I am going to share my personal experiences. Last year I sold my house, therefore I need it a place to move in. Being the fact that I was running out of time because I need it to move out of my house by September 22, 2023, I came across Austin Landmark Property Service Inc. on the Internet. So I scheduled an appointment to see the unit. As Im driving to go see the unit, I noticed tha if I was going to move in, to the unit I was going to be five more minutes away from my job. But, still, I was going to be closer to the hospital, stores, and restaurants. Once I got to the address I noticed the diversity of the community which it made me feel good. I noticed also that it was a new subdivision therefore the house was new, and even though they were building more houses around it looks like a quiet neighborhood. My son has two dogs, so we also need it a place with fences so that way the dogs could go outside without having to worry about their safety. Once I go inside the unit I love the lay out. Like I said before, I was running out of time. Now. After I said yes, then we started the process on the application. It took me less than a week to do all the paperwork having to be approved and get the key of the unit. By September 1, 2023, I had the keys of the unit, although I had to drive to Austin to get the key. Now, I have to say that every issue that I had have in terms of maintenance, and other situation has been resolved in any quickly matter.So I have to say, me personally cant complain. Im happy with the unit, and Im happy with the fact that my manager Mark is always in top of everything, same as Austin Landmark Property Service. Thank you for everything, and thank you having me as a tenant.

ALPS has been pretty great! Only reason for 4 stars was the condition of the house when we moved in after they had a month to do a make ready but the ball got dropped and it didn’t happen. They did send people out to fix most of the things. One of their vendors I wouldn’t trust with a junkyard but they don’t send them anymore so I greatly appreciate that. We have been in our house since March of 2019 and it’s definitely home 💜

We just moved into our new duplex that is managed with ALPS. Everything has been amazing! The place was nice and clean on move in day, including the action items we requested. Also, there were a couple of things we needed to be fixed and they sent someone out right away. They are very professional and on top of their game. I would rent from them again and I would also consider letting them manage one of my properties should I ever become an owner in the future. Great Work! Impressed so far!

The people here are friendly and when you have an issue you can send an email to them and they respond in a reasonable amount of time. The only issue I have is being forced to be part of a program that cost an extra $30 a month but I don’t get any extra benefits from the program. This program does provide one air filter for the HV/AC unit every 2 months, but my property needs 2 filters and I’m having to pay $60 for one air filter in addition to the 3 other air filters I have to buy.

We have recently started renting a property managed by ALPS, and they have more than exceeded our expectations making our move in and utilities set up seamless. They have been accommodating, available, polite and professional in every interaction. Reading property management reviews in general, you are always hesitant when moving, and the last thing you want to feel is less than important, but with ALPS we feel they are there to truly support us. We would definitely recommend ALPS.

I have been a customer of ALPS since 1991 (property owner). Their work is first-rate. I felt I got the best rates for my property at a very fair management fee. Very few vacancies over the 25 years I have been using them. Any property repairs were handled quickly with good quality and a very reasonable price. I wished I could often get those fees for work on my home. Save yourself the headaches and let the professionals do their job for you.

When we saw this house we knew we had to rent it! We were in a situation that required us to move quickly. ALP understood and jumped in to help get the paperwork initiated and all the house details taken care of. Even when we discovered that the City had disconnected the gas meter and ALP had to go through the process of getting a new permit, we were still able to move in on time. Marc was very professional and he responded to my calls and texts almost instantly. I would recommend them as property managers for busy people.

Pam and Marc were fantastic! I was needing a house quickly and had to put my faith in this company to get me into a good house for my dog and me. I moved down from Minnesota to Leander Texas. I did all the applications online and was able to sign and pay online as well. It was sight unseen(all I had to go on were the great pictures that they posted on Zillow and the ones they sent via email). I love the house and if I move to a different place later, I will definitely go with them first. Thank you for a great experience. By the way, I am Retired Navy and I have a great job at Dell. This is not an internal review. I have seen those and I am definitely not fake.

