I have been renting from Hudson since March of 2024. We unfortunately will not be renewing the lease in March due to our commute distance changing but we are so sad to be leaving.They are extremely easy to work with, any questions are always answered, maintenance was prompt whenever we had any issues. The move in process was so easy that I almost thought I was being scammed. We toured, applied, signed our lease, and moved in within a week. Everything was done electronically and our keys and door code were emailed to us. The neighborhood was peaceful and clean.I would/will absolutely rent from them again in the future.Thank you Hudson -

From information on specific topics regarding the lease we were unfamiliar with, to the lease being approved and signed, she was there to inform and guide us in every step of the process. I needed help in the proposed rent increase offered by HHM. Erica helped negotiating a fair increase. She was very professional and a pleasure to work with!After the expense of maintaining the lawn, planting a new tree for the front yard, installing a storm door on the front and a back screen door, had a perimeter fence installed for safety. Plus, we never been late on a payment for 3 years, a large rent increase was just not fair in our point of view. We are solid tenants but we are on a fixed income. We are established in this community and respected for how we keep the property. Please see before and after photos of the lawns front and back. -

I never had any trouble getting in touch with them, and they typically responded to my emails within a day.While the property itself had several problems, I have no complaints about the Mid-Atlantic teams support and responsiveness. -

I had some issues with my house on day 2 of moving in. Hudson homes did not hesitate to get the issues fixed.. They are very easy to get on the phone when you need to speak to them. Despite the bad reviews and the ratings of 1.5 on Yelp, Reddit and Revdex (BBB shows A+, Trust Pilot 4.9 out of 5 and 4 out of 5 stars in Google), my wife and I decided to give Hudson Homes a chance as well as offering the 1 month free which is due in April which will determine my follow up review. We originally thought we were getting March so it kinda threw us off a little which made it inconvenient. Im really impressed with how Hudson Homes is really organized. The response time to our inquiries is really quick and the staff has been wonderful to work with. I was also worried about the transition to a similar Wall Street home rental type which was also getting bad reviews and lawsuits occurring with requests to changes in the law. So majority of reviews Im seeing is that once you are finally moved in the biggest complaints about these companies that there are unknown charges, long wait times on repairs or work orders and resolutions complete long after a report to BBB. So far Hudson Homes has proved an excellent company to work with. Weve been tenants from another company for 5 years and never missed a payment and aways on time and moved 3x times to different locations in the states. But we want more than living in an apartment, we would like to find and rent a house instead. Hudson Homes has provided that opportunity. Big shout out to Deriel shes provides excellent customer service! She deserves a raise and promotion! Im highly impressed! So far Hudson Homes has made our dreams come true! Thank you Hudson Homes!!! -

Weve just about concluded our 2nd year renting with Hudson Homes and I just signed a renewal for a 3rd year. I too work for a nationwide property management company and believe myself to be a decent judge of competent property managers and I genuinely have nothing but good things to say about Hudson Homes. Granted, I can only speak to their Florida market, but everybody I have ever worked with has been very pleasant, friendly, professional, and helpful! They have always been prompt in responding to service requests and both of my renewal offers have been very fair. The online payment platform and resident portal is very easy to navigate and billing is easy to understand. The only thing that would make my experience 5-star worthy would be if 1) pest control & lawn maintenance were included in the cost of the rental, and 2) if I could be allowed to install a fence around the backyard (lease does not allow for this). But regardless, were happy to be staying with Hudson Homes for another year! -

I rented with Hudson Homes for three years. The company that handled maintenance issues was always prompt and took care of anything I needed. At first, I had difficulty getting in contact with a corporate representative from Hudson Homes for several things that popped up over time. That all changed with the introduction of Ashley Arnold, who I have to say was a true blessing to work with. She was fantastic; she always responded quickly to my phone calls and emails throughout the move out process, and she was genuinely kind and caring. She deserves a promotion! -

