We have nothing but good things to say about Simmonds Real Estate!! We are military family that relocated to San Antonio for a one year assignment. I have been renting for 15 years, moving every 2-3 years or so. Of the landlords (property managers) I had, I can say with confidence that Simmonds was top-tier! I felt like I was a valued member of the lease agreement, and my concerns were handled promptly and with genuine good-natured customer service. Work orders were processed quickly, and they communicated well, sometimes sending tips for home care/AC care to prevent issues from springing up in the first place. 10/10 would rent from them again. If I owned a home and were leasing it, I would use them to manage my property.

Holy smoke! What a great experience working with Robert and Tamara from Simmonds Real Estate! Trying to sell my house in a slow market was going to be a challenge, but they made it happen on MY timeline and at full asking price. My husband and I rented a home through Simmonds during all 4 of our years in San Antonio and couldn’t be more pleased with our experience. Natalia was our primary contact and she was always very responsive in addressing our concerns and questions and following up with the homeowners as needed. Sally handled many of our maintenance requests and was extremely attentive; many of our maintenance requests were started on within minutes of submission. The move out process was just as easy as the move-in process. We also appreciated that any annual increases to rent, if any, were minimal—a drastic difference from our previous rental experiences. We truly have no complaints or negative feedback. I highly recommend renting through Simmonds!

I would give Simmonds Real Estate 6 stars if I could! We started working with Simmonds in 2016 as property management for our rental in Cibolo after we had been managing the property on our own. After the experience of our tenants having an emergency with the property while we were on vacation, we spent many precious hours of our vacation trying to coordinate repairs with our tenant, we decided to find a property manager. Simmonds Real Estate has been amazing from day 1! We had the pleasure of working with Kristy, and she handled all the tasks necessary for tending to our tenants and re-listing the rental- including identifying damages, coordinating the repairs, and keeping the home up to code. The Simmonds team made having a rental property the easiest thing ever! As a property management company they are phenomenal!Fast forward to 2021, my husband and I decided it was time to sell our Texas house. As our tenant’s lease came to end we naturally stayed with Simmonds as our seller’s agent. They were wonderful as property managers, they were just as amazing when selling our property! They guided us through the whole process and handled everything! I wanted to let everyone out there looking for a property management and or Realtor to use Simmonds Real Estate. My experience with this business has been nothing but Great. My requests, calls and needs were always handled promptly and in a professional manner. I have heard so many horror stories with friends that had experiences with other property management companies.Simmonds Real Estate has to be the best out there to work with. twice a friend of mine did not get his deposit refunded because of how poorly and mismanaged things were. It was like a scam that they do and say everything possible not to give you any money back. COMPLETELY DIFFERENT story with Simmonds Real Estate as the move in and moving out was stress free and well organized that I am happy to announce I received everything but $200 dollars back from my initial deposit all because the Simmonds team goes the extra mile from day and actually cares and takes care of people. We rented a property managed by Simmonds Real Estate for four years. Throughout this time Simmonds always responded to non-emergency work requests within 1-2 business days. The one time we had an emergency work order, they worked with the owner to have someone come out within 24 hours. All of their staff members are courteous and knowledgeable and reply promptly to emails during business hours. When it was time for us to move out, we understood exactly what was expected in terms of cleaning the property and any questions we had were immediately addressed. This was a house that Simmonds was managing for the owner. We had some trouble with 2 requests, but it was the owner that had the issue. Simmonds tried very hard to accommodate those requests. Fred Alvarez was our realtor and he was AMAZING!!! Super attentive to us (first time new home buyers) and was eager and willing to answer any questions and help guide us through the process. They were able to rent my property within 30 days, and took care of everything in detail for about year. 2013 was the first year we listed one of our properties as a rental property with a management company. We enlisted the services of one the largest real estate companies in the San Antonio area. 2013 was a horrible experience. We were paying a ridiculous amount for management services; we were constantly having to monitor the service that was being provided by that management company. They were pushy, neglectful, sometimes rude, and they made us feel like neither our property nor our time was of any value to them. We even had to correct there accounting at times, on top of that they allowed contractors to bill for more than what had been agreed upon for the job that was done. We were continuously pointing out guidelines that they themselves had set, that were not being followed. As soon as we were able, we terminated there services.A couple of months after that we decided to give property management services one last shot, and decided to go with Simmonds Real Estate, Inc.. Now we are paying less for the services that we actually need. They are hardworking, reasonable, and fair. They make us feel comfortable in their ability to manage our property; they are assertive in their suggestions but ultimately leave the decision up to us. The contractors that they have recommended to us have been great too. Sometimes, we choose to go with our own contractors, and sometimes we have gone with those that Simmonds Real Estate, Inc.has recommended to us. We been pleased with the craftsmanship as well as the competitive pricing of those contractors.Our experience with Simmonds Real Estate, Inc. has been completely different than what we previously experienced, we feel like we are getting a good deal for a quality service. We would recommend them to anyone who is looking for a management company for their rental property.

Trisha from Simmonds Real Estate called me after I had gone on a military home-search website which automatically prompted a few real estate agents to reach out to me and ask if I needed help in finding a home to buy. I was hesitant to answer the phone at first. Trish was the first agent to reach out although I did speak to others and had already had two previous agents in the San Antonio area working for me and they were simply not a good match, so I was in search of a better fit to help us find our next home in San Antonio, Texas. Upon speaking with Trish, I immediately sensed she is her true self and not a person trying to impress me with false ideas of what they can do for me in my search for a home. After asking me questions on what we are looking for, Trish immediately gave me the impression of knowing what my family needs/are looking for in a home. We also found out we have common thoughts on things as well as similar life experiences, which made our communication with one another flow even better. Even just over the made me feel like she is someone I can count on (also for the fact that she is retired military and I am active duty military and we are both aware of the spirit of camaraderie and being able to rely on one another). We communicated long-distance Oregon to Texas for several weeks and she made this so easy, smooth, and stress-free easing my worries of having to do start off the home search from a ways away. She was able to provide me all the answers I needed to make me aware she knows her game and is capable of doing it very well. She made it easy for me to choose her. I was never left with any doubt or an unpleasant thought of taking on Trish as my realtor. She never gave me the option because she is on it and promptly answers my familys needs. Besides being an excellent realtor, she is a good person - and honest and humble person, who is so rare to come by these days. Whenever there was an issue that required someone on site, David was there right away. I don’t know if he is an employee or a contractor but if he couldn’t fix it, Simmonds arranged to schedule someone who could. If you are renting, consider Simmonds.

Ive only worked with one of the agents - Jennifer Davis - so most of this review will be about her. OUTSTANDING! This lady is a real gem! She expertly worked the system to help us get everything we wanted. She has contacts with a few different people that ended up saving us about $2000. We looked at each person she suggested we use, and shopped around a bit to check to make sure she was steering us right - she was every single time. She never tried to push us into a more expensive house to raise a commission- in fact she suggested we offer LESS on the house we bought than what we were going to. She was right then, too. She helped us understand each step of the process and went the extra mile, checking on the house after a hail storm had damaged other houses in the area. I never had to wait longer than an hour or so for a return text, and shes been very proactive. Even after the purchase was complete, shes kept in contact to make sure everything is going smoothly. A friend recommended her to us, and Id do the same in a heartbeat.

They are diligent in reviewing rental application as well as, provide a inspection after the tenants have been in the property for awhile. The backyard had already started showing pet damage and since Simmonds did an inspection, the tenants were told early on they would be responsible for repairs and documented it.
