So i had a tour scheduled for today 4/14, i believe it was angie that helped me out, she was very nice, she showed me one bedroom A1, which i originally was interested in A2/A3 due to the washer dryer, but when she showed me A1 i actually liked it better, it was cozy not too small not too big with a patio, i like the sort of vanity look as well as the stage lights and big kitchen since i cook, she also explained the income requirements and showed me the gym, which was amazing and the two pools. I was sent a list of apartments and wasn’t too sure if this was screaming out on the list as apply but i went to the tour. It went amazing what i appreciate the most is the residential events they have monthly, and the bottle of wine you get when you move in, so i will update you guys after i apply within two weeks, but overall so far it’s been a great experience.

I have officially been living here for one (1) year and my experience here has been great. Since I was moving from another state the staff made the big move super smooth for me. Very bless for that ! I wanted to give a big shout out to the Assistant Manager, Ms. Angie Posada and Leasing Specialist, Ms. Kimmy Malzahn have been amazing by providing great communication and being so friendly !! Every time I had an issue, they always had it resolved under a day. I highly recommend moving here. If you want a peaceful place, come to Spring Parc !

I love it here. Ive been here since 2019 and I dont plan on leaving anytime soon. I have had a wonderful experienceliving here at Spring Parc. Maintenance is prompt with any emergency requests I have placed. I really enjoy the friendly office staff they are very professional and kind. I feel safe where Im living. I recently submitted a request to the company owners and our new Property Manager Ashley and they met and exceeded all my needs. I am very happy. I recommend Spring Parc to anyone looking to move to this area.

I moved here in 2014 and I love it. On top of the convenient location, the apartments are nice and well-maintained. Whenever I have a service issue it is resolved within one day; sometimes the same day. The staff members are all nice. I dont have issues with noise. When I first moved here, parking was difficult. They changed their policy and thats no longer a concern. My only complaint is that there isnt enough visitor parking. However, if you pay for a covered spot, one guest can always park there.That being said, Spring Parc is great and I wouldnt move unless its to a house or out of state.

Ive lived here sine July 2 2019 and have had nothing but a positive experience from the very beginning. Victoria and Amanda and Anna in the office are phenomenal. Amanda and Victoria went above and beyond when I was working on transferring from their sister property. Once moved in, I had a few minor maintenance things to be resolved and Nestor, Facilities Manager I think, was on it. He coordinated with office to get things done as soon as possible. Overall, the property is kept very clean. So far, all the neighbors Ive passed have been friendly and not really any late night partying. The office does fun community activities and focuses on what the residents want or need. I highly recommend this property!! (ps-they have a great variety of floor plans.)

I lived at Spring Parc for 5 years plus. Great Apartment , safe and secured, never had any security issues. Management was very understanding and they worked with me on every issues and concerns. I loved my 2 year stay here. The only reason Im moving is because I need more space. Maintenance comes and fixes your service requests SUPER fast. The office staff is cool. I stayed by the office and its never loud here (even with me living near the pool). Its never trashy. No pest problems. If they had a bigger 1br unit then I would stay. The only issue someone might have is the visitor parking situation. Other than that, my stay was great! Hate to leave.

She inquired for me whether or not an Employment Offer Letter can be used. I really appreciated the time she took to confirm the rules, and options that were available to me. I will be submitting an application for possible Lease thanks to Mayra.

Update: we are coming up to the end of our lease and I’m going to miss this place. The place was quiet, clean, and most importantly safe. However I’m taking a point away because recently there have been much more unannounced visits by management team. Knocking at your door and asking to see the unit without an advance notice. We were told that we needed to get something cleaned in our bathroom because of a safety issue. Unfortunately either I had to clean it myself or the property will do it but charge me for it. I find that weird that I have to pay out of pocket to have anything fixed.Current resident here. Me and my gf moved in early September and have loved it here. Ample parking no matter what time we get home, roofing was just done, it’s quite (even though our apartment is directly next to the free way), and everything has worked properly. We originally had mail keys that weren’t working but was addressed immediately and got our new keys almost a day later.

The staff here is so nice, courtesy and professional. Great and pet friendly place to live they fail to mention that they have a car wash area as well ... all the amenities are super great. I cant say enough how friendly and great the staff is and I consider myself pretty hard to please. But this is certainly a great place to live. If youre considering another apartment and Spring Parc ... pick Spring Parc you wont regret it.

And even since switching management things have been great, with TONS of remodeling to the property and lots of community activities. I would recommend these apartments to anyone!