Overall great experience. The staff are very kind and professional. Top notch customer service. Over the moon with our interactions with all of the staff including maintenance. The home is very nice and clean. There have been numerous technology issues due to the fact that almost all of the leasing process is online. Even with numerous emails with explanation, it still was not a super smooth process; I suspose if we were younger, it may have been easier. There is definitely room for improvement on the app/website side in my opinion. When I click on lease, a lease should be there to print not just a basic explanation of the lease info. The two different portals create confusion once you actually are approved. But so far, very happy we chose this home and this management company. More than 5 stars are well deserved! -

Im not the review writing type of person but, based off of the service I have received from Tiffany at Hudson Homes Management I had to. She was the only one to solve an on going issue I had since the beginning of July this year with going on a month to month basis and switching back to renewing Agreement. She always responded in a timely manner and was so respectful every time we communicated. I had an issue with a gas charge on my bill in September and I called about it and was told to send what I had to an email address and when they replied they told me it wasnt anything they handled so I called who they told me to call and I got a run around and never heard from anyone so I called back on 10/16/23 and got a run around again with no resolution just told to talk to someone else so I called back again on 10/23/23 and spoke with someone who was no help and just wanted to talk over me and was told again to send what I had to an email address and they would get back to me by the end of the week so I did that and I didnt get a response again so on 10/31/23 I called again and spoke with Sandra and she jumped right into action and on 11/1/23 she called me back first thing in the morning and told me what she was told and then I spoke with Victoria and she rectified the situation. It was a minor problem that could have been fixed with my first call. They both are amazing. Great teamwork. Cant say enough nice things about both of them. Thank you for all your help. You need more people like them working at Hudson Homes. -

Overall the rental process was very well executed. Staff was very helpful accommodating and knowledgeable. Only downside was addition cleaning we had to do when we arrived from out of state to move in to home. Downside of not being local. Upside, the house was pretty well represented so no surprises and the maintenance team have been very responsive when needed. -

Ive been in this home for one year and had previous minor maintenance requests, which have always been proactively handled each time. I never had to call twice for them or in some cases once, since I submitted the request online.This week I put in a request to add a feature to the home which initially was marked completed and went silent.Persistence doesnt always pay off. But this time it did with the helpful nature of Tiffany among a few others who led me to her.Tiffany listened to my request and immediately got down to business in finding an answer. Then she followed through with the paper work we needed. Thank you very much! -

My move-in coordinators Ellie and Mariya were phenomenal. Prior to submitting an application for rental with Hudson Homes, I had a bad experience with another property management company. Hudson Homes made the process easy and efficient. I did a self tour of the home twice. When I completed the application, it was done through a portal with clear instructions and steps. Their website also explains everything in detail. I also called the property manager to ask some questions not listed on the website and the individual was very knowledgeable and honest. I was approved for the rental within 24 hours and assigned a moving concierge to help me day of. So far it has been a good experience and hoping it will continue to be for the term of my lease. -

Ive lived in a rental from Hudson Homes for four years now. I can honestly say their customer service has only gotten better every year. I had an issue with autopay and less than 24 hrs later Tiffany fixed the issue and personally called me back to let me know. They stay up on their homes. Ive had septic tank replaced, water heater and french drain in basement all replaced along with minor fixes. I have to say we love the home we rent and highly recommend Hudson Homes. -

My home is in Florida and Hudson Homes is located in Texas. So waiting for maintenance has always been an issue. Recently I had a situation that was just my last straw. Loni Warren has come to my rescue! She had been amazing with helping me get things done and in order so I can continue to live in this home I rent that I love. Without Loni I most likely would make plans to move in April. She has renewed my faith with this rental company. HH needs to put Loni in charge of all resident relations and if so they will find all their residents would be much more happy. -

