    The community here is amazing. Management really cares about the residents and goes above and beyond to make this place feel like more than just apartments.The maintenance team is responsive and timely, especially Nick.The grounds are kept clean (except for a few residents who donā€™t clean up after their dogs. I see you.) I recommend this apartment community to anyone who needs a smaller place, but still wants a community feel.

    Very happy with my time living here. Apartments are newer and kept in good condition. Price wise they are a pretty good value. The management company was great and very attentive to any needs or issues.

    I was able to view a sampling of the apartments at Lakeview Villas courtesy of Bolton, and needless to say I was impressed. My wife is extremely hard to please, but even she was not disappointed. We are considering renting here based on our overwhelmingly positive experience with Bolton. We couldnā€™t believe how friendly he was! And nice, too. Iā€™d give this place five stars if I could!

    Iā€™ve been here for about 3 months now. Neighbors are very friendly. Our groundskeeper Nicholas does a very well job keeping the property clean itself. Iā€™ve run into him on multiple occasions always with a smile on his face and always saying hello. I havenā€™t had any problems with my unit (knock on wood) but Iā€™m glad to know the management here is helpful.

    We moved into Lakeview Villas last August and our experience has been fantastic. The feeling of community is in stark contrast to any other apartment community we have lived in. The team is friendly and helpful, from the front office to the maintenance crew. They are expedient in answering requests for help, and always go above and beyond to ensure that tenants are well cared for. There are numerous community events and opportunities to engage with neighbors. The property is maintained on an ongoing basis and improvements are regularly made, such as painting the entire exterior. The exterior is clean and the amenities such as the pool and gym are in great condition.There is a Facebook group where residents can ask questions, raise concerns and get to know each other. The resident portal makes it easy to remit payment, request repairs, and stay aware of anything going on in the community.Recently, a new team member joined the maintenance crew and he has been so friendly and helpful. Nick has been an excellent addition to the team. He is a hard worker and super helpful to us as a neighbor as well. We are fortunate to have him in our community. It speaks volumes about the standard of care that the property management team sets and the pride that each team member takes in their work.We are so blessed to have found a place to live where we feel safe, cared about, and connected.

    We love it here! Moved in summer of 2019 and this has been our favorite rental we have lived in by far. The office has always been so sweet, warm and welcoming and gets back to you ASAP! The same could be said for maintenance. I think any issue ive ever had got fixed the same day I put a request in! LOVE the newly added dog park!! Huge amenity for me! The neighborhood around Sundance Parkway is very quiet! I love taking my dog to walk around the property and Sundance Park as well! :) No complaints here! This places deserves the 5 stars. This is home :)

    Honestly I have lived here for 13 months and I just renewed my lease/price not bad at all with all that comes with it / best location 35 minutes from San Antonio and about 45 from downtown Austin / calm and peaceful neighborhood / Everytime I had a problem in my unit they came same day or the next morning/ and they have always communicated so well / lakeview villas definitely care about there people and they do help / like I said prefect location / management is lovely/ maintenance always does a great job/ oh and we have a nice pool with gym and a nice trail walk as well

    Since June I have experienced nothing other than professionalism and high end service. The office staff is very friendly and eagar to correct any issues but are adamant on getting it right the first time. The candor of the office and maintenance staff updates this place even beyond the niceties of the apartment itself. Ive been to a welcoming pool party with the office staff and it truly felt like family and home. I enjoy that everyone picks up behind their animals. The grounds are always so clean. The time and cleanliness of the maintenance staff is amazing. They get in and out and never leave a mess. This place is superb. I would recommend it. If your looking to come home to a place wherever your management team takes care of the property like it is theirs, then this is the place to be.

    The property staff is very friendly, helpful and insightful. They go above and beyond to make you feel part of a community. The maintenance staff always respond in a timely manner and keep the property clean and very presentable. The best part are the amenities and they always have snacks in stock at the office. Felt right at home here.

