Apartments always have their issues but I really did love living at San Marino. The staff are amazing and they genuinely care about taking care of you. The amenities are wonderful. The pool makes you feel like you’re at a resort. The location is perfect, you’re so close to everything. My main concerns with living here are typical for most apartments. The sound! Loud cars, neighbors. In my apt unit I could hear my neighbor pacing every day which drove me insane. But I did leave them a note and they got better. It’s unfortunate how they build apartments these days. But other than that, I miss living here! It was the best apartment experience I ever had. Best part, NO BUGS. Never had a single roach in my apartment. I should give it five stars just for that.

I just move into a studio at San Marino. The location is safe and the amenities are great. Irene helped me in getting the unit I wanted and she and her coworker are all friendly and helpful. The apartment complex is beautiful and clean and I havent seen a single roach so far.

My stay here has been a bit up and down but overall a good experience. Have had some issues but they were addressed promptly and professionally. Love my apartment & the complex so would recommend living here. It’s quiet, safe, and clean. Pool and other amenities are lux and I appreciate management being on top of keeping everything here in order. No place is perfect but shout out to Brayden, Riz, and Irene for doing their best.

I absolutely love living here. The entire San Marino staff are friendly, efficient, caring, and easy to work with. They provide everything I and my family need to feel comfortable and at home. The amenities are incredible and the prices to live here are reasonable for what you’re getting within this clean and friendly community. I have been fortunate enough to call San Marino my apartment home for the past year, and I couldnt be more delighted with my decision. Living here has been a great experience.Everything is within arms reach, from grocery stores and pharmacies and restaurants. The modern amenities and appliances add a touch of luxury to everyday living. The gym has everything I need. It has saved me so much money on paying a monthly gym fee.Maintenance and security are top-notch! The property management team is responsive and efficient, promptly addressing any concerns or issues that may arise. Thank you to Matt & Brayden who have been so welcoming and nice anytime I had questions or concerns.The sense of community among the residents is a bonus! Everyone Ive met here is friendly and interactive.I truly felt safe here and would highly recommend!

So we’ve been here for a few weeks. So far everything has been great and smooth sailing. Front the front desk to the mail room to the maintenance people. They are all amazing people. They greet you with a hello or good morning. The property is very nice and clean. The security are there around the clocks. My family and I feel very safe living here. The amenities are top notch unlike anywhere I have stay at. It’s a really nice and safe property. We had two Maintence request which were fixed within 24hrs. Shout out to Matthew for making the transition smooth for us.

San Marino is a great place to live, filled with welcoming and helpful people! The amenities (especially the pool) cannot be beat!! The apartments are carpet free with great windows and natural light. The area feels very safe and is filled with great food and shopping options.Matt, who works in the leasing office is a delight! He gave me my tour and was very polite and insightful! Now that I am a resident, he continues to be very polite and goes above and beyond to make everyone’s experience at San Marino a joy.I cannot recommend San Marino and Matt enough!! I truly feel at home here.

A great apartment complex run by great people. In particular, Matt has always been helpful, friendly, prompt, and enthusiastic. He and the rest of the team always seek new ways to improve the apartment’s amenities and works hard to organize events to create a sense of community that I haven’t seen in other apartment complexes. Even if the apartment complex itself was worse I’d still probably give it a 5 star review because of how awesome Matt and the rest of management are!

Any maintenance issues were swiftly addressed, usually within 48 hours for regular concerns and immediately for emergencies, thanks to their efficient online property portal.Safety and security are top priorities here. During a spate of catalytic converter thefts from Toyota Trucks citywide, the management proactively hired a 24/7 private security patrol, ensuring our peace of mind. This thoughtful initiative truly set San Marino apart.The amenities further elevate the living experience to resort levels—boasting two pools, a hot tub, a state-of-the-art gym with Peloton bikes and Tonal machines, and even luxury leisure options like a poker and pool table, a multimedia room with Apple computers, complimentary coffee, and regular food truck and resident events. Its clear the community spirit is strong and vibrant here.A special shoutout to Brayden, the office manager, for his exceptional accommodation during my busy work schedule and move-out process. Well, Im coming up on my 5th lease here. Once a year I try to post a review. San Marino has always been a peaceful community with neighborly residents that look after each other and the property. Maintenance has always been on top of issues within 24 hours. Pool issues have been resolved with the added security officer.Amenities are very nice and the gym is comparable to most small gym you pay for. The gym does need to be checked for cleanliness and hygiene supplies.Management is very friendly and professional. I do believe Management could encourage the cleaning crew to regularly clean the elevators, corridors and commonrocking.The landscaping does need to attented to. Alot of erosion and standing water when it rains.With that said, my living experience here has been awesome. I have great friends and have great memories here. I hope to continue those memories.July 2, 2024I posted 6 months ago a review of this complex. While I do like the Floorplan Im living in and the tenants here, at least in my building are great, but the issues I addressed 6 months ago were not addressed. Landscaping and drainage here is in poorer condition. The gym cleanliness is better. Though the leather on the gym benches are worn and cracked. The dog park is in poor condition with the fence rusting and rotting and a miserable attempt to spread new gravel.The water features to the lap pool have been not working since January. The pool operation and cleanliness is poor. Algae growing on the sides and steps. The water is frequently cloudy and green. The photos on the website look nothing like the pool on the property.The elevators are not cleaned on a regular basis still.The 6 televisions in the amenities area are not working or do not have cable service. They have been out for months.The new parcel drop off boxes have been out of service for months.Tenants pay an amenity fee monthly that total over $110,000 yearly for the property, so II cannot understand why these things cannot be taken care of.I just dont see how some of the reviews here are over 4 stars.