VINCE BIRMINGHAM WAS AWESOME! He provided a very pleasant approval process for me, super fast and efficient. I did get approved for the home I was interested in. Im just not satisfied with some of the disadvantages and policies listed on their lease.No house buying clause and they only give you 24 hrs to sign the lease and pay the deposit. Feels a bit rushed.There were a few wears and tears, carpets werent cleaned, etc. in the home and it was said that this would discussed after signing the lease. However, the lease didnt mention anything about this so this is not guaranteed and Im super picky and OCD.Also, I started looking for a home prior to 60 days of my current lease ending and chose the date that their application allowed as the Move In Date and they refused to work with me on delaying my move in date by 2 weeks.Other than that great experience with these people. They dont make the rules so I cant blame the people trying to help out! :)I still have a few hours to make my decision. -

This 5 star review is specifically for Chance in the property management maintenance department. When he was finally assigned to my case I had a great experience. He gave me a direct number to text and call if I had any issues with his contractors and he consistently followed up with me to make sure everything was completed.However, let me explain what I had to do to finally get in contact with Chance. First, I contacted the emergency maintenance line(since it was after 7pm) about my AC not working in July when I came back from vacation and my entire house was 90 degrees. They said theyād send in a ticket and it would get handled. I then got an email that said they would come and take temperatures at the house and inspect the system within 2-3 business days. I follow up with the maintenance number the following morning to explain the severity of the situation to only be blown off and told itās a busy season and thatās just how it is. I ask for permission to handle it myself and none was given of course. So they finally give me the number to call Hudson homes property management and talk to them myself. So I call them, after going through several options and waiting on the phone for 10 minutes I get in touch with Hailey. She tells me sheās going to hand it off to chance. I ask for a phone number to reach them directly and she said, āI donāt know why you need that informationā ummm hello Hailey but going through that process was not fun and my house is 90 degrees. Donāt you think better customer service is warranted? But I digress, she finally tells me chance will be getting involved and from there the experience was perfect.In short: ask for chance if you need emergency AC work done on your rental. He seems to get it. No one else up there did from my experience. -

The BEST company EVER!!! The customer service and the professionalism is one of a kind! I applied online to such a perfect home and Kirsten immediately contacted me and helped me through the entire process! She went above and BEYOND to get my application through to screening so that I could have my response today! I am SO HAPPY to say that I was approved! It didnāt stop there⦠the move in team also followed up with emails and calls to ensure I understand the next steps and to prepare me for move in. 5-Star Review for Leiah, who helps with Florida properties. She was phenomenal in helping resolve some one-time issues we had with our recurring payment renewal after 4 years of renting from Hudson. I would say honestly 3.5 to 4-stars for the company, as we have had an issue with a shower in the Master Bedroom for the last 3 years, and for some reason they keep putting a band-aid on it instead of properly fixing it... also had a pipe break under the concrete slab and had to pay for the huge water bill from the leak until it was repaired... and they would not compensate for what I got charged even though it was reported immediately. -

She was very nice and was sure that she understood what I needed, so she could transfer my phone call to the right person. So far so good! I was just approved for my application and after seeing a lot of bad reviews I was worried although after a quick call with Deriel, I was reassured that this was my best choice for my lease. Also after actually reading my lease terms I wonāt be shocked when I have to clean my own gutters or pay a late fee if I donāt pay my utilities because again, itās all in the lease. So happy to make this step with Hudson homes and I will be updating my review after move in and at the end of my lease in case anything changes :) -

Ive been with them almost a year now. I can see why people complain about the application process because there is a lack of communication during that process and it is shady at first but it turns out to be legit as long as your the first one to get in your approved application. Everything else has been wonderful for me in Central FL so far. Any time I call in a maintenance issue, it has been handled right away. That goes for A/C and door frame/lock issues. Ashley Morse has been the one who has had the most professionalism to respond to all of my emails. Unlike other people in management companies. Whether I have good news or bad news, she is on top of her game and always lets me know that she is in receipt of my emails and does what she can. I highly appreciate her responsiveness. Now I will say, Our renewal did have a MAJOR rent increase for 2022 due to everything in the market and insurance here spiking this year. I feel It was a bit exaggerated though, over the top. However, I expressed my concern over the rental increase and asked them to consider a compromise for a more affordable price, and that they did. They actually worked with me and I appreciate that. Unlike my last rental company. So far, I have been happy with Hudson Homes. -

