    Full transparency, we are not a owner or tenant but a am the owner of a home service business that does work for Crosstown Properties. With that out of the way, they are amazing to do work with. They are responsive and detailed in how they manage properties. When they request work with us the are very detailed in the work request; balancing the needs of the tenants, owners & the property itself. My wife owns a rental property out of state so I understand how important a good property manager is and the work involved in being the liaison between the owner, tenant and contractors. I would highly recommend them to anybody looking to rent or to have them manage a property.

    Jim has managed my rental property for more than 16 years and it has been a seamless experience for me. I live half way across the country and never had to visit the property all these years.Also, Jim has managed to always find good long term tenants. I honestly dont remember if we had any vacancies all these years. This is not only a testament to Jims high quality tenant screening, but also his excellence in taking care of tenants needs.I think he manages the repairs really well and efficiently. He dissuaded me against using home warranties. Although I thought I could save money using home warranties, in hindsight, I think it was the right decision to not use them for rental properties, where prompt service is important.He was very responsive and organized. I used to receive bills and statements promptly every month.He also introduced me to a very good real estate agent, who provided exceptional service in selling the property.     If you found this review, chances are you are looking for your first, second, third or even fourth property manager. Well, you can stop looking, Crosstown Properties will serve all of your needs! Ive been with them over 15 years and I live in another state. Statements are emailed to owners and rent checks are direct deposited into my bank account.Ive never had a problem with a single tenant (even during the pandemic), the house is maintained well, for major repairs they always give me 2-3 quotes along with their opinion on what is best and WHY, they give me a heads up on more costly repairs that may be coming down the pike, and lastly, they are simply GOOD PEOPLE.Save yourself a future headache and hire Crosstown Properties to manage your property.     Crosstown Properties has been a great experience overall, the staff is always responsive, especially to work orders.Mark the maintenance tech is amazing! He is always extremely considerate when he enters the home and he communicates effectively!They don’t price gouge you on renewals either, they’re been extremely fair in that aspect.My only complaint is having to be responsible for the appliances, even though we don’t own them.Other than that A+, I would recommend them if you’re looking for a place to rent.They certainly have been good to us!

    The folks at Crosstown Team are great to work with. We worked with them for 18 months now to manage our property in Austin. They are such a blessing for us as we were struggling to manage it before we started working with Crosstown team. They take great care of our property from leasing to ongoing maintenance. They keep us posted on any maintenance that needs to be taken care. Very prompt with sending out monthly statements and all other documentation.     Crosstown has managed our rental property sine 2017. Crosstown offers a fair management rate; but as a property owner, you know the rate is important, but without performance, rate does not matter. with Crosstown, we have both.Once in awhile we have had some maintenance issues with the property i.e. water heater, dishwasher, etc. Jim Wilson and team have always been great at providing the details, options for correction, and their recommendation. Crosstown has then been very responsive in implementing the corrective action to provide the least amount of inconvenience to the tenant.Jim has been extremely good at managing the lease rate. It is always a fine line in pushing the monthly rate higher and losing a tenant. When contracts are due for renewal, Crosstown has provided us with an overview of monthly rents in the general area and their recommendation for increases. Without, exception, a rate increase has been implemented without losing a tenant.We have recommended Crosstown to relatives (one must be a believer to make recommendations of any kind to a relative).In summary, we are 100% satisfied with Jim Wilson and team (aka Crosstown properties).

    Weve been renting from Crosstown for a little over a year. Their team has been great to work with! They always respond quickly to any inquiry or maintenance request. Just this week our AC went out and within five minutes of submitting a ticket I had an email from Jim letting me know the name of the repair person and our AC was fixed within 90 minutes which is no small feat this summer! Crosstown always keeps us informed about work being done in our condo community so we know there will be workers in the yard, where we need to park, etc. We highly recommend renting from Crosstown!

