I am a first-time multifamily property owner and use Q10 for property management. They came recommended to me by several others in the industry. Q10 has been instrumental in helping to realize the vision I had for this property and have helped turn it around in a big way. So much so that our property was recently awarded the Houston Apartment Association property of the year award!Property management is a difficult business. Dealing with many different personalities and constant issues is challenging. It is impossible to make everyone happy which is no doubt why you see some of the negative reviews here. In my experience though, Q10’s staff have always been very reasonable to residents when it comes to some sort of conflict or problem they are working to address; their decisions are rooted in fairness for both the resident and the owner which I appreciate.I look forward to using Q10 for future properties I purchase and recommend them for yours.

***Updated:It’s finally peace and quiet in my apartment (or as close as one can get in Houston lol) Christy and Amanda at Bella Capri were both so sympathetic, understanding and diligent in finding a solution for both me and my neighbor. Thank you both so much for all of your help!I have been at Bella Capri Apartments for over 4 years. Before that, I resided at their sister property Montebello Gardens for about 7 years. I have never been late on my rent, never had any noise complaints and I’ve always been on good terms with management and my neighbors. All until last week. The air condenser located directly outside my bedroom window was replaced with a much larger unit. This new condenser produces an EXTREMELY loud, irritating, high pitched ringing unlike any sound I have ever heard from a condenser before. The ringing can be heard all throughout my apartment, even while my own (rattling) ac is running. It has kept me awake, given me headaches and made living in my apartment absolute hell. Despite acknowledging that there is a loud, shrill ringing (that can be heard from the next building) emanating from the overly large condenser, management and maintenance insist this is perfectly normal and I should wear noise cancelling headphones at all times in my apartment. I already have noise cancelling headphone (Bose) and the ringing can still be heard while wearing them. I would totally understand if this was something out of their control, like construction or traffic but this situation is entirely manufactured and maintained by the apartment complex. I’m devastated. I love this apartment and I love this neighborhood so much but I can no longer sleep or exist in my apartment without being subjected to the ear splitting ringing. I have tried to attach a video of the noise but was not able to include any videos in the review.

As a client of Q10 Property Advisors, I cannot speak highly enough of them! Ive worked with dozens of third party property management companies to manage my properties over the years and Q10 is the ONLY company to actually manage the asset.Third party property management typically consists of having to daily manage the manager, but not with Q10. Simply put, they care. They care about the property, they care about the tenants, they care about the community, they care about the bottom line and they care about the ownership. Theyre a phenomenal management company and I wish they managed all of my properties!!!Q10 took over my property in Houston, TX a year ago from another management company and its been a night and day difference. The asset has been totally transformed and is performing above our projections!If youre in the market for a new management company, you need to speak to Q10. As an owner, youd be lucky to have Stephanie Graves, Stephanie Velasquez, Grace Rocha and Sandy Perez on your team!

I encountered a issue with the manager of the residence I live at so I reached out to Q10 Property Advisors. I left a voicemail and they returned my phone call within that same hour. I spoke with Janet, who was both very kind and helpful with addressing my concerns and assuring they will be handled. I am now waiting for Tyler to reach out so that we can discuss things moving forward.

Q10 is the new management company that came in and cleaned the place up. When I first moved in it was ran by another company and their office staff was rude. When Q10 came in immediately there was a difference. The place is starting to get beautiful again. You can tell they really care