The best apartment complex in town! Ive been interested in San Marino for a while so I finally decided to take a look. Matthew was awesome and gave an amazing tour! It literally feels like a resort with all the amenities one could ask for. A giant pool and hot tub, outdoor grills, outdoor and indoor entertainment areas, and so much more! And I was surprised that the apartments are reasonably priced!

Absolutely love living here! I have been here since the year they opened and can’t say enough about the apartments and the management. It’s safe, comfortable and very diverse. Brayden and Chanda are the best! Like absolute best! They are always looking out for the best interest of the residents here, they are attentive and make sure the property remains clean and well kept. Really appreciate all of the staff! If you are looking for a great place to live, this is your place!

Ive lived at several apartments and this has been by far the BEST apartment to live at! I lived there for one year (moved out to move to a house) and I had the best experience. For one, the landscaping of the apartment is so nice. Its always so clean. The staff is great and always friendly. My apartment was so spacious and for a great price. The gym is my favorite part! Its the nicest apartment gym Ive come across. If youre looking for a place to live this is the place!

I lived here for a full year and have nothing but good things to say about San Marino. Its located right next to Vintage Park, which as far as Houston suburbs are concerned, is a top notch location.The complex is brand new with modern amenities. The floor plans are spacious, and for the price, cant be beat. What truly makes this place so great though is the excellent staff. They are attentive to the needs of all their residents. They will go the extra mile to help you out with any of your questions or concerns, which is something you often dont see in other apartment communities. Maintenance issues are taken care of promptly. The staff is also very communicative, and will inform residents of any issues around the complex.The ladies at the leasing office (including the property manager Neomi) do an excellent job. Its very apparent that they truly care about their residents. I definitely would have renewed for another year if I didnt want to move closer to downtown Houston. I wont hesitate to recommend this apartment to anyone!

This is a fabulous apartment community!! I moved to this area for work and was very unfamiliar with the area. I spent months searching communities and reading reviews. I stopped in one afternoon and met with Matt who was kind and attentive and caring to my needs and situation. He listened and gave a great tour of the community. I have now lived here for almost 2 months and it is everything you could want! I highly recommend this community! Great area!

This place is the hidden gem of apartments in the area! We have friends and family over constantly to use the giant pools, jacuzzi, dog park, and all the entertainment areas. The leasing agent Matt is the friendliest, most helpful and most real person we’ve met after many other apartment tours. He’s answered every random little question we’ve had and really had our backs in the application process. He sold us on the place and we might not have picked it if someone else was doing the tours!

I must say that the leasing and management team is by far some great individuals… knowledgeable, professional, and always ready with a smile! To me they are like friends you always want to come over and hang out with… if I have an issue with something they get right on it… on a scale from one to ten, they are an 11… They all are my favorite but Chandra is the one I met when I first moved in, and was always ready to help me transition into my apt… thanks and more thanks… this team I hope is here to stay for a long time to come… they always got something fun and exciting going on here … I love it!! Awesome apartment complex! The building and amenities are excellent, maintenance is courteous and responsive, and the ladies in the office are some of the nicest people Ive met. Its in a nice, quieter area and seems to be very safe. I know they have a police officer living on site who helps with security among other measures. Everything runs just as it should and that isnt easy to find. I highly recommend San Marino!

It has a nice pool with Jacuzzi. Coffee is provided starting from 8:30am, which is a plus for me because my work started at 9am. Gym is always clean and accessible.Cons: the floor is as thin as paper. when you have a neighbor who doesnt sleep until 2am, but got up at 5:30am, and started walking around with heavy steps, it was a NIGHTMARE!!! Did complain for a few times, it seem work for a while, then it came back. Anyway, this will the only bad experience I had. Rather than that, everything else is a plus.Special thanks to the management team: Amber, Katelyn and Neomi. Those ladies are very friendly, helpful and skillful. I appreciated their assistance while I lived there and even after I moved out.