I am a happy renter today! I was having ongoing issues with my account for a few months, it seemed like the issues could not be resolved, and so many fees were adding up. However, today one of the managers, Kirsten, stepped in and resolved the issues so professionally and promptly! I really appreciate her due diligence, because I was so frustrated with the issues that I was going to submit a bad review on Google and a complaint with the BBB. I never like to be one of those people submitting complaints. I only like to leave positive feedback, but I was almost at my wits end, so I am extremely grateful for Kirsten! Hudson Homes should most definitely keep her around and reward her with a bonus and a promotion! -

Just finished my first year with Hudson Homes and it has been great! When we first moved in there were some minor issues that needed to be fixed. Someone came out the next day and fixed everything correctly and in a timely manner. If I have any questions or concerns an agent is happy to help and give you as much information as possible. Our rent did increase by 200.00 dollars for this years lease but we expected it. Any request we have about the property they have honored and made sure we are comfortable. Nice company to rent from. -

EDIT: Hudson Homes loves to take your money, but will screw you over on the way out. From failing to give me 60 days notice of end of lease, to having to call and email repeatedly to get that 60 days notice, the fun of dealing with this company just begins.Then when you leave, they dont just take your security deposit. They take it and a little cherry on top. The most fun final charge was Move Out Damages - Mow and edge grass ve for 502 dollars. Ill be the first to admit I didnt edge, but it darn sure was mowed and even still 500 dollars for mowing and edging is WILD.So renter beware. I had an issue with fees and called and talked to MeShelle Smith. She took a look at it and let me know that she had to forward it to their accounting folks to review but would let them know what we discussed. MeShelle did an excellent job, she listened to my comments and understood what I was sayting. I really appreciated the fact that she listened and was very honest about her response. She couldnt make a decision and it was possible that part of the fees might not be removed but check my account in a few hours to see what was removed. Fortunately she must had been able to convince the accounting people the the fees were a bit much and they were removed. -

This experience is one to remember. I received two methods of communication about an hour after the completion of my application. My representative, Kirsten J, was very polite and professional when explaining what I needed to do next. She provided me instructions with a promise to call me back the same day, Kirsten followed through exactly how she said that she would. I am truly amazed at this process! We could easily access our rental the first day. They did have the physical keys in a spot that was hard to locate, but once we found them everything worked as needed. After completing a walk through there are some cracks and scratches in the floor and some of the sprinklers are not working. Overall, we are happy with the house and neighborhood. -

I called in and Dwight answered, was immediately friendly, listened to my concern and got me where I needed to go to get my issue fixed. (Which has been fixed almost immediately) He checked in later with me and let me know if I had anything else that needed attention heād help. He has great customer service! To add it was super easy getting in contact with Hudson homes and they were quick to fix the issue. -

Personnel at the NJ office is always clearly doing their best to provide good service and converse with tenants respectfully. Ive spoken with Pam, Sarah, and perhaps a few other reps. Someone whos name I forget in accounts receivable also left a very positive impression with me. Theyve always gotten right on whatever request Ive had.The corporate nature of the property management can sometimes translate to things getting lost in communication through the levels and departments, but over all the individuals I speak to are great.Also as a resident the company they contract maintenance/service calls through can be frustrating. Theyve changed providers and there is a degree of improvement, but Ive found generally the cheapest, as opposed to most competent, vendors are contracted to make the maintenance calls. For most issues Ive needed to make follow up calls to have the issue re-fixed and one or two cases the issue was never fixed to completion. -

