He is honest, super-hardworking and acted as our partner, always taking actions, communicating and thinking from the homeowners perspective in looking after our very best interests. Home one, 21 offers, under contract in 7 days, sold for over asking price; home two, 7 offers, under contract in 3 days, sold for over asking price. Results matter but more important are the means by which he achieved the outcome. I never once doubted his motives or integrity. We can’t thank Karl and his team enough for all their dedication and professionalism getting our house sold. My mom had lived in the same house for 57 years until her passing. When it came time to sell our life long house, Karl was very sensitive to our family attachment to our house. After the Estate sale, Karl got the house cleaned up, repaired and ready for sale in a week. All of his contractors were good and efficient. He sent us videos and updates daily.Karl worked hard and was very knowledgeable about our home and the market around our area. He kept us informed weekly about showings and feedback he was receiving. Even though it took awhile to close on our house, Karl was on top of it every step of the way with with weekly showings and evaluations of our situation. I’ve worked with Karl for the last three years and I truly can’t say enough good about him. When I hired him to manage my first property, we agreed on a major renovation that would pay off with happier tenants and a solid return when selling. This was in 2021 when the ice storms left months-long waitlists for contractors. A few weeks later, the beautiful renovation was completed for a fraction of what I was quoted from others, and a lease was signed with a dream tenant. Later, a flooding event occurred due to a neighbor’s negligence and his mitigation team was on scene immediately. When Karl called to inform me of the incident, I panicked for all of 30 seconds then relaxed because I knew he would use his superpowers to take care of everything. That’s exactly what he did—he took care of the insurance claim, made the necessary repairs including all new flooring, and got the tenant back in the unit as soon as possible—all with no disruption to my life.Later, he helped me purchase a primary home that I absolutely adore well under the asking price. That home search came with some almost unheard of challenges, but he is so knowledgeable that I felt completely comfortable with his business decisions. He also patiently taught me along the way which helped me gain confidence in my own decisions. We looked at homes with a fine-tooth comb and found some ugly realties in homes that looked “perfect” on the surface. Not only did he advise me against bad purchases, but he also encouraged me to see the problematic areas for myself. I ask a lot of questions—not because I ever doubted his judgement, but because he has so much knowledge, I’d never pass up a chance to learn from his wealth of experience.When circumstances arose that required me to sell the rental, once again he delivered far beyond my expectations. This was extra important since we were living out of state. Karls team took care of our house like it was their own. At that time I was very impressed with what I felt were actions and efforts way beyond what I thought a normal agent/broker would do. I mentioned to Karl that we needed to sell our parents family home at some point in the near future and wanted to visit with him about it. After getting to know Karl we signed on with him more than TWO years before we actually put the house on the market. Karl and his staff are action orientated folks. Since Karl had done a great job finding excellent tenants through the years, and ensuring the property was well maintained between tenants, we were in a really good position to put the property up for sale. Karl worked with me to come up with a plan to sell the property well before the tenants were supposed to vacate. Once unoccupied, Karl moved quickly to turn the property over to be ready for showings. And within a couple of weeks we were able to get an offer and begin closing. Karl Kennerly was an excellent property manager to us for the two years that we rented in Allen. Karl‘s responses were quick and professional whether we contacted him via text or email. The day after a major hailstorm, he reached out to ask us about our safety and potential damages. We didn’t suspect anything worse than a few banged up gutters but he sent over a professional to assess the damage, and a few weeks later, we had a new roof. He also listened to our concerns about our side yard becoming swampy due to poor drainage and had pavers installed so my kids could have a place to play. In both situations, Karl chose quality contractors to perform work on our home. He’s extremely fair and understanding. You can have confidence renting through Karl as he is acutely aware of his properties and is careful to maintain them so you and future tenants can have the same great experience we did.

My wife and I never figured that, when we moved our family to North DFW in July 2012, we would end up renting the same home for ten years from Kennerly Properties, but we think it was divine providence that brought us all together: they have been a God-send for us. They provided us with a clean, well-functioning home, and were always quick to address any issues. The folks at Kennerly Properties only call on experienced contractors that do quality work to service their properties. We never had a single issue in ten years of living in this home that was not taken care of within 48 hours or less, including the AC not working in August one year (they treated that like it was their own AC unit that went out!). When we told them that we would be moving out upon buying a new home, they went above and beyond to coordinate with us and our schedule to get the house ready to lease to a new family; there was no pressure whatsoever to get out.These are good people that will treat you & your family right; all they ask is that you care for their property like it was your own. I have worked in the real estate/mortgage industry prior to moving to Texas, and I can tell you (with authority) that you wont find another property management company that does things the right way like Kennerly Properties.

I cannot thank Karl and his team enough. Elated is an understatement. If you are looking for a professional, fast, organized, caring real estate company then this is it!! I moved out of state before my house was placed on the market and they kept me informed every step of the way with emails, texts and videos regarding the progress of the house. It was placed on the market on a Thursday and by Sunday the deal was done, nearly $45k over asking price! WOW! Big kudos for a job well done!

I was a tenant with Mr. Kennerly for 3 years and it was the best experience! It was my first rental home after graduating from college and getting my first job and they worked with me to get me approved even though I didn’t have a lot of credit.Mr. Kennerly was the best landlord I could have ever asked for!! He always acted and responded promptly to any issue, which was so appreciated. I made a request to have the AC unit looked at twice in my 3 years because it wasn’t cooling all the way (which is so important in Texas summer when you have kids!) and he had a repairman our the SAME day, usually within hours! Mr. Kennerly is so attentive and caring. Right before we moved out (in June) a worker hit our gas line and we had to leave our house for several hours while they repaired. I contacted Mr. Kennerly just to let him know about then incident and he immediately offered to put me and my children in a hotel so we could have a cool place to wait out the repair. So if you are considering renting anywhere in DFW please look with Kennerly prosperities!! Seriously, having a landlord who is attentive and cares about the wellbeing of you and your family is invaluable.

Karl was a subject matter expert on all things house. His vast experience with his property management firm allowed him the ability to be able to point out myriad issues other agents simply arent able to see. We would walk through a house and see nothing but things we liked. Then hed walk back through with us and start to point out things we never would have caught that would have ended up biting us in the long and in some cases short term future.He is well known throughout the DFW community and operates with the highest level of morals, ethics, and integrity. I wouldnt use anyone else besides Karl, period!

Also I received $3,500 assistance in closing cost. Karl received multiple bids for my home and I’m sooooo thankful for his expertise and knowledge in his profession. You can’t go wrong with Karl Kennerly . The closing cost, repairs, biding, title company, escrow all explained in layman’s terms.
