We have lived here for about a year and a half and we love it! The apartments are well constructed - we rarely ever hear noise from the neighboring apartments, so they are pretty soundproof. Amenities are nice. The maintenance staff are great, and pretty quick to respond when work is needed. Recently we had some financial difficulties, and nearly ended up being evicted, but communicating with the staff was easy, and we were able to get caught up and stay. The office staff are so easy to get along with!

Overall it’s been a good experience. Raya from the leasing office has been super helpful as well as her other colleagues. There were a couple issues upon move in, but they were quickly resolved by the maintenance guys. The community is quiet and plenty of parking. I’m glad I decided on this location. Thanks y’all!

Ive lived here for 7 years, and I just re-signed again! Raya and the rest of the staff--from the front office to the maintenance team--are phenomenal. I love the 24-hour gym, the different pool options, and the location cant be beat. I hope to call this complex home for a long time to come. : )

Ivan and Hugo have been amazing at fixing up my unit with the few minor request I’ve had. Love this property and the staff! After a number of years at this complex, I recently finished up my final lease. Overall the experience was overwhelming positive. Though there were a number of management changes over the time of my residence, the staff was always attentive and courteous. This includes the current team including Raya and Tyffani in the leasing office. Hugo over in maintenance and Mahan in management. Would definitely recommend this complex to anyone in the market for a south Austin rental.

Staff is exceptional to work with. They are very responsive to any issues you may have. Maintenance usually responded next day to any complaints submitted in the resident portal. The apartments are priced very competitively for the area and the an amenities offered. I would definitely recommend this as your next place to live.

Review long overdue (sorry Raya). Been here 2 months now, love it, beautiful apartment/ clean complex. Raya and Tiff are super friendly and were super helpful with the move in process. Had an issue with my original apartment on move in day. The staff and complex hooked it up with a bigger unit and honored my original apartment price. Maintenance team is super fast with service request and the trash valet is awesome. Neighbors are all freindly, and the place is really quiet. Highly recommend living here, ask for Raya or Tiff!

Moved in at the beggining of November. Raya and Tiff have been an absolute delight from the first day I got here. They helped make the application process a breeze and helped me out immensely when I had a package debacle.The service team and area has been a delight to. The volleyball net at the pool area makes all the diff, and so do the fun games around the area.Overall been a great experience so far. Highly reccomend

Avana SoCo has its positives & negatives like everything in life I believe. For me I lived there for 3 years, the main positive for me was the location. It was literally a 15 minute commute in the morning to Downtown & maybe 20 minutes on my way home exiting Stassney before the back up at William Cannon. They have some nice floor plans & Avana was able to become my home that I enjoyed & loved.The main negative for me is that the floors/walls are not insulated well I think & it was loud. The pool was closed but it was beyond the front offices efforts at times. & I have had difficulty with the maintenance responding to my request to coordinate with me to be able to be present during repairs to be able to explain sometimes instead they would just enter. But I believe that issue has been fixed I know that the front office has undergone changes lately & they are shining tbh from Raya to Eli & of course Mahan they are all great.⭐️⭐️⭐️⭐️⭐️

Ive lived here for about a year with my roommates and we all love it!The staff here is wonderful. From the very start Bobby and the ladies have been very helpful with no hassle or confusion. I never have any problems with rent or overcharges. Maintenance is responsive and they fix things quickly. The lawns are always cut and the pools are clean and they throw resident parties, movie nights and porch contests often! This is honestly the first place Ive lived where the staff actually cares about their residents and shows genuine concern rather than treating them like a consumer on a contract.For its location its not too expensive. My roommates and I pay about $450 each (we signed up during a special). Thats including our garage, water, valet and pet fees. Close to downtown, right on the motor mile, close to ACC and right next door to a movie theater and I have 2 or 3 options to get to work in the mornings -- super convenient.Google Fiber, aw yeah.Nice 24/7 Gym with a full weight set, elliptical machines, treadmills, yoga mats and balls and weight machines with TVs and a surround sound system to listen to the radio if youre like me and you forget your headphones but cant exercise without music.The only problem I have run into is with visitor parking; itd be cool to have a few extra spaces.Oh and the dog park they have is nice and its a Pokéstop that often attracts good Pokémon if youre into that.

