Olympus/Nelson Property Management Co. has been absolutely FANTASTIC every step of the way. Their entire team is incredibly knowledgeable of the entire process, has helped in every step of the way and is very responsive. I moved to Guyana on a temporary work expatriate assignment and am renting my house out with Olympus/Nelson being the Property Manager. From the beginning, they visited my property multiple times, ran the comps / market analysis, managed the marketing, handled various showings, drafted all associated paperwork, etc. to get my property leased in no-time. The level of attention they provide to just my single property, given their large portfolio of many properties / doors, is unmatched. Throughout the duration of the rental, both the various tenants and myself have been incredible pleased and have been in great hands the entire time. I have recommended Olympus/Nelson to various colleagues of mine who have taken my recommendation using Olympus/Nelson for their Property Management and I can confidently say their feedback is just as positive as mine. Look no further than Olympus/Nelson.

Ive been renting an apartment from Olympusnelson for a year and a half (the complex on the Scott street). The price is VERY reasonable so I expected any types of problems that other reviewers described.The building is really old and the interior is very simple. However I moved in a just renovated apartment with painted walls, new carpet and all appliances. Never had a problem with maintenance. Several times faucets were leaking, stove or fridge stopped working, and they fix everything on the same or the next day. I was truly surprised when I complained that my fridge doesnt blow cold and they brought a new one.The local property manager is very helpful and responds quick. It is usually hard to call the office but it is quite possible to reach them through email.I also had several people to add or remove from my lease and it was always easy.Over the time I live here the company repainted all houses in the complex and now everything looks much better, they also cleared additional space for parking lots.To sum up, in my complex the company does its best to manage the property in the best possible way.My friend moved out from the same apartment complex about 2 months ago and he even got his deposit back, they also were very flexible with dates.

Ive leased three bayou homes from the company in the last six years. The properties are well-maintained and in a beautiful location. When maintenance is needed, they respond quickly and get the job done properly the first time. The on-line portal makes it easy to pay rent or request maintenance. Of course the staff respond quickly to email and telephone contacts as well. The management is exceptional, and I thoroughly recommend them.

We lived as tenants with this property mngmt company for 3years. The maintenance was always prompt and VERY polite. The administrative support when there was any kind of issue with third party vendors - such as lawn maintenance - was also extremely good. We also got most of our deposit back - the portion they kept I cant really complain. In Houston where there is practically *ZERO* tenant protection it felt nice to have a mngmt company that wasnt constantly trying to take advantage of you.

I had no issues while leasing from Olympus Nelson. They were always professional and prompt with me.I had to move a monthish before my lease was up to take a job in NYC. They were very understanding and allowed me to amend the lease so I wouldnt have to pay the final month. They charged no extra fee, nor any issues. Very good, definitely recommend.

I have been renting from Olympus Nelson for several years. When i moved in several years ago the apartment was clean and quite.The apartment complex is still quite.The company tend to my maintenance request in a timely manner .

As far as larger landlord companies go, these guys are OK. I rented from them for 3 years at 2 different properties. They never tried to stick me with any spurious charges and they respond quickly to maintenance requests. The management is approachable and will actually return your calls

We rented with Olympus Nelson for two years, and only moved because our family grew out of the space. The apartment was older but incredible value, especially given the location, and was updated nicely on the interior. Olympus Nelson staff was always friendly and quick to respond to requests. I only give 4 of 5 stars because our washing machine flooded the apartment twice.

Update:Were almost at the end of our one year lease. We live in a two-building complex in the Museum District (west of Montrose).While the process of actually getting the apartment was a pain in the butt (very disorganized), they notified us when the next available apartment would come up and it went pretty quickly. Ive found all the employees to be kind and courteous.Whenever there has been a maintenance or safety issue, whether short-lived or ongoing, they have posted letters and/or called to give updates.Examples:My car was broken into; they posted letters notifying the complex to be mindful of locking their cars and reporting suspicious activity to the police.The ceiling is leaking. They sent someone over the next day and he spoke to me in person when he saw me later around the building. They called me a week or so later to update me that the roof was being repaired and to expect someone to fix the ceiling once the primary issue was addressed.They bring in pest control every few months for preventative spraying. Ive seen a few roaches and some spider beetles and other weird bugs but never an infestation or chronic problem. Its Houston, theres bugs almost everywhere.The maintenance staff can be seen fairly often (its an OLD building); they are always friendly and say hello.Theyve gotten much better at answering the phone and everyones always communicated changes (like when we adopted a dog) promptly and thoroughly.I LOVE being able to pay rent online (and you can pull up all your payment history including deposits and confirmation numbers whenever you need).My chief complaint is some people theyve hired to do maintenance after tenants move out. I think its just the painters, who clipped the phone wires and filled the hole with putty (that was still wet). The real estate agent that works for Olympus Nelson knew nothing about this. The tech had to thread cables through a small, pre existing drilled hole in the ceiling above the refrigerator from the attic. Theyve locked the attic since. Some great built in vintage ironing boards are painted shut.Whoever re-did the sinks: they flake and peel and stain horribly. I always feel like theyre unsanitary. Some kitchens have shelving between the cupboards. some have only empty wall space. But whatever. These are only small things.The other tenants are mostly college kids and a few single young professionals and empty-nesters. Its nice living somewhere you can sit down and talk to your neighbors. They allow tenants to add their own outdoor furniture as long as its not obstructive.Overall, weve liked them enough to try and find a different, larger apartment also managed by them.

I have not had any truly negative experiences when it comes to Olympus Nelson. Ive been renting one of their properties for about 8 months and so far, so good. It really boils down to having to follow up with these folks in order to get things taken care of, which was frustrating at the time, but nothing I would consider abhorrent behavior or bad business. Maintenance has never been an issue, as they are always fast to respond and do a decent job of fixing things on the first try. They really dont like to answer their phones, but if you can get an email through to any of them, somebody will either write or call you back to help you. I have to admit I was frustrated by having to constantly nag in the beginning to get things done lease amendment (adding new tenants) wise, but once that was all cleared up, its been smooth sailing with them ever since.Its hard to gauge online reviews, because people are hardly ever compelled to write something unless its one extreme or the other. That being said, I would rent from them again and would only wish for a little more sense of urgency when dealing with things but wouldnt consider any of their practices deal breakers by any means.
