Resident of 6 years. Had it always been flawless, no… but guess what, after living in other buildings over the past 15+ years every building has their issues. Most of the time it’s down to the ownership group not the management company. In the leasing office Aaron, Destiny and Jenny have always been great and are responsive. Sophia the concierge is amazing and takes the time to remember residents apartments and names. I’ve experienced my fair share of issues yes, but guess what, the building was built in 1913. Are there improvements that the ownership group needs to do? Yes, absolutely. And I hope they do a resident poll to see what big action items are. I’m hoping the new ownership group will give GreyStar the tools they need to help the residents, some of who have been here for decades. We have new elevators, units are being renovated and structural improvements made. I hope the owner group won’t wash the building of its historic charm and not cheap out on renovations to the public spaces. Gallium, do us good. Don’t just put builder grey finishes in everywhere. Look to the future and choose timeless updates please. The building has potential.

I recently moved into The Rice with my partner and have been extremely impressed with my experience so far. The building is beautiful and well-maintained, but what truly makes it stand out is the amazing management team, especially Jenny, the manager, and Destiny, the assistant manager.Jenny is incredibly responsive and went the extra mile to ensure we were happy and well taken care of. Destiny is friendly, approachable, and always ready to help. Together, they create a warm and welcoming environment that makes this place feel like home.If youre looking for a great living experience with exceptional management, I highly recommend The Rice.

If you want to become a part of history, if you like to drown yourself with great restaurants and bars all within 5 minutes of walking, this is the place to live. Im not a resident yet of this beautiful historic building but I will be soon. Amenities are super cool. I loved the entrance. You feel a grand welcome by the door person and by the huge lobby area with super cool Chandler lights. Ohh, I almost forgot, there is a huge balcony on the 2nd floor where residents can relax and enjoy the true downtown view, people in the streets.I had my tour yesterday, and Samantha was extremely helpful showing me around and she went out of her way to accommodate my needs with various rental options. I am going to apply today and dearly hope that I get accepted. Cant wait to live as a resident of Rice Lofts soon.

To some residents, this is their home, and it has been for years. I am reluctant to post any reviews online. However, I want to do this as individuals should be applauded for what they do. I am beyond grateful to the Manager (Jenny) and Assistant Manager (Destiny) at the Rice. Without their level-headedness, I would not continue my association with the building. They genuinely care about the building (which is lovely) and do their best to ameliorate poor situations. Jenny & Destiny! Well done for your leadership and kindness.

My mom lives here and I visit all the time and stay with her. The location is amazing and really easily accessible to some of the best parts of Houston Downtown. The pool, common areas, and workout facilities are very nice and maintained well. I can not speak on prices or rent on this place but do think they are a great property as someone that visits a few times a year.

Thoroughly enjoy living at The Rice! The staff and residents create a friendly and welcoming community. Management does a great job of communicating with residents about repairs and concerns around the property. The amenities are spectacular! I really enjoy the convenient location in the heart of downtown. One of my favorite amenities is the pool! It’s quite private and being indoors, can be used tear round!

I love the energy that downtown brings, not to mention all the wonderful upscale restaurants within walking distance. My view is spectacular. Any reason why?**Update-Update: Sofia/Sophia is an excellent concierge.*Update: Its a very dope building. I dont mind the long waits for the elevator, but it is problematic. I really am writing this because of the birds who DOMINATE the parking garage. Theyve taken over. Its enough bird poop in there to last for the next 113 years. Is there any plan to get them out or should we just continue letting them dookey all over our vehicles?Recently moved in with the help of Steven and the rest of his amazing team (Samantha, Destiny, and Jenny). Steven has done everything he can to make sure that my move-in has been exceptional. He follows up and allows you to detail what you might need from him and the building and he then accommodates that need for you swiftly. I thank him and the staff for helping me feel at home.

Found out about their great move-in offers from a close friend and decided to check them out. We met with Steven at the leasing office and he was great at showing us around and answering any questions my husband and I had. The building is filled with beauty and history and that’s a huge draw for choosing from the many options downtown. In the couple of months that we’ve been here the place feels so much more alive and like a home than our previous residence. The leasing team is great at checking in and being overall friendly and a part of the home feel here. I’d recommend anyone to stop by for a tour and hopefully make The Rice your next home.

Love these apartments! This is the first complex that has ever gotten me to renew a lease. Steven, in the leasing office, is always so nice and willing to help! I always hope he’s in the office if I need something, and if he’s not, I’ll usually wait until he gets back! He helped me with every step during my transfer process and made things run so smooth. It’s too bad he’s not in a management position. He really deserves it. Concierge, especially Rosie and Olive, are always so nice and greet everyone with a smile. I personally have had no complaints since moving in October 2021.

