Upon viewing the home to moving in, Invitation Homes has been very attentive and helpful throughout the process! Our move-in orientation was extremely beneficial and worth the time. Ashlee Borque was available for any questions, putting in a repair order, reminding us of next steps and emailing applicable documents or contacts for a smooth transition for moving in! She is wonderful! We have had an easy and problem-free experience the whole way! 10/10 recommend from our family!

I haven’t had to call Invitation Homes for maintenance very often but have appreciated that when I have, the service is responsive, professional and friendly. Mark recently came to help with a door issue and ended up identifying a coupleOf other house issues that I wasn’t aware of. I think one of the things that I enjoy the most about leasing from Invitation Homes is the communication. If there’s a work order out there that needs to be done, we are informed the whole way, when to expect somebody and they work around our schedule. So overall, our experience has been good.

We have been rented with Invitation Homes for about 6 months. It has been a great experience. We moved from out of state and were looking for something quickly. We found the perfect house and Invitation homes worked with us to quickly move through the process. We have had to have maintenance out once for a garbage disposal wearing out and it was the most positive experience I have had with a leasing company and their maintenance department! Definitely a company I recommend renting from!

The rental experience with this company has been great from the very beginning of the process. Had an amazing technician, but invitation homes did not pay for the mat under the carpet which they took out, so the floor is unlevel. Although it started off as a rocky repair, they reached out immediately and sent out technicians the next day to get it fixed. It’s fixed now!

I’ve was nervous about invitation homes after reading many bad reviews but we’ve been leasing with them for about 5 months now & we haven’t had any issues as far as customer service, maintenance and no extra charges on our rent yet. Waiting to see if this continues until we renew our lease but so far so good!

How to reach out on things like AC not working and how we need to ensure we are present on repairs. He was very professional and I like on how we went thru each room inspection and verifying that all thing where in working order.

There maintenance portal and maintenance protocols used to fix issues is very advanced but with technology it can be a little stressful. So when you submit a work order, you will get 2 emails or anytime someone touches it, 2 more emails, and also 2 text messages, and when someone touches it, 2 more text messages. So you will have a day filled with endless emails and text. Then once it’s completed, that day same thing over 8 different messages. Lastly for emergency maintenance like your car is stuck in garage, you call and are connected to some India company contracted to answer your call. You can barely understand there accent, and you can hear 12 different people in the background talking so loud you can barely hear what there saying. This will initially make you very angry but invitation homes acts quickly when you do call them for any issue so just swallow your anger and know once they type what your issue is, help will be on the way. I do have to say they move quickly to fix your issues but with endless text and emails.FYI I was reading reviews and last month Gustavo Gayden is complaining about his water damage in his house. Dude I’m goingThrough same issue in burleson texas but if you were a homeowner you would be screwed also, yes it takes time cause they have different contractors coming to our house and doing certain things, but you need to be patient, stop using your kids as a excuse to complain cause you know you can’t afford to fix this if it was your own home, you would be shopping around for a vendor to do it the cheapest, guaranteed slow progress as much issues as your pics show. Just cause your renting doesn’t mean you can blame invitation homes, they trying to find local business that’s rent going to screw them over also. Same as you would. Your one of those homeOwners that blow stuff out of proportion man. My home is tore apart right now, holes every where, floors pulled out, drying fans are staged everywhere to and I have 4 kids, these issues can’t be fixed overnight so just chill dude.

Kimberly Quach Was fantastic in every way Possible with her knowledge of the situation between our old property management company and This company invitation homes taking over between the billing and the updates updates on How to make payments And then some she was able to resolve and solve our questions and concerns within The phone call conversation duration. She is definitely awesome and I would say she deserves a raise for sure, again she has been the most helpful person so far with invitation homes that my daughter and I Have spoken with for knowledge & account issue resolution. I also today had a technician by the name of Alex that came and fixed our locks and he was fantastic he did a good job all the way across the board fast efficient and knowledgeable thank you so much for great maintenance.

The application process was super easy. I did have issues with sending in a form because I received the docusign back that said completed but within the document it said to request for more information. I missed that but it took a couple phone calls and days to figure out why I didn’t receive my lease to sign. Once I resubmitted the form I received an accepted notice and the person who received the docusign did not give it to whoever needed it so it took days to figure it out. And I signed the lease the day before move in which was very stressful.I was told there would be another clean before we moved in since the house was sitting there for awhile and when we got in there it was a little dirty/dusty. We had a couple other minor issues with the toilets not working and missing garbage door openers. But even with all that I would still use them again because the process getting into the home was very easy. Putting in maintenance requests are super easy and getting someone to come out is easy as well. I really enjoy the home I’m in.

