The new app makes it easy to pay your rent, submit requests and view your payment history. Thomas is absolutely fantastic and is always a great help.***Update***I had to update my review based on the absolutely phenomenal assistance I received from Bruce Golden. Earlier this year, he helped me negotiate my lease for another two years and he has always been very responsive, empathetic and caring. He’s a great liaison for the home owners and tenants.     I wanted to take a moment to express my appreciation for how Prime Property Management has handled our occasional repair requests.It’s rare we need repair, but, when we have, Prime has always addressed the issue promptly, and professionally.Their repair manager sees to it that the right person is sent out, and, that we receive a copy of the request.That’s a great approach, and it certifies the matter is being handled, and by whom.The external staff they partner with are also very professional, and call us ahead to set up convenient service appointments they actually keep.In each case, they performed the work well, and didn’t leave a mess.That’s probably not an accident, as it appears Prime is careful about repair folks they select, and send.We really appreciate that.

    Rough start when we first tried to rent (our initial contact wasnt super personable and was a little rude a couple times. Blamed any misunderstandings on a failure by our realtor to properly explain things), but everything has been great since. Maintenance is quick to respond, and the one time we had a billing error it was fixed promptly, and they apologized for it. Bear, the maintenance manager, is great as well. He always sends work orders out to contractors within 24 hours of receiving the request and copies me on all emails sent so I know the contractors have been contacted and which contractor will be performing the repairs. He also responds personally if you have questions. All-in-all, since move-in our experience with Prime has been great, and weve been here for a few years now.

    Any organization is only as good as its people and Bear is a credit to Prime Properties. No matter how many questions or details I asked for he has always been patient and explained well, helping us navigate the maintenance issues and expenses that arise including negotiating cost savings.     My husband and I have been renting from Prime Properties for Close to 2 years now. We recently dealt with Paul who answered all our questions in regard to signing our new Lease Agreement, he is excellent, courteous and is very prompt to replies to any concerns or questions! If it werent for Paul we would have looked elsewhere to rent, in addition when submitting repair requests have been answered promptly. We havent had but a couple of requests. The last time was only 2 weeks ago, Prime Properties fixed the problem within 24 hours with courteous and professional help!!

    Ive lived in Austin 13 years and rented in about as many places in that time. By far Prime Properties provides the most well managed property, and the least hassle Ive had in renting. Not only is my place affordable for the market - including utilities (thinking of the 400 sq. ft. studio I rented in Barton Hills where I paid over $100 for electric because I shared the cost with the whole building and who knows why else - boo!), in the nearly two years I have been here, the property has been maintained with regular grounds keeping, regular pest control and improved for energy efficiency with a new roof. Ive only had one maintenance call - for my refrigerator - and it was handled easily. Totally straight forward good business here. No complaints.

    Before starting to work with Prime Properties, seven years ago, we tried several property management companies in Austin, what was always a painful experience. The previous companies always were negligent quoting maintenance services, dealing with tenants etc. But moving the management of our properties in Austin to Prime Properties, was one of the best management decisions we ever had. Prime Properties not only manage the properties and tenants in an extremely professional manner, even when there are difficult issues, Prime Properties and their maintenance team address extremely well any maintenance requirements and costs. Indeed, Bear and his team effectively and quickly quote and deal with maintenance and repair issues, to the point we can just relax and trust their decisions, in a consistent manner and for many years.

    I have used Prime Properties to manage my property since 2007. Their team is well organized and professional. Each time a repair was needed or a request was made by the renter, I was informed and given notice in order to either proceed or not. I made the difficult decision to sell my home in 2020. Using Prime Properties to sell the property was the easiest choice due to their relationship with the renter. My house was listed, a contract was agreed upon, and it was sold in 35 days. They are wonderful in their billing as well. Each month an itemized statement is provided to the owner and a year end summary along with a 1098 and a 1099. I highly recommend Prime Properties if you are looking for a management company.

    Prime Properties managed my rental property in Austin from 2008 until I sold it this year 2015. Thank goodness I had them looking out for my best interest. Larry and John are both very honest and have so much integrity. So many small problems came up like replacing the garbage disposal that I could not have handled because I live so far away. They were an absolute God send to me. I am so grateful that I had a contract with them. Sadly, I have purchased a new rental property in the Dallas area. Now I hope I can find someone as reliable as they are. The repair people were always courteous, always gave me estimates before they started the job and always let me know when everything was complete. I couldnt have gotten a better group to work with.     John and Larry managed two properties for me in the past 8 years. I have been very happy with their work. John went with me to view the houses before the purchase, gave good advice on choosing rental properties and managed everything for me from the time of closing escrow until I sold the properties recently. They picked good tenants who do not abuse the house. One of my tenants stayed for entire 8 years I owned the property and I recently sold the house to them. They took care of any issues on timely manner and dont overcharge for the work and they dont recommend unnecessary repairs. Penny is always friendly every time I call, and the check is always on time. What more can I ask as a out-of-town owner?