In 2012 our Tomball home of 30 years turned commercial and we decided the move into the heartbeat of Houston and we could not have found a better place than The Rice. After three years we moved to far West Texas, where we still make our home, but we missed Houston and decided to have a second home here and to check out the Rice once again. We love it here, where else can you swim on New Year’s Day in the same pool that Marilyn Monroe did! This is an historic building where Jenny is the mgr and she is open and available. Ricky, Olive, Andre greet us by name with smiles and help in every way they can. Our neighbors are friendly. We are older now enjoy the feeling of safety here and could highly recommend it to all.

I went to look at Rice Lofts . You have to have an appointment or at least I did. I loved being greeted by a concierge ( very friendly ) . Then a tour of the work out room with all kinds of modern work out equipment.The pool was a little spooky being in the basement of the hotel. I was interested in an efficiency or one bedroom. I loved the open ceilings to give an appearance of openness. I loved the mirror wall which behind it was closets for clothes or storage in the efficiency.I love that restaurant are adjacent to the lofts. It has cover parking garage. There are two areas of the apartments that have out door seating with grills and indoor area with sitting. . I really loved the apartment , the nostalgia of a piece of history of living in over 100 year old structure. Also the rent was reasonable for the area being downtown and near everything . Oh almost forgot if you wanted there is valet parking too😁

Good: location, affordability.Bad: smell.I liked having a garage, especially in Downtown, though the bird stool was an issue in some months of the year. Many residents have pets, and the pets aren’t trained not to urinate on the hallways, making for a bad smell half of the time. I would have used the pool more if it wasn’t underground. The gym has essentials, but not much as you can expect. Apartments are great to live at.Overall I just think they need more frequent cleaning to combat the urine smell.

It was tastefully decorated for the holidays, enhancing the unmatchable character of perhaps the last historic residential building downtown. Marianne gave a stellar introduction when showing the available apts. Alexis and Vanessa are undoubtedly the kindest and most reliable concierge imaginable. Ive lived in A LOT of places, but The Rice takes the cake. Among the most memorable 18 months of my life. I will certainly move back if I end up working downtown again.

This is not a manager paid, review, I am an actual resident here and am doing this on my own without anyone asking (in reference to someone else saying theyre paid for). I moved in last April, during a stressful time with COVID-19 just hitting the US, but the management team ( Teela Shaw, Hannah Permen, and several others) made my move-in SO easy. That being said, after almost a year hear, I cant wait to renew my lease and continue calling The Rice my home. The staff does an incredible job keeping an old, historic building in beautiful shape, and Ive always had a positive experience with maintenance but Ive only needed them for lightbulbs, and some wood floor filler. The folks at the concierge desk are professional, friendly (thanks Johnny, Vanessa, Alexis, and everyone else) welcoming, and help make The Rice what it is....the place I am happy to come home to everyday!

Im on my second lease here and I love it. I have read the other reviews and have never experienced any problems with the management team. They have been extremely helpful and kind to me. Ive actually lived in two different units and they were very helpful with my transition from one to the other. I plan on getting a larger unit when this lease expires. The property is beautiful and the location is great. Its very walk-able and has a Minuti coffee shop, Chipotle, Azuma Sushi and Shay McElroys all on the bottom floor that have direct access to the lobby. The Main Street noise can get loud if youre on that side, their are a lot of clubs right there that play loud music. The club room is gorgeous and I love the televisions on the balcony.

After living here for nearly 4 years, I will sorely miss the Rice! In addition to the history and location of the Rice, its the staff (professional, always friendly) and the residents (quirky, always eclectic) I will miss the most. The Rice occupies the last stronghold of diversity in terms of resident demographics -- artists, students, professionals, itinerants and lifers -- all who come together to enjoy the best that downtown Houston has to offer. Its an old building for sure (hey, its historic) and a bit weathered in the corners (charming, we say), but where else can you find a collection of people who will always welcome you to partake in a conversation or consumption of food/drinks (lobby, Club Room, balcony)? Having lived nationally/internationally in plenty of properties, I can say without exaggeration that I have met and made more interesting neighbors and friends at the Rice than anywhere else (including LA and NY). While there may be more polished properties or taller high-rise apartments here in downtown Houston -- nothing can top the confluence of the people and the community of the Rice. All I know is this -- like many others who have left the Rice but only to return -- Ill do the same. See you all soon!!!

Lived in the Rice when it was run by Post, loved it loved the history and the look of the building. Was disappointed when my gargoyle got got, missed that little three headed monster, but they got a new home in the community/media room The new greystar team, Jessica, Amanda, Marianne, Melissa really made the transition easy. The new look works, especially in the hallways and the common areas and patio upstairs. Three leases later and the Rice is still a great place to come home to. If youre lookin for spot with ease of access to pretty much any part of the city (midtown, heights, eado, galleria, upper Kirby), and half an hour to forty minutes to all suburbs check The Rice. Walk to the theatre district, Minute Maid, Toyota Center, and several fantastic restaurants and bars. Bike to Allan Parkway and check out all the great photo ops. Plenty to do around DT these days so theres never a dull moment.
