Lisa has been our property manager for 3 years now. As she was my property manager for a prior property, I couldn’t wait to bring Beck and Company in knowing only they are capable of turning this 1960s, dilapidated building into a professional and classy place. Since taking over Lisa has helped get the colorful array of personalities on the board in synch, so that they are able to focus on our priorities. Lisa has been able to line up the best contractors & pricing, given Beck and Company’s longstanding relationships in the industry. The ongoing beautification program for the building is putting smiles on everybody’s faces, and leaving us in a healthy place financially. We couldn’t have done this without Lisa! Many property managers collect monthly dues and disappear, but not Lisa. She is reliable, knowledgeable, and makes things happen. I highly recommend Lisa! -

Several years ago we were fortunate to find Beck and Co. We were looking for a management company with more personalized service and that would better fit the needs of our community. Stan Scheiber of Beck & Co, worked with us and found the perfect manager for us, Kim Todd. Kim works hard for our community and is always on top of the issues. She is very efficient and able to communicate well with the Board members as well as our owners. Her professionalism and work ethic are among many of her strong suits. Our emails are answered immediately and we have found that she has gone beyond our expectations as a manager- just as she recently did when she independently researched our prior bills and found we were due a credit. We can not say enough how happy with are with Beck & Co and with Kim Todd. -

What would we do without Lisa Spearman?! We at Hampton Park have come to depend on her excellent service over the years. She is the best representative Beck and Company could hope for. She is always pleasant and smiling, easy to get along with, but she means business when dealing with difficult residents or contractors! As a member of the HOA board, I depend on her advice and years of experience and we havent been led astray! Lisa has assumed the responsibility of monitoring / managing our budget, insuring we are updated on a timely basis. She Coordinates Monthly & Yearly meetings. During the past 18 months Lisa has over extended herself is assisting us with maintenance, up keep, insurance. Ive had a condo under his management for about 15 years, starting at Tiffany and now at another location where he has been working with the city to prevent them from tearing down our condos to build new transit infrastructure. Hes always been a gem, and he is *the reason I bought my second condo where I did. I am so grateful to have had Calvin as our HOA point person - I absolutely trust that he looks out for us. He follows up, champions for us, and is cordial in the face of all kinds of challenges. -

I own and live in a condo managed by Beck and Co and also work in property management and manage other rental units in communities that they are the HOA. Most of the time I deal with Calvin and he is always helpful and easy to communicate with. Providing services to customers and clients while staying within a budget and managing the approval process is not easy, but they they do a really good job. -

The manager of our Condo Association at The Ivy is awesome. Responsive, points you in the right direction, and is available on off hours during emergencies. Calvin petitions on our behalf for all of the unnecessary costs incurred from the practices of other tenants and is transparent about costs. -

Our condo association members, after several turbulent years, elected a new HOA Board last year. I, and two other members, are in our second year of service with the remaining two being in their first year.Jessica Hamilton of Beck and Company has been our association manager during this time and has performed excellently as we have been attempting to revitalize our community after years of neglect. Thanks to her knowledge and efforts, we now have a reserve study to use as a guide, and are updating our community with a plan of action and the beginnings of a realistic budget. Throughout the past year, Jessica has always been available to quickly handle any problems and to advise us when unforeseen situations pop up. -

Ive been living in a Beck & co property for more than three years and Ms. Lisa Spearman has been my to-go for all problems and troubles and she solves them in very a professional and considerate manner. It is not easy dealing with college students and finding the balance between reinforcing HOA rules while providing a homely feeling to the residents, but Lisa excels in all aspects. Ill certainly miss her when I move out. -

Heather was really helpful expediting my purchase of a condo when my real estate lawyer had omitted to tell me about the entirety of the paperwork I need to fill out. She figured out how to keep my costs down (I was only buying out my partners share of the apartment so I didnt need to pay for (say) a copy of the condo rules.). Id already closed (yes everything was being done in the wrong order) so she let me put my closure date on the web portal ordering the paperwork way out in the future so I didnt have to pay for expedited paperwork but she processed it straight away nevertheless. Basically, she gave me helpful and clear instructions about how I needed to proceed and then worked with me so we were able to get everything done. Everybody should work like this together, there is always a simplest route to getting things done but we all know that that aint the way things usually go down. -