I know a lot of people have beef with Hudson Homes but honestly, my experience has been good. I was so skeptical at first because of all of the bad reviews, I decided to apply anyway. Before applying I made sure I had all of my documents in order, thatās a HUGE VERY IMPORTANT thing to do since you must act fast with them due to the high volume of applications coming in. Once I applied I just had to submit a few additional documents and we were approved the next day. We had a couple of issues and delay in processing which caused me to panic for a week until I realized it was all due to the storm in Texas.. and their entire management team is located in Texas. Nonetheless within a day I had several team members reach out to me, the first being Andre. Andre was quick to answer my questions and make sure everything ran smoothly as the first move in coordinator was still out of office due to the storm. Iām thankful anyone even got to me. Theyāve called to check up and I couldnāt be more grateful. I do have to say, the application process is not what everyone hopes but they fully disclaim everything right there in clean writing. I hope my experience with Hudson homes continues to be a good one as I transition from applicant to resident! Andre is great and I hope he continues to keep in touch throughout my experience with Hudson Homes- heās willing to help, personable and polite. -

I have been battling an ongoing issue with Hudson Homes since Sept 2020 and have spoken to many customer service reps and property managers who said would help fix the issue but never took the time to actually resolve the problem. It took almost 2 years before I finally spoke to Sandra Melendez, Who took this matter as a priority and helped to finally put an end to this ongoing fiasco. She noticed an error that I made on my application, promptly called me, walked me through the correction process and when I still could not correct it, she reached out to her manager to ensure that I could get it corrected. She kept me abreast on the application process and ensured me that everything would be okay, even when I became emotional. Through all of that I got approved for the home and she called to give me the good news and remained on the phone while I talked about how I have been waiting for years for the right time and place to move. I have been personally working with Danielle M from Hudson Homes and she has made my experience with Hudson Homes go so smoothly. In the beginning I had such a hard time reaching someone from the automated system to upload application documents and proof of rental requirements, but when I was able to get in touch with someone, who happened to be Danielle, Ive been in constant communication with her each step of the house finding process. Any questions Ive had shes answered them to the best of her knowledge and anything she didnt know the answer to she would get in touch with someone who did know and then get back to me promptly. My current living situation has been uncertain and stressful because my current landlord sold the property we live in and the new owners are looking to move in by Dec 1st. We are also currently expecting a new baby and the baby is due December 26th. We are currently a family of 2 adults and 5 children (soon to be 6). House hunting for our size family has been rough because of size and price but Danielle has helped relieve so much stress in such a time of uncertainty. With time running out to find a place, Danielle has helped us by reassuring hope and faith that things will work out for the good through her support and excellent communication skills. Since the day that we spoke she has not left our side with helping to be an extra pair of eyes looking for anything that fits our familys affordability, size and safety for the well being of our children as well as working the best she can to meet my husband and my needs. House/Apartment searching is not Danielles job description but yet she has taken our situation and personalized her role to fulfill quality customer service. Hudson Homes has a true gem representing their company and I hope there are many more people like Danielle working for the company. Danielle is a true mediator. She makes sure she fulfills the quality and expectations of Hudson Homes policy while still being professional but sensitive and considerate to the needs of the clients. My family and I have not found a place as of yet, but are confident that working with someone like Danielle that no corners are being cut or any stones unturned in finding the best quality home in meeting our familys needs. Lastly, When were ready to purchase our own home wed love to use Hudson Homes, along side Danielle, as our platform because we believe well have absolutely nothing to stress about with the example of quality services weve received this far.Thank you Danielle for everything!! -

We are still in the early stages / prior to move in. They have been really helpful and thorough. The turn around so far has been quick, and overall I would consider it a good experience. The customer service has been super helpful and really nice. The only negatives we have found so far is the move in date changing several times. When we first applied we could not choose a date before 11/3, but after we applied it was moved to 10/20. This would have been great, but then it was moved again after we were approved to 10/10. When we asked about this, we were told they only allowed 14 days after approval. I dont remember seeing that listed anywhere and was overall really confusing and pretty inconvenient. Im not sure if it is specific to our lease, but we also cannot choose our own water or electricity. It is expected to stay in the landlords name and we have to pay the invoices. I thought this was very strange, but overall I think it is a good experience. -
