It is calm and quiet here and you can tell that everyone is happy to be here. Maintenance is fast to respond and does great work, leaves no mess behind. Wow! This is a beautiful property. I love their proximity to the Domain and some great shops/bars. The Folio staff is so helpful, especially the managers, Reggie and Bailey. Maintenance is quick to address any concern. I highly recommend Folios B2 floorplan, specifically.

We experienced nothing but greatness when touring this property with agent Rick on Saturday. As a previous leasing professional and property manager I was impressed by his detailed tour. Reminded me that there are still good properties out there. It’s not always about the property but who is showing you where you will be living. The property itself is beautiful with amazing amenities, 3 pools, an amazing gym and so much more. I was very excited about the opportunity to live here.

I have been living at Folio for almost 2 years. It is the best property I have ever lived at! The leasing staff is always so friendly and attentive. Any time I have a maintenance request it is taken care of in a timely manner and done exactly to my standards. I would recommend living here to anyone! The view of the greenbelt is also a plus, as well as being right down the road from the domain!

Ive lived here 5 months now and can say Ive been loving my time here so far! The staff is very friendly and attentive and any work order requests Ive put in have been taken care of quickly. The units, gym and pools are all great. Ive seen some construction comments by others, and can only say that yes wed dealt with some over the past two months but honestly.. its to make the community better, so thats not so bad in my book. The actual community is quiet, and anyone Ive met here has been super nice. Keep on keepin on :)

Nice apt, enjoy living here for the most part.Pros:Convenient location, great view on greenbelt side, good management. No issues with appliances, maintenance requests fulfilled quickly.Cons:The gates not working or remaining open can be an issue at times. Unfortunately I have the most inconsiderate neighbors above me. Luck of the draw, I guess. Many people do not clean up after their dogs, even though there are plenty of pet waste stations.Folio could be a stellar spot to live, I just wish the community did better. Only so much Folio can do.

I absolutely love living in this apartment! Its incredibly spacious, which is a rare find, especially for such an affordable price. The maintenance of the property is top-notch; Ive never had any issues, and everything is always in great condition.The location is fantastic, right across from the Domain, making shopping and dining a breeze. Plus, the convenience of having everything within walking distance is a huge plus.One thing that truly stands out is the exceptional front office staff. They are friendly, helpful, and always ready to assist with any inquiries or concerns. It makes a big difference in creating a welcoming atmosphere.Overall, I couldnt be happier with my decision to live here. Its the perfect combination of space, affordability, great maintenance, and an ideal location, topped off with a wonderful front office team.

The application experience was smooth & easy. The service requests are addressed quickly & properly. I have no complaints. When a family crisis/emergency came up & had to fly up North for weeks without pay. The office worked with me on payment plan. All in all I give Folio Apartments a big thumbs-up!!!

I recently had the pleasure of experiencing truly exceptional customer service at the front desk of Folio. The staff went above and beyond to make sure all my needs and questions were fully met and stress-free. From the warm welcome received upon entering the front office to their prompt assistance with any inquiries or requests, they consistently demonstrated professionalism and courtesy. With the convenient distance to The Domain as well as Austin Community College down the street, living in this apartment complex is truly delightful experience.

I moved in last month and I LOVE it! The apartments are nice and upgraded. When I have guests over they are always amazed at how nice the apartment is. Maintenance is friendly and efficient. Ive never waited more than 2 days for a request to be completed. The location is amazing.. close to the domain but still have some privacy. Office staff is friendly and helpful. My only complaint is that the parking spaces are narrow but thats minor in comparison to all the good that comes with living at Folio!

Review for my move-in to Folio. Griffis at Riata recently got bought out by Draper Kramer and turned into DK Riata, a very corporate professional kind of culture. I hated it. I was no longer a person, I was a Resident. While reeling from the death of a relative who was my very best friend and deeply involved in my day to day paperwork (something that was communicated to the DK Rita leasing office verbally in December) I received no help nor sympathy. These things happen in life and we all just have to figure out how to get through it was one of the many insincere and cold corporate lines that were thrown my way as I attempted to take accountability for the fact that my accountant and admin assistant had left me hanging through their untimely death, not to mention the emotion of them being my closest friend. Then DK Riatas maintenance employee went through my things in front of me while ignoring my please for him to stop. It was the last straw. After spending two days calling and messaging many, many apartment complexes in the area Folio was the quickest to respond. Their website was easy to navigate and straightforward. They were very swift to inform me of which kinds of units were available and when. My leasing agent was Bailey and I had the honor of being her very first lease. She handled all of the chaos of my last minute rushed move with professional grace and smiles, and Reggie added a distinctly human element when she wasnt available on other calls. Bailey was not afraid to call me twice in a day when things were time sensitive and generally outshined everyone Id ever met at the DK leasing office. I cant speak to staying here over an extended period of time, but just over the last few nights I feel like a person in the world again instead of a number on someones screen. And so much parking!