    I have lived here for almost 5 years & I love it! I would NOT have stayed this long if there were any issues that were significant enough to impeed on my daily life. Every apt complex (any and all businesses, really) out there has negative reviews because people get mad for whatever reason and become keyboard warriors.HEB Plus and I35 are less than a mile away, Creekside shopping is just on the other side of that. Gruene is a mile away. Downtown NB is ~4 miles away. Canyon lake is 20 miles away. San Antonio 20 miles, and south Austin is about 40 miles. As long as I live in NB, no matter what, I will stay in this little corner of town.Our lake is so awesome to have as a view from your patio, def try for a lake-front unit! Thereā€™s all sorts of different birds, ducks, turtles, a family of geese come every year, and the lake has biiiiig catfish & bass in it. Lots of people fish in them!There are benches where you can sit and enjoy the lake. Honestly, having the lake in our backyard here is a total game changer. Parking lot view vs lake view? Easy choice. Even if you arenā€™t facing the lake, itā€™s in your backyard. You can walk the sidewalk around it, as well as the next lake down that has a sidewalk directly around it & has markers so that you know how far youā€™re walking!I think some people need to realize that apartment office staff have multiple corporate tiers above the property manager and office staff. If they had the decision making power, Iā€™m sure they would put in brand new, top of the line appliances, then they wouldnā€™t have to deal with complaints! Duh! Donā€™t shoot the messenger lol.Anyway, back to the good stuff.One of the main reasons why I have not chosen to move to any of the brand new communities in the area is the staff, both office and maintenance. I really do feel this way, honestly.. Adriana, Jacqueline, McKinley, Nick, Trina and Al are the dream team! They deserve to be and I hope that they are commended for their always-positive attitudes and just good olā€™ fashioned friendliness! Itā€™s refreshing to interact with those in customer service who arenā€™t miserable and actually care.They love when dogs come to visit (my dogs REALLY love going and love the staff) and have dog treats and human treats. We have different food trucks very often who park at the front gate, which is so convenient when youā€™re coming home from work. The office is VERY nice & fancy and has regular special events. Amenities! Thereā€™s a pool table in there that actually gets used super often. Nice computer area, nice conference room. Gym has been upgraded. Oh, and the dog park is sooooo convenient. A lot of my neighbors have become my friends.Any needs or small issues I have had over the past 4.5yrs, they really have been taken care of immediately. The entire complex is being painted and it looks so bright and fresh! The price is decent and hasnā€™t gone up as much as some other complexes in the area. The pool is perfect, the grilling area is great & has a fire place and tvā€™s. It is sad that non-residents AND residents do not take care of the amenities that we have. People break stuff over and over and over and corporate replaces it over and over and over.. theyā€™re probably less likely to want to waste money again just to have to fix it soon after. Thatā€™s just my opinion, though. There are no significant issues that interfere with my daily life here.All in all, I have been here almost 5 years and plan to stay. I have never lived in a town nor home/apt as long as Iā€™ve lived here in this apartment. Thereā€™s good reason for that. Iā€™ve lived at tons of different apartments all over the state and out-of-state over the years and this remains my fav.

    Iā€™ve lived here since July 2020 and Iā€™m due to move out within a month just because Iā€™m relocating for work. I can genuinely say that Iā€™ve enjoyed my time here and have had positive experiences with staff. Since the new company has taken over there have been new things to get used to but I believe they are trying to appease all the residents as well as keeping the community nice and well maintained. If you move here you can expect a beautiful home, fast responses on maintenance request (our maintenance man Chris is amazing) and a true feeling of community. Things are not always perfect but more often than not they are and youā€™re surrounded by people that try their best.

    Very happy with the entire experience at Lakeview Villas!Aubrey and Adrianna have been amazing to work with! Starting with touring the location and floor plans, to the move in process, and even with the minor hiccups that occur with apartment living.The maintenance team is quick and responsive!I also find it amazing that we get spoiled with food trucks and fun community events.I would HIGHLY recommend this property to anyone searching for a new apartment home.

    I lived in the Lakeview Villas for a little over a year now, and it has been a pretty positive experience. None of my neighbors have been particularly loud at any point, and the grounds are well kept. All the maintenance guys are quite friendly and maintenance requests are handled promptly (so far Ive only had to file one to have the balcony cleaned as some birds had nested and made quite a mess.) The pool area is quite nice and Ive spent many an afternoon after work tanning poolside. One major plus is that the parking situation is pretty free in most places. A few areas dont have spare spots nearby, but the long stretches on the front and back of the complex have plenty of available parking.

    Chris, the guy who does the maintenance, was absolutely amazing. Itā€™s not very common to have one that is so quick to responding, accommodating, and friendly. If he couldnā€™t get to my issue right away he would communicate that to me which is was so helpful. He made sure that my cats were safe when he would be in the apartment to fix something. He and the front office staff have been so helpful and polite!

    Aubrey has been a wonderful delight to work with at Lakeview. She worked with me on dates to move in, gone above and beyond to provide quotes, patient showing me different floorplans and helped walk me through the application process. She provided all the information I needed before my move-in date including what companies to contact for utilities and upfront move-in costs. The property is beautiful, spacious floorplans, and felt like the perfect place to call home from the very first time I walked in for a tour.

    Ive lived here almost 3 months and am enjoying it. The staff and maintenance have been excellent. There is so much storage in my apartment it is amazing. The kitchen is large with lots of cabinet space. For 806sf, Im impressed with the room I have. Keep up the good work!