They consistently had our home rented out (maybe had 3 weeks of non-occupation in all that time) and took great care of the property (while at the same time not bogging us down with minutia that comes with the upkeep of any residence). When it came time to sell the property it was in great shape and we had no problems transitioning from rental to sale.     My wife and I moved into one of Crosstown Properties houses almost a year ago. We have lived in many apartments and this was our first house and really didn’t know what to expect coming in, but Jim with Crosstown made everything simple and easy to understand. We have had a couple work orders for AC and water heater which is understanding considering the house is over 10 years old ,but both orders were taking care of in less then 24 hours with great communication both from Jim and Mark with the maintenance department.     I have lived in a Crosstown Property for over four years now and they have always been very professional in our dealings. Recently, I returned home on a Saturday night from being out of town for two weeks to find my house was 85 degrees inside and the air conditioner not working. My wife filled out a repair request form and Jim called us shortly after. He had a repair crew out first thing the next morning on a Sunday to repair our unit. I still live in and would highly recommend renting from Crosstown Properties.     Pleasantly Professional, After 1 Year - I am pleased to say that after a year at 1 of the properties Jim has stayed consistent and my original post proves to be consistent, attentive to request and always professional. 1st Year - Had a wonderful experience with Crosstown Properties. From initial contact to moving into rental. The realtor Hudson was great she connected with my realtor and it was smooth sailing from there. She provided info specified what was needed and the apps were approved in a few days. We were given the keys and went to check the property before moving all of our items. There were two problems (a leak in a bathroom and 1 of 2 furnaces were out). I thought okay here we go, just moving and experiencing problems. How is this new relationship going to work. Well to my pleasant surprise Jim the property manager was responsive and dispatced two service people to come out within a couple of days. Everything was fixed before we moved in. The repair personnel were professional. Excellent Customer Service. Great First Impression Crosstown Properties.

    I moved from Austin, Texas to Washington, DC in early January 2001 and didn’t have time to sell my home so I decided to rent it. Luckily I found Jim Wilson and what is now known as Crosstown Properties. For the past 16 years, Jim and his highly professional team have managed my rental property. Yes — 16 years! I have had many tenants during that time and Crosstown Properties does such a great job of qualifying tenants I have only had one tenant pay late — and that is during the last 192 months. The Crosstown team also takes care of any maintenance and has a fantastic group of local contractors who can do any repair or upkeep from flooring to roofing and even landscaping. Most impressively, they do a great job of getting the home in near perfect condition in-between tenants. I have been very happy with them. Thank you Crosstown.

    I lived in a rental house managed by Jim at Crosstown Properties for 7 years. Throughout this time, Jim has been helpful and responsive, especially when issues come up. He uses professional vendors that do good quality work, sends folks out quickly -- same day in emergencies (like when our water heater cracked, he had someone at our house within a couple of hours in the evening, and had a new one installed within a couple of days which was truly as soon as practical), and promptly for more routine stuff (ex. vendor called within 24 hours of submitting the work order, and at your house within 2-5 days). We recently bought a house, and as a result, moved out of the house we had rented. Jim and his team were communicative and easy to work with throughout our move-out, and very fair in their return of our deposit.Note that his tenant screening criteria and process is rigorous, but if I owned one of the units he managed, that would give me confidence hes getting responsible folks.

When I suddenly relocated to London for work, we decided to rent our property and needed a company that could handle every aspect of property management without having to worry about flying back to the US from London. Jim at Crosstown is a professional. First he helped me prepare the property to be listed, his checklist helped eliminate any items that might cause risk or liability issues with renters and we quickly removed or fixed up the necessary items. Jim knows the market and helped set the rental rate and then listed the property, and best of full completes a full background check on the tenants. I felt very comfortable with Crosstown Properties, during the 18 month rental period, Crosstown handled all tenant calls and repairs requested. Best of all, when the renters moved out, Crosstown returned the property back to the shape we had it when it was rented. If you need a solid company to manage your single or multi-property, I recommend Crosstown Properties.