Austin Landmark Property Services (ALPS) took over the lease for another management company at an apartment I rented.Aside from 1 minor incident where ALPS hadnt been made aware that our unit was still occupied an agent opened our door for a showing. She was quite obviously mortified, as well as apologetic (I dont believe she was affiliated with ALPS). We let the potential tenants view the unit, mistakes happen.I did follow up and notify ALPS of the situation and they were extremely apologetic and we never had any other issues.Frankly we wish this company had taken over long before our lease ending because we would have stayed. It was such a relief because this company was so polite whereas the previous one was just so dang rude- it made no sense.My communications were with Michael Ebert who was both polite and diligent when addressing our concern for privacy. I was also very pleased to receive a voicemail thanking me for cleaning the apartment so well at move-out. He said it wasnt typical to be so clean. I got my entire security deposit back...which, by the way, was 2 months worth of rent bc of my cool exs poor credit. Anyway, I got every penny back. So, for anyone complaining about not getting deposits back- hit me up because Nana really taught me how to clean well. Or, just clean the apartment.Tips:Dont leave any trash- if you have large items to throw out either donate, craigslist, or contact the city to have it removedSweep and mop the floorsVacuum any CarpetWash the toilet, shower, mirrorsGive the windows a wash- why not- as least wipe them downClean ceiling fansCheck your baseboards- any majorly accumulated dust anywhereClean your cabinets out (bathroom and kitchen)You might even wipe down the outside -especially in the kitchen by the stove. Simple green is your friendClean your FridgeClean the stove- inside and out (I recommend easyoff for inside stove)If any of your walls have scuff marks that can be wiped off- do it.Remove any nails and screws and sparkle the holes.View it from the perspective of a new tenant- you would like to have a clean place right? If you dont want to clean it, then you will pay because someone needs to clean it. If you would like your money back, clean the apartment.View it from the perspective of the property owner- how would you like to maintain the integrity of your property? Slumlord or pride in ownership?My experience is that Id be more than happy to work with Austin Landmark Property Services again in the future.

They have managed my properties since I purchased them 10 years ago. Statements are accurate and come on time, and they are always very responsive to questions when I call or email. I also really appreciate their professionalism. There was a time a few years ago when they failed to file a tax protest for one of my houses and it ended up costing me a few hundred more in taxes. When I brought this to their attention, they apologized profusely, took full responsibility, and reimbursed me. Its a pleasure to work with such honorable people.

Very good response time on service call for garbage disposal, they noticed leak under sink and I got a new faucet. Unfortunately, they chose to buy a really inexpensive one that does not function as well as a higher end product. Oh well, not really complaining, just taking the time to fully explain my experience. We have rented for 15 years. Not everything has been perfect but I do believe that they do their best and ALPS has always, ALWAYS worked with us. The repair folks have changed for the better I have to say. Previous repairs were pretty bad but PJ is good and does it right. I have always called into the office for issues and get my call returned within 24ish hours and I am happy with that. We have only had one true emergency and they were on it FAST!!

ALPS does a good job of keeping the property in good condition and finding tenants who will take care of the home. They are always friendly and responsive. They are definitely on top of maintenance issues. When the HOA attempted to charge me for a trash can that had not been put away in time, the PM reviewed the photograph and proved that the trash can wasnt on my property. This resulted in the HOAs fee being returned.

I only had maintenance issues a few times in the three years I rented the property but each time, I reported an issue, someone called me within a day to schedule repair. In preparation for closing on my first Central TX investment property, I evaluated several NARPM-certified property management firms. There are many. ALPS, though, has the highest designation available from NARPM (CRMC), and the principal at the firm, Mike E., struck me as both very professional and down-to-earth. He said that if I selected ALPS, I would not be disappointed. He was right. I closed on the home right before Thanksgiving, and he and his team had the property rented in less than 3 weeks (i.e. before Christmas)! Not easy to do in the off season. So far, everything is going smoothly with the new tenants. Fellow owners, i recommend you give ALPS a try, especially if you dont know where to turn or have had enough of poor management experiences elsewhere. Thank you, ALPS, for all you have done thus far, and I look forward to furthering the relationship with another investment property, the Lord willing, in the future!

I got home Friday from work and it was 84° and climbing in the house, while the thermostat was set on 75. It’s a Texan’s worst summertime nightmare, the AC going out. I submitted my repair request online and quickly made arrangements to stay elsewhere for the weekend, not expecting to hear anything back until Monday morning. Much to my surprise, I received a call at 9:30 AM Saturday morning from an electrician asking if I was available, they could be there in 30 minutes. Upon arrival, the friendly electrician quickly identied the problem, left to purchase a part, returned and fixed the AC unit within 1 hour!Needless to say, I am very pleased with not only the outstanding service of the electrician, but Alps as well. In my contract, it clearly states that a broken AC is an urgent matter, but not an emergency- therefore, it would usually be handled M-F. Alps went above and beyond my expectations by the expedient turnaround of this maintenance request.

I am concerned that it didnt get maximum market exposure.

Your mgmt. services are smooth and stress-free. My only suggestion is to find a way to deposit automatically to my bank the way other PMs do. Your system apparently does not interface with Fidelity. That is not my fault, but in looking at my annual cash flow statement I see a $36 fee, apparently for mailing checks to me. That is not right.
