The gates are number locked for security. Please confirm garage allocation, before you opt for this residential community, as many cars are parked in open. Defects are attended immediately by the assistants. The groceries and stores are at 10 minutes drive

Moved to Houston a year ago today, after looking at over 50 properties and comparing all of them I stumbled onto this one. I set up my appointment with Alixandria and let me tell you, she went above and beyond answering all my questions that day. Not only did she help me on day one, I came back the next day to show a friend the property and she was just as eager to help, and then I came back a third time just to make sure I loved the place. Anytime I have issues since I’ve moved in, she is always happy to assist, and follow-up with me.All of my maintenance issues have always been done in a fast and professional manner. My a/c unit went out the second week of summer and it was on a Thursday and Jesus, the head maintenance guy brought a portable a/c unit upstairs to my room so I could stay cool till they could get my unit replaced with a new one.(Above and beyond!)They are constantly doing updates to the property and making it better.My only complaint is parking. It’s not the best, and visiter parking is very minimal. The visitor parking that is there, residents park there. We have parking tags and the property says they will tow, but I have never seen it enforced. Nor do I think they care about enforcing it.But I signed a lease again for another year because all-in-all, I’m very happy with the place and the location.

I had the pleasure of touring MAA woodwind with leasing agent Kortni and I must say the experience went above and beyond my expectations. Kortni was informative, thorough, and SUPER funny. She showed me multiple floor plans that she felt and I felt may best fit my needs, she asked me before even touring the property if I had a preference on where in the community I’d like to reside (and for a prospective renter that was a huge plus in my eyes.) Kortni explained that the graffiti on the building were for the painters to come and repaint the buildings as well and in my opinion the community looked great as is but it’s nice to know they are still updating the overall appearance of the buildings. The same with the pool area and furniture she stated they were getting all new furniture and again everything looked really nice as is. Floor plans were spacious I fell in loooove with the 2x2 carpets were soft and fluffy. Super refreshing tour very informative with pricing up front. Although Kortni didn’t ask nor pressure me to rate the community I promised her I’d leave her a rating for how well her customer service and my overall experience was! Good on you MAA Woodwind!!

Out of 127 online apartments I filtered through, this was NOT one of them. One of the apartment complexes nearby that I was interested in, defaulted on an important requirement of mine for the apartment itself. On my way back to work the day I withdrew my intention to sign a lease, I saw the Reserve at Woodland Lakes far off in the distance behind trees. Based on the fact that I now needed a place to live within 5-7 days I decided to give it a try. I drove up to their rental office with the expectation of another shabby complex with false promises. To my surprise I was greeted by the complex manager who was very friendly and accommodating to my needs. She immediately showed me two lovely apartments that were in move in condition. The unit I selected was perfect to my needs. I have only been living here now for a short time, but so far, I have to say that not only am I very happy with the floor plan I chose, but also of the quality of living here. Despite the fact that the complex was built in 1999, it does not, by any means look it. This apartment complex is remarkably well maintained by a very professional and expeditious team of professionals. I have a had three minor maintenance callouts which have been completely rectified within 48 hours or less to my complete satisfaction! It is a blessing to live where not only is it well cared, with very nice amenities, but also possess a staff that is truly concerned about providing a good quality of life to each resident. I love coming home to the Reserve at Woodland Lakes!

What brought us here was the no breed restrictions. Its very hard to find rentals that allow pitbulls but MAA gives us that opportunity. Ive seen pitbulls, dobermans, German shepherds, cane Corsos so if youre looking for a place to stay with your dog this is it. The complex is very convenient to the highway with grocery stores and restaurants right around the corner. We renewed our lease a 2nd time because we love that management doesnt harass you like weve seen in previous apartments weve lived. They allow renters to decorate outside their homes for holidays, have plants outside, grills without strict restrictions. It really makes you feel more at home and neighbors do a great job at it. There are plenty of families with kids that all catch the bus at the front of the complex to school which is convenient for parents. There is a really nice pool and a gym that is open 24/7. Plenty of parking. Management sends reminder emails to pay rent and also emails when food trucks are going to be out front.Maintenance is great. They have amazing customer service. I walk my dog every morning and they always wave hi. They do a really good job keeping the grounds clean. Its always clean around the front office and mail boxes also no visible damage around the buildings. Sadly every morning I see them having to straighten out the dumpster areas or pick up dog poop because people are too lazy to throw their stuff inside the dumpster and just leave it on the outside. Theyve even provided a fenced in area around the dumpster to make the complex look neat but again people are lazy. Weve had minor issues with our apartment but thats expected with a rental. Maintenance does a great job responding to our requests and communicating what was fixed. Some things can take a little longer than others if they need to order parts but to have 13 units and only 2 maintenance guys I think they do a really good job. Theyve also just hired 2 new guys so that should help. Also, we work from home and maintenance is very respectful and understanding of that trying to make the least amount of noise possible.The cons Ive found are with the renters. Many dog owners are very lazy in this complex and dont pick up after their dogs. Its truly sad because maintenance has placed trash cans with poop bags all over the complex to make it convenient for us but still people will literally have their dog poop next to those trash cans and not pick it up. People also drive very crazy in the complex and the dumpsters can make blind spots for people. I wish we could get some speed bumps or stop signs to help because its very dangerous and kids have almost been hit. Sometimes you do hear gunshots but thats coming from the apartments nextdoor and in the grassy field behind the complex. Also the power does shut off easy but I think its more than our complex because the surrounding areas also have power outages. There have been a few cars vandalized but its not a constant monthly issue and it is Houston. Appliances need updating.

