I love living here! I’ve been here for about a year and a half and have had a great experience. Management is responsive and helpful, and maintenance is quick to address any issues. The location is very convenient and parking is easy. I haven’t had any issues with bugs and the manager, Alexandria, had repairs completed quickly after the storm over the summer. Lastly, I love the grounds and I think the landscaping is kept up nicely.

Just wanted to put my two cents in on our community. For starters, The location is great! So close to restaurants, bars and all the night life you could be into. I moved into gables citywalk a month ago, definitely one of the smoothest move in. The apartments are so beautiful, cosy and well lit. Most importantly it feels so safe around this area. The people at the desk are also friendly and they sort out any issues within 24hours. There so many things nearby, trader joes, Target, Starbucks, Whole foods, Ulta. Love this neighbourhood and highly recommend even on price point!

Ive been a resident for two months so far, and my experience has been really great.The location is what sets this place apart from places at a similar price point. Being able to walk to Trader Joes is an incredible benefit, as well as living near a walkable neighborhood and coffee shop (Duo Coffee). Even has a real good pizza place right there as well.I also have enjoyed the leasing office team. They are really communicative, and the move-in process was very simple and easy.The property is well-taken care of. I have seen consistent improvements being made such as painting, cleaning the hallways, maintenance doing check-ins on our unit, etc.The main things I wish that would change would be a larger fitness room (It is the size of an storage closet, maximum two people at a time) and a better parking situation. Sometimes I have to park extremely far from my unit because there isnt enough parking.These things may be difficult to change, and all things considered I believe this place is the real deal.

I have lived here for a little over three months now and LOVE it! It is a great location but also feels homey.The neighbors here seem to care about each other and that it is definitely a rare occurrence in Houston! I love it here! It is pet friendly, has valet trash, was an easy move in process and the office staff reach out and check in often.

A little over 2 yrs. and I still LOVE this place! Quaint peaceful atmosphere in the middle of the city! Very walkable area! Once I figured out parking My visitors, and myself have never had an issue. Office and maintenance staff have ALWAYS wonderful and helpful here! 2nd Gables Residential property, and I am hooked! Whenever I move, Im definitely looking into living at one of their properties again!

I lived here on the Waterford Square side for a year and it was hands down my favorite apartment I’ve lived in. Sadly I couldn’t renew my lease as I’m moving cities, but I definitely would have stayed if possible. The maintenance team is quick and efficient, the office staff is friendly and helpful and the price couldn’t be beat for the location. I’d recommended it to anyone looking to live inner looop Houston.

Overall, Gables Citywalk is a great place to live. As with any apartment building, it does have some quirks, but nothing that prevents this from being a nice place to live.First, to address the ‘elephant in the reviews’, guest parking is a bit tricky here. There are only a few reserved spots for guests and they tend to fill up quickly. Otherwise your guests have to find parking on the street. Considering that only half of the reserved spots even have cars and the rest sit empty, this is pretty lame. However, there is a considerable amount of signage saying that violators will be towed, so you should be well aware of the consequences of parking in the wrong spot. All spots are also painted designating who is allowed to park there. It seems as though one person had this happen to them, and called on 20 of their friends to review bomb this place. This is pretty ridiculous, given how much you are warned, as well as the apartment complex still being a great place to live.Now that that is out of the way, I will mention some of my favorite aspects of living here as briefly as possible. The apartments are very clean, reasonably new, and well priced for the square footage and area. The pool and gym amenities are also pretty great! The residents that I have met are very nice, and seem to comprise a nice blend of families and young adults / students. Despite what some other reviewers say, the staff is also very nice and helpful. The apartment is very quiet given the closeness to a somewhat major road. The only noise I can sometimes hear when in the apartment is my AC unit, which anyone in Houston is probably used to. The fact that the entire community is gated is also a very nice plus, and I feel very safe living here. Houston is a notoriously car centric and anti-pedestrian place, yet the community still manages to be walkable which is a miracle. Whole Foods, Trader Joes, two bus stops, a few nice restaurants, and more are within walking distance.Now to mention some of the negatives: the fact that rent is listed at a price of X, but many miscellaneous charges are tacked on (about $100ish for trash, water, sewage, etc, as well as the mandatory Fetch service) is a little annoying, but pretty standard behavior. Fetch itself isn’t as bad as other reviewers may claim, packages will usually come a few hours after they arrive at the shipping address, and only very rarely arrive the next day. No elevators is also kind of a bummer, but I knew that going in. The worst thing about living here is my upstairs neighbor, who stomps pretty loudly which annoys me, but that could easily happen anywhere and is not really Gables’ fault. All of these things are minor nitpicks, I only include them so you know I’m being honest lol.Other notes: I have not had to deal with maintenance yet, but I hear they are quick, responsive, and overall a nice experience. I have also not had any issues with bugs, and the complex has never flooded.Overall, I really do love this community. I have lived in 2 other apartments and this is easily my favorite. It is a shame so many other reviewers gave 1 star; overall I think this place deserves at least a 4.5. Given my experience, I have no reservations giving Gables Citywalk 5 stars. Community is in a great location with stores and restaurants nearby. My apartment is nice and don’t have have any issues. Thankfully unauthorized, non-permitted vehicles are removed so that I can enjoy my covered parking spot. Overall, enjoyable experience!