Jesus, with the engineering staff, was a life saver. My dog locked the dead bolt after leaving the apartment, so with no way to enter my living quarters I was left with $1000 to replace a window or $2000 to replace a door. Jesus cut his lunch break short to assist with re-entry to the unit. I tried offering him cash but he refused stating, this is what Im here for! GOAT!Additionally, after working with Raya and Tyffani, with the apartments key fob system down, I was left without a working keyless entry to the gates. After problem solving, Raya offered me her personal key fob until the systems could return to a working condition. Thank you ladies and sir!

The location is great. Close to everything. Generally very quiet and peaceful. Maintenance has been great about responding to any issues. And we’re getting new roofs which is great. Also the main pool area is really nice and I fully take advantage of package delivery so my packages are safe.Only complaint would be the tall and numerous speed bumps. Living in the back of the complex I wish they had speed humps instead. Also better lighting in the back of the complex for evening walks would be good.Overall, great place to live.

I plan to stay here for a few more years after retiring as CEO of my company because of a very friendly and competent staff. I will recommend the apartment complex for any professional.

Overall decent place to live.*Maintenance crew is mostly responsive to requests.*Quiet and peaceful atmosphere most of the time.*The pool near my building hasn’t been accessible for a year now.*Mailroom needing to be upgraded, for a few month residents had to go directly to the post office to retrieve mail.*Front office staff needs more training on customer service etiquette. At times when visiting their demeanor is unwelcoming and seems as though they’d rather be somewhere—even though their job is customer facing.*Security patrols used to be a thing when I first moved here, now they seem non-existent.

Update 2/5/24- since moving in the management staff has changed and they are 100% better than who was there when i moved in. Raya has been amazing through out my entire stay here and if i renew it would 100% be because of her. She is absolutely amazing. If this place had yards i would renew in a heartbeat. I did finally get a gate fob 6 months later, the mailboxes are fixed, and i finally got my garage because of Raya. Trash service still sucks, but thats not the apartments fault. Sometimes they show up between 8pm and 1 am and sometimes my trash is still there the next morning. Though i hate using fetch as a mail deliver service due to them not having a package room i will say i havent had an issue with fetch. Guest parking could be better but i live near the entrance so its not a problem for guests to park outside the gate.Move in Nightmare! I signed my lease 2 months in advance, inquired about a garage 4 weeks before move in, and reconfirmed about the garage a week prior to move in. When I arrived on move in day, my keys werent ready, and I had to wait 90 minutes for keys, even though i called a week prior to confirm I would be there around opening time. I also learned that they gave my garage to someone else even though they confirmed with me I had it. If that had been the only issue i would have gotten over it but the list goes on. My hot water was barely warm, the dryer hasnt been working since I moved in 2 weeks ago and theyre saying itll be another 2 weeks even though theres a dryer in the model home 1 door down they can give me and plenty on property. Mind you I pay almost $70 more to have an in-unit washer and dryer and they have not even suggested prorating anything for me either. My floors have paint splatter all over them so they always look dirty, and when I moved in the mailboxes were broken from like 8 months ago apparently but no one thought to mention that before I moved in. The gate fobs are on back order, which was not told to me until move in as well. Everywhere else Ive been given a folder at move in with trash schedules, gate codes, and other important information about the property. I got absolutely nothing from this place. The inventory checklist is on the app and it wouldnt work for me so Im sure upon move out they will charge me for everything they want since I was unable to fill it out. The front office staff is rude and instead of giving solutions and trying to help a situation they just say Im new as if they werent here 2-3 months ago when I signed my lease. The office manager hasnt offered to fix anything or even come out of her office. Not a very good manager if you ask me. In short, DO NOT MOVE HERE! You will regret it.UPDATE 6/23/23: I was without AC for 3 weeks with over 100 degree temps outside. I havent even been here 3 months yet. When Maintenance came to finally fix it they forgot to turn my water back on. When I called afterhours, they called maintenance, but they wouldnt come out, told me I could do it myself. The pool has been closed by the health dept all summer. The grounds are always trashed, theres been a disgusting old cooler filled with rust water from a previous renter sitting in front of my patio for weeks. 25% the time valet trash doesnt even take your trash.