Moved backed to MAA Woodwind because I knew I would have a peace of mind. The current property management staff are professional, caring, and customer service oriented. The property is well kept and the maintenance team (Mr. Andre, Mr. Greg, Mr. Jorge) is knowledgeable and work fast-paced. I always learn something new from them after a work order. The gym and the pool are both nice. It is pretty quiet and relaxing living here so I would definitely recommend choosing MAA Woodwind as your new home.

Move in process was made easy and efficient thanks to Nyoka and the rest of the team. Apartment was ready upon move in date without any issues. Two months being here, my impression of the apartments is that its quiet, safe and well maintained. The pool and gym are great amenities that we use frequently. I would recommend these to anyone prospecting apartments in this area. Very accessible with close proximity to 290 and beltway 8 as well.

However, the staff and management have been great at accommodating us , changing the appliances and any other adjustments we have requested. Despite the reviews this is a great property to live in.

Any issue that has come up has been handled quickly and professionally. The maintenance team is very courteous and efficient when they show up to help. Out of every complex Ive lived in this is truly the only place I can recommend.

I just moved in a few days ago, but I am very impressed with this place. Nice staff, and they put up with all my questions. I do a ton of research; location, crime rates, schools, and of course price. I narrowed it down to this one, and I am SO pleased. Beautiful apartment, tall ceilings, spacious, and considering its only a block from the beltway its very quiet. Had an issue with my garbage disposal and they had maintenance at my apartment within a couple hours. I love calling this complex my home, and hope to stay for a long time.9 month update: its almost time to renew my lease, and I will be doing so for sure. The gate breaks occasionally, but that can happen anywhere. Other than that, I have no complaints. The apartments are pretty and well maintained. I have a lot of space for the price.

The staff is accommodating and kind! The manager and leasing agents do well to uphold their community values/expectations respectfully. Samantha and the General Manager Tonya were immensely helpful with my application and move-in process and did more than go above and beyond to accommodate me throughout the transition! I enjoy the atmosphere of this complex as its renters all care as much as the staff about where theyre renting from and what they put their hard earned money toward. The Reserve at Woodwind Lakes is a great investment with a bigger bang for your buck when you consider all the amenities and safety features you get out of living here/not to mention the beautiful apartment floorplans. I am very pleased with my experience so far and look forward to coming home every day. :)Thank you to the lovely ladies at the leasing office for all your hard work~

I have lived at the Reserve since the end of 2014. I am a school administrator with the Harmony Public Schools. I originally moved here because the Reserve was close to my school and the appearance was very nice and respectable. I have continued to stay here because the apartments are very well managed. It is quiet and safe here and any maintenance issues that occur are taken care of immediately. I highly recommend this apartment complex to everyone.

We lived here the last 2 years and absolutely loved it. The area felt very safe, the office staff was always very helpful and kind, we had great neighbors, there is a great pool, the food trucks were awesome, and the maintenance staff was AMAZING and always quick! Our only issues making our rating a 4 instead of 5 would be neighbors blasting music outside in the parking lot, not always being notified if a package arrived, broken equipment in the gym that took a bit of time to get fixed, and a leak we had on the roof above us that was continually worked on, but never fully fixed. However, the pros outweighed the cons, and if we hadnt been moving out of state, we would have stayed! Definitely one of the best apartments Ive lived in.

We had a great time at these apartments. Maintenance would show up almost immediately when we requested their help, and landscape was constantly being updated. Office staff actually cared about acknowledging and helping with my concerns. They have nice green space and their sidewalks make a nice walking trail. The community felt safe, and management tried to offer additional services to the residents (they tried free work-out classes & movie nights at some point). One thing I didnt like was how they kept my deposit because they had to replace part of my carpet. It doesnt make sense because I thought part of my pet deposit was supposed to be used to replace the carpet. I mean, they have to replace the carpet after a pet leaves, right? What if the next person living there is allergic? So I dont understand keeping both deposits. Overall, though, we loved living here. The only reason we moved was because we got a house. Highly recommend!

