They have an excellent reputation and stellar performance record given that they hire experienced and well qualified professionals. Nathan Thomas, is no exception to this rule. He has quickly and directly communicated with me to address any maintenance or management issues that arise. Because he understands that in real estate, time is money, and clear, concise, and honest communication reduces any lag time that might increase overhead and expenses. He also has the expertise that only comes with experience to know how to maintain property and the systems within, so that he stays ahead of and anticipates what is needed before it becomes a problem or even evident.     Rollingwood Management is a great leasing managment company. They are responsive and friendly to work with. For example, when my AC went out in August when it was 100+, they had a new one installed within 48 hours. I leased from them just short of 11 years and l checked with them first to see if they had any properties in the area I was moving to. Sadly they do not. I highly recommend them.

    I had a few lingering problems with the house I rent from this company. I finally got frustrated and sent a strongly worded email, and this morning I got a call immediately from the manager and we had a good, productive, positive conversation.No home will be perfect, and every renter should have the benefit of a well maintained home in exchange for the rent we pay. The open communication is what makes the difference. I trust that they will take care of what needs to be addressed, and I genuinely appreciate the level of urgency with which they responded to my concerns. The staff is friendly and helpful, but you may need to nudge them occasionally on a repair - sometimes it might be as simple as an internal miscommunication, and thats easily fixed with a follow up.If you have an issue and you rent from Rollingwood, call Angela. She is VERY patient and always straightforward, and will partner with you to solve the problem. I will say that the company may be a bit newer, and getting in touch with them before they brought Angela in was challenging, but she works directly with tenants with professionalism and is a great addition to their team.

    Rollingwood is a reputable company with timely responses. They’ve always resolved every maintenance issue we’ve had.Dan is our favorite maintenance staff of theirs. He’s always been a pleasure to work with. He’s friendly, punctual, and helpful, and has provided excellent service!Dan has even volunteered to blow the leaves away from our front door without being asked! That isnt even part of his responsibilities. He also takes the time to take a look at various household concerns despite them not being original maintenance requests. He’s definitely an asset to Rollingwood and he deserves a raise!

    Rollingwood has managed our rental home for many years now and we have been so impressed with their responsiveness and professionalism. I appreciate that their contracts are set up to align their interests with that of the home owner, so we are always on the same team as far as getting and keeping good tenants. They also take good care of our tenants, providing prompt repairs when anything is needed. When going through repairs or listing the property for rent, Rollingwood sends us frequent communication and updates, including helpful videos so we dont ever have to visit the property. We have been so happy with our decision to use this company!

    I hired Rollingwood to manage my condo over the past year, I just moved back in about a week ago.Overall, they did an excellent job, here are some highlights:1. Excellent communication. Ive interacted with nearly everyone at the office and everyone who I spoke to promptly replies and is a pleasure to talk to. Peggy Smith (property manager), Debbie Stone (leasing agent), Deborah Thornton (office manager) and Pam Gardner (accounting) - thank you!2. Detailed monthly report & reasonably priced maintenance expenses. Every month, they e-mailed a report with rent income and any maintenance expenses, which while rare, were always reasonably priced and promptly taken care of.3. Great tenant. Rollingwood took ~1 month to find a tenant, which was acceptable as I would rather have a quality tenant than rush the process and regret it later. They found someone who really took care of the place. Im pretty sure my condo is in better condition now than when I left it.I really have no complaints. Thanks Rollingwood!

    I am a real estate broker in Austin TX and we used to run a property management business. We sold our interest in the property management business to Rollingwood a few years ago to focus only on sales. It is always important to me that my clients get the best service from me as well as from any vendors I recommend. Before choosing Rollingwood to partner with I interviewed and reviewed most of the big names in town and Rollingwood always came up on top. The property management business is a tough business and there are a lot of moving parts to keep up with. Rollingwood has the systems in place to take care of their owners and their owners investments like they were their own.

