lived on Woodrow for over four years, and during that time the property was managed by two other property managers who did the bare minimum for the property. When Spearhead took over, the improvement was astounding. They set to work upgrading all the common space, providing better laundry service, responding to maintenance and other issues super fast, and upgrading all the units. Wonderful experience! I highly recommend renting any place they own.

I do not normally write reviews but I need to for this apartment complex and the team that is managing it. I was living further out from downtown for a year and a half and wanted to get closer to the city. I stumbled across one of Spearheads properties on Zillow and reached out. Morgan gave me a quick call back and mentioned there was a couple of leases coming up and I was told I would hear back on Friday. Friday came around and she gave me a call, I toured the place and moved in a month later.The Apartment was clean and anything that needed to be replaced was replaced either before I moved in or over the next couple of days. The Spearhead team is very responsive (Unlike many large corporate property companies) They care about the residents here, it shows. The apartment is also right down the street from downtown and the other tenants are nice and respectful.If you are looking in Austin and want a place that has a caring and hardworking management staff, call Spearhead!

Spearhead is the best property manager that I’ve dealt with. They communicate consistently and thoroughly, they’re prompt on any maintenance requests, and go above and beyond to make sure everything is up to expectations. Highly recommended.

I really enjoyed my time at Brentwood Flats! Everyone was super quick and helpful with any issues and the apartment and grounds were very peaceful with nice updates and improvements. The layout of my studio was super cute and just the right amount of space for a single person :)

As the parent of a college student, I have to say that Spearhead Properties is by far the BEST management company ever!! Their employees are warm, welcoming, and HELPFUL to both their college student residents and the parents that fund them! Their properties are well-cared for and the renovated units are fabulous! Having dealt with several other management companies over the years in Austin, working with Spearhead Properties has been a breath of fresh air!! I find comfort in knowing that my child is in a safe area of Central Austin, in a nice apartment with a good management company that truly cares about their properties and residents. Thank you Spearhead for maintaining those old Austin values !!