Great place to live! I loved living at Spring Parc. I was there for 3 and a half years! The staff is friendly and always addressed my needs.The best part of the community is the maintenance staff! They are all amazing workers and always got my service requests completed in under 24 hours. Normally they would even get my requests done in under 12 hours!

I stayed here for about 2 years and I can honestly say I love this place. I only left because I had to move. The ladies on staff are always working to make sure your stay is pleasant and the maintenance team has worked fast and efficiently on our issues. This is the best apartment I found so far in Dallas in terms of prompt responsiveness, staff professionalism. The apartment is so neat, quiet and good location to raise kids. The serenity and tranquility of the environment is awesome. The staff Anna Hall has been so efficient and effective, her smiles attracts and her behavior makes me glue to the apartment. Its an apartment I have spent almost two years and I just renewed for another one year because of the lady Anna.Thank you Anna for all that you do to keep a smile on our face. Indeed Springpac apartment is truly a HOME to be.

You need a lowkey place to stay, Spring Parc really isn’t a bad option.

I am currently apartment shopping and visited three complexes in the area, yet Spring Parc stood out above the rest due to the sweetest leasing agent Anna whom I had the pleasure of working with. Instead of pointing out where others are lacking, I thought Id share how special/important she made me feel. I definitely recommend this complex so far and hope you guys know what a gem you have in Anna!

I ended up not committing to the place, but honestly it was one of the top on my list! Check it out, and ask for Victoria to do your tour. Youll love it!

REVIEW FROM SUMMER 2017:So I spent a ton of time researching apartments that allowed a 3-month lease so I could do my internship during the Summer of 2017. When I finally narrowed it down, Spring Parc stepped up to the plate and delivered. They were prompt to inform me of everything I needed to know on the first, second, and however many calls I performed (since this was going to be my first apartment Ive ever leased). Not only did everything go smoothly, but Spring Parc looked absolutely gorgeous and well maintained.PROS: Staff was incredibly helpful and were so patient with me. I cant ever thank them enough. I give this a high review just purely because of how nice they were to me and patient.I leased the tiniest apartment place they had, which was around 690+ square feet. It looked very clean and well maintained from previous owners, minus some scuffs on the door and some carpet strings being attached to the fresh paint. And this was on the third floor; amazingly well maintained!Neighbors were basically quiet (and almost nonexistent!), but I occasionally saw residents outside walking their dogs and/or baby strollers on the walkways throughout the beautiful landscape.When I needed maintenance to come out to replace a bulb (or several), they were prompt and got the job done the first time.I never felt like I was in danger, or unsafe. Even when the gate was under maintenance, I felt like this place was paradise (they even have on-site laundry mat!)CONS: Traffic was a bit louder than I expected, but Im pretty sure its because I was in a building that was right in front of the Spring Parc entrance gate and the main street.I never saw my neighbors, but I could definitely hear when they turned on the water to take a shower!There was a tiny wasp nest on my patio outside, but one spray with my wasp killer and it was done, son. Never needed to spray again; never had a problem again for the 3-months I stayed.Overall, this was a wonderful place to live for such a great price for a 3-month lease. They made everything so easy and accommodating, and Im highly considering returning now that Ill be living in Dallas permanently. Though please keep in mind that this was an experience from basically a year ago.

The only reason this apartment gets this rating is because of Ashley the office manager. She is so sweet and always tries to help solve issues. She even got me cookies during teacher appreciation week😭HOWEVER spring parc corporate team is a joke and absolutely to blame for 90% of problems listed in these reviews. They only allow spring parc to hire one maintenance man per 100 apartments. So 3 men trying to fix everything?? Especially during new leases? That math doesn’t add up. Ashley tries to combat this by pulling other maintenance men from other properties every so often to help get through the backlogged orders which she SHOULD NOT HAVE TO DO! They only give one fob per house regardless of how many adults live there.. these are not due to the office staff, they are told to work with these rules that really stop this apartment from being what it could be. The aftermath from the freeze is still evident (uneven flooring, old caulking, and doors not closing on cabinets) because with 3 men to fix everything, they shortcut and leave a lot of stuff rigged or broken upon having new residents move in.Again, I think this reflects poorly on the higher ups and the way they cut corners and let the office managers take blame for things that aren’t in their control. I would love for them to have to live here for a year so they can see how truly blind they are to the consequences of their greedy actions. And if anyone from the big bad corporate team is reading this I hope you know that if Ashley wasn’t here I would’ve LEFT after the first year of dealing with yalls inadequacies. Reevaluate your priorities please.