This is our third year at Avana SoCo. There have been a lot of changes since we first moved (management, construction, etc.) and I feel like this new management team is finally getting things right and working to better the community. There are pros/cons like any other place, but the cons mainly fall on people who live here and how they treat the property. Our rent hasnt had much of an increase, which Im grateful for, considering how many surrounding properties have increased friends rent. If I ever have any apartment issues, Victor, and the rest of the maintenance crew, have always swiftly addressed them. Raya, Tyffani and Mahan in the office are always very quick to address issues as well. We plan on staying here until we leave Austin in the next year, and I would recommend the complex to anyone.

Mahan and mariah were very patient with me especially during the holidays. I have a 1 bedroom apartment here and its clean and surprisingly spacious. The only issue i have is the dishwasher isnt working which is fine because i wash my dishes by hand anyways. Other than that parking is good, abd the front office has fixed the few minor issues i had within an hour.

I had a recent office visit that, so far, is the best and most professional experience Ive had to encounter. The worker, Elias Zorano, was the person who worked with me on an issue Im experiencing with my roommates. He confronted us in the most respectful, amicable, and serious way that I am genuinely blown away. I have no complains with how he explained matters, how he dealt with us, and how he made our emotions feel valid. He even went more in depth to explain any questions & processes we wanted to learn about, and took in our complains while relating with our experience. Great customer service on his part. Would get help from him again.

I have never had a greater expierence with an apartment complex. Elias and Raya the two lovely leasing agents have gone above and beyond for our family. I really felt taken care of by them. Their maintenance team and staff was always attentive, helpful, and quick.

Lived here for a few years now, but wanted to give a review after the winter storm. Management has been truly exceptional during this time. When water had to be shut off due to pipes bursting, they’ve kept us up to date with repairs every step of the way. They hired a contractor ASAP, brought in water tanks for residents to take water back to their apartments, and provided warming buses so residents could stay warm and use the restroom. A management rep made calls to everyone to ensure they had enough water, food, and resources. They even provided free waffles this morning (Sunday after the storm), which I thought was really kind. It should also be noted that we didn’t lose power during the storm (at least not in our building; obviously I can’t speak for everyone). We might be on the same circuit as the nearby hospital. All that being said, they’re a good complex all year. Maintenance responds quickly, they have valet trash pickup, they do resident events often, the apartments are clean, and prices are pretty reasonable. They don’t price-hike too much during renewal periods and have good lease specials. They are very strict about towing, so visitors need to follow the visitor parking rules. All around, I definitely recommend Avana Soco. :)

Now I know that EVERY PLACE has its supporters and detractors — people who’ve had moderate to great experiences and others who’ve been burned by the previous management.When I first moved here — admittedly — there was quite a bit of angst and frustration about being moved into the wrong apartment, mostly because I own motorcycles and have military issued gear that I cannot afford to lose without an investigation from Big Army. However, to their credit, the current management team of Mahan, Raya and Eli have been active participants in trying to change the perception of management and have had an open ear to any problems the residents have had — for the most part.Could the front gate situation be better and more improved to be more efficient? Sure it could. But I’m sure that’s in their pipeline of things to do. Ultimately, I have had a much better experience than I previously expected, moving in.