I am a fairly new resident and have lived here at Citywalk since the end of November. I absolutely love it! The complex is so quiet and feels very safe. The maintenance staff is very fast to fix any requests sent in and does a great job. The only downside to this complex are the VERY limited number of visitor parking spots and the same cars taking up the spaces every single day. After two months of being there every night, you really should just move in! Also, the workout room is VERY tiny. Other than that, this place is wonderful! I cant wait to use the pools!**Updated Review** I have now lived here for 2 years and am moving out. I have loved my time here at Waterford and highly recommend this complex to anyone!! I hate to leave, but big life changes require more space :)

Probably going to be an issue anywhere in Houston at this price bracket. Controllable with bait, cleaning etc.- Staff in office too busy - sometimes have been slow to get things done (always friendly though)- Gym too small- Some apartments dont get much natural light (some do)Glad we moved here. Leaving cos we have two kids now and we need more space. If they had three bedroom apts wed probably stay.

Im a relative newcomer to CityWalk and Gables properties in general. If my moving-in experience was as good as the one I just had, Ill be looking at Gables properties for some time.Simply put, Ive had a wonderful move-in experience. The condition of my unit was flawless. Its nice having a reserved car port space again. The property makes use of its web site and technology very well, so things are well organized - all paperwork can be signed electronically online. The keys were ready on time when I came by for them.But the best part was Alexandria, the current property manager. Compared with a lot of other properties, she was more cordial and very pleasant. She was a large part of the reason I said yes to CityWalk!

Updated: I am going on 4 years of living in this community. It’s no frills, but safe and cozy. I am able to get to work in southwest Houston in less than 15 minutes during rush hour, which is amazing. I have had one incident where my car was broken into, and another incident where a drunk neighbor was trying to get into my (and other neighbors’) apartments because he was confused. Otherwise, I’ve had no incidents. It’s a quiet complex, and neighbors are respectful and keep to themselves. Will stay here until I purchase a home.The location of CityWalk is excellent. I work in southwest Houston, but didn’t want to live there. I am on 59 in less than 3 minutes from the apartment exit gate and at work in 12 minutes with no traffic. In addition, the community is so calm and quiet. Both pools are never excessively busy, and it seems that most people are professionals out of the party scene. The maintenance is the best ever in all my experiences with apartments. Everything is completed within 24 hours that I have submitted. And the maintenance men are so friendly kind. My car was broken into once while parked under the covered parking, and the gates seem to break a lot. But other than that, I’ve had a wonderful 3 years here and have renewed my lease.