We have lived in an Invitation Homes home since May 2020, and just renewed for another 2 years to 2025. We have always had the best experience with them, from getting maintenance needs repaired quickly and correctly to needing a couple of extra days on rent. Our technician, Mikey Camacho, did the best job replacing the rotten portion of the fence (seen in pic). Communication, honesty, and follow-through are always key to having a happy rental experience. Invitation Homes is one of the best (no I dont work there). We plan on utilizing them should we need to relocate to another city or state in the future.

New issue: Our ice maker stopped working again but this time they replaced the ice maker so hopefully we wont have any more issues. We been living here over a year we signed another 18 month kease, weve had no issues with invitation homes. I just wish they had a buy out clause since we are buying a house but if we find one to early it will cost us quite a bit to get out of the lease. That is the only negative thing we have regarding invitation homes. But the house and maintenance are all great.Marcio the AC tech that came out was very prompt and professional. I appreciated that he called me to let me know he was on his way so I could get off work to meet him. I had requested from the lady who I spoke to in the early morning to give me enough time to get off work but I never received a call from them. They did call after I was already home since Marcio had already called me letting me know he was on his way. Dispatch just needs to do better about communicating with clients. But other then that everything has been great.

My family has been tenants with Invitation Homes for 10 years now, and we have had a wonderful experience.Any time we have a maintenance request, it is answered quickly and efficiently. I haven’t met a tech yet that hasn’t been personable as well as knowledgeable….shout out to Alex for being amazing!The renewal process is also so easy and well-executed. They do their best to let us know of any changes to the policy up front before we sign.All in all I would recommend this company 100%. The fact that we have chosen to stay this long stands as a testament to the quality of service they provide.

I recently had orientation with Theo. Like a previous review said, I was not thrilled to have a random person come into our home but Theo put all that to rest. He was extremely friendly, respectfull and polite. He was also very informative and answered all of our questions and concerns. During orientation he saw a tree on our front yard that looked dead and said he would get it removed immediately without me even asking. My concern was that it would hit a neigbors car. Well, the trees gone now. :) He has an amazing raport with tenants.I was worried at first with all the negative reviews but I always take it with a grain of salt because it unrealistic to assume we can determine which complaints are justified. If these past 3 weeks we have lived in our home is indicitive of what our experience will be for the next few years, I am EXTREMELY HAPPY we have gone through invitation homes and even HAPPEIR with Theos GREAT SERVICE!

This review is more thank you to IH for partnering with Gregg Emergency AC and plumbing. Roman, from there team at Gregg, was awesome and helped us solve a big issue in a short time even leaving us with next steps and a commitment to take additional action if needed. My only issue with IH is that we’ve had two home quality checks from their maintenance providers (NOT Gregg AC) where our outdoor AC unit was not even thought of or checked during the home check ups. Could’ve saved a lot of time and money if the professionals from the previous visits had thought to check this part of the home.

But a one Kimberly Quach stands out as by far the most professional, efficient, understanding and patient one I’ve encountered. She takes her time and review your ledger proficiently and she gets to know her callers (clients) more personally, so that when you call in she is able to address your situation on a level that makes you feel the compassion from a professional and personal stand point. That really warmed my heart as I have sick child and on treatment. Most technicians hates when I ask to take shoes off (I can tell from their face). We have found the most amazing maintenance technician to come to our home and listen to our Concerns And thoroughly inspect problems. Tony Hebrard came out for our Yearly inspection And not only did he take a look at everything took the time out to talk to us, but he came and fixed things that had been Issues for quite some time, We had technicians come and slap Band-Aids on. But Tony has came out twice now and had solutions to make us happy renters. (Advocated for a window that needs replacement, resealed our front door, replaced our sliding doors, fixed our electrical outlet that hasn’t worked) invitation homes, you are so lucky to have a tech like him! Thank you Tony!!

We have lived in our property for a year now and renewed for 2 more years. My fiancee and I have been extremely satisfied from the start. We’ve had a great experience with the leasing staff and the maintenance crew. Our home is top notch with many updated features like, new cabinets, sprinkler system, tile flooring, carpeted bedrooms, bathroom upgrades, I could go on. We just had a maintenance visit from Kenney to repair some issues we were having. When Kenney arrived he was very polite and professional. We did a walk through to discuss the issues we were having, he explained the problem and also the solution. (He even let me vent about being on hold with an agent after 30min, just to have the call dropped, haha). Kennedy Performed his maintenance, and even went to a local hardware store to purchase material he needed to finish the job. He could have brushed it off for another visit but he handled it promptly.Great company, great service, great guy!!! The maintenance technicians that have come out to assist me have been so helpful in many ways. Clayton was the first. He helped with getting my dryer connected with the outlet on my dryer & made sure everything was in working order. He also helped me prepare for the freeze before it came to protect my house and outside spigots from freezing as well. Robert was the second technician. He helped me get my ring camera set up, after multiple tries myself, it worked immediately when he assisted. He checked my water heater, told me where to put my ac filters and even helped mount my shower curtain. Overall great experience with both of them. I know my daughters and I are in good hands if we ever need anything maintenance wise on the future.