I have 8 rental units in Austin, but live almost 1000 miles away; therefore, it is imperative that I have a property manager that I can trust and that will find good tenants, maintain my property, treat my tenants fairly and always get a fair price for each rental unit.     Crosstown Properties has helped to manage two of our rental homes. We have used their services for 11 years. At first, I had no experience with renting out a home, but Jim Wilson immediate returned my calls and carefully explained the process to me. Over the years, he had given us other great advice along the way. There were times when we had tenants who damaged our house, moved out without a notice, or did not pay their rent for a long time. Normally this is a stressful situation, but Jim managed very well through those difficult times. I have heard from some of our former tenants that Jim took good care of them and their maintenance requests. That is the type of person we needed. A person who is takes care of our tenants as well as us.

    Ive lived in our Crosstown house for a year now, and Jim and co. have been great.Communication has always been prompt, and theyve always been helpful.We had a few repairs to the house needed, and we had someone sent out the next day. Jim was also thoughtful through the process, asked if we had small children (we do), and the workers were informed to keep the worksite safe for children, using barricades, etc.I would highly recommend.

I had to move to California due to job situation and a friend of mine referred Crosstown Properties to me as I needed a reliable property manager to take care of my house since I will not be living in TX.They basically took care of everything:- Competitive rental price based on comparative market analysis- Full occupancy for all years under their management- Advised on insurance updates based on rental property- Rental income/expense statements for easy income tax preparation- Professionally took care of any repairs that tenant requested and informed me of any such expenses.Most importantly, Crosstown Properties always stayed in touch with me for anything that is going on with the property.     Jim was our property manager for 8 years. He and his team know their job and are very professional. The house was always occupied, and there was very little turnover of tenants. Their paperwork was always complete, on time, and they handled the money accurately, down to the penny.Jims subcontractors who do the repairs are 5-star outstanding!! He knows how to pick exceptional people who care for the property like it was their own home.The only thing that I would have changed and negotiated is asking for a walk-through inspection by the manager every year if the tenant was going to renew their contract for another year. That way, if the tenant was not keeping the house clean enough, then their deposit was going to get increased. If they kept the house clean and cared for then, no increase in deposit. Our last tenants left a mess, and their property deposit (which was the deposit set years earlier) did not begin to cover the extra cleaning and repairs.

All repairs and maintenance are handled in a timely manner. I live in NJ so I depend on Jim to manage my property and keep me up to date and he does a superb job of that.

    Jim has managed my property for more than 10 years. I had such a terrible experience with the previous manager that I took back management myself even though I knew I didnt have the time to do it. Jim has been able to find tenants that pay the rent on time and maintain the property. When I had to leave the state for my job, I was able to trust him to take care of whatever problems might arise. The turnover and vacancy rates have been minimal given the ups and downs of the market. I particularly appreciate his detailed income summaries and invoices that make tax time easy, and he has been very good at communicating with me when there has been a question about something.

    Jim Wilson made it easy and efficient to get the necessary repairs done in a timely manner on the house we were renting. He was our super for 3 years, and took care of getting the air conditioning, roof, fence, and microwave all fixed during that time frame. Prior to us moving in he arranged for the back door, some siding and the garage trim to be replaced. He answered our e-mails in a timely manner and was always pleasant.

    Jim with Crosstown Properties is an amazing property manager. The times Ive needed repairs to be done he quickly gets back to me about someone contacting me and that someone is here that same day or the next to fix the problem. My husband and I are always very responsible making sure the rent is paid on time. So this March he emailed us notifying hey you havent paid ur March rent. We were like OMG we forgot to drop off the check. I then went to the bank bc we LOST the check. Long story short. We had to get a notarized letter from Jim stating he never received the check. Well Jim went out of his way to make the trip to his bank, notarized the letter and was very understanding about the whole situation. With us having a newborn anytime now, we had been so busy getting ready for our new baby we totally forgot to drop off the check. Im just very appreciated with Jim because he willingly made things easier for us by making that run to get that letter notarized. Thank you so much Jim! Totally recommend Crosstown Properties!