I’ll be honest. When we first moved in back in April 2018 we had SEVERAL problems which the old management team ignored to the point we had to start replacing ourselves. Throughout the summer days the apartment would never get below 80-85 even with the AC on 24/7 and was told that’s normal. I have an apartment that faces the setting sun which means for 80-90% of the sun shine hours hits my windows and makes the apartment hot unlike some that don’t face the sun. Our walk-in closet is not usually during the summer days because it was so humid anything inside (including carpet) would be SOAKED from the humidity and dew. Nothing was ever done about this. August 20th my apartments walk in flooded from reasons we were never fully told, the job was half done, even with the floors dripping wet and smelled awful THE OLD management refused to fix or replace anything. Just a few days later the apartments were bought from cap stone management to CAF management (made since why they didn’t take the problem seriously since they were being bought over). I instantly went to the office and met Taylor (who is awesome and ALWAYS greets me with a smile). We explained all the issues we’ve had and the things we’ve replaced so when we go to move and take these items we won’t be held liable. Since the new management came in there has been ALOT of construction which at times can be annoying, parking sucks but I’m also in one of the first buildings by the gate, there’s more parking the further back you go. The noise of the construction wasn’t always ideal and the spots they would take up would cause parking issues at times but all and all they are doing their best to upgrade a complex that desperately needed it! Some people have complained of the looks being upgraded on the outside but not the inside, if you go to the office you can request upgrades with a charge (obviously), they aren’t just gonna tell residents to pack up while they do upgrades so they have slowly done the ones that are empty or by request. Since the new management took over my rent went from. 941.99+20(parking spot)=961.99 to 968-972 depending on the month which is odd but I wouldn’t complain about that for such a small amount but wanted to add since I’ve seen it as an “issue” with some people. Since new management came in the maintenance has been trying to keep up and catch up from the issues the old management had. Unlike the last guys, these guys will tell you when they come to the apartment, what they did and do it in a good amount of time. The only issues I’ve had since the summer has been that my washer flooded my kitchen last week. They have it on order which I was told would be here Monday and it’s not here and “should” be here tomorrow (Wednesday). I’m only annoyed due to the fact I’ve had to stay on top of them by calling or walking in to be given updates on what’s going on and what’s the plan since the on site laundry IS NOT cheap (not to mention I paid for my stackables this month, in which I can wash and dry as much as I want yet I’m now spending twice as much as my stackables cost at the laundry mat without being told if I will be reimbursed for the cost of the laundry mat or my stackables for the next month). Hopefully tomorrow when I get home my new washer will finally be here and installed. I feel like Taylor will keep you informed and is sympathetic to apartment issues unlike other people in the office. She has always stayed on top of any issues my apartment has had. She’s the only one in the office I fully feel comfortable with because she will just talk to you and help you with anything.I will update when we move out on how the rest of our lease goes with this management. So far we do plan on finding another complex with the management just with a better location for use. I would recommend an upgraded unit to anyone. I have personally seen the upgrades and was blown away by them!*update. They replaced the washer and dryer and I am blown away with how new and UPGRADED they are! Updated my rating for sure*

