My wife and I moved in from out of town in May and have been nothing but happy with our apartment and the sense of community here. The entire staff are both friendly and professional. They actually appreciate it when you report issues (fast and efficient with the resident maintenance portal) and most of them are addressed within one day.In addition to the facility, the community hosts great events, the most recent of which was a lovely Christmas party. The club house was decorated beautifully and the food and festivities were amazing. Food, music, and socializing with community members really makes for a great holiday party. Thanks to the staff for maintaining such a wonderful place to live.

LOVE LOVE LOVE THIS PLACE! I had some concerns prior to my recent move and Miranda fixed it asap!!! 10/10 would recommendComplex is very scenic with a lake that goes around the property and a pond with a bridge. Also there are turtles and ducks!!. It feels more like a little community rather than an apartment complex. I love it here. All the neighbors are super sweet too.

If i didn’t HAVE to move, i would live here forever. this was my absolute favorite place to live. everything about living here is amazing. from great management to the families of ducks that live at the community pond. the catch & release fishing was so much fun for my kids. access to 2 pools 24/7, 365 is unmatched! no other apt complex in the area offers this. maintenance is always readily available. always very kind & respectful. the community stays clean & is always very quiet & peaceful. Miranda, the manager, is by far the nicest apartment manager i’ve ever met. she is always so friendly, always has a smile on her face & always, ALWAYS goes out of her way to help in any way she can.the 24/7 security guard shack was one of my favorite things about living here. knowing that nobody can just pop up at my door & not having to deal with soliciting is a huge positive to living here. i will definitely miss my favorite guard shack ladies & seeing a smile on their face every time i come home. i absolutely would recommend living here!!

Living at Las Palmas for the last several years has been an amazing experience. The staff are wonderful, and the manager is very responsive and easy to talk to. The grounds are beautifully kept and the apartments are very nice. Im looking forward to renewing my lease again!

When I first turned in to Las Palmas, I was happily greeted by an actual security guard who immediately asked me where I was visiting. The feel of having security made me feel safe. Upon entering the property, I was met with beautiful landscape. The office staff was quick to help me and greet me. The pool is beautiful, and the units are upgraded and spacious. I loved the ponds as well that had baby ducks enjoying a nice float. The staff at this property when above and beyond for me during my visit.

I love it here. I have been here for about 2 years and this property is great. In my opinion what sets Las Palmas apart is the fact that it is ran by professionals! It is an older property but you wouldnt know it unless you asked. Very well maintained landscaping and the maintenance is top notch. Only had a handful of service request in two years and they have always been handled the same day. Love the 24 hour gate attendant, no gate codes or clickers to mess with and its a lot more secure. Quiet community and the fishing lake and two pools are great for summertime fun! Not to mention that the lap pool is heated in the winter as well. Location is convenient and luckily not off a main road so you dont have to deal with all the traffic noise. Would highly recommend this property if you are looking to move into the area!

Let me start by stating that I currently live here and have lived here for almost a year. I am currently serving in the Armed Forces. I have a camera in front of my garage. The negative reviews here are coming from people who do not live here and are fueled by the media. I LOVE this complex and Im planning on renewing (which says a lot because I jump to a new apartment every year when my lease ends). Management does allow cameras and the only reason that yours may be taken down would be because of a neighbor complaining. They love veterans and are quick to help myself and my fellow veterans that are my neighbors. The maintenance staff is incredible; they are quick and efficient. The office staff are the sweetest people Ive ever met and I will go there just to hang out because they make me feel so welcome. I recommend this place to everyone because it is literally a hidden oasis in Houston/Webster and you can tell that management takes pride in that statement. Please overlook the negative reviews, as they are not truthful, and consider living here, because it truly is a wonderful place.

My husband and I have been living here for 2 years and love the property.Lou runs a well-organized tight ship! Nichole and Chris at the leasing office are very helpful and friendly.They have 24/7 maintenance. Last night, we called the emergency maintenance at 9:30 PM to fix an issue. In the next 5 minutes, we had the resident maintenance supervisor (Javier) come in and fix the issue. Excellent and prompt service!Many of our neighbors have been long time residents at this property and love the place

Great place to live and clean community. Despite what has been said, office staff has never been nicer to myself and my family and has assisted us in every way, including helping us move really heavy couches into our second floor. I have recommended and will continue to recommend this community. We have been allowed to utilize a door camera as well, but were given stipulations of it not being able to record other residents and being used for a monitoring device. I am also a veteran and take my home security seriously. The maintenance, office and security staff are amazing!