Ive lived at Waterford square for over a year now and my partner and I renewed our lease for another year! We love it! We live in the apt with the loft and its wonderful. The staff is super nice and helpful and are always trying to have events (unfortunately they have most of them while Im at work but whatever). My neighbors are all awesome, and its not loud at all. The pool on our side is the place to be during the summer. There are always young people (sometimes families) lounging in and around the pool. The price cannot be beat for the area. I think our area is one of the best! Where else can you walk to Trader Jos, Whole Foods AND HEB in under 10 mins! The reason I gave 4 instead of 5 stars is because the apt are kind of dated (some of the appliances are older as well as the carpet) but our washer/dryer wasnt working and they replaced it with a brand new one the next day! The maintenance is so quick! Usually the issue is addressed within the day but 48 hours at the latest and they are so nice. Over all I love this place!

Great Location! Can walk everywhere. Good management : Maintenance requests are completed within 24 hours and they will even do small requests (like a dropped metal tab in the garbage disposal). It is a quiet community and feels safe. Down side is the pest problem is horrible here. I have to buy my own pest control measures because the company they contract with uses something that doesnt make one ounce of difference. I had them spray my entire apartment 3 weeks in a row and it didnt make one single difference with the pests. Now I use my own and it is better.

They remember you by name and immediately welcome you each time you step into the office. I would recommend living here and it is a great location. I absolutely love my apartments. For the price and perks, you just cant beat it. The staff has always been so friendly and has never made me feel like a burden. Many other uppity apartments in the area seemed to be such snoots, as if the quality of their property should sell itself. Unfortunately for them, I took my business here. I do want a nice property, but I also want the office staff to act like they care that this is my home and maintenance crew that knows what they are doing. From the moment I walked into the office and every day since, they have made me feel confident that I made the right choice. I look forward to signing another lease with them.

Great apartment complex - especially the CityWalk side, which is small enough to feel cozy, but still has onsite staff to handle things quickly.Staff is unfailingly helpful, friendly and all-around great.The grounds are quiet (at least on the CityWalk side). Visitor parking is rather slim (only 3 visitor spots for about 70 units), but those are surprisingly available most of the time.Walking distance to Whole Foods, Trader Joes and a decent selection of restaurants.Overall, a great place to live!

The apartments and community are wonderful, and the location cant be beat--next to Trader Joes, down the street from H-E-B, Whole Foods, shopping centers, and a block from Westheimer where theres a bus to take you through Montrose and into Midtown and Downtown. Good price in a great area. I feel safe and comfortable living here and the staff are lovely and helpful. I highly recommend living here!

Not a new complex and not many amenities, but it is a great place to live. The complexs layout is well organized and beautiful with many trees and nice landscaping. It also has nice, clean apartments in a great location. Finally, the staff is also incredibly helpful and friendly (Fairuza in particular was a pleasure to interact with). Overall, Ive enjoyed Gables CityWalk very much and would recommend as a no-unnecessary-frills option.

This is a solid 4 stars. I lived in the community for a year. I will point out the pros and cons.Pros:- Good location, a walk to Trader Joe and Whole Food, Texas Pediatric Kirby among others.- You are about 30-40 min to/from everywhere, going to The Woodlands? Sugar Land? Katy? Well, it is all about 30 mins, you are basically in the center of the city.- A fast and friendly maintenance team.- Friendly and responsive staff.- Awesome B-B-Q area.- They have a fair and reliable secure deposit return.Cons:- This is an old community, so expect to hear some loud cough if any neighbor has a cold/flu.- For me this is a con, maybe for you, it is a pro, anyway, you almost dont see anyone, it looks like that you live in a ghost mini-town.- The pool hygiene could have better care, during the summer.- Small gym, if you are the aerobic type of person, you will be covered, if not... well...Thats it, it is a place that I recommend if you are looking a place to rent in the area.

Great community. Convenient location, friendly stuff, very clean. Service requests are done very quickly and explained what was done. Live here since November. Management is very professional and responsive. Would definitely recommend!

I love this place. The staff are awesome and kind. Maintenance always on time. Clean, safe and lovely complex. The location is amazing close to everything from restaurants to grocery etc. and the price is fair.
