We were extremely leery of property management companies when we started looking for a house in San Antonio because we noticed a trend in hidden fees; however, GRG is such a great company with no surprises.Not only were they extremely responsive and helpful with getting everything set up with our account (from application to setting up our utilities, portal, and insurance), but they were also extremely accommodating with us when it came time to schedule our key pick-up since we were moving from out of state.Pretty much everyone we encountered was helpful and friendly, especially Paige and Kara. I would recommend GRG to anyone looking for a property manager. We turned our keys over to GRG on 23 May before Memorial Day weekend prior to military PCS. They completed repairs/painting, professional cleaning, carpet cleaning, and had the house listed promptly. They found a tenant who moved in to rent the house in under a month (17 June). They’ve been responsive to emails since we’ve had tenants as well.

I would like to write a review on the Move Out Inspection completed by James for Global Realty Group. One of the most important things is to have documentation when the renters move out. This will eliminate any issues with funds being withheld from their security deposit. James inspection, and most importantly the attached report, were 2nd to none. Very detailed and easy to understand. Everything is listed by room, with attached pictures of what the problems were. With documented reports, and attached pictures, it makes the whole process of getting items replaced or repaired simple and the person/people responsible are held accountable. Gives the owner peace of mind when it comes to fixing the home to be move in ready. Thanks James.

My home rented out consistently since then, vacant long enough for cleaning and repairs after a tenant moved out and then Rudy would have another tenant ready to move in! He took excellent care of my first house and with the owner portal it was easy to see the status, upload funds, receive payments and up-date my address. Here is the five star review that you requested, I hope it gets seen:I have not had exceptional experiences with this company. Right off the bat, I was told the house was super clean, cleanest house ever. Wrong, when I got the keys and entered the house for the first time it looked like someone thrown a get-together and did a shoddy job of cleaning up. For example, there was a used pan covered with crumbs in the oven and it looked like smoothie was splashed on the walls in the kitchen and two bedrooms. The inside of the washing machine was wet, indicating that it had very recently been used and there was trash outside. Additionally, the water softener was out of salt and the trash bin has a broken lid.When I requested a work order for two fans that were not turning on the work order was dismissed and I was condescendingly asked: “Did you try turning on the light switches, they can be tricky?” I immediately put in another work request because I actually had tried turning on the light switches (I’m not a complete idiot, after all). Big surprise, both fans needed to be replaced.Right before Christmas, I was informed that they had been undercharging me by fifty-five bucks; so, I had to make up the difference for their mistake–which was about three months along at this point. Merry Christmas.This property has lots of gorgeous plants, I was genuinely surprised they didn’t reach out after the big freeze. I expected an inquiry about plants and plumbing, but never received one. Through the portal you may ask questions, submit work requests and pay rent. They send out payment reminders and even reminders about things going on that could affect your house. OUTSTANDING! I know Rudy Andabaker for over 10 years and he had always advised and helped me on anything related to realty matters. He was my property manager for two houses while I was away for three years in a military assignment. He took care of both houses with no issues at all for three years. Afterwards, he continued to be the property manager of my investment house for an additional 7 years with no issues; the house was always rented minus one or two weeks. Recently, Rudy advised and helped me buy my “dream house.” During the process, he advised me on the best place to buy and even advised me against buying a house that was not in my best interest. This is one of the things I like about Rudy, he will advise you what is in your best interest either if you like it or not. He will try to guide you in the right direction, but you always make the final decision. Ultimately, I got the house I always wanted for the price I wanted due to his advice. I still call him once in a while to get advice on the current market with the possibility of investing in another house. During this process, he also sold my other house in 3 days for full asking price.I will strongly recommend Rudy to anyone, especially military families on any realty matters.

The experience to sell my property didnt just start with putting my property on the market, it started with Roger being a good neighbor. **Five stars because otherwise theyll remove it** Would give this company a 0/5 if I could. Rented from this company and was completely dissatisfied from start to finish. Before moving into the house I was told our keys would be ready the MORNING of our move-in date, not only did I have to drive an hour to Cibolo to pick up the keys because they could not be bothered with coming to their own property (a reoccurring theme), but the keys werent even ready! Move in trucks were delayed because of their mistake and I had to wait until 3pm to receive the keys from a lock box AT THE HOUSE. The keys were at the house and yet Kara had me drive to Cibolo for essentially nothing. Various problems throughout the house at move in, hazardous sharp broken cabinets & windows, AC that was half-fixed at a snails pace in South Texas during the hottest months of the year. Random charges and non-qualified late fees appeared on our account all the time and the staff was too incompetent to understand their own software to fix said errors and brushed off their mistakes after trying to get us to fork over hundreds of dollars. GRG also has a resident benefit package that is a complete (but seemingly mandatory) scam for air filters--Ill spare the internet the saga of paying ridiculous amounts of money for non-fitting airfilters. Quick summary of other problems: rats in the walls, non-working reverse osmosis tap, switches/ remote controls for the lights and fans that dont make sense,, water damage from the attic, being accidentally auto charged +$750, non-working security system, certainly more Im forgetting/being nice enough to omit. If you like living in the heat in a home with shoddy repair work, inconsiderate managers, and counting down the days until your lease is over this is the company for you!

I decided to buy another home in Cibolo and used Global Realty Group services. Rudy and his team were honest, up front, and provide quick answers and solutions when needed.
