    This is the best experience Ive ever had renting out one of my homes. Two things always worry me about renting a property - the tenant screening and cost of rental repairs. Both of those concerns were handled with care; from the first encounter choosing the renters, repair requests that were reasonable and priced appropriately, to the end of the lease due to renters purchasing the home, DCPM has been professional, responsive and straightforward.     Ive lived abroad for the last 12 years, during which time Denton County Property Management managed my house as a rental home. During the entire time, they did a flawless job of leasing the house (only about 1 month vacancy in a 12 year period), handling all repairs, giving expert advice when issues arose, and helping prepare the property for sale. They are responsive, empathetic to your needs & budget, proactive and takes good care of their renters & owners. We had the pleasure of owning a rental in the Denton area and working with DCPM for over 15 years to manage our property. The turns on our home were swift and our home never lacked a renter. Our tenants were so happy that we only had a few over the 15 years of ownership.Fire, hail & wind damage, and termites are just some of the complex challenges DCPM helped us navigate while owning our rental. All of these catastrophes were handled professionally, with grace and care and rectified swiftly so the inconvenience to the tenant was minimal and the burden for us owners was minimal. We live out of state and two time zones away and still, DCPM made it EASY!When it came time for us to sell, again, DCPM hit a home run and got our home sold in about a week (with a renter still on site)!     Thank you DCPM for being a great Landlord for our time at one of your leasing properties. We loved the home and would loved to have purchased it but found another place we fell in love with.     DCPM has been very good to work with with our recent rental. The home we moved into had some issues no one could have known before we moved in (it had been vacant for a bit) and they were so patient with all our emails and calls and questions. They took our concerns seriously and have seemed to really be “in our corner” and we are very thankful for that. They have been a good go-between with the owner, a few items that took a little extra time were simply due to home warranty issues, not the property management company. They don’t have much wiggle room when those warranty companies are involved. We hope to buy in the future, but if we had to rent again we wouldn’t hesitate to go through them. Really a good bunch of folks!

    My wife and I have been renting our house for almost 8 years. DCPM has been taking care of us for the majority of that time, and its always been a positive and helpful experience! This is house is roughly 50 years old, so somethings bound to go wrong once in awhile, and DCPM has always made sure it was properly fixed by professionals in a timely manner. I always hear such horror stories from friends who have had landlords who wouldnt respond, fix house problems (including black mold!), etc., so we consider ourselves so lucky to know we have a company who will always help us out when were in need.

    About 10 months ago I transferred my 47 doors from another property management company to DCPM, and it turned out to be one of the best decisions I’ve ever made as a real estate investor. The DCPM team, led by Paul Ilami, is detail-oriented, easy to communicate with, and they don’t drop the ball. Paul’s team clearly takes pride in being consummate professionals. As a landlord and a member of the community, it’s important to me that my renters are treated with the same respect that I’d want to be treated with, and DCPM seems to have that ethos deeply ingrained in their company culture. Having managed my own portfolio for many years before finally hiring the previous company, I know how easy it is to become jaded from problem-renters, and to juggle so many balls at once. But the way DCPM is set up, there is effective staff overlap, so that if one team member is swamped, feeling a little burned out, or on vacation, other team members step up and seamlessly fill the void without missing a beat. Before connecting with DCPM, I toyed with the idea of setting up my own property management company, so I could ensure that things were being done right. Now, after working with DCPM for 10 months on problems big and small, I’m relieved that I didn’t go out on my own…Paul and company have set the bar pretty high. If anyone reading this decides to give DCPM a try, I’m confident that they will have the same reaction I had, which is that I just wish I had found them sooner.

Their approach to client service and their ability to simultaneously balance the best interests of both property owners and tenants sets a gold-star standard by which companies across all industries should take note - and model. While each person on their team plays an important role in keeping our property maintained, repaired, and continuously leased, they all work together with the same end goal in common, and that teamwork vision is evident from all members of their staff/management. If you own a property in Denton County and are considering leasing options, DCPM is the only choice - we researched the others, and there is no comparison (in service or price). We receive timely and accurate monthly statements and deposits, prompt notification when a tenant reports an issue, and better quotes for repair/replacement than a homeowner could negotiate on their own. Additionally, our monthly statements always include any corresponding repair invoices directly from the contractor - with no markup.As just one small supporting example, our AC went out one month, and the DCPM team offered the tenants extra fans and portable AC units until the new AC system was installed the next morning. With our approval, DCPM scheduled and paid the AC contracting company and then offered us multiple methods for repayment – their flexible options included reimbursing DCPM in full, on an interest-free payment plan, as a deduction from future rent payments, or as a payment/deduction combination.Bottom line: if you’re looking for a “set it and forget it” company anywhere in Denton County to seamlessly manage leasing of your home with prompt and friendly communication/service, you won’t find better than DCPM.

They were attentive to the details of the rental, and took care of things in a timely manner during that phase of our experience. Paul was our realtor of record for the sale of our home, and he was more than helpful in the make-ready phase of the process in securing sub-contractors for us to do a number of the items that were required. If we had a need, he and his team took care of it and communicated both with us and the contractors involved, making sure that the work was completed as contracted. Im certain he took on a number of small tasks at the home that most realtors dont do. He made the negotiating process with the buyer understandable, and painless.     Lived in one of their properties for 3 years. At times I was irritated but overall they are honest and that’s all I can ask for. They were honest with the repairs, expectations and deposit refund. They worked with us to fix the house falling apart around us and I know that isn’t easy.