Please permit me to share with you my years of exposure to and interface with Lisa Spearman. Lisa is an excellent Property Manager - - experienced, even-tempered, well-prepared for meetings; responsive to ‘customer’ inputs/questions/complaints, and the zillion other concerns with which property managers are confronted in a normal week. She’s able to head-off questionable or even potentially bad decisions by Board members because of her knowledge of state laws and City ordinances. Late in the spring of 2018, as I was finishing my first term on the Board of Directors of Tiffany Condominium’s, I was introduced to our new property manager, Mystre’ Van Horn by Mr. Stan Schreiber. Mr. Schreiber was a former co-owner of Beck and Company which he and Mr. Beck had recently sold to Paul Meisler, President of Pioneer Real Estate Inc. For the last 36 of its 50 years, this property had been maintained by a very conscientious and fiscally conservative board.I was not on the board between May 2018 and May 2019, the first year of the Mystre’ Van Horn’s service as property manager but I did observe the work of the board and property manager. During that first year, the board with initiatives from the property manager, Mystre’ Van Horn and Assistance from Mr. Meisler accomplish the following:1. Solved a long-standing hot water recirculation problem in building C by employing a new plumbing/engineering firm not previously used by Tiffany.2. Initiated a comprehensive study of replacement reserves which identified numerous items that had not been included in the previous reserve planning process and revised the replacement cost estimates for all items in the previous reserve budget with the result of identifying almost $200,000 in additional reserve funding needs.3. Initiated an in-depth study of the most urgent and costly item in the replacement reserve budget, the flat roofs.4. Invested more of the replacement reserves in higher yield certificates of deposit with the consequent increase in earnings for the Association.5. Rebid Association insurance under a master policies approach with substantial savings as a result.6. Employed an engineering consultant to more definitively identified the source of moisture vapor emissions in the building I concrete slab.7. Employed legal counsel from a firm with great depth in Association property management.8. Contracted with a Home Repairs Service to perform a wide range of repairs at lower cost and greater efficiency than always using trade focused specialists.9. Improved communications with owners and tenants with a web-based portal.As a result of these board initiatives under Mystre’ Van Horn’s first year of leadership, the board was well-positioned to serve the Association during my current term on the board, May 2019 – May 2021. Recent accomplishments include:1. Insurance company resolution of a multiyear conflict over moisture vapor emissions in the slab building I.2. Installation in 2020 of an energy saving roof coating with a 20-year life at a cost of $173,000 rather than a 2023 replacement of the roof with a 15-year life at a projected cost of $350,000, or about half the likely replacement cost.3. Achieved total reserve funding of over 85% of full funding need in January 2021 which can be compared to less than 50% when the first reserve study was completed for 2019. This moves the Association from medium to high risk of requiring a special assessment to a low risk based on national standards.4. Effectively managed risks associated with emergency City of Austin COVID regulations and an unprecedented winter storm.5. By covering the roof reserve funding deficit through a onetime special assessment, operated without an increase in regular dues for three years.During this term, I have found Mystre’ to be very engaged with and helpful to the Board. She has been responsive to the needs of the Board and the community. -

Lisa Spearman with Beck & Company has been managing Centennial Condominiums in West Campus since 2007. Before Lisa and Beck & Company, Centennial was very poorly run with tenants owning pets (even though the Centennial bylaws state that its a no-pet property) and using their balconies as storage closets. Also, homeless persons were conducting drug deals right outside some tenants windows. When Beck & Company took over, Lisa made sure that the no-pets and no-storage-on balcony policies were strictly enforced. They also made a locked-area out of where the drug deals were occurring. Thanks Lisa, and Beck & Company, for turning around Centennial Condominiums! -
