Probably the best apartment in Houston. and Im an expert in this. Savannah, Dom, Property Manager Susan, all are excellent staff, and the location is an absolute GEM of ALL GEMS. I send people here all the time as an apartment locator brokerage and once my clients move in they refuse to move out. Tennis courts, baseball fields, plenty of grass, and walkability to trails, this place has it all, and its geographically in the middle of the city. Although the property does not have cutting edge modern finishes, the location is literally the best, especially for my dog walkers and nature lovers. This review was well deserved 🤠

Ive lived here for almost 3 years and its started to go downhill during that time. I continue to live here because I love the location and my apartment. Another pro is the maintenance team. They always are quick to get work orders complete. Some of the cons Ive experienced are car break ins (mine got broken into last week - they used to have security that would patrol at night and I havent seen them for probably about a year), dirty walkways (people let their dogs go to the bathroom in the hallway and in the walkway by the elevators continuously, without any action), other trash left out for days without anyone picking it up, the dog run has rocks instead of grass or turf so its hurts my dogs paws to walk in the dog run, no food trucks anymore and minimal resident events, the walkways by the elevators on all floors need a good power washing. If these items could be improved, I would be happy with living here. It just seems like things that used to be well taken care of have been let go over time.Edit - edited my review from 3 star to 4 star. They have since implemented security to help to deter car break ins.I would still really love the pet park to be switched to turf still, as it is currently is pretty useless. Hopefully it will be in the 2025 budget?

I had a fantastic experience touring Memorial Hills Apartments! The customer service was exceptional, and I was amazed by the speed at which they catered to my questions and needs. The lobby is clean and welcoming, setting the perfect tone for the visit. The staff were incredibly professional and friendly throughout, making me certain that Ill return when Im ready to move. Highly recommended! ⭐⭐⭐⭐⭐

I have nothing but good things to say about this place. We moved in at the end of April 2023 and have had no issues whatsoever. Its the best bang for your buck. Plenty of guest parking out front and very dog friendly. Highly recommend this place to anyone looking to move to the lower heights area.

Amazing Apartment!!! I moved in a couple weeks about. Carmen was fantastic, gave amazing tour! Mel and AJ are also great and very welcoming to first timers. You have everything here at this apartment: plenty of space inside apartment, very nice pool, new appliances, plenty of parking spaces in garage and in front of the complex... absolutely amazing! strongly recommend Memorial Hills to anyone wanting a new and fantastic apartment

We moved in Jan 2019 and absolutely love this place! The location is spot on, so close to everything and very easy to get to. We have a 2 bed 2 bath - the pricing is reasonable and all appliances are fairly new. There are beautiful granite counter tops and the high ceilings really open the place up. Maintenance requests are completed in a timely manner and we rarely have any issues. They have recently taken steps to improve the property by fixing the water pressure/temp, security and overall aesthetics. They also do community get togethers, like brunch or wine and cheese night, to get to know your neighbors. They have a locker system for packages which makes for easy and secure online purchases. When moving in, our leasing agent, Stephanie, was incredible. She made sure we knew everything about the property and was very sweet. If youre looking for a place to live in Houston, move here!

This place has beautiful units. Its also on a quiet street with a park and direct access to the Buffalo Bayou biking/walking paths via a pedestrian bridge.I had issues with my apartment (it flooded 2 times due to a water line brake and a leaky sink) but the office staff, especially Bailey, would always come to the rescue. My fridge went on the fritz and they replaced it immediately. They kept the grounds clean and tidy, even when there were only a few pet stains in the hallway they ripped out all of it and replaced it on each floor. When I couldnt get to the office in time to pick up my package, Bailey would take it to my apartment if she had free time. When my apartment flooded, they lent me the hotel unit and cut my rent in half for the month. When we had car break ins they hired double the guards and stopped it from happening again during the summer time. The night guard was also really helpful and walked me to my door if I needed help with groceries late at night.All in all, I was repeatedly impressed with the staff at this complex. The only reason I left was because I couldnt afford the rent any longer. If I had $1500 a month to throw away each month, I would move back in a heartbeat.

My husband and I have really enjoyed living here. We have a great view of the Houston skyline! Our leasing agent Stephanie is always looking out for us and checking in. Maintenance is super quick, I have never waited more than a day for something to be repaired. Amenities are great and theres a snack machine! HEB, Walmart and target and eating places are close and Buffalo Bayou park is only a few hundred steps away to go for a run or bike ride. Definitely recommend living here!

I moved into Memorial Hills a couple of weeks ago. AJ and Carmen (Leasing) made me feel right at home. The maintenance team took care of me on a few modifications quickly. And there are two resident events a month with free food and drinks, so I’m liking that. The best part of my new home here is the location and scenic park/downtown views.