I have lived at Las Palmas going into 6 years. My intent was to live here as I transitioned from my home into another house. However I love my apartment so much I changed my mind... year after year! Lou, Kim, Chris & Delaney are all great. Javier, head of maintenance and his guys are terrific! I rarely have to ask for service, but when I do it’s taken care of immediately! I appreciate all of them so much.Besides the windows, my balcony, garage and the ambiance, I never hear a neighbor due to the way the apartments are constructed you don’t hear them! I prefer not to call them apartments, I have made Las Palmas my home & as long as it stays like this I will stay with them!Thanks Las Palmas Team, I love you guys!Deborah Plaisance

Las Palmas has felt like home since before we even arrived. The entire staff, from the management to the maintenance crew, have been fantastic- always a friendly smile + wave and always willing to help.We moved into these apartments sight unseen from Pennsylvania, and have not been a bit disappointed since we began talking to the staff several months ago. After traveling over 22 hours to get here from PA, it was greatly appreciated to have toothbrushes/toothpaste, soap + paper towels + additional amenities provided to us upon opening the doors to our apartment here at Las Palmas.Since living on the property, my boyfriend and I have felt like we are on vacation- the grounds are immaculately maintained and our apartment could not be any better. I appreciate the neutral color palette of the interior, as well as the matching appliances and enormous windows to let in the sunlight.We would highly recommend checking out Las Palmas!

I looked at the current 3.4 rating for Las Palmas and I just couldnt understand how it was possible that such an organized, professional, company could possibly have such a low rating. The property is beautifully maintained and, after two years, I can say without question the staff, starting with the manager, Lou, genuinely care about their residents and make every effort to insure every detail, from service, to package delivery, to just a warm hello is handled to perfection.I love the quiet, friendly neighborhood, the grazing deer visible from my back patio, the security of the guard at the gate, and all the other amenities too numerous to mention. If Lou, Kimberly, Nicole, or Chris are not around in the office when you get here, just ask for Harrell and Ill be happy to show you around......

Wonderful apartments! Pricey but (luxury) and gated with security! Always felt safe. Maintenance is always good at fixing whatever is wrong in your apartment. Very nice people in the office and very understandable. If I could still afford it, I would stay here still but I can’t at the moment but I will definitely miss these apartments and will recommend to anyone!

GREAT place to live. LOVE, LOVE, LOVE this property. Its very clean, beautiful and safe! You feel like your on vacation every day! Ive never had any issues with work orders, as they are usually completed within 24 hours. Office staff and maintenance staff are all very friendly! I cant say enough positive things about this property!

Las Palmas has been a fantastic place to live in. The staff is extremely responsive to every request, and often go above and beyond.In my previous unit on the first floor, I had mentioned that the rain was especially noisy. Lou had an additional noise pane installed for my bedroom window soon after I brought it up.For my current unit, they gave me a steal. Kimberly found a second floor unit at a more than reasonable price and got me moved in with no problems. Upon lease renewal, my rates were kept below market value, while all other complexes have raised their prices due to Harvey.All the front office staff (Lou, Kimberly, Nichole, and Chris) are always helpful, friendly, and willing to accommodate. Unfortunately I dont know the names of the maintenance staff and most of the gate guards, but they complete the package in making Las Palmas an ideal place to live.Im happy to call this place home.

We are so sad to be leaving this wonderful complex, but our children are in school in Alvin and we are moving back there to be closer to their school and our families. Our experience with this complex has been absolutely amazing and I wish we could take them to Alvin with us! The apartment grounds are always well maintained and any maintenance issues that arise are fixed very quickly. The office staff and maintenance crew are always so nice and helpful and we have really felt at home here over the last year!

Moved to Houston approximately a year and a half ago. My husband and I have enjoyed living at Las Palmas. Beautiful gated community. Grounds well maintained. Two pools, clubhouse, and work out area. Staff friendly , helpful and supportive. Have only needed maintenance once or twice, and they resolved issue same day of being reported. Neighbors are respectful and follow rules concerning pets. Conveniently located to stores, restaurants and theater. Highly recommend.

I moved into Las Palmas apartments on July 1, 2014 and left on July 31, 2015. During my tenure as a residence at Las Palmas, I had nothing less than a pleasant experience. All of the staff was extremely professional. Lou, the apartment manager, was always friendly and helpful.The maintenance personnel especially Javier were friendly and professional.I moved there because of its location to the Johnson Space Center. During the year, if I had a problem, it was acted upon immediately and a solution was found.When I departed, I asked the Lou what was expected of me during the move out. She asked that I leave the apartment neat and clean. Being somewhat of a sceptic and recalling my experience with apartments from my college days and early on when I was in the military, I was not expecting any deposit back. You can imagine my surprise when a check with a refund of my deposit came in the mail a few weeks after I left the apartments. That goes to tell you if you leave a place a little better than you found it (something I learned from the boy scouts) you will reap your just rewards. If you do not you will also reap your just rewards just not good ones.Overall, my experience while living at Las Palmas was wonderful and if I were to move back to Houston and needed an apartment that is the first place I would go.

