KRJ has been the offsite management company for the four years I’ve lived at an older, small condominium complex in the Houston Heights. I find them very responsive to my maintenance requests. The staff at KRJ is always willing to go above and beyond to accommodate me whatever the reason for my call. They use up to date technology and maintain a very user friendly portal that is always a great help to me. The management fees are reasonable enough that even as a retired Senior my monthly living expenses stay in check and I don’t have to mow the yard or take care of our always spotless pool. We have been managed by Krj for many years. I think Tina Miller has helped us with many things over the years. She was quick to respond to many of the emergencies that a hoa community encounters. We have had experience with a water leak from a water heater in community that affected several units and she went above and beyond to help us during this accident. Tina got us quick service from vendors to try to get back to normal life as soon as possible. I have had bad experiences with other management companies over the years at places I have lived at and can tell you thats very important to get quick response on issues that can cause major damages to Hoa communities. Those are the things I look for in management companies can they provide quick response during emergencies and provide the service companies to quickly resolve issues.Thank you for your help over the years very much appreciated.

Our community has been with KRJ full time since May of this year. We have a new property manager, Jennifer B., that has done an outstanding job learning our communitys ins and outs, which is not an easy job. I have noticed a big improvement in the community with tasks that have been accomplished. We are glad to have the competent accounting staff, under JCs watchful eye, bring our books in order that were a complete mess. Under the direction of Stephanie, our board executive meetings and open sessions has been streamline to run more efficiently. I am finding KRJ to be a good management company to consider for anyones management obligations.

I have always found KRJ to be professional and fair. Since the change in ownership, Ive noticed they have upgraded their computer systems and website, which has greatly improved and expanded their services. They also seem to be really trying to focus on customer service, and I think it shows. At least from my experience with them. Ive worked with Tina there for many years, and always found her to be a professional, and she gets things done. Any kind of property management is difficult work, and they do a good job of balancing the needs of the homeowner, and the needs of the Board. Keep up the good work.

Our condo association has used KRJ Management for many years now and I have lived at other properties that used KRJ previously as well. Since Kelly Hawkins has taken over as owner, I have seen a great transformation in how the company is run overall. Their customer service is awesome! Our Manager, Ellen Glass, is great and easy to work with. Ellen goes above and beyond her role as our Manager and her can do attitude and willingness to help has made my job as Board President much easier as a result. Our property, like many others, was flooded during Hurricane Harvey, and the recovery and remodeling process was difficult. Her assistance and help made a positive impact and allowed us to work through the entire process. Ellen has graciously taken my calls after 5pm and at home, and is always prompt in following up with me when required. She has many years experience and I have learned a lot by working with her. KRJ Management, while not yet perfect, has made great strides in improving their use of technology, customer service, business practices, and transparency in all that they do. Tina Miller is a veteran property manager, and I couldn’t have been happier when she was reassigned to our property in June , 2018. Since that time as a board member and currently President, I have seen the skill with which she handles vendors, unit owners, rental tenants and other KRJ employees. All of this is done in a professional (and even tempered) manner. Our homeowner meetings are now a pleasure to attend! I have also found that the (new) owner has instituted new computer systems, and cash management applications that benefit our community. I am very pleased with KRJ Management!

June 2023I am a board member at The Oaks on Kirkwood Condominiums and have worked closely with our property manager, DilmaCamarillo, for several years now. With our property being older, there are always projects being worked on from day to day and Dilma has always been a pleasure to work with. She is kind, professional, and really cares about our community. Dilma works diligently by keeping open communication with the board, obtaining quotes, discussing the budget, scheduling meetings, and coordinating repairs with the vendors and homeowners. Sometimes these processes take time and it is not always recognized how much work occurs behind the scenes. Dilma is a hard worker, she is dedicated to doing a good job for our community, and she loves her job. I would like to also mention that our vendor, Benavides Interiors, also does excellent work for our community. Baltazar Benavides and his team have worked at The Oaks on Kirkwood for over 30 years and they always do a fantastic job with quality repairs (exterior and interior), they are kind, professional, and honest - and the homeowners and residents in our community have always given us positive feedback with their work and cleanliness. We have a great team in our community thanks to KRJ Management.—Feb 2021The board at The Oaks on Kirkwood wants to give thanks to Dilma, Benavides Interiors, and KRJ who worked diligently and around the clock during the freeze. Dilma proved that she is dedicated to serving The Oaks on Kirkwood and she has been a pleasure to work with in the short time we have had her as our property manager. During the freeze crisis, she continued to check on our community (including on-site visits) and she kept communication open day and night since day one - even when she was still without power herself and while likely managing other properties. Dilma was quick in her efforts to attempt to locate and approve new plumbers and find contractors to work with the property when some of the property’s normal plumbers disappointedly failed to follow through with work orders issued prior to and during the freeze. Dilma also offered great suggestions on how the association could assist homeowners during this emergency which the board and the homeowners with plumbing issues thought was an excellent suggestion. As a board member, I have been pleasantly surprised with all of the positive comments and feedback I have received from homeowners and residents in our community in the past couple of weeks. A big thanks to Dilma, Benavides Interiors, and KRJ for helping us through this event and truly caring about our community.

I have had the pleasure of owning several properties managed by KRJ Management since the early 1990s and have been a Board member at least 4 of those properties. Collins Oakley has been in the business for several decades and has a tremendous wealth of knowledge. His organization is top-notch and he is still very much personally involved. The head of the accounting group, Maggie Bilski, is also top-notch. Competent, extremely responsive and a workaholic. As for some of the negative reviews Ive read (which prompted me to write this), keep in mind that the management company carries out the instructions of the Board. So be careful that you dont blame KRJ for problems which they have not been authorized to spend the money to correct. I have worked with numerous management companies and KRJ is the only one I feel comfortable recommending.

Dilma, was very helpful and responded to all my request very fast and with professionalism. 5 stars to her. I really appreciate all the effort and willingness to help and how fast she was able to send the different crews to resolve the issues at the unit.But I need to say that I expect a much higher level of maintenance at the Oaks of Kirkwood Condominium. Pressure washer to walls, painting garage doors, metallic entrance door to the units, better control of the roofs that are leaking. Sewage system , etc etc. We pay a HOA fee that deserves to receive a better level of overall maintenance. I dont know id people dont demand this level but if thats not the case the HOA should have a thorough process/plan to keep high levels of maintenance , it gives the condo a better look and will help increase the property value.

I was very happy the way Patrick at KRJ spent time helping me out with a difficult situation. What impressed me the most is that he spent the time it took to complete my task that I needed done and it went over his lunch time never complaining never rushing total gentleman just thought I would give a thumbs up and as you can see Ive only done a couple reviews in my whole life.So obviously im very impressed with KRJ for hiring Patrick.