It is important to closely pay attention to email correspondence every day and throughout the day because on Ressurection SONday, I received my approval letter!! 😀 Every grown person in the house, responsible for bills or not, must sign the lease and create an app within the main app. I dont like it but its the Texas way. I truly believe this will be a beautiful renting experience. Thank you Invitation Homes for my YES! I gave max stars because nobodys perfect, and if I had to choose again, Ill choose you. I never experienced online processing coming from Louisiana, but whoever is afraid, TRUST THE PROCESS. Delay is not denial. God bless.Update: The maintenance technician, Mark, was also great. He was a complete gentleman and completed the expected tasks. Chris is also fantastic! He identified problems that he saw and gave advice if I had any other problems in the future. We loved absolutely everything about the transition into our home with Invitation Homes. The only thing I would say needed a tad bit of work would be including the mandatory fees in the rent price. We spent a little bit more than what we wanted. But other than that the customer service was extremely, helpful, informative, and friendly! They were patient and such a great team. First would like to say, I have enjoyed leasing from Invitation homes for the past 4yrs, and I always seem to have the most professional technicians come for either procare or maintenance. This recent visit was from Chris Guerrero, he was very professional, and identified the issue with our refrigerator and immediately looked into ordering parts for the repairs. Also did the procare visit, and made sure I knew my responsibilities and made sure I was aware of procedures to take if theres any water leaks, to avoid further damage to property. Very professional.

The leasing process was very easy. Valencia was my leasing agent. She made herself available whenever I had any questions and always got me to the right person. Also, the website shows you any potential fees that you may have to pay per month that arent included in the rent. While I wish there was a little more indication that there would potentially be extra fees, its nice that everything was listed out, so there were no surprises.

Eventually my lease was not renewed to the foundation and not only that, they took most of my deposit and even though I am disputing those charges they are just giving me the runarounds. We recently just had a change in our management company from Streetlane to Invitation Homes - being in apartments throughout life, usually when there is a management change that means bad news in most cases - I have to say the swap from SL to IH has been insanely smooth. The previous management company didnt much help us out with anything when it came to maintenance on the home we are leasing and never answered emails or phone calls about any questions - weve been here for a year and still havent received an HOA rules or know if we can use any amenities in our community, insane. Luckily, when we swapped over to IH it was around the same time of renewing a lease - my roommate is moving out and Im staying so that whole swap of tenants and resigning a lease was SO smooth even with a couple snags in information, security deposits, etc. Valencia Cannon has been the sweetest when it came to the situation of renewing and Mark Bottoms and Aleksandr Martirosov with maintenance have been insanely top notch - awesome guys that are there to help, educate, and hold an actual human interaction/conversation with while they are in your home. I couldnt have asked for better people to come in and help out with some minor maintenance issues inside and a fence repair outside.I also recently spoke with Account manager Kimberly Quach - Im not sure where Invitation homes is finding their staff but another amazing person to talk to. First off, called the main phone number and it got answered by Kimberly, no transferring around, she helped out with my initial issue and then had the aUdAciTy to look into my account and FIND an issue to help me out with, something I didnt even know about - and in the long run, shes saving me over 400 bucks in Novembers rent.All of these people mentioned are key players in this company, boost the metrics, get them a raise, a bonus, whatever this company does (hopefully not a pizza party) they have gone out of their way to make me feel comfortable, helped, and supported. This is what I expect out of a management company and I do hope that this review helps motivate yall to keep on being who you are - because it honestly feels like youre there to help us out, thats truly special in the current world we live in.Thank you, yall are appreciated.

We’ve had issue with our thermostat being offline so we couldn’t control it via the app. Over the past year we’ve had several people out to fix it to no avail. They change the thermostat out but I never goes online. I finally gave up trying. I decided to give it one more try. The guy came out last week. Changed the thermostat and said it will take up to several days to show online. A week later it still wasn’t showing. So I made a request for someone to come again. Robert H came out today and fixed it within 5 minutes of arriving. Didn’t have to change the thermostat! He called me to let me know his eta and arrived on time. He was respectful, knowledgeable and helpful. Made sure I knew how to control the thermostat on the app and gave some extra tips. I hope he is the one that comes out to address any issues we may have in the future.