This is, by far, one of the BEST places to call home in the area. The management team is the best. They are all very courteous, professional, and prompt at responding to any inquiries. They take good care of the property and of the people living there making it a pleasant place to call home. I left because I purchased a home, but they made it hard to leave. Most of my interactions were mostly with Stephanie, Sommer, and Brittany. Their assistance was always excellent (THANK YOU)! I would highly recommend this property.

New management has really changed things around for this community. They make you feel welcomed and almost like part of a family. They’ve increased security measures in the garage, implemented new rules for pet owners in efforts to keep things clean and allow everyone to enjoy the community and are quick to respond to any concerns. They’ve also began to host frequent fun and yummy events like brunch for everyone at the clubhouse. The pool area is gorgeous and provides such a serene atmosphere at night to those who face it. The clubhouse is always clean, with plenty of seating and complimentary beverages. The computers/printers are always working and supplied with paper. Management is wonderful from Erica (manager) to Sommer to Stephanie to Britney. Alex and Jose from maintenance and nice and quick to fix your problems. The only improvement I would make is to the housekeeping team.

Ive lived in a number of apartments over the years, and I can easily say Memorial Hills have definitely been the best. The building itself is great, in a perfect location, and I have not had one thing to complain about since living here.Last but not least, the management here, AKA Stephanie and Brittany, have changed my mind on the meaning of service. They are the best and will go out of their way to help you out with anything you need, always with a smile!

It is a great apartment in a great area with a beautiful locality. The front desk ladies always greet you with a smile and are very helpful to our needs and are quick to attend to any problem that arise. The ground and facilities are kept clean everyday by friendly courteous workers. The workout rooms are open 24/7 and are rarely crowded. I live alone and find it perfect place as HOME. @Amit

I have lived here since Dec 2018 and am IN LOVE WITH THIS PLACE!!! The front desk ladies always have a smile on and are willing to help with anything. My manager gets back to me ASAP. Maintenance literally fixes things within a day. Staff are always hosting fun events (wine night, doggy play dates, brunch). The complex is right next to the bayou with running and hiking trails. I moved in a little over 6 months ago and LOVE it here! The location alone is the best part of this community. Close to several major highways, central located, amazing views and living right across the street from the Bayou has been my favorite part.They have Luxer Packaging system that makes it so helpful to get packages at any hour and know they are secure, BEAUTIFUL pool & outdoor grilling area. Parking is great, that has been negative in other apartments over the years and I never run into an issue here.Updated finishes and appliances are great too as that is something that I look for. You cant beat the price as well. Will continue to renew :)

I LOVE living here! The staff are very friendly and get things done quickly. There have been a lot of new changes since I moved in this past December. They do everything they can for their residents to ensure their happiness. This complex is close to great restaurants, bars, and dog parks. If you have a dog, this is the perfect place for you because there is an open park across the street. I highly recommend this great place!! The kitchens have beautiful granite countertops and lots of storage. They floors are wood with carpet in the bedroom, which is great. The amentities are wonderful as well, large pool, gym, and kitchen area for parties on the first floor!Ashley Clark

EDIT:I reviewed this place poorly over a year ago, because I was really dissatisfied with the complex and management. Thankfully, everything changed afterwards. Management immediately started caring a lot more for their tenants, and I found everyone to be a lot more friendly. They started (but never finished before I left) installing cameras and a garage door to prevent theft, they instituted a damming fine for not picking up after your dog, and they installed a Luxer package system to solve the package problem. They generally got better at responding to maintenance requests, and solved almost all of my issues. I did move apartments in the middle of my lease and they charged me an arm and a leg for it, but overall I chose to extend my lease because it was an incredible location and complex.Old review:When I first moved in at the end of last year, I was happy with the price, the service, and the quality of the complex. Unfortunately none of those lasted. Ive had to pay up quite a bit of money to replace my car windows from the several break ins that have occurred. Several maintenance requests have gone uncompleted. And you can pretty much expect that if you walk out into the bottom floor of the garage you will step in some dogs urine or feces.What does management have to say about this?Regarding car break ins:On the bright side, there are preventative measures one can take to protect his/her auto/home, as well as the neighborhood.... Try not to give anyone any reason for them to target your car.So youre blaming people for getting their car broken into, rather than having better security measures to prevent the break ins in the first place?Regarding packages:please understand that we accept these packages on your behalf as a courtesy to you and that Memorial Hills is not to be held responsible for the acceptance or the delivery of your packages.Really? Every apartment in the world somehow has packages figured out, but yall dont?Regarding them ENTERING MY APARTMENT AND MOVING MY FURNITURE AROUND WITHOUT NOTIFYING ME:.....(They havent responded in the 3 weeks that I have been emailing them.)

