Updating my review as I recently renewed my lease. Waterloo keeps getting better and better. You still cannot beat the price for what you are getting, the units are updated consistently, the staff are lovely, the new property manager is promising.We have a relatively new maintenance person, Adiberto, who works all hours and he is efficient, personable and great at his job - the best maintenance staff since Ive been here.Would recommend living here and I took forward to renewing my lease for my third year next year!

With the renovations in progress the updated apartments are amazing. Wood floors, fully renovated kitchen with stainless steel appliances. The area is perfect and youll never be bored. Good place to live. Definitely worth a look. Check it out for yourself.

I love when I can change a review for the better!Kudos to Bradley for listening and taking concerns seriously now. My old water issue was back again. Low water pressure and slow to come on hot water. I placed a service request and mentioned that last year I was ignored and the whole complex went without water after a couple of months of us all being dismissed by maintenance and management. Within a week my issue was solved. The hot water is finally hot and I don’t have to waste water trying to get a hot shower. My water pressure, wow! It was actually a simple fix. My shower handle just needed to be loosened. OMG!I am guessing the past maintenance crew had no clue what they were doing.I am so thrilled to finally have people on staff that are experienced and respectful!Thank you to Bradley and the maintenance crew!

I have lived here 5 months which is relatively short but I have been blown away by the strong degree of customer service that I have received. Mr. Glenn has been incredibly accommodating from before I moved in until now. I recently lost an expensive watch and Mr. Glenn and his team found it and got it back to me. They are highly ethical people and I would recommend them based on their customer service and integrity alone. I had an after hours maintenance call during the winter and the maintenance staff showed up within five minutes of my call to get the issue taken care of.

Waterloo Flats has been a solid choice for me. The value you get for the price per square foot is impressive, especially considering its just a 5-minute hop from downtown. Ive clocked in a year here and its been hassle-free. The staff, especially Cindy and Anthony, have been standout – always approachable and quick to help. Any issues or concerns? Theyre sorted out promptly, and the maintenance team doesnt miss a beat. If youre on the hunt for a place, Id genuinely recommend giving Waterloo Flats a look. Its been a great experience on my end.

I love living here. Ive been at Waterloo Flats for over 3+ years now and feel really lucky to have found an apartment with great staff, renovated/new features and appliances, and bonus its close to nature with Ladybird Lake just across the street. In my time here Ive moved from a 1 bedroom to a 2 bedroom and I can not express how helpful Glenn was during this process. He explained the lease transfer process in detail, helped me choose the right apartment for my needs, and made sure I was happy on move in day. His support was invaluable in making the moving less stressful. Also, the maintenance staff has been just great - they are professional, communicative, and can usually handle my issue fairly quickly.edit: I just wanted to take a moment to talk about the people who live here. While Im typicly socially anxious person I have found my run-ins with neighbors make me enjoy being a part of this community. About a week ago, the apartment held a sponsored scanvenger hunt where I was able to meet and have fun with others in the complex. Glenn did a great job of introducing us all and facilitating activities. Everyone was so welcoming and fun that it made me feel great to spend time the neightbors. If I had one critique, it would be that I wish we held more on-site events for the waterloo community. We have a great bunch of people here and it would be nice to try to get together more often. I know there have been community events off-site but maybe a movie, game, or grill night on the complex would be great too?

Update: I have now moved in and I’m very happy. There are hiccups at times but you’re gonna find that everywhere at any complex. The location is incredible, price is incredible and the staff really do their best to correct any situation. I’m super happy here in my lil studio.I have not actually moved into my studio yet but I had to give a shout out to Glenn - he was so kind and helpful with helping me apply and answered my millions of questions. He emailed me back quickly, always answered my calls. Hes very really personable too and just nice to talk with, you dont feel like an annoyance or rushed with him at all. Super nice guy!