Im actually very shocked to see such a low overall rating for Invitation Homes! We had such an EXCELLENT experience with them from Top to Bottom. First, the viewing experience when we were looking to rent a home was so easy and convenient. Did not need to schedule appointment with a realtor; instead we just found several properties online and through the Invitation Homes website. Then we were able to view the homes after a few security measures and utilize the lockbox and technology to schedule our viewings at times that worked for us.All 5 of the Invitation Homes properties we viewed were in Excellent condition throughout! After having seen multiple properties leased by owner that were in bad shape, this was very refreshing. The home we chose was such a value - beautiful and large rooms with a fabulous staircase, solid sturdy floors upstairs, and updated fixtures and appliances throughout! There was no musty smells or greasy kitchen cabinets as we had seen plenty of in some of the other homes wed looked at. Everything worked and was in good condition to such a degree that we did not even need to list items on the move-in sheet as we have in past situations.We did have a few minor maintenance situations throughout the lease period. Each time after scheduling a maintenance request online, a very polite representative confirmed the appointment...no issues whatsoever. Using the online portal to pay the rent each month was very convenient also.We only moved out because of a job change location. The move out was pretty seamless also and because we kept the home in tip-top shape throughout our lease, we received our full deposit back. Throughout the process every person we dealt with from Invitation Homes was professional, polite, courteous and responsive! 5-Star experience!

The ONLY reason Im giving 5 stars is bc of the amazing service done by Dave. Invitation homes is HORRIBLE to deal with. But Dave ALWAYS provides prompt service and manages to fix just about everything & does it quickly as well. Super friendly, understanding, & just a great guy all around. If you ever have maintenance issues, please ask for Dave. Its the only hope of getting any real help.

Robert H was so awesome and professional. when I opened the door I was greeted to one of the biggest and warmest and friendliest smiles since dealing with maintenance with invitation home. He came in and attacked the issue and now my disposal is working perfectly again. If I could request a maintenance man every time I have an issue I would definitely ask for Robert h again thanks Robert and I hope we all finally have an end to all these scam calls about insurance etc. LOL have a great day.😊

You know I have been a resident of Invitation Homes now for going on 3 years now and I was hesitant to sign on after reading some of these reviews but I am glad that I gave them a chance because I have never had any bad experiences with them. If I have any issues I send them an email and I get a reply. If I have a maintenance request its always fixed within a few days. If youre reading this review wondering if you should lease from them then yes you should lease. This is a great company to lease from regardless of some of the negative reviews. Also my latest maintenance request was performed by Brian Ford. This man was on time and very professional during the few hours that he was at the house. We appreciate the work that he did and that he fixed all of our issues. Also want to Thank Amanda Earll with the Arlington Texas office for helping me with the renewing of my lease. She is also always very easy to get in contact with and is always very helpful. And the biggest Thank you to Joseph Kim and Kimberly Quach, everytime I email them for anything I always get a reply the same day and I appreciate that. Its hard to find a great company like Invitation Homes to lease from.

I reported an issue with my dishwasher to maintenance on 9/3/21. There was an issue with the water backing up in the bottom of the dishwasher and flooding my kitchen floor and the water was not spraying upwards washing items on the top rack. Several people were sent out over and over again to deal with the issue. Nothing was being resolved. The people coming were saying it’s under warranty. The warranty people were saying we have to order parts. This continued on and on. At the end of October I was fed up and called to speak with our original leasing agent. Aarionte Boyce answered the number I called. She asked what was going on. I described all of the problems I was having to her. She sent emails to maintenance while I was speaking with her. She also gave me phone numbers to contact the people she emailed incase I didn’t hear from them. She was extremely patient and kind. Aarionte told me to call her back and gave me a direct line to her office if I had any further questions about the dishwasher. I touched base with her a week later and there were people there the next day to look at my dishwasher. Currently my dishwasher is scheduled to be replaced and I have been assured that a new one has already been ordered. I truly feel like this issue is only being resolved because of her involvement. If Invatation homes has a customer service class for new hires they need to have her lead it. If all people in customer service positions showed the care and compassion towards their customers that she has the consumer world would be a much better place.

Valencia on the leasing side and Diane on the onboarding side of the process are the best kind of people. Helpful in every way. So far this rental experience is well put together and impressive. We found the perfect home for us and Valencia was making sure that we were taken care of throughout the approval process, and took care of the snags that were hit along the way. If it wasn’t for her work there, we may have had to settle with a smaller home. Can’t thank you enough, Valencia!!Diane was a blast to do our orientation with, a kind and knowledgeable person that showed us the features of the home, what to expect, and when to expect it. She even let us use her tape measure to make sure a new sectional would fit when I forgot my tape measure at home. It’s these things that have made Invitation Homes a sight for sore eyes in todays rental market. Just good folks helping people find the right home.Thank you both, everything else about Invitation Homes has been really well put together, but the efforts and expertise of Valencia and Diane are just outstanding.
