    As someone who is in the process of finding a new apartment, I was impressed with our tour guide Assistant Manager Malara Lopez. She explained the process and took us on a very detailed tour. She answered all my questions and even explained the breakdown for weather conditions as well. The property is very beautiful and I loved the landscaping as well. Thank you for making our tour very enjoyable. Hope to see you soon as we hopefully make this our new home.

    Manuel and Jaime were wonderful. Manuel is always prompt when I put in a work order and explains to me why something may have stopped working and ways to prevent it. They are both beyond friendly and always make me feel comfortable. If I could give more than 5 stars I would.Update Oscar came and cleaned my carpet today and he was so wonderful. He listened when I asked him if he could give some extra TLC in some areas and my carpet looks amazing now. Definitely the best maintenance team this property has ever had.

    Today was a day! We missed our original appointment at noon but, Melana was amazing! She was very welcoming and knowledgeable in our questions and concerns. She gave us a great tour and submitted everything she promised during our visit.     The apartments are really nice and spacious the prices aren’t as high and love how they already have internet included in the monthly fees. Love how they have a passcode for the door and not a key and the patio was very long and spacious. Really appreciated the tour that ms. Juana. She gave me very detailed information and she was very nice and energetic and kind.

    We moved in recently and had just a minor issue with our toilet and the microwave wasnt working (would run but never heat up anything). Sophie at the front office was immediate with getting in contact with maintenance for a replacement.Thank you Manuel G. and your crew for coming out so early and getting that done quickly. (I didnt get the other two mens names, sorry! Thank yall both too!)

    I’ve been living here for over a year and absolutely love this community. They always keep up with the grounds and maintenance responds very quickly and efficiently.     My fiance and I toured the complex twice and loved how kind and helpful the admin team was! Big shout out to Sophie and Malana for being so diligent and showing us all our options. Malana even sat with us and a floor plan diagram to calculate if our 13.3ft couch would fit in the unit we were looking into!The homey feeling of the complex, its great layouts, and above-and-beyond team convinced us to apply here. Totally recommend!Will update my review once were moved in and have experienced the complex on a day-to-day.‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐---‐-‐--UPDATE! We have now moved in, and were so glad this is our new home! I cannot say enough good things about Sophie for helping us during the move-in process and about Manuel for responding to our maintainable requests so quickly and with so much care! The team is here is absolutely great, and I 10/10 recommend!

    So far we have been very satisfied with our apartment at Villages at Kirkwood. We have lived there for 18 months now. It is large enough and receives a lot of light, which is important to us. The complex is quiet, safe, and mostly well kept. Maintenance calls are taken seriously and resolved promptly, even they replaced the refrigerator by a brand new one on 2nd complain about the ice maker. Admin staff have been always kind and willing to help with a smile. Amenities are just what you get used to expect - a basic gym & pool, dog area. Landscape well groomed. Parking space could be better, but I think that is a common problem in communities alike. Location is a great factor: close to supermarkets, good restaurants, movie complex, stores - while Murphy Rd with all kind of service shops is just around. Quick access to Alt-90 and 59 make your trip to Sugar Land or Houston a breeze.

    We’ve been living here for 3 years now. We had a couple issues that we needed fixed in our home. Called up service, they sent Manuel who sorted us quick, fast, and did an effective job. He replaced our stove and will be bring us a new dishwasher. Great guy! Love his efforts!!

    My AC went out but I didn’t notice it until about 10pm. I called maintenance and they responded within the hour. Manuel brought a portable AC as nothing could be done at the time. He showed up early the next morning even before I had time to make breakfast. His work was quick , courteous, and effective.     I am a new resident and my first encounter with maintenance was great!! My bedroom door would lock from the inside and it made it hard for me to get out. Douglas came to my apt within 15 mins of me calling the office and fixed the problem right away. He was so nice and very helpful. He even provided me with something to help if it ever happened again.     I had an appointment to view an apartment on the third floor with one of the leasing agents in the apartments. When I arrived, I met Malana Henry, who was extremely nice and helpful. She provided a lot of information and also gave me some other unit options since I really was not looking to rent on the 3rd floor.(prefer 1st). She showed me a 2 bedroom so I could get an idea of what the apartment looks like. Her professionalism and willingness to help was amazing. I can tell she was not just trying to tell me anything just to get the apartment leased. Property is well taken care of and looks like a safe place to live.

    I currently live in MAA and Im completely satisfied with my decision. I recently had a minor issue with the lock to my patio door but spoke to Malana at the office and the lock was taken care of the same day. She also assisted me with downloading the SmartRent app and helped me change my password (which I was not aware of.) Overall the Staff and the environment is amazing.