I’ve just moved into my new apartment a couple days ago and am already feeling right at home! Anthony, Cindy, Ronald, and the rest of their team were exceptional with helping me prepare for this move months ahead of time. Through my many emails and calls, they were always willing to communicate and answer any questions I had, which helped make my moving experience as low stress as possible. On top of that, the studio apartment I’m in is in great condition and exactly what I needed. I very much look forward to my time here at Waterloo East and experiencing what the surrounding area has to offer. Thanks all!2023 EDIT:Just renewed my lease. Still great. Very prompt responses to any maintenance requests, and friendly staff still onboard. Looking forward to spending more time here.

This is a novel, but I wanted to be very thorough in my review:I rented with Waterloo Flats for about 9 months after taking over someones lease. The first thing that drew my eye was its affordability and proximity to popular spots in town.With high-rises nearby I know cost hundreds more a month - I felt smart for finding a place with the same great location for a MUCH better price, and for more square footage.The location is amazing with the Town Lake walking trail right behind the complex and lots of restaurants and bars within a 10 minute walk. Fraziers is literally next door and is such a cool kickback spot! The complex is also close enough to places like East Sixth and downtown to order a ride share and not pay a crazy fare.As a young woman living alone and often coming home late from work - safety was a big priority. I never felt unsafe in my time here even with living on the first floor. The complex is well-lit and gated parking really made me feel secure -- there was also a 24/7 emergency security number I could call just in case but I never needed to use it.Staff and maintenance have been more than amazing to work with. I had cracked a window pane just before Thanksgiving weekend, put the maintenance request in and crossed my fingers - but no luck was needed as it was fixed within 24 hours.I lived on the side of the complex thats not yet renovated so while not luxe it was clean and spacious which was all I needed!In Summary: I felt safe, rent and utilities were affordable, I had lots of room in my space, and I was close to all things Austin. That was literally everything in my ideal apartment check list.Always, always, always do your research concerning any apartment youre looking at but I highly recommend checking out Waterloo Flats! Go see for yourself and happy hunting.

I have not had any issues and to top it off love the location and amenities such as the pool and little gym. Maintenance is wonderful and the office staff are always friendly. Parking is designed very well with guests parking in the front and residents behind the gate. Older buildings, but just a nice and quiet complex.Would be nice to have a little dog park so my dog could run around since theres not much grass but the modern look with the gravel is also nice.

Waterloo is a great community at a great value. I have been here for 4 months and I love the close proximity to the hike and bike trail. The Lakeshore community at the rear of the complex is very quiet, and basically like a huge dog park. There is quite a bit of riff-raff out on Pleasant Valley and toward Riverside, so you can’t leave car doors unlocked or anything valuable laying around, but overall the community is very nice and they are consistently maintaining and upgrading the property, as well as increasing security to keep us safe. The office staff, Brooklyn and Brittany, are always very professional, courteous, and helpful, and the property manager is nice and friendly too. The maintenance staff is very friendly and professional, and even the contractors that sometimes do work on the property are quick to give a friendly wave or head nod. I definitely feel at home here and plan to stay for a long time. You can’t beat the value. I did quite a bit of research, and this is a hidden gem of a community, especially if you enjoy the outdoors and have a dog. 🦮🦮🦮

Great place to live! Weve lived here for 8 months and have loved every minute. Writing this because Im honestly shocked to see such bad reviews on here. Property is constantly making improvements; feels nice to live in a place that is being cared for and upgraded all the time. We had a leaky faucet and the maintenance people addressed it professionally and right away. That said - we had some neighbors move out due to a leaky roof that was not being addressed quickly enough, so it might be a bit hit or miss. For us though, its been great. This location for the price - unheard of in Austin.