We moved in September. So far, we love it! Close to Domain area, everyone is pretty friendly, management and maintenance are pretty responsive. Nice fitness center and the community room. The apartments are pretty spacious. We love the floorplan of our apartment which is 2 bedrooms in the opposite sides of the apartment. Nice group of people with dogs gong to a dog park every day after work. We live on a B side, definitely recommend it vs. A side.

I really like it here. Going on my third year in Austin and Ive been here the whole time. Its right down the street from a really cool karaoke spot. Its about a 4 minute walk from the B side.The pool is very chill during the summer evenings.

Lived at Folio for 2 years. Leasing office staff was friendly and most maintenance requests were handled quickly.I even let the maintenance team know of a couple stairs that were loose and made a squeak noise when stepped on, and they replaced the faulty stairs!One thing to note was the main entrance gate would get broken and it would end up staying open, but they would fix it within a few weeks. However, it always would get broke again (probably by guests of residents) and I think this problem is very common at any large complex where lots of guests are visiting the residents and using the main gate after hours.There were a few vehicle break ins that we heard about over the 2 years but it was always situations where valuables were left in plain sight or car was left unlocked.Overall I highly recommend folio and had a fantastic 2 years here. If you’re looking for a quiet community close to the domain, HEB, and Mopac, give them a call.

I’ve lived at Folio for the last year and have truly loved it. The amenities are great, the apartment was clean when I moved in and for the most part, it’s pretty quiet and all of my neighbors are incredibly respectful. I also can’t say enough good things about the staff! Everyone I interacted with during my time here was incredibly friendly. Michael and Michelle were both especially helpful and very responsive to any questions I had. If I wasn’t moving out of state, I would definitely be renewing my lease. Thanks for a great year, Folio & staff!

I was a tenant at Folio for two 15 month leases. This team and apartment complex has faced a lot over the years with the freeze and the competitive Austin market. But they’ve always done a really good job and put their tenants first with events and clear communication.When I first moved in we had a few miscommunication issues in regards to our garage but eventually it ended up working out. I also had a pipe burst in my apartment and the team was incredibly responsive and caring about my situation. I was concerned about mold and they did additional work to double check and ensure that everything is 100% good to go for me and my kitty to live in the unit.When reading reviews about apartment communities I charge you to look at how many reviews someone has left previously… Typically this can indicate of whether or not they were really upset about a situation and didn’t get their way or they are truly avid about a certain place. This goes for most reviews. Also ask the leasing team about reviews that you’re concerned about they are more than welcome to answer any questions you may have to ease your mind.

A very quiet place to live while still being near The Domain and so many other great local places. The grounds are kept up nicely and having 3 pools to choose from makes for a great touch! I felt compelled to write a review after reading all the poor reviews.Ive lived here for almost 2 years. Im so happy I moved in the same month new management took over. Its an older apartment but right away the new management stepped up and started renovating. In my experience, when I have to call maintenance for any reason, they come right away and get the job done quickly. The front office staff are friendly and seem to care always. The front office is beautiful, the gym is amazing and the renovated apartments are gorgeous. The pools are alright (for now) but they will be renovating them and I cant wait to see how they will turn out since so far everything they have renovated looks beautiful. I truly feel like this apartment complex is getting better and better.

The Leasing office agents let it be Audrey, Nina or James or Kristine, are always very helpful and cooperative whenever Ive come across any problems or concerns. They gave me a warm welcome and a smooth onboarding to my apartment.

Of all the apartment complexes Ive lived in the north Austin area, Folio was by far my favorite! The amenities were super nice (pools, gym, package center) and the office staff was always kind and helpful. The interior of the apartment was so pretty with a beautiful white kitchen, wood floors, white fireplace and tons of natural light. I loved that it had wood floors throughout which is rare for apartments. Only downside was the cost of rent was high but I think thats because of the location/proximity to the Domain.

My experience living here at Folio has been great! Ive been here for over a year and a half. The staff is SO friendly and attentive (Shout out to Ronnie). Anytime there was an issue, it was handled professionally and promptly. The location is amazing with the green belt in the backyard, dog park on premise and its well kept. Our apartment was beautiful and completely renovated! 10-10 recommend!

Disclaimer: I am only talking about the move-in experience and the staff.I moved into this property 3 weeks back and the experience and hospitality from the staff has been nothing short of exemplary. Isela and her team provided a fantastic onboarding experience, being very flexible and responsive. The apartments themselves are beautifully renovated.I cant speak for the safety situation since I dont have a car yet and I havent faced any break-ins. I hope this situation resolves soon though.

