I’ve lived here going on five years now and I love it.Pros:Everyone is so nice and tentative from the maintenance to the office team. It’s really quiet and peaceful throughout the entire day I work from home so being able to have my windows open and make sure that I work in a quiet environment is important. My kids also love it because they get to go to the after school programs that allows them to do little activities and give them snacks the gym is also very clean the neighbors are friendly.Cons: little bunny rabbits at 12 in the morning in most grass area

I love how welcome I feel here from the staff. I have had a lot of good experiences with the staff of the front office. If I have any questions or concerns that I have to do with the safety of my children. I love that I can go to them to help address my concerns in a patient and understanding manner.

Office staff is always friendly. They’ve had their ups and downs throughout the years but they have ironed out those wrinkles and have really standardized certain processes to be more efficient and effective. Between the office staff, maintenance and security it feels like a strong community which is hard to find nowadays. Special shout out to Briana! With her on the team I know things will continue to run smoothly.

Omg when I say the veranda has stepped there game up with the office staff they have. First off Desiree the community manager had went above and beyond as far as making things right and sticking to her word she is wonderful. Travis the assistant manager is a bundle of joy down to earth and very helpful and if he dont know the answer he will find out for you he wont tell you no lies I love that. Misty at the front has a smile on her face every time I come in and she answers the phone when u call with questions. They are all very professional and I would know I have been here since the veranda was built and I think things will be looking brighter from here on out.

It is definitely hard getting someone on the phone so I would suggest going to the office if you can. I stopped by on two different Saturdays and they are usually busy getting tenants moved in, which is a good sign. Ive been to the office twice and both times I had pleasant experience. I did a tour just last weekend and the apartment was nice a bit small but a great apartment. The property is well put together and gated. A resident stopped me and gave me her two cents on the property and she didnt have anything bad to say. This is a income restricted property so you do have to meet a certain criteria. I have completed the 2nd part of the paperwork process and it was long but the leasing agent Adrianna was really patient. The first leasing agent I met the weekend before was very professional as well. I cant remember her name so Ill call her Ms. O. . I havent received a response yet in regards to an approval but either way I think this is a really nice property for the price. Again, if you call and dont get an answer just go to the property.

As residents from when the complex was constructed in 2017, we can comment on how this complex has been and changed over time.Upon applying, the process is very confusing and time consuming, however, this is not the fault of the property managers. This is a tax-credit housing complex and it requires significant due diligence to complete an application. The applications are processed by people who do not work on the property and to whom you will never speak nor see. When we first moved in, we were fairly easily approved, but had to push back our move-in date due to construction delays.After we finally moved in, it was wonderful. The interior of the apartment was lovely and the appliances have served us well and been very reliable. The community was very well-kept and almost always clean. This was partially due to the fact that it was not fully inhabited. As many more people began moving in, it began to change.Over time, the residents began mistreating the property pretty severely. There was often turnover in the front office because of how tenants behaved and treated the property and its staff. The recycling bins became overrun with trash; the property management had to do away with these bins and opt for only trash dumpsters (much to our dismay). Even now, the dumpsters at the front tend to be overfilled, while the ones towards the back are under utilized; this is due to the incompetence of the residents, not the staff.During COVID, things were difficult for many residents as employment and income were affected. While the property management would waive late fees during the first two years of the pandemic, they refused to freeze rent. This was a cruel circumstance of an unfortunate reality - the investors of the property are much more focused on the profit and the property managers have to deal with the blowback.Maintenance has very often been helpful, especially in emergency situations. However, it may take time to receive assistance depending on volume of maintenance requests. They were often understanding and would not charge for damages beyond your control (wear-and-tear; weather damage).Toward the end of our time in the complex, we attempted to transfer to a 4-bedroom apartment from our 3-bedroom. Unfortunately, we were deemed “over income” by the third-party compliance that was hired to manage contracts. The management, specifically Jackie Harris, desperately fought to get us into the apartment. It took several months, just to get denied. It was brutal and frustrating, but compliance is to blame.Jackie wanted to help in any way possible to help us get into a bigger home for our growing family. When we found a place that required a quick termination of our contract, Jackie spoke with the head manager of the property to release us from our lease in order to get into our new home. It was all circumstantial in the end to be able to leave the lease, but it just proves that they are human that understand how hard it is to find a good place to live.In summary, the property has flaws with the biggest complaints being the other tenants, the property owners, and compliance. The highlights are most certainly the managing staff, maintenance, and, if you take care of your apartment, the units themselves.

