After months of looking for a place to call home in Waco, I found Bluebonnet Properties (it was actually a last ditch effort - just searched for property management and started calling.) Within a few minutes of leaving a message - I got a call from Mickey. He listened to what I was looking for, discussed timeline and price range, and worked with me to find a fit.Mickey is amazing, he worked with me from Kansas and helped find us the perfect rental. The flexibility and follow-thru has been amazing.As with any move, a few MINOR hick-ups moving in due to the late move-out of the prior owner/tenant and my scheduled move in which resulted in a very tight turn around - but everything is being handled with a clear respect for my time.If you have never tried to find a place to live from out of state - it is frustrating. The current market makes it even more difficult. Setting appointments to come view properties that were already rented when I arrived or that were nothing like presented - or even better. Stated they were dog friendly, but once I applied and paid the application fees received an email stating my dog was too big. I had almost given up.Would recommend Bluebonnet (and Mickey) to anyone relocating to Waco - they are the best.

They are a pretty good rental management team. Crews come regularly to provide/change the A/C filter, which is nice. They are quick to respond to problems. My only complaint about them is that you have to request a notice to vacate form, which they then mail. So it takes at least a week to give move-out notice, which is absurd IMHO.

When we moved out of state they managed our home for us for 9 years. They did repairs and generally helped us to get and keep good renters. Their availability by phone and text is excellent.

Mickey and both of the girls in the office are so sweet and a pleasure to work with. They have gone out of their way to take care of us.