It amazes me how many mixed reviews there are listed under this apartment complex.Is the place perfect? No. It’s a slightly older complex that has things that need improvement, but they are consistently and efficiently addressed.I have been here a year now and renewing for another year. 80% because of how accommodating and communicative the staff is. The location is perfect for anyone needing to work down town (8 minutes no traffic - 15 minutes with). Close to great restaurants, grocery stores, medical needs, and the airport is only ~12 minutes away.I had family visiting during the summer time and my AC stopped working 45 minutes before they arrived. I called the front office, and Anthony had maintenance sent out in less than 10 minutes. It luckily was an easy fix, and the place was cooled off before the fam got here. (He deserves a raise, he’s the best!)Through other logistical challenges and questions, Cindy has also been an unmatchable resource for her assistance and care. (She also deserves a raise and is the best!)If you are moving to Austin or trying to find a place to give you lots of exposure to the city, while also being a very cozy place to call home, this place is perfect. It’s also MUCH cheaper than other places, half the size.—Improvements suggestions:Outdoor drawn maps for visitors. (The buildings are a tad confusing to navigate especially at night)If there could somehow be a gate in the back, that would be AMAZING. Tall request, but curious if that’s on anyones radar.Bi monthly power washing to stairs and the outside of peoples flats. (I’ve wanted to do this, but there aren’t any reachable outlets)—Thank you Waterloo for creating such a great place to call home! :)

I am a current resident of Waterloo East and I can honestly say that my experience here has been amazing. I moved here from San Antonio for work last year. This was one of the first places I looked at and fell in love. The grounds are clean, the pool is nice and clear, they have a cute little picnic area with tables and BBQ pit, lights around the area too for little get-togethers. The office management is amazing and very accommodating. The maintenance is on point. As soon as I have a problem and submit it through the easy to use portal, they are at my door to do the job. I have lived here now for 8 months and feel very comfortable. I work from home taking customer service calls for an Insurance company and it is so quiet here. They are very pet friendly and a perfect place for my boyfriend and I. I think we will be here for a long time to come.

This is my fourth year at Waterloo Flats. Despite turnover and reorganization in ownership and management in that time, my experience has been really pleasant. Improvements over the years have included both a parking lot and walk-in gates for security, a remodeled gym, and significant improvement to the grounds– painting and courtyard installations, specifically. Maintenance crews are responsive. They communicate efficiently, and are flexible in the event of delays on material orders and/or scheduling conflicts.The most reliable constant at Waterloo Flats, however, is Britney, who is one of the many friendly faces in the leasing office. If I have issues, be they with my specific unit, grounds or security related, Britney is sincere and swift in her response. Having your concerns fall on deaf ears is essentially a prerequisite for most apartments in Austin at this point, so being able to count on Britney, and all other staff, makes a huge difference.Additional info– the pool is on the smallish side, but well maintained and rarely crowded. Immediate access to both Town Lake and one of the better HEBs in the city are great advantages, as well.

I just moved from south Florida to Texas. The moving process and application process was smooth with Jennifer and David. The leasing managers are very attentive in making the process smooth. the apartment is great and compatible expectations with price. The insides are fully renovated! Keep in mind there is construction and with that comes ins and outs but the return is quick and fast! If you are an understanding person through construction this place is awesome and in a great location in retrospect to being near everything like transportation, stores, grocceries, and downtown. The building is an older building so keep that in mind when deciding on which floor to live on, but like I said they renovating it inside and out little by little. They are Turning it into a nice place. Joe the maintenance manager is very helpful! Everyone is super caring! The neighbors are great. Dog friendly! very affordable for location. washer and dryer! GYM is great and has access 24hr! The management has literally been with me every step of the way, very understanding and helpful with the transition. Also very responsive to any need, concern, or issue. Thank you!!

Ive been here a little over a year. When I first arrived there were some bumps in the road as a new company bought this property. I couldnt be happier with the staff and location. Angela, Liz, and everyone in the office are extremely helpful and their customer service exceeds any complex Ive seen.Just recently had a problem with the washer. They scheduled to have maintenance out quickly and the guys solved the problem in one visit. Turns out it was a nickel stuck in the drain.Not sure of the two maintenance guys names but I wish I had gotten their names. Great guys, thorough, and courteous in my home.