The staff was very friendly and helpful. They made the application process smooth it is very detailed and took longer than most other properties but they kept me involved in the process. They have a new staff and I think they are really great. The new manager Mrs. Powell is very involved and open to talk to when you have an issue. I recommend this property to anyone that is looking for a new place to live. I looked at the other reviews and was a little hesitant about it but the new staff could not possibly have received those because they were great to me. And the maintenance staff is great. They respond to requests very fast. I love my new home.

I can’t believe I wasted 25 years of my life living in places that were not The Veranda. The only other place that provided this much hospitality and warmth was my grandmas house back in 2002. The staff is incredibly friendly and inviting, and their presence brings an overwhelming comfort to my every day trauma. Every day when I pull through The Veranda gate, I can sleep comfortably in my nice, well maintained apartment knowing that The Veranda meets my every need with zealous effort and enthusiasm.

Overall, a great experience living here thus far!It hasn’t been easy by any means! The application process is not for the faint of heart, & you have to pay close attention to all of the paperwork, & notices issued!The staff has ALWAYS been exceptional when working with us! They answer our many questions, they were patient during our application process, & in general go above and beyond anything that is asked of them!The complex is beautiful & maintained well! There are some noise issues of course, but that’s to be expected when living in an apartment! The apartment it’s self is phenomenal! Very spacious, very nicely designed, plenty of outlets & switches!We aren’t huge fans of the switch locations in one of the bathrooms, & one of the light switches is also connected to the fan, that can be annoying until you figure out which switch the right one!We are grateful to have been blessed with this living situation in this season & are so happy that we stuck through the tough times!Patience, kindness & understanding can go along way!

I lived here for 2 years. During that time there have been many changes to staff and policies in the front office. I understand that in Fair Housing apartments, the staff turnaround is typically high because it is a LOT of work to effectively do this kind of job. I have befriended almost everyone who was in that office because they were great people, they were just working an extremely difficult job. People get tired, people get hired as temps and cant hang, or people just get shifted to another location. Because of this there was a huge struggle in continuity in knowledge of paper work, policies and notices being sent out. Those notices alarm a lot of people who typically handle their business with the apartment company so that was frustrating at times. I feel that if there is a consistent office team, this can probably be alleviated and they can implement something where everyone is on the same page.The one qualm that I have had more constantly than anything else is the phone issue. Calls constantly got rerouted to Florida (I know they were sick of us) or just flat out hung up on after the management companys voicemail (not The Veranda physical office, but their management company NPR group). They tried to fix the situation by getting another number but honestly I just gave up hope on that one.Maintenance requests were always handled in a timely fashion, even for the smallest issues. They come out, they fix it, and if they need more things they communicate that. The groundskeeper worked really REALLY hard, harder than he should have, dealing with the way residents treated the property at times. No matter the weather he was out in full force ALONE doing his job.My move was a bit complicated as was confused a few times with other residents that were in the process of moving out? Once we turned in our keys everything was okay and the office worker we spoke to was happy with the end of our leases.I say all this not to take away from anyone elses experiences during their stay at The Veranda. I stayed to myself, I had great neighbors and the few interactions I had with the office were pleasant. Given the chance to move back in the future I would strongly consider moving back.