Las Palmas apartments is an incredibly well maintained complex managed by a friendly staff of kind compassionate people. My dad, an aging World War II veteran moved into the facility shortly after my mom had passed away in 2011. He was well into his 80s at the time he moved into the complex. As he continued to advance in age and his health began to decline the staff always maintained a watchful eye over him. Among other things, they would help him by providing meals and assistance with everyday chores such as changing light bulbs. When it became evident that my dad needed to relocate to an assisted living facility, they even helped me convince him that it was time to move. I welcomed their assistance as I am his only son. The management team at Las Palmas, Lou, Chris, Kim and Nicole are just like family to me. I will be forever grateful for their treatment of my dad.Dan Ponder

I want to thank Lou and staff for the Christmas dinner for the residents. The beautiful holiday decorated party was so much fun with a casual feeling of festivity with friends and meeting neighbors. And, of course, the food was delicious. The highlight was the entertainment of songs, music and even dancing. But, the best part - Christmas carols were sung with heart full of love for Jesus by the singer - made the party perfect. Thank you Lou, you are a fantastic hostess to bring us all together from strangers to neighbors to friends to our caring apartment family. 🎄❤️

Ive been at Las Palmas for a while now and have nothing bad to say about it. The management and leasing staff all know me by name and have been extremely helpful and friendly since Day 1.Although maintenance issues have arisen over time (to be expected), their maintenance staff is always there immediately to help, once even showing up at 10pm when the temperature had dropped below 50F to fix the heating system. Hes a great guy and knows his stuff!

Beautiful tropical apartment complex. I chose this location becasuse it made me feel closer to home being from Miami! The staff does s phonemenal job at keeping the Esthetics of the apartment gorgertously maintainencedHowever I personally feel that for the price of the rentals everything should be current such as the kitchen and appliances. Ive paid less for more at other properties! Having said that this community has a lot of character and gives you a feel of a small paradise,so that compensates the dated appliances and the extremely dated leasing office!The leasing office decor drives me insane! I fell like Im smack in the middle of an episode of The Golden Girls very 1980s I get it! But it can be sooooo much Better!The staff in the leasing office are very Nice! Almost too nice! Would be nice to see a little more diversity in the office though! I feel as though Im in a sunkin place at times the niceness seems programmed and a bit ingeniune most times however!, its appreciated as opposed to the ladder.Hats off they maintainence they are very good at fixing or responding to issues in a timely fashion. Oscar is the Best! But! All the ones Ive encountered are vice nice and efficient as well!I love that we have a guard gate and that permission has to be granted to enter. Love that there is a heated lap pool open year round!Overall Ive been here for approximately six months have not had any problems thus far, my neighbors are quiet and polite and i am so thankful for that! What this complex lacks in up to date amenities it makes up for it in so many other ways. Such as Character tranquility and having your own little paradise at your fingertips!They have special events and have holiday parties which is a very nice gesture. I attended a BBQ cookout and although it Was very nice only one person introduced themselves and she was lovely for doing so. Really enjoyed our converstion as for everyone else besides the staff I really didnt get a whole lot of warm and fuzziness which was a little bit uncomfortable but I still enjoyed the food and the live band they were awesome!So yes I wouuld recommend this property it gives me everything I need in a peaceful inviting way which is what I want when coming home! My husband and I moved here almost 5 years ago from Ohio sight unseen and recommended from an apartment locator. I am so glad that we chose this property as it is so beautiful and relaxing that we feel like we are on vacation every day. We have just signed our 5th lease and couldnt be happier with our decision to stay. Lou Chapman, the manager, has been more than willing to fix any issues that we have had and has been very professional and friendly. She has been seen by myself and others giving out ice cream at the pool on those hot summer days. Kimberly,the assist manager, has always greeted us with a smile and has been happy to lend a helping hand when called upon. She has even given our daughter a ride to work when we were not home several times. These ladies along with Chris and Nicole put alot of hard work into making sure the residents are pleased and making sure we have what we need. The maintenance dept. and porters are all very friendly and prompt when they are called to do repairs. The parties that they plan for us are so nice and gives us residents a chance to meet one another. They even have events just for the children. All in all, I would highly recommend this property to others in hopes that they too will be as happy as we have been. Keep up the good work Lou, Kimberly and staff, yall are truly appreciated.

Off hand I can think of only 3 things that are a problem/annoyance with living here. 1)People who walk their dogs and does not clean up the poop(I am probably 1 out of a handful of residents, not a dog owner) 2) Depending on the location of your apartment/patio(I am facing the bayou), the use of your patio is a no-go due to the ridiculous amount of spiders and other critters and 3) The head maintenance worker causes me to avoid/put-off asking the office to send help out of dredge that he is the one I receive(complains and make every reasoning imaginable to avoid doing work order request). Other than that, this complex is a dream!!!

Loving the location, the management and our neighbors here. Office personnel always eager to help, maintenance team is spot on, buildings and apartments kept in great order, service requiests are responded to without delay. Here for 2.5 years already

So I used to live here at Las Palmas back in 2023. Well today I get a phone call from Angie with Las Palmas who was quite concerned with the review that I had left. She wanted to know what happened so bad that I only gave them one star. And even though I do not live there anymore, she wanted to know how she could make things right. I had to explain that the one-star rating was nothing more than an accident. I really did enjoy living in Las Palmas.