I lived at Folio for a year and had good experience overall.Pros:- great staff - nice, communicative, service requests are quick to resolve- very good fully equipped gym- apartments are renovated and clean- parking is not that bad despite some other reviews, I guess it depends where exactly your apartment is located- walking distance to hiking trails at Walnut creek (if you know shortcuts)- good community for those who have petsCons:- the most annoying thing is extremely sensitive fire alarm sensors - you cant even make pizza without it starting beeping as soon as you open the oven- car and garage break ins, but thats a problem of whole area- complex has 2 sides: A and B with exact same apartment numbers, thus delivery gets messed up all the time- some appliances are cheap: kitchen fan is extremely loud even on lowest speed so its hard to even have a conversation; tiny toilets; washing machine kept breaking when loaded 80-100% of capacity

I have been living at Folio for over a year now and I LOVE IT!! The apartments just went through a renovation so all of the appliances and apartment features are updated which is always a plus! I do love that the leasing and management team at Folio is always available to hear any concerns and are always very responsive if I have ever had any questions or maintenance requests. One thing I do love at this community that I have not seen anywhere else I have lived is that they have at least 1 resident event a month (I mean come on, who doesnt love FREE food???!!!) AND they also have personal trainers come out once a week to host a group training class ALL FOR FREE!! You cant beat that! The gym itself is also spacious and has a good amount of options for equipment and free weights. Great community, excellent location and amenities!

We had to put in a lot of service tickets when we first moved in, because of the smell of spoke, broken screens etc., but once we got settled in, we like the neighborhood and neighbors.We picked this specific place because it overlooks green space/trees on one side, and a large, beautiful ACC campus on the other side. The gym is nice and well-maintained.

Folio has a lot of great amenities and Ive seen a lot of positive changes to the community since living here for a year. I think suggestions are taken into consideration and the staff does care about the residents happiness. Pet fees are a little high, but the community is very pet friendly. There are extra events put on by the staff that make the apartments feel like a community. Maintenance is very quick in responding!

The complex has very dynamic resident profiles and all of us respect each others living styles! While Ive only lived at this complex for a less than a year so far, I can genuinely say that it has consistently been top notch in terms of customer service and maintenance request turn-arounds.Sure there has been some minor general mishaps ( as with all complexes ) but regarding overall safety, location, price, and living amenities, Im very glad I made the choice to pick this place. Also, a special thanks to Lynn E. who was incredibly helpful and accommodating throughout some of the pre move-in requests I made.*2yr Update as of 3/29/21*Its been close to 3 years that Ive now lived at Folio and I love it even more than when I originally moved in. My experience with their management, staff and maintenance team has remained consistently positive throughout my tenure to date. Michelle and the extended Folio Team have done an incredible job when it comes to being attentive to residential feedback and consistently looks at ways to improve the living experience on the premises. I appreciate that they take time to respond to individual concerns via the Resident Portal as well!Given the recent winter storm impacting the majority of our city in February, Michelle and Team did an outstanding job keeping the residents updated ( often multiple times a day ) on the status of electricity and water outages as well as going above and beyond to ensure emergencies were address promptly. They even went out of their way to employ portable pottys for residents when we were temporarily out of water which was huge.During this experience, Michelle was also kind enough to offer me rental compensation as a result of an underlying issue with a third party vendor that impacted my apartment living situation for close to a month. Her willingness to go out of her way to reimburse me for something she was not directly responsible for goes to show how much this staff cares about the individual well-being of their residents.The entire team at Folio embodies the core traits of excellence and customer service for their residents. After living in Austin for 12 years and in over 7 different complexes, this one by far stands out as the best to date. Highly highly recommend this complex and very big shout out to Michelle and team!

Overall, Folio is good. However, there were issues with security on the property (broken in cars, broken in mailboxes, gates left open), but nothing ever happened to my stuff directly, so I cant really say it affected me that much. I lived in apartment 535-A previously and there were constant wasps coming in through the living room window. I called maintenance and they discovered a wasps nest in the attic which they then tried to spray and kill, but when it started to get warm the wasps would always come back in. After calling maintenance several times about it, I just gave up and started getting used to killing them. Just a warning to whoever rents that unit next! Id give Folio 3.5 stars if I could, they overall were good with the quality of the unit and speediness of maintenance as well as niceness and service of the staff, but there were pest and security issues and the walls are really thin so I had to learn how to sleep with ear plugs on a couple of occasions. I think a 3.5 is a solid and accurate rating for the property.

Alright, so this is a review after i’ve visited and inquired with over 6 apartments in The Domain’s viscinity.Isela promptly sent me all information I requested over the phone with a locked in offer good for 48 hours. I write this after struggling with multiple apartment complexes that failed to send me requested information. Isela’s quick and effective communication lured me in.I arrived on a day when she wasn’t working, so instead I met with Holt. He was very helpful, showed me around the property and the various floor plans offered and where the unit I inquired about would be located.Once I was ready to complete the process, after visiting a couple of apartment complexes, Josh assisted me in filing my application.To have several members of the staff be attentive and accomodating was wonderful.This place seems like the real deal.Ps. I some of the apartments I visited were Radius, Residence, Barrington, and Mesa Verde before concluding Folio was the right choice of quality, value, and community.