    Hello all. I just want to share a review about Dan the man maintenance man for Rollingwood Management. Dan is exceptionally professional, curtious, quick to resolve maintenance issues and by far THE best maintenance man I have ever dealt with in my 20 years as a renter. He is COVID conscious and takes his safety and the home renters safety as top priority. Along with his very quick response to schedule an appointment, shows up on tine at the agreed appointment time and is speedy and efficient in completing all tasks that were way overdue in needing to get done that were never attended to by the other maintenance person. He cleaned up after himself just before leaving our home. He changed out several very high light bulbs in the kitchen, bedrooms, foyer, outside doorway, master bathroom, stove light, outside security light, flooring strip and reset a wire rack in the food pantry. He did a phenomenal and quick job all around. You can see that he absolutely loves what he does and loves to take care of his managed properties for Rollingwood. Great personality with humor and happy go attitude. It was a pleasure to have home in our home even though it was a short period of time. He is a remarkable maintenance man for Rollingwood Management and all of its tenants and owners. A job well done all around Dan!!! Until our next maintenance request, God Bless!

    As an owner, I am completely satisfied with the Rolloingwood’s property management services. We live overseas, and we had previously managed our house personally since we were renting to friends. When they moved out, we were completely unprepared to manage this transition, so we started a remote search for a professional management service. After phone interviews with several companies, we hired Rollingwood, and that was the right decision. Within three weeks after signing our contract, Michael Francis and his team completely prepared our house (cleaning, painting, repairs, marketing), and had high-quality tenants moving in at the beginning of the next month. They even secured a higher rent after finding two competing tenants. Since then, they have removed any headaches regarding our house, and have managed all maintenance and repairs to our satisfaction. All of this was over the telephone and e-mail. Each year when we visit Austin, we have a chance to personally inspect our house, and we are always happy with the condition. I could recommend Rollingwood to any property owner needing care-free management services.

Being out of state, it was vital that we find a management company we could trust and have piece mind that the property would be maintained and tenants would be carefully screened. Obviously, Rollingwood has done a great job because it is now going on 15 years that they have managed our property.

    I had Larry Park as a property manager for over three years and he was always reasonable, responsive, and professional with maintenance requests. Overall experience with Rollingwood was positive. Only thing I disliked was their policy on rent collection--requiring that it come from a single person in a single deposit even if there were 2 or more tenants on the lease. It essentially skirts rent collection responsibilities from between each tenant and the contract holder (Rollingwood) onto one roommate who will be responsible for collecting rent from the household. I would recommend Rollingwood for families or single tenants. In terms of day to day relations, they are among the better landlords Ive had.

The online payment system is great and all my dealings with their staff have been positive experiences.We recently put in a work order for some minor repair items around the house, and were informed at that time that they would be able to get to them in a couple weeks. I was contacted to schedule the repairs in less time, and the maintenance specialist was on-time, prompt and professional.Highly recommended!

Larry Park is a good property manager and very responsive when I have questions or have issues that need to be addressed. This was my first year of being in the rental business, and Rollingwood has made it truly care-free. They found spectacular tenants and kept them happy. They took care of minor maintenance issues at reasonable rates with no upcharge, and every month I get a statement and a direct deposit in my bank account.Peggy, in particular, has gone above and beyond the call of duty to help me avoid having to put the house back on the market. The existing tenants had to relocate suddenly, but she worked with them to approve two replacement tenants, all without having to re-list, have a vacancy, pay a commission to realtors, etc. I am about to sign two more well-qualified tenants for another year, and couldnt be happier.Thanks Rollingwood!

    The management team is responsive to issues raised through the online portal. They are also proactive to issues they self-identify during the annual property review. I appreciated their flexibility in allowing a two-month extension to our lease, albeit disappointed this resulted in a higher rent when we subsequently extended the lease by one year than it would have been without the two-month extension (hence 4 star instead of 5 star). Regardless, I would recommend this management company to others.

    I lucked out when I leased my house from Rollingwood! I didnt know much about them when I leased. As the months went by and they quickly addressed issues and always were prompt with responses, I was really impressed and grateful to have found them! Then about a year ago I became a Realtor and guess who is right at the top of the respected property managers in our industry here in Austin? Yup, Rollingwood! Ive re-upped my lease twice and the only thing that will keep me from staying on with them is when I purchase a home. Seriously, its a wild and crazy market out there. One of the main goals of investment homes is that when they are sold they bring back good value with minimal hassle. This is achieved by property managers who continously take care of rental home investments. We just sold 1 of the homes in 2 days with MINIMAL issues to fix or repair.