    Since moving to New Braunfels, Lakeview Villas has truly felt like home. When I traveled to town to look for a place to live, I looked a multiple apartment communities as one would. The warm and inviting welcome that I received from Abrianna was truly what brought me to this community. Since moving here, I have experienced nothing but professionalism from the office staff. Adrianna and Abrianna are always willing to lend a hand and go out of their way to assure my requests and needs are met. If someone asked me whether or not to move to this community, I would not hesitate to tell them yes. The location of this apartment community is great because it is close to grocery stores and any shopping that you may need, and it is close to Gruene, which is one of my favorite places to hang out. If you are hesitant on where to live in New Braunfels, I highly recommend looking here. Just be cautious of the friendly office staff, they may just get you to sign a lease.

    One of the few apartment complexes with a linen closet, and walk in closet separate from the bathroom. My only issue is, they place your packages in front of your door. Im not comfortable with that. Mainly, because I order a lot online

    Beautiful property! I feel very safe & secured living here. It has been a wonderful experience. Every time i put in a maintenance request it is addressed & the issues is fixed the very next day!     Love my apartment! I want to give a shout out to Joe in Maintenance. He always smiles and waves whenever hes around the complex. He definitely goes above and beyond. When I was having car troubles, he stopped by to check and make sure I was okay. Most recently though he helped track down our online order that was delivered to the wrong apartment. We thought we were out of luck and he even went out of his way to refrigerate our cold items. This place made a great decision hiring Joe!

    We have only been here a month, but so far its been great. We had a refrigerator issue, but it was fixed right away. Kris, the maintenance person, was also great. Very friendly, helpful and enthusiastic about his job and providing great service.The grounds are nice - especially like the pool area with BBQ. Looking forward to some cookouts on the warm summer nights.Kudos to Itzavy and Georgia at the front desk for answering our questions, and for not being the sometimes ditzy people complexes often hire. These two are a cut above.

    The apartments are really great, but my 5 star is for one our maintenance guys, Joe. On 8-8-22 he went way above and beyond to get our groceries to us. Our delivery was dropped off at another residents door & Joe went out of his way to find out who the groceries belonged to. He even went as far as to refrigerate our cold items. Thank you Joe!!

    My new apartment is SO BEAUTIFUL! But we did see a lot of beautiful apartments and to tell you the truth, the staff here really was the make it or break it reason we moved here. After such a bad experience in Seguin, we really feel we found a place we feel welcome because the staff here are just so wonderful and willing to help in any way. They even gave us suggestions of some fun places to go and see since we are new in town! I love it here! The luxury finishes, the beautiful sparkling pool, the amazing view from not just my balcony but all the windows...it really just makes each day a peaceful happy place to come home to!

    We moved into Lakeview Villas two months ago and love it here! The grounds are impeccable, amenities are superb, the office and maintenance staff are so friendly and helpful, and we love the apartment!! The appliances are very nice and the layout is great. The location is terrific. We walk into Gruene, HEB and retail shopping is right down the road, and anew Braunfels downtown is just minutes away!!     Very good apartments. I have been living here for 7 months and I really like it. These are new apartments. The maintenance is also takes care of repairs on time. Management is very friendly especially Gonzalez. If you are looking for apartments in and around New Braunfels then these are the apartments you should make a visit first.

    I moved in about 2 months ago! The staff are friendly, helpful and accommodating. The maintenance upkeep of the landscaping a facilities is done very well.The amenities are great (pool, fitness, and common area with a pool table and other games, etc.) I highly recommend!

    Got to give Joe a shoutout for helping me program my new garage! Joe is a great guy, and hard working, I flagged him down to help me with new garage and he did not hesitate to stop what he is doing to help me finish up the setting up process!     Lakeveiw villas has an amazing staff who cares about every concern . Aubrey was very helpful and answered all my questions clearly ! Iā€™ve had two tours with her in Three different units and iā€™ve loved each unit . She is also very quick to answer any call and that is very appreciated!

    Beautiful and well maintained property. Excellent staff inside the office and the staff thats out on the property. Always available for questions and have prompt reponses to any problem that may arise. I have been here about 4 months now. The amenities are excellent and well kept. I love that my favorite stores and restaurants are in good distance. We choose this area also because of the easy access to 35 for our daily work commute.

    Even better than we imagined! We have the smallest one bedroom unit and were expecting to be limited on space but itā€™s actually very roomy. The leasing and move in process couldnā€™t have run more smoothly. We tried multiple apartments in the area before Lakeview Villas, and none of them were as helpful and accommodating as the people have been here. Definitely recommend!

    The maintenance joe he is super cool and fast , my AC had a problem tonight ,the water has fallen from the ceiling in my bathroom. I just called about 15 -20 minutes and he has arrived in front of my door and fixed it . Now everything is ok. Thank you joe . I really appreciated šŸ˜Š

    Our A/C quit working after hours, so we called the maintenance line, had some trouble understanding the person on the line, but finally got him to understand our situation.
