    Ive been living here almost a year and it is a very quiet neighborhood here . the apartments are really nice for the low price. the office and the maintenance staff are very friendly and helpful. Sabrina has been very helpful and friendly ever since I 1st moved into my apartment. she really makes you feel welcome anytime you come into the office !

    Its been a great renting here. Been here since spring 2018. For this being my first apartment I couldn’t be more happier and prouder. Never had problems with the maintenance team, they always came right away. Although everyone was great in the leasing office, Andrea is the only one who can help with anything. The other staff always gave me dead end options. But she has made my life easier living at Hammerly oaks.

    Been here for 5 plus years it’s honestly the best apartment in the entire area . Not once did I have to worry about car break ins or crime and the (new management) tries to be involved more than the last which makes living here stress free. Karina in the office is very helpful especially if I need follow ups or details on certain matters !

    Summary: Management 2/5, Property 4/5, Maintenance 3/5, Neighbors 4/5, Area 5/5.My time at Hammerly Oaks was very mixed. For the most part, its quiet (where I was located). There were not too many people willing to hang out outside at night. However, someone did steal my amazon package one time. The price was reasonable (before the recent hike).However, at the prices they list now, Id make sure its worth it. Throughout my stay, the water was going in and out. We used to get advance notice, but in the recent year (after the new management change) communication has vanished. So, youd find yourself without water, hot water, or cold water without any notice.Everything is painted over, so be mindful of issues beneath the paint. My windows were not sealed fully, and flies, gnats, and wasps used to make it into my apartment from Spring to Fall.Utility costs are not bad in my opinion. Maintenance has recently gotten better about communication but they are spotty when it comes to requesting repairs. See how you feel when you come home to your lights being on and no notice from maintenance on the door that your property was entered. Scary.The gates were always broken, as if someone was sabotaging them, but theyve cleaned it up (mostly). Still expect the gate to be broken now after Ive moved.The biggest reason I left the property is the absurd renters insurance requirement from the new management. It seemed shady. $300,000 coverage was what I was emailed. After another incident where they tried to charge me a late fee for their error in my bill, I could no longer trust the management to do right by me. Management is very just pay us in my experience. The lady who gave me my first lease was much better, but I have not seen her recently, so Im assuming she didnt sign on with the new company. Overall, I enjoyed my stay. If management couldve been different, smarter, or kinder, I most likely would be still paying rent there. I almost signed for a new lease two weeks before my lease was up. But, I cant trust management that moves like that.

    We moved to Spring Branch in 2008 and have just signed our 4th lease here at Hammerly Oaks and absolutely love it.Carina and Andrea have been very helpful and professional from day 1. All of the office staff are friendly and appear to enjoy being hereMaintenance in top notch. I have never had to wait more than just a few hours for a work order to be completed and other places Ive lived it sometimes took weeks or months even to get something fixed.The property is always clean and presentable. I love that the pools are always super clean and very pretty. Im never embarrassed to have guests over because the appetizers of the property.I would highly recommend that you check out Hammerly Oaks before signing a lease anywhere else.

    Moved in 3 months ago.. I’ve loved it since day one. My floor plan is perfect. Open kitchen even for a one bedroom. Neighbors are nice. Pool is very pretty. Traffic in and out isn’t bad and the office staff has been nothing but helpful and polite since the day I applied. I’ve lived in spring branch for 6 years and this is my favorite complex by far.

    Ive been a resident of Hammerly Oaks apartments for one year and have enjoyed my stay here and plan to renew my lease this month. The office staff have always gone over and beyond to assist me with any concerns/needs that I had. Very professional at all times and made me feel valued as a tenant. Great amount space, constantly updating, and very family oriented!

    Excellent place to live with very nice people living here. The staff are always helpful and the maintenance is always done right, although only needed them on a couple occasions in the last year. I feel everyone tries very hard to do good job that works here and it is nice to see that.

    Its nice place to live in. My apartment is awesome. Honesty everything is great except parking Size per Car, Maintains Not responding quickly as should be. Visitor parking is full all the time and most of the cars in visitor parking are extra Cars for residents. I like living here but for sure is not the best place. security is low because of open gates most of the time.Management are great and helpful

    I have live here for over two years and the front office staff karina and andrea have always been very professional, friendly and understanding. If any issues with stove or refrigerator, a/c e.t.c. they have always send maintenance to come and and fix it as soon as they can. Im very please with the customer service and living conditions. I feel comfortable and safe to still call this my home. I would definitely recommend this place to anyone looking for a new home.

    Just signed my lease and so far the ladies are very helpful. They gave me a second chance I look forward to living hereEdit: I have lived here since August now and to be honest for the price I am paying this place is really nice. Maintained takes care of stuff as fast as they can and the men are super kind and courteous. Parking is a small issue. Ive had guests unable to find a spot for hours or leave to park down the street. As for bugs every apartment has them and for how old this place is I am really impressed I see a roach once on a blue moon and I keep my place pretty clean. The only issue I have had so far is gnats coming from drains which I know they cant control because they cant monitor how clean everyones apartments are and noise, my neighbor to the rear plays call of duty so loud it shakes ny walls, the people next to me scream to talk to each other, and occasional neighborhood mischief. The security guys are also kind. Definitely would recommend this place to anyone starting a new life on their own!

    Maintenance here is awesome... probably the best these apts have ever had honestly!And Today they fixed my front door 🙌 they made sure it was to my expectations before leaving witch was amazing bc most maintaince people dont care. But between AC issues and leaky faucet and my front door air leaks theyve always pulled through and fixed anything Ive complaied about thanks guys for all your hard work much appreciated 🙂

    Just wanted everyone to know that ever since Karya took over there has been lots of changes dont know where all the negative comments have came from because the office staff is great and Mercy the manager will take the time out from what she is doin to talk to you about any problem you have.