BEAUTIFUL COMPLEX!!! The Property Manager and leasing agents are beyond AMAZING!!! Everyone was very polite and hands on with the entire application process up to the move in date. It took about 3 months with all the paperwork and everything to move in here. Getting qualified and approved is lengthy because, ya know, government stuff just be that way. But India helped out so much and made it go much more smoothly. So if you need someplace next week, this isn’t it. But if you’re willing to wait for something much nicer, this is worth it.But now that I’m here, I’m really loving it. It’s super nice. I get complimented whenever I have friends over. It’s new, it’s spacious, the closets are to die for, the kitchen is a joy to cook in, and just generally it’s better than pretty much any place I’ve lived. Oh and the ceilings are ridiculously tall. Super nice. 👌🏻👌🏻👌🏻

I went to the Veranda on a whim one Sunday. The lady that was there was very nice and friendly and took me to see a two bedroom. The apartments themselves were very nice, modern, and perfect for what I was looking for. Unfortunately, their website didn’t say anything about low income housing (that I could see) and the lady didn’t say anything about that being a requirement either. I talked to a friend later about me inquiring about this property and she said that it was low income housing. I called to confirm with India and she said yes. I told her that I wasn’t informed unfortunately and said that there was no information posted anywhere (that I could see) about having that low income requirement.Also, how do people who make less than $34,000/yr afford a 1 bedroom $1,000/mo apartment? Or a two bedroom $1,200 apartment? $1,100 is my max and I don’t even meet this requirement.Just shocked at that.

So far I have had a great experience India (hope that is how you spell her name) has been helpful. The overall staff in my opinion was great and personable . Everything is a process and takes time , the staff has been updating me on missing documents to make my file complete. They are very busy every time I have come in, but never made me feel ignored. No matter how many questions I had they answered them adequately and in a timely manner. I really like India and the staff I don’t remember everyone’s name but they have helped this process go smoothly.

Im giving 5 stars because the apartment its self is really nice. The office staff was helpful with all my phone calls and trying to keep me up to date on my app. There was a couple of things i found VERY irritating, 1 was that i had to miss a lot of work to come make corrections on my app, 2 was that the process took way to long, & 3 was the fact that it stressed me out really bad. But at the end of the process it went really fast signing the lease and that was the easiest part of the whole process. Once you get past the app process everything got easier. I love my new apartment i cant wait to start moving my things in...

I just moved here almost a month ago & despite all the negative reviews I love it here. Its quiet & no one bothers you. Of course you have kids that live in the complex that plays but it not to the point where its too noisy. Upon moving in Haley & Desota were so efficient in helping me move in by a certain deadline. Im so grateful for them & their outstanding services. Mrs Jackie is also very nice they are all kind. So far everything is good even the maintenance team. WTG THE VERANDA APTS!!!

Although the application process was difficult and beyond irritating with all the pay stubs, the staff was always extremely helpful when it came to answering our many phone calls and always kept us updated on our application process as we asked. There were a few bumps in the road along our application but at the end of the day.. it worked out AND it was all worth it. We love our new home and we are happy we decided to pick the veranda.

I worked as a contractor during the construction at this apartment community, and I have to say that I was really impressed at how the property has come together. The floor plans are spacious, the finishes are clean, bright, and modern. And though you wouldnt know it by looking at the exterior, the buildings are well-built and solid. The developer went to great lengths to preserve most of the trees on the site, so there is plenty of shade and picturesque greenery outside the oversized windows. Futhermore the entire community is ringed by city parks and woodlands, making for peaceful and pleasant surroundings. I would live here if I were looking for an apartment home.

Ms Jackie and Ms Renae are really great staff members. They know how to address a problem well.They both are really sweet, thank God they are always at the office to help. Over all the staff is very nice.

Havent lived here yet but we are seriously considering it. Just got off the phone with one of their staff members and it was the most informative conversation Ive had with any apartment complex. The guy was super nice and funny and answered every question I had in complete detail.

Lived here for 2 years and overall, it was a good experience.Staffing issues in the office makes things harder on the staff that are there, and it’s already a bit of a process to get approved to live here, but overall, prompt maintenance and good service in the office made it good enough for me!