Great apartment.Specially with the new management.I just stayed here at my friends place for a couple of days during winter storm.The Leasing office personally called every tenants to check their well-being.They also had water tankers at leasing for everyone to fill up water.They also had buses with heater in it for their tenants to sit in and stay warm.This is really great work ethic and they actually care about tenants.Respect!! Great work team.You folks really care about your tenants!! 🙌

Wanted to give a positive review because Greystar Management has worked really hard to take care of everyone during Winter Storm Uri. They had to shut the water off to the whole complex because many fire system pipes burst and they were unable to shut valves for some individual buildings. However, they had WaterMonster bring in a huge supply of water for us to dispense into our own containers while waiting on plumbers and parts to fix the pipes, and even had two charter buses come stay on site for people to warm up in. Some of my friends in other apartment complexes were pretty amazed at this.Theyve taken good care of maintenance issues Ive had in the past quickly, like once they had to replace my water heater.Aside from that I love my floor plan and kitchen, and they have nice amenities (pools, gyms, grills, a pool table) that I dont take enough advantage of :)

I usually dont review stuff, but I lived here for 4 years, so why the hell not.Good stuff:* THEY HAVE GOOGLE FIBER!!!!!!omg@@!!* Maintenance is pretty quick and polite* Office staff is really friendly and is always willing to help* Office receives packages for you at no extra cost (Apparently theres a new trend for apartments, specially in North Austin, to bill for this)* Lived on the top floor and could barely feel the Summer heat, apartment was very well insulated* Could barely hear my neighbors* Fairly close to downtown* When you renew they usually give you a bonus and a free carpet cleaning* THEY HAVE GOOGLE FIBER!!!!!Not so good stuff:* Guest parking is very limited and they WILL tow you (although, if you park illegally you do deserve to be towed)* They give you wristbands for you to use at the pool, but no one ever uses them and its not enforced. Normally that would be ok, but the main pool gets overcrowded by people that doesnt live there.* Some people bring their dogs to the pool, ignoring all the signs that say they are not allowed to, and theres no security to enforce them either.* Poor cleaning of apartment hallways. While the main areas are spotless, the apartment hallways are kinda awful.Overall I really loved living here and if I ever work down South again I will gladly rent here again.

I have lived here over 3 years. Bobby in the office is absolutely amazing! But today I want to talk about maintenance. Maintenence is 90% of resident retention. First, in over 3 years, Ive only had like 4 work orders. The last one was everything going wrong at once. My master shower faucet would not turn off and my master toilet would not flush. Diego and John came that same day and fixed everything. During these uncertain times, they were both professional and respectful of the COVID concerns.Definitely recommend leasing here!

I am so thankful for Angela! I was moving back home to Texas from NYC and was in need of getting an apartment quickly. Angela took the time to help me out over the phone, as well as personally text me during the entire process to make sure I got everything done that was needed and answered all of my questions. She was super helpful and attentive to my needs.Upon moving in, I was confused about the system and paying first months rent (I moved in just days before the end of the month prior) and I was charged a late fee (after realizing just one day after the grace period that I needed to pay rent!) and she advocated to management on my behalf about the confusion and asked for an exception to be made. The rest of the staff here has also been very kind and friendly! Not like most other apartment community staff teams.

Before our recent purchase of a new house, Regency Park Apartments was our home for 14 months. From our upgraded apartment with new appliances and granite counter tops to the immaculately kept grounds Regency Park Apartments was top-notch. The location was ideal with restaurants, a movie theater, and bank within walking distance. Although I have vehicle, I often used the convenient Capital Metro bus stop on the corner of the apartment complex for trips downtown. With many physical attributes to its credit what really establishes Regency Park Apartments is the staff. From maintenance knocking on our door literally within minutes of submitting an online work order to the front-office staff greeting us with smiles and displaying professionalism at every interaction. The monthly Resident appreciation get-togethers arranged by the staff encouraged a sense of community that was truly genuine. To Alejandra and your team, thank you for truly treating my wife and I as family!

Solid construction, meaning I cant hear my neighbors. No pests. Gym has a full free weight rack, like 4 treadmills, two elypticals, and one bike plus some machines. You can host events at club house which is well furnished, has a well maintained pool table, and kitchen. Visitor parking is a pain if you dont live close to visitor parking spaces. The water bill is split by all residents which doesnt encourage conservation and leads to higher water bill (Like 70 a month...). Still a great place for the price though.