    My wife and I are relocating to Austin for my new job. We visited Austin on a house hunting trip 1 week before my new job was to start. Prime Properties was so great to work with and we were able to find and lease a home in far less than 1 week. Prime Properties was very professional and courteous and friendly. Kim was our main contact and she was absolutely a pleasure to work with. Kim is the BEST. Kim made a huge extra effort to put together the entire set of leasing documents in less than 16 hours start to finish. This allowed us to quickly and efficiently sign our lease docs and get the keys to our new home way ahead of schedule. That allowed us to be in our new home on Thursday mid-day and gave us 3+ full days to enjoy Austin before I started my new job.We were expecting that it would take at least 3-4 weeks to be in our new home.     I moved to Austin, Tx a few months ago, and am currently renting a home managed by this company. I had a few minor repairs needed. I was able to submit my request online, which I did one evening. The next morning before 8am, I received a call from a service professional asking if he could come out that same morning. I was shocked. Excellent service. The staff is fantastic. The companies they hire for repairs are professional and do great work. I would HIGHLY recommend this property management company. I am so happy with the service!

    I am a first time rental property owner but I am a busy professional. Therefore, one of the primary needs for me when getting into providing a rental home was to find a property management company that will make the entire experience almost effortless for me. Prime Properties has certainly done that. Additionally, Ive found that the Prime Properties staff truly works on everyones behalf. For me, there was a lot of help making sure the monthly rent was set to the proper value and making sure each new lease includes the correct appreciation based on area rental value. Prime also has a great system that transfers the rent painlessly to the owners. For my tenants, I must say Prime Property is very good at providing any fixes/touch ups. I thought my properties was already in very good shape (we worked on it for months before signing with Prime) but the first couple of months and now every 2-3 months, there would be small touch ups, fix the faucet type requests from tenants that Prime will authorize and help fix on the tenants behalf. This tells me that Prime truly cares for both its property owners as well as its tenants. Ultimately,I think this is to everyones benefit.I rarely write any online reviews but property management is not a small/easy job and I really appreciate the work Prime Properties has done for me (and the effort they have saved me) so they definitely deserve my review. I hope other property owners and tenants have the same great experience Ive had and I know the staff of Prime Properties works hard towards that.

    The Prime Properties team has always been courteous and accommodating to both the property owners and the tenants in my experience. Although my rental property is located several hundred miles from my home I have no worries about its upkeep or maintenance...the Prime Properties office keeps me well informed. Highly recommend!

    We are so pleased to have our property being managed by Prime Properties. I wish we would’ve hired Prime Properties years ago, before we learned some hard lessons, but I am grateful to have them on-board now.They are professional and transparent about where the money goes to manage the property.They give us monthly statements that are clear and easy to read, and expenses are backed up with invoices from contractors.They treat our property with care. They are straight shooters. They do what they say they will do, include making repairs in a timely manner.They did due diligence in finding a tenant in a professional manner. The rent is paid on time. They pay us as soon as they receive the rent, unlike some other companies that hold onto the money until the end of the month. They are pleasant to deal with. And they get back to us with our questions in a timely manner.These may seem like things you would expect from all property managers, but unfortunately we have found this is not the case.It’s such a relief to have found a good property manager in the Austin area.

    These folks are the best I have ever dealt with. They are professional, knowledgeable and work hard in every aspect of the renting process and repairs of units when needed. My renter moved out and they turned the property straight away and did a HUGE scope of work in less than two weeks. I did not think it could be done. I would suggest using them to manage your properties!

    I bought a house outside of austin and hired prime properties to manage it--rent it out and keep things working, while i lived far away. I have to say, they were excellent--i cannot fault them at all. they are not located near my house, but they took care of absolutely everything. they are not expensive, especially given all they did. after i stopped renting out the house, and it still took me another 7 months to move there, they still offered (and i gladly accepted) to continue taking care of the bills, and managing any problems that arose with the house. Believe it or not, they continued to do a great deal of work of all kinds---including having to come out of their way to my house to take care of a few emergencies, and they would not accept their monthly fee. they said since the house wasnt rented, there was no income, but they understood i was still living far away, and they were so gracious and kind and continued to take care of the house.i have nothing but praise for the group at prime properties. they are kind, attentive, and they are thorough, responsive and responsible. i had no reason to worry about the house, knowing they would take care of everything. and when something needed fixing, they got people who were not only good, but they also made sure they were not costly. they took care of the property as if it were their own, and they were careful of my costs, as if they were theirs.

    We’ve recently moved from a Prime Properties location. I think it’s worthy to note, their move out procedures are self-explanatory and simple, as well as provided in writing when you give notice (30 days). There was a little communication difficulty, with several roommates emailing, so it’s easier to designate one person to do the correspondence with the office while moving out, regarding deposit check, etc.. Once that was ironed out, the check was mailed by the deadline and was received shortly after. There was a bit missing, however, this was my fault, since I left the last minute details to another, which I wouldn’t recommend lol. Oh well, lesson learned 😏