So we have lived here over 2 years. The property was bought out and a new management company came in(Greystar). In the beginning, the transition was a bit rocky, but since Angela has taken over we have been super happy. Things around the property are taken care of now in a timely manner. Tons of recent improvements to the property. Maintenance responds quickly. The office staff and maintenance people are super nice. We are really impressed with the way things have turned around. I was looking for a short-term lease, and Christine was able to answer all of my questions and help facilitate a quick move-in. After showing me the studios and one bedrooms, I submitted my application, was approved the same day, and moved into my new place the very next day. Clean grounds. Crystal-clear pool, updated units—why pay hundreds more to live across the street? A block from the hike-and-bike trail, this location is perfect! As long as you aren’t looking for swanky (unnecessary) amenities, give Waterloo East serious consideration.

If I remember correctly, @Tiffany Carter your husband came and looked at the apartment and picked out the one you move into. The day you came to pickup your keys was a Wednesday. There is only one person in the office on Wednesdays and yes I did take a lunch that day, and because I had morning appointments, I had to take lunch out of the normal 12-1 time frame. Had you called and made an appointment, I would have definitely been there when you arrived. You stated that I was wearing shorts, that is a bold faced lie. Unlike many apartment communities in Austin, we never wore shorts in the office. Not sure what the color of my nails has to do with anything. Yes unfortunately there was a storm while you were there, and a tree limb did fall on your vehicle, and no our insurance did not cover it, just as I am sure your homeowners insurance would not cover your neighbors tree falling on your car. As far as the wasp nest goes, pursuant to Texas Law only a licensed pest control person is allowed to distribute any type of chemicals in a multifamily setting. Pest Control was on property twice monthly. And yes residents are responsible for changing their own AC filters, however they were provided FREE of charge in the office. BTW who changes your AC Filter in your home now? I also noticed that you did not mention how I went out of my way to return your phone that you dropped in the grass in front of the office and how you were allowed to break your lease when the closing on your home was moved up by more than a month.@Ibrahim Baloglu the reason your application was denied was due to the fact that your Work VISA was about to expire and you could not produce the proper documents to show that you had reapplied. Under the advice of our attorney, we never leased to anyone who did not have proper documentation.

Great location...competitive rates. The staff is amazing. Pricilla Villegas is the best in my experience here, very kind, sometimes too kind. Not in a negative way. I just personally hate when people take advantage of good hearted people. But I also payed my rent on time and tried my best to stay out of trouble...you know, basic kind courtesy, but hey I was born and raised in Texas. But the new staff also seems very patient, nice and they are very professional with helping you meet your needs.Theyre also making changes everyday to make the residents more comfortable and to build a thighter nit community. While still respecting the privacy of the more private people such as myself and other single or children less families. The growing amount of families with young children are very nice here. And arent too loud or mean trying to be super parents. And the teenagers keep to themselves which is nice for the older people and people who like theyre peace. The pet policy is fair and I like that they have a system in place to regulate and keep the few animals( cats, harmless raccoons and other strays) fed, spayed, vaccinated and out of harms way. Very humane treatment of animals here!! Love it! And they were promoting new additions ; gym, community center and new wash room, before I left. Theyre digital community is also growing; the forum I hardly used, but the website makes payments easy and you can request maintenance online which is better for when youd rather type what you want then talk to a person. The view is still amazing here, they have scheduled the lighting system to where you can still see the stars at night and still have illumination in some of the darker areas. And food is everywhere!!!! You can walk to food anytime of day....anytime of day! Theres a Chinese food truck that serves hot chinese food till 1 AM and you can order online! They also have vampire hour (after 2am) things to do close by. Plus town lake is down the street. You can get your workout or just enjoy the scene. Plus Riverside is just amazing in that part of town! Going to miss this place and the kind staff. Thanks for the hospitality guys! - Ezequiel Luna