    Kirkwood has been my home since moving from Florida in 2021.     I used to live here and I miss it! If it weren’t for me finally purchasing a home i’d still be there. The entire team is incredible.     I have absolutely loved living at the Villages at Kirkwood. I have lived here more than a year.The maintenance team is the best: They are quick to fix things and so friendly. They go out of their way to help, and the exterior is impeccable. My one-bedroom floorplan was spacious and received so much natural light (which did get a little hot during the evenings in summer). I have always felt safe at the property.Sophie is the best leasing agent; she is so friendly and always remembers you. But the whole team at the complex is very accommodating: They easily let me change parking spots when an extremely large truck rented the spot next to me. One time, they noticed I was grabbing my mail and flagged me down to say that they had a package for me in the front office. Another time, a cat was following me around, and I called the front office because I didnt know what to do: The cat was so friendly, he couldnt have been a stray, but I had to get to work. A member of the front office team immediately met me and said theyd help find the cat his home.My only criticism of this complex is the apartment units themselves need a bit of updating in terms of the appliances (hello 600-watt microwave) and electrical systems (not all my electrical plugs worked, nor all the light switches, and the AC didnt work so well in my bedroom). However, the people--both employees and tenants--are so nice, and I was happy to live so close to 59/69, which made it easier to get into the city when I wanted. Additionally, with the development of The Grid about a block away, more restaurants and shopping are coming soon.

    The Villages at Kirkwood is a lovely property with all of the amenities that I am seeking in an apartment home. The unit I toured (2bed/2bath), is spacious, light and airy due to large windows throughout, and the kitchen will work for me. I love that both bathrooms have garden tubs, and spacious walk-in closets. There is a coat closet just inside the front entrance too. Were I not bound by my current lease until early 2022, I would be living at The Villages right now. I am hopeful that a unit of my preference will be available when I’m ready to relocate. I was in no way disappointed with this property or the leasing personnel. Can’t wait to get there.Thank You, Sophie and team!

    My neighbors know my name and so does maintenance and office staff. I am fortunate to be place in the diverse community full of Black and Latin community neighbors with young kids who play almost everyday outside. Its a safe community with easy access to to restaurants and the corner store for a quick snack. I feel safe and so does my child. Parents look out for each others families.Gym open 24-7 with good machines, and theres a hot tub. Best of all, the office welcomes a food truck at least once a month. Parking is a bit tricky. Renting a car port or garage is recommended, always check on your car daily. Easy access to 69 and 90.A+ Maintenance and Thumbs up to neighbors and office staff, even the landscaping company is respectful to my home garden.Looking forward to staying here for the long haul.

    I wanted to make sure and update my review because of the progress and great improvements made by Natalie and the entire front office/maintenance staff. They have been very attentive to my concerns and have gone the extra mile to improve my family’s experience here at the Villages at Kirkwood. I was a disgruntled tenant a few months back who was undoubtedly ready to end my lease with these apartments. However, after seeing that the staff actually cared about fixing a lot of my issues and showed better communication I recently renewed my lease. Natalie kept her word and that meant a lot. Thank you Villages at Kirkwood for making my time here pleasant and peaceful!

    Ive been with the Villages for a few years now and the atmosphere is awesome! Location is great with easy access to US 59 and the Sam Houston Tollway. I have had little to no trouble with the property during my stay. Community Management, as well as the Maintenance Staff are excellent at assisting the residents.     A friend if mine lives here. While visiting his a/c went out. One phone call was all it took for maintenance man Ermes to come out! It was up and running in no time. I was impressed with the service he got and was a little jealous! Where I live I have to call several times before someone comes out!!

    Have lived here for over 4 years. Good staff and good atmosphere. I am a little disappointed in the amount of maintenance that is required by the home owner. Have had my A/C go out multiple times and when I moved in my dryer wasnt hooked up correctly and neither was my dish washer. However they have always been helpful

    I moved in at the end of May and I have been extremely happy here. Its nice and quiet, so close to a LOT of shopping and eats. I love the fact that I have an attached garage, and allows a guest a spot to park on the slab :). The staff is extremely friendly and helpful, Its close to work which my last apt was no where near. The only bag thing is that I did not choose to live here sooner lol

    Staff is great, my neighbors are good. I was disappointed in how long it takes to get serious issues fixed on the property. BIG potholes for months, i needed to walk through a large puddle to get to my car for months. Its a lot of money to have to have those issues last for so long.

    I’ve lived here going on my 2nd year, just renewed my lease and I love it! The staff is so friendly and professional. The grounds are always clean! Yes the dumpster areas are overflowed with trash because of the pickup days but the workers are always out there cleaning it up! The maintenance team handles all work orders right away.

    Ive been living here since February and honestly my experience is very different from the negative reviews. I have not had a problem since Ive been here besides my garbage disposal constantly breaking down and the kitchen light. Each time someone promptly came to fix the issues, although the kitchen light is still faulty but whatever. True enough to the parking is horrible!!!! Its the worse Ive ever seen, which is why I pay for a covered parking spot. I have never felt unsafe nor seen any illegal or suspicious activity. I also havent had problems with anyone in the office I love the ladies that work in there they are always so sweet. The inside of the units are outdated which is a downside because others in the area are so much nicer. I also havent had any bug problems at all, not one. I like it here no complaints.