This apartment community is a hidden gem tucked away in the heart of Houston! I had friends that lived at the Memorial Hills community a few years ago, I visited often so I knew the property was very safe & nice, but when it came time for me to find a new place to live a little while ago, I visited MH and was astonished at all the improvements the community had made. The hallways are very bright and well maintained, bike storage is great, the pool is beautiful, and the grounds are immaculate. There is also 24/7 storage lockers for packages which is great for me because I am addicted to amazon prime. The location is absolutely perfect as you are close to everything a young business professional could want as well as tucked away in a neighborhood so you do not have to deal with noise and drama. Houston is hard city to find many aesthetically pleasing views, however, MH is surrounded by greenery with running/biking trails all right there as well as skyline views available of Memorial Park and Downtown. And one of my wifes favorite brunch spots - The Kitchen at The Dunlavy (where parking stinks) is a short walk, and a must for all out of town guests that visit. Special shout out to the staff- Stephanie did not have to do much to sell us on, but she is wonderful. She has made us feel super welcome and has a real knowledge of the property and area that is quite impressive. To compare, we toured several other apartments in the area and almost walked out during the tour due to the utter incompetence of the leasing agent. Stephanie is such an asset to this community. Manager Brittany, and Regional Manager Rachel were also very helpful with the application process and were willing to work with us on a move in date. I would highly recommend MH to anyone looking for a great place to live!!!

The location is amazing... tennis courts on your door step and buffalo bayou park right over the bridge. Really convenient commute to downtown. The management staff has greatly improved since I moved in. Just make sure you do not get an apartment on the side near the Indian Consulate if you are a light sleeper. The generator on their roof is really loud, especially in the summer.

So first off. Before the new management came in we had issues. But since all new management and staff have come in it has completely turned things around.1. Amazing location heart of Houston2. Staff is amazing nice, friendly3. I feel very safe here walking our dog at night4. Maintenance Is so so quick like 30 min after putting in a request5. Pricing right now is great with a free month and they have over 52 floor plans so many to choose from6. Always clean. House keeping onsite all day.7. Recently they have events almost every week. They bring in food trucks, brunch, lots of different catering company’s here for us to try out and mingle. They make you want to get off the couch and eat, drink, mingle even dog friendly heck they have an event just for dogs this week and beer.8. Lexor mailing system is freaking awesome safe and secure packages locked in there. They send you text to open a locker unit to get ur package.9. They even shampoo the carpet inside the building unit on every floor10. Sticker parking requirement11. Not a lot of kids here, every body who lives here is into fitness no college kids mostly mid 30s very nice and friendly love going out to the park, if you have a dog it’s a dream place for them. Lots of parks and trails to walk on safe lots of lighting. Always nice cars around no ghetto music blasting no homelessness people running around even though ur close to downtown. Great community, great people, safe you can walk or run at night lots of people out walking dogs or running with lots of lights never feels dark here.Now for the negative. It seems stupid but. We are not allowed to have floor mats in front of our door. So now I’m always passing my apartment because every single one looks the same even my dog has no clue which apartment he lives at. It’s minor. Other than that I love it

Memorial Hills is centrally located for efficient access to i45, i10, 610, and Memorial Drive. Neighboring Buffalo Bayou Park and in close proximity to Memorial Park- it is a wonderful location. The units offered are spacious with contemporary finishes and high ceilings. The front desk is staffed 7 days a week for assistance. I have enjoyed living here thus far.

The location is so great you are right next to Buffalo Bayou and people are constantly out walking around so it feels very safe. The apartment complex is very nice and host great events for you and your friends plus these events give you a chance to meet your neighbors. Add this unit to your list to check out! It’s a gem. We love Memorial Hills. We made a big move from Minneapolis to Houston in July and used a locator who helped us find this gem of a place. This building sits right across the street from a huge park and right across a pedestrian bridge from Buffalo Bayou Park. It’s a dog owner’s dream place with tons of walking space and lots of great neighbor doggies. Our unit on the seventh floor has a gorgeous view of the Houston skyline. The complex has great amenities, nice residents, and is a reasonably priced place. We love it here!

I lived here for a full 12mos and always felt safe and never had any issues receiving packages (my 2 main priorities). The property is mostly occupied by pet owners but most times they keep them on a leash.I don’t know if Shemicka is still there but she was really dependable and always made sure I was taken care of! If I ever needed to move out of my house I’d definitely consider moving back to Mem Hills.

I love this place, it is so close to Buffalo Bayou park; and the puppy playgroup that goes on across the street has helped my dog immensely!