For the rent and the area and the quality of the apartments, it’s about the best deal around. The apartments are very nice. Parking can be a little of a hassle but they assigned parking passes and guest passes and I’m always able to park outside my building. The stairways and hallways are typically pretty dirty but that’s the fault of the tenants and if you make management aware, they will power wash.My room was poorly vented and extremely hot during the summer months. For a long time they refused to do anything. However once Alixandria Sanchez got on board, you could tell she was eager to help. Since I had been dealing with this for quite a while, I gave her an earful. Not super proud of that but almost the next day they were installing a new AC unit and since then my room is very nice. Alixandria is always following up and asking how things are doing. She’s on top of everything and is very helpful. She is much better than the management that had been there. We used to have to fight for everything we needed. Now I just talk to her and she handles everything. It’s a relief. Very happy with management now.William in the office is also super friendly and helpful. And there was another woman who’s name I draw a blank on. I think it’s Hailey or Heidi but she’s very helpful and friendly as well. Jesus, who handles maintenance, is very efficient and I’m always happy with his work.There was a time when I was unhappy with management and was looking around for other apartments but this is just too good of a deal for the quality. Never had my car broken into or any other criminal problems. I feel safe. But now with Alixandria in the office, it’s not a hassle to get things done and I’m much happier.

I do love the a apartments, usually manicured and maintenance is quick to respond with an issue. My angst I have is that the appliances are really old. The dryer makes noises so I can’t do laundry at certain hours, the fridge handles are breaking and rusted and I constantly call maintenance, but it takes them a couple of work orders before they can figure it out. I also had roaches in the apartment😱. I do live on the first floor and because of my pet, I can’t get a pest control visit.

Great complex in a great location! Easily accessible to the beltway & 290. Love the fact they’re incredibly pet friendly! No breed restrictions or pet interviews. She was welcoming and sweet from the moment we stepped into the leasing office. The Reserve at Woodwind Lakes really make you feel like home.

After 1 year living here I finally have a well defined opinion about this place. This place is so quiet and peaceful, neighbors are friendly and parking space is good. Staff is friendly and the repairs are done quickly. The only thing I noticed that has deteriorated is the gym. People stole some weights, and some machines are broken and management has done nothing to fix this issue but this is not a deal breaker, this is still a good place to live. Like I said, this place is quiet, maybe a little too quiet for my taste.

Our maintenance crew is the best I have ever experienced in all of my years of apartment living. They do not fool around. They do not do shabby patch up jobs. They do quality looking work, to keep our places looking nice. They work hard, and their time to complete the work orders is prompt. They know what they are doing, and are highly skilled. They keep things running smoothly. I really look up to them. Also, they are professional and cordial. Also the whole office staff is extremely helpful and attentative; professional and cordial at the same time.The apartments are beautiful. Two tone painting, tan and white, with the walls tan, and white designer molding and white fixture electrical wall plates to sockets on the walls. The countertops, cabinets, and appliances are coordinate colors with that; and they’re designer. I love the big kitchen, and the sturdy, strong laminate, shiny flooring with the wood style. I love the slightly shaggy style carpeting. And in the front, by the front door, there’s really beautiful white tile with gray grout. Things are kept fresh and new.The property and landscaping is upkept beautifully and is kept a rich plus green and flowers in rich colors where they’re planted. I love all the trees and the picnic areas/grass.Extermination upkept great, with care and attentativeness, even when asked for specific areas to be done; no problems.And the part about the full size washer and dryer included in/with the apartment is fantastic and a great help. Otherwise it can be difficult to lug your clothes back and forth anywhere, especially if it’s up and down stairs.They have a work out room with good equipment, and a computer room for the tenants, with printers and computers. They also have a café, which they open from time to time for the tenants. The large pool and pool area is top of the line too, also with beautiful outdoor furniture and landscaping; and it also includes a BBQ pit, which the apartment landlord supplies the propane for, for the tenants! There is also another BBQ grill with a picnic table on the property for tenants, first come first serve.I love having cable again, as the apartments are equipped and wired set up for cable already, and it’s an affordable price, as the complex management is contracted with Infinity for all the tenants, so you just pay the cable as part of your rent, only $45.00 for the cable per month. Otherwise I would not have cable, because cable companies try to kind of overprice, sky high, and keep raising their pricing to boot, which had made it unaffordable. I love the large, oval bathtub; this is like a luxury bathtub to me; I’ve always wanted a bathtub like this. All fixtures are kept in good, new condition. Everything is also kept very clean, and concrete is upkept beautifully, to where there is hardly any broken up concrete. All grounds look really nice. Parking is controlled with assigned parking, which is great, because tenants always have a close place to park close to their apartment, and there are no problems with parking being taken up if you have to come in late at night. I’m very happy here; and it’s like you have all the comforts of home or of having a house.There is added security feeling because of our security officer. I like the fact that they treat him good, by giving him an apartment toward the front, and he parks his police car right out front. This is a good deterant also.Tenants are upheld to the quality standard here to keep the beautiful property nice. No one is allowed to put their trash outside the dumpsters; if they’re caught, they get fined. I can really appreciate that, as we don’t want our place looking trashed out, and we want it kept clean as well.The squirrels here are adorable, we love them.

Best apartment I have ever lived. Staff is friendly, maintenance is friendly and efficient. The only complaint is that we are forced to have comcast. Since it is paid with rent I actually pay twice as much for internet than I did when I paid Comcast through my own account. Also the first cable box comcast gave me was from 1995 and barely worked. Had to pay extra for a box from this century.