    Nice, friendly staff. Only had to call the maintenance guy once and he had the problem fixed within a few hours. Pool is nice and everything’s kept pretty clean. Never felt unsafe. Great location, everything is nearby. Only reason it’s not 5 stars is because the trash does get overfilled a few times. My unit isn’t that close to it so I don’t have a problem. Every apartment is gonna have a downside, pick one you can live with.

    I have lived here for just under a year with my lease being over in just a couple of months. I have LOVED living at Villages at Kirkwood. The complex is extremely clean, I have never seen a roach in my apartment, the amenities are wonderful, and the area is really safe. I would love to continue living here, but their one-bedrooms are too expensive for me at this time. My only two gripes are extremely minor: parking can be a hassle and the complex could be better lit at night. Thats it. If you can afford to live here, trust me, you are going to enjoy it a lot.

    This is exactly what we were looking for. The dog park is bigger than the Camden we moved from (we loved Camden, too)... the pool is nice and the apartment is exactly what we need. When we have a maintenance issue, it is handled within 24 hours. The staff is incredibly accommodating and the neighbors are quiet. Ive seen some complaining in the comments, however, if youre looking for a great value and awesome location - this place is it! (1 Bed, 1 Bath)

    I really like living here but youre almost forced into paying for a covered parking spot because there is never anywhere to park after 7. Most of the neighbors are nice except if you live on the 1st floor, then they are completely inconsiderate. Staff always gets repairs done same day. I just wish the area was a little more quiet.

    I really love living here at the Villages of Kirkwood. The staff and neighbors are very kind. I’m giving only four stars because some of the residents are a bit careless not picking up behind themselves or their pets. Other than that i really wish i didn’t have to relocate. I’ve been here nearly a year and I’ve gotten very comfortable living here but unfortunately i have to go. I’m going to miss this place being my first apartment.

The leasing office is always attentive for what I need and the regular exterminations are something that really help out and apartment. Idk what these other reviews are talking about.     If you dont want to pay for a fancy fitness center which youll never use anyway then this is the place for you. I do go to the fitness center once in a while and it is rarely in use. Plenty of weights and 2 treadmills. Nice swimming pool, friendly staff, large TV, free cookies and coffee at times in the office. They also hold barbecues and other free food events. Reserve a carport since it only costs $10/mo. You get plenty of spaces in other luxury apartments but youll have to pay several hundred $$$ more for the rent. Getting to 59 is so convenient. Plenty of restaurants within walking distance. I believe the school district is decent, too. Tenants are a healthy racial mix. As with other reviewers, the bad thing is trash overflows from the bins. Would be nice if management can do something about that eyesore. But, really, tenants should work hard to recycle and reduce the trash they produce. Maybe eat healthy and eat less, lose weight and stretch your food budgets, not your bellies. Other apartments in Stafford will get flooded before this one does. So nice overall for its price and other positives.

    Villages at Kirkwood is great! Staff is so friendly and helpful. Every time I have a request, it’s done literally the next day. The only issue I have is parking at night. If I have a visitor, it’s super hard to find parking. Other than that, I’ve had a good experience so far.

    As with any complex it has its ups and downs. Great mix of people here, never felt unsafe.Pros:Location is amazing. Central to all highways.Price is fair for area.Friendly neighbors, mix of families, couples, and single people.You may get lucky with a recently remodeled apartment.Friendly staff.Never seen a crawling bug on third floor.Very quiet on the side closest to techniplex dr.Cons:-NO PARKING. A monkey must have designed this complex. Either make everything assigned parking or nothing at all. Its a struggle finding parking and trust me its the last thing you want to worry about after a long days work. Luckily there is street parking behind hooters and the Chinese restaurant. Once we found that out it was never a problem again.-There is a fish packing warehouse not 100 yards from building 9. Does it wreak of fish sometimes? YES... Oh well you may feel nostalgic if youre a fisherman or something.-prices fluctuate-slow maintenance-Mosquitos are horrible-stray cats roam the streets... Maybe because of the fish smell?-Pay for trash pickup and they only come once a week...trash piles up like a dump. Their solution? Add more dumpsters, taking up parking spots... Seriously??? Use the money people pay for to increase pickup frequency...-TOWING! These people have a contract with a towing company! Onsite towing if you park in the wrong spot. BE CAREFUL!Final verdict.Its a great place to live if youre looking for something that is solid. Not amazing. Not crappy. Its a good place to call home. Everyone seems to be working people and have always been friendly. I would definitely recommend it to friends. Its been an adventure and will surely miss it when we move.
