    The emergency system on the heat pump had failed and the heat pump itself did not function under 40 degrees Fahrenheit. The vendor was sent out, explained about the emergency pump, and the fact that the whole system was close to needing replacement; however, just replacing the emergency connection would suffice for the moment. He let the management at Shine know. I spoke with Julie, who put in a request to the owner (military and overseas right now), who said that they would send out a message to the owner immediately, but that it might take 48 hours for a response. That same evening, Jaime from Maintenance, brought over two giant space heaters for us (my dad is elderly and gets cold very easily). Within two days, authorization was given to replace the whole system! The work was schedule and completed the next day. I am extremely grateful for the prompt response that I got from Shine and the owner, so that we didn’t have to worry about lacking heat during the cold spell. Thank you!!!

    Weve had an outstanding experience renting our home through Shine Property Management, and a big part of that is thanks to Melissa James, their Maintenance Manager. Over the course of our 4 year tenancy, weve faced a few maintenance challenges—plumbing issues, fencing repairs, and even air conditioning troubles. Each time, Melissa has handled everything with remarkable professionalism and efficiency.No matter the issue, Melissa has always been quick to respond and resolve our concerns, making sure our home remains comfortable and safe.     I had so many issues with my home since I moved in which was never there fault but the owner . They have did nothing but give us exceptional service in getting things fixed for us . The new maintenance director is ABSOLUTELY Amazing and addressed our concerns after speaking to her about the amount of issues we had . Our property manager was kind as well but the maintenance director fixed everything she said she would within a week ! I’m absolutely pleased with Shine management and will continue to rent .

    We applied to homes with three different realty companies when we arrived to Texas and cannot express how thankful we are that we went with Shine! We were able to get a beautiful home in a great location within our first week of living here. Lily went above in beyond in answering my long list of questions and even sent me a video tour when an in-person tour was not possible. When we went into the office, it was clean, organized, and everyone was welcoming and kind. They also took the time to sit down and walk us through every step of setting up our home with utilities. We dont have a long term review of the company yet but we are very much looking forward to our time as tenants!

    I’ve rented from Shine for almost 2 years. They have been amazing. Once, when my garage door was stuck and I needed to pick up my children from school, the repair manager came himself to make sure that the contractor repaired the garage that day and gave me a ride so my kids weren’t stranded. I can also tell that they also take great care of rental properties and really care about everyone they serve. I cannot recommend them enough!

    We have been renting through Shine for 2 and a half years now. I cannot say enough about this amazing rental company. Never have I felt valued as a tenant as I have with Shine. From the showing of the home, to prompt and frequent emails of making sure tenants are taking proper care of the home (watering grass, sprinkler systems, air filters, etc), to quick repairs, I am overwhelmed with appreciation. They are always professional, caring, and understanding. We have had 2 maintenance issues that were so promptly and professionally taken care of. The first was one of our fence posts fell over. We have dogs and they quickly sent someone over to make fix it. Yesterday our AC went out, I submitted an online maintenance request around 7-8PM. Within an hour I received a phone call from an HVAC company. They came over within 20 minutes and had our AC fixed. Because of that my husband, dogs, and I were able to sleep comfortably last night. Not only are they timely and efficient with repairs, but the companies they use have always done a great job and we have never had any issues. I cant imagine renting from anyone other than Shine in this area. Highly recommend!

    The Shine Rental Management Team is awesome. From 2016-2108 - I experienced no issues, simply guidance on how to handle certain things. Repairs were always done and I never paid anything unless it was determined it was my fault.     The Application process went smoothly. The house we wanted was rented out before our Application went through.     My wife and I called two other property management company before calling Shine. The two others that we called seams as if we had to do all the work in getting our property ready to be rented, we was given a list of vendors to call to get our property ready. Then we called Shine, the property management group there showed what truly professionalism is like. They met us at our property with a folder on why we should choose Shine. they made my wife and I feel very important, they left the impression that our property will be taken care of because it’s there job to make sure it is, they continue to keep us informed on the status on our property.     Im active duty military and when I moved to my new base Shine really did a fantastic job at helping me get my home ready to transition from my personal residence to a rental property, not to mention the price and benefits of their service is just fantastic. They have had repairs that were needed for my home done far cheaper than I was anticipating with the contractors they frequently hire and the payment plans made it easily affordable even during a tight budget timeline when I was in the middle of moving. Both ladies continuously provided top notch customer service throughout the rental process, while we were in possession of the rental, and at the end of our lease. They were straight forward with all of their policies and when we needed to end our lease early, they were up front about the cost and the things that needed to be done. Her friendliness, professionalism and prompt attention to any/all of my concerns are what you desire and expect from property management companies, she doesn’t disappoint.     Shine knows property rental. They are on top of everything rental related and very easy to work with. I corresponded with Monique the most and she was always pleasant, knowledgable and helpful. They have a lot of rules and guidelines but those are in place to protect the owner and the renter and the property and kept me from having any surprises as the renter. They send out great reminders about freeze warning for pipes, filter change reminders and payment due reminders. They have a very easy to use online portal for communicating, storing documents, submitting work orders, and scheduling payments. I learned some household organizing tips from them that help me as I move to a permanent home. Great rental experience all around.

    Shine folks have taken good care of me. Namely Kayla with move in and Monique with maintenance items. I moved in about a week and a half ago and since then my refrigerator and A/C have gone out.     I have been in the military for over 20 years and with that many years comes a lot of moves. This is my 7th time having to move into a rental. The rental team at Shine are absolutely awesome.