The manager even introduced himself and offered a beverage. I absolutely recommend this place, the community is well maintained and very very clean!

Very nice complex, Neomi the manager was very professional and a total delight to deal with. I was all set to move in and not renew my lease at my current complex but I did because it was a little cheaper and has a back yard for my dog. I wish I would have moved instead to San Marino, the little extra money each month would have been worth it. Very nice property and an excellent staff. This management company who owns San Marino is probably the best to deal with in the apartment world. I know all of this because I am an apartment locator and know my product!

The apartment complex is pretty nice I like the way the ceilings are higher than normal; theres a real luxurious feel to the apartment. the complex has a large number of amenities, like a pool, a pool table, and a large lounge area where there is complimentary coffee and sometimes even cookies. Overall, if youre willing to fork up the cash, this is a pretty nice place to live.

I stayed here a few months through corporate housing. Love the apartments and the amenities. Parking in the beginning of the complex can be a challenge in the evenings. Noise wasnt a huge issue and I stayed on the top floor, there was the occasional disturbance but nothing too major. Honestly more times, I was amazed how quite it is for an apartment...you can definitely hear activity in the walkway but its never late so it didnt bother me. I will say if you have an end unit with 2 bedrooms, the second bedroom will hear everything coming up and down the stairs. The office staff is always so nice! I would stay here longer if I wasnt switching cities. I will miss my unit and stay again in the future, I wont miss walking up the stairs though lol. They do have some units with an elevator

Im giving San Marino 5-stars becauae theyve truly worked with me during the beginning of the leasing process and forever Im grateful for that ❤. Now, I was warned about the train noise and Im totally fine with that. Im a country girl so Im definitely use to it by now lol. I moved from Grandvillas in Katy Tx (for work purposes) and I thought I would never find a apartment complex that can match their hospitality and warm welcome. Until I met Catelyn.... She is wonderfully amazing and already made me feel like I was at home before signing the papers....We got along perfect as if weve known each other for years lol. I move in tomorrow and Im super exited and another great accommodation is that my favorite spa is around the corner ❤❤❤❤

This rating is specifically for Amber Carlisle, the assistant manager of the complex. From the moment I walked in to inquire about the unit, Amber was nothing short of amazing. She was patient, had a great attitude, and was very helpful during my first visit. Amber was not pushy and allowed me to take my time when it came to deciding if I was going to lease there. Needless to say, she is the reason I chose to move here on top of many other reasons. Because I do not live here yet, this review is solely based on the amazing customer service that I received. However once I am all moved in and settled, I will write a review on my experience. If you are looking to lease here, ask for Amber, she will most definitely take care of you.

I just rented here Oct 6 first day. Before this looked at it and Cathelyn Reynolds showed me and presented the San Marino and sold me with beautiful 1 bedroom i was looking for. 2 yr old place with awesome amenities, pool weight room hot tub media room conference room dry cleaning service clean very elegant & $140 less than the others around here. Great staff front desk, mentioned floor needing polish & toilet seat replaced. No questions asked. Replaced. Room needed fresher smell bit dingy but sent workorder in replaced air filter and added freshener very mild not strong fresner. Room smells great now. Fast workorder turnaround time.

I would(and still do) stop there on a weekly basis before my move in date just to bother the lovely girls and they did nothing but offer me company and stress the importance of great hospitality. All the ladys were terric however, one of the sweetest and humble person I have met there is Amber. This rockstar answered everyone of my questions and stayed late for me without the urgency due to her two young daughters getting home. She showed great interest in me and offered me several options to stretch my dollars and provide myself convience. I love the staff and I truly appreciate Amber, still today. Amber strives to assist me whenever possible and treat me as well as day 1 if not better.

VERY PLEASED!!! LOVE MY APT THE STAFF ARE SO FRIENDLY, Catelyn was awesome, she showed me my apt, an MY HUNT WAS OVER!!! I did my application the same day IT WAS NO REASON TO LOOK ANY WHERE ELSE !!! since move in the other residents and staff have been very helpful. Ms.Neomi the manager has corrected the very small issues I had within minutes! she was very welcoming and even came an introduced herself during the signing of my LEASE, only thing I wish is that the pool area was open later then 10pm and that the coffee bar was unlocked earlier, being that I leave out by 7am. San Marino is a great place I have been sending my clients here since they were built , staff are very nice prices are affordable and the amenities they offer you will not find in many places , the pool are and the lounge for the kids with tv and the grills they have to make your barbecue 👌🏽👍🏽