UPDATE: Upon reading my 4/3 review, my apartment office reached out to me and again apologized for the confusion. They then gave me a gift card for my troubles.That’s all I wanted. For them to show some concern after being inconvenienced for TWO WEEKS.Original post:I am very unhappy with Spring Parc and CAF Management. During the Texas snowstorm in February there were things that happened that I understand were out of their control (ie, loss of electricity), but I feel if the apartment wasn’t so old and was better maintained, the water issues that happened wouldn’t have been as bad as they were.We received an email on 2/16 to let us know that they were shutting off the water due to pipes bursting and they were trying to prevent more from bursting. It wasn’t until 3/1 that we received an email to advise that the water was back on. As you can see, there were almost two weeks that the apartments were uninhabitable.We didn’t get a discount on rent and when the utility bill came last week, it was the same as a normal month. I wasn’t in my apartment for two weeks but the utility bill is the same? That’s crazy!!When I called the office to ask if there would be a discount given because the apartments were uninhabitable for almost two weeks, I was told that they wouldn’t be giving a discount and to contact my renters insurance. They might be able to reimburse me for the inconvenience.Imagine my surprise when I got my utility bill and there was no difference in comparison to other months. The bill specifically reads to call the apartment with billing questions. I called the apartment office and was told on two different occasions that I needed to call Dallas Water to find out why they billed me for the two weeks that the water was shut off. They also advised I wasn’t the first one to call asking about this month’s utility bill. When I spoke with Dallas Water, they advised that the contract is with CAF Management and they couldn’t discuss the account with me. No surprise there.I called the apartment office for the THIRD time and the lady I spoke with said that they received a normal bill and they split it up as always. She said that I may not have been in my apartment for two weeks but I used water when I came back. She then asked if I understood. I told her I didn’t so she put me on hold and came back.She claimed that she was looking at my bill and could see that it was in fact 1/2 of what I’m normally billed. I told her that my bill is normally between $35 - $40 each month. My current bill is $38.19. She claimed the bill shows $38.73. How on Earth is that half of what I’m normally billed? I got off the phone with this lady be because I was losing patience.I emailed Ana, the apartment manager, to let her know that I’m not happy with this. I also asked her to let me know if I need to address this with CAF Management.Her response was that the utilities are allocated which means you pay based on the square footage of the apartment and it’s not based on usage. First time I ever heard that and I know for a fact that I was told it’s charged according to usage when I asked how utilities are charged before I signed my initial lease. She told me that if I reached out to CAF that they would just refer me back to her. She said she can’t make an adjustment on my bill or rent because then she would have to do it for everyone.EVERYONE was affected for almost two weeks so why not adjust rent and utilities for everyone? It’s the right thing to do.I was really hoping to make this my permanent home, but I’m not now. I gave this apartment 5 stars when I first moved in. I don’t feel that way anymore.

Ive lived in this property since 2015 and am ready to sign a new lease. I cant praise this place enough.1. Staff is great! (...pst they really do care) this is my top rant because no matter how nice your prooerty is if the staff is crappy the rest falls behind it.2. Location is perfect! Walking distance to bars, stores, gym and restaurants3. Rent stays affordable and you get your moneys worth.4. Clean and quiet, never worry about people hanging out.5. 2 swimming pools6. Asthetically appealing7. Tons of things for residents i.e annual catered pool party, gift wrapping station available for free, package delivery notification, car wash bay, racket ball court.8. Maintenance has never let me down even when my AC went out at 2am in the middle of July.....these guys actually came!9. Awesome floor plans.10. I’ve been here 3 years and I’ve managed to bring 3 different residents to this property as well. It’s all because of the staff, especially Juanna! She is the reason I continue to stay here. Her ability and willingness to get things done and most importantly keeping her word to go above and beyond for the resident. She continues to put the property first instead of her own personal gain or salary. Some people will go to their jobs and go through the motions but not her. I truly appreciate all that she does and I hope that she continues to grow and build a team around her that shares that same ambition and vision to see this property bigger and better than it was before they arrived.

My boyfriends been with this management for 3 years now and I’ve heard nothing but good things! We just upgraded to a 2 bed 2 bath. Management is super fun, always having events for occasions.

Ana is a rockstar. She toured me even though it was raining! Other places denied to tour me but she did it! Before even seeing the apartment, she sold the place because of her. Im new to the area and asked her about the places that were around. She told me everything- day cares, shopping places, what school buses come by here and hole in the wall restaurants. After we checked out the model and she offered me the snacks and drinks they had in there, I told her Im ready to move in right now! Thank you Ana for being the only person who was kinda enough to tour me in the rain and youre just over all wonderfulness!

I have been here for 2 months I can attest that the leasing office works very hard to improve the quality of living & life in the complex. It is an older complex with LOTS of buildings compared to some of the neighboring apartment complexes but, the insides are fully renovated with new appliances. They are also kind and communicative and most residents keep to themselves. What makes 5 star rating is location. Popeyes & Krispy Kreme is walking distance right across the street. Racetrack ,7/11, Walmart, Starbucks, Applebees, Aldis, 99cent store, OReilly Auto Parts, Smoothie King, Sonic, & few other stores are 1-2 min drive ! You are on 1 min drive off President George Bush Tpke. Plano is 5 min north, Addison Carrollton Farmers Branch 5-10 mins south. Considered Dallas on the map but actually it is part of Denton County, not Dallas. I would absolutely consider this unique part of North Dallas for your next apartment or home!

However, my personal experience has been overwhelmingly positive, thanks to the outstanding assistance of Manie and Angy, who provide an excellent service so far.I must note that parking becomes challenging after 9 pm, and although I am unsure about towing policies, I have always managed to find a spot albeit located further from the residence. This minor inconvenience, however, does not detract from my overall favorable impression of Springparc.Looking ahead, I anticipate submitting another review upon the conclusion of my lease at the end of the summer.
