    After our daughter researched and toured several new housing options for her final year at Baylor, she chose Aspen Heights. Amanda, the manager, gave the girls a full tour of one of the Aspen Heights homes, answered all their questions, and treated them with such kindness! Then I had the opportunity to work with her as we secured the lease for our daughter and experienced the same friendliness and utmost professionalism. Highly recommend Aspen Heights for the quality housing and the outstanding staff! Thank you, Amanda, for all your help with our daughters new home away from home!

    Aspen’s new management is patient, kind, and to the point, they are honest and do things by the book, no exceptions, I admire that. I’ve been here for a year and will be staying for another. They have fixed up the pool areas by adding new chairs and finally cleaning the area regularly; they have updated their security and have plans to renovate the small gym, as well as rumors of a dog park. Their maintenance team has responded quickly to any issues, and they are all amazing people who come rain or shine, noon or midnight. The houses have a bit of an older feel compared to the ones closer to campus, but everything works, and the price is reasonable for the distance to campus (2-5 mins depending). I am a little worried about moving out and not getting my deposit back. I noticed that there is an issue with the current reviews posted, but I will update you on that on August 24 when I move out. I am optimistic I will not have any issues because again, the new management is amazing.P.S. This picture is not from 2019; I took it in 2022. Also, anytime something broke in our home, including blinds and piping issues, Aspen handled it quickly and without charges. I believe that room for improvement could include replacing the HVAC systems and better sealant on the doors and windows to keep out the harsh Texas heat or cold when they hit their extremes. Aside from that, I have had no issues. I want to highlight one of my favorite things about Aspen, and that is in my almost two years of living here, I have not seen one cockroach or spider in my home, which is a big deal in Texas.

    I have lived at Aspen Heights (South) for two years now and I love it! I love how the homes come with two-car attached backyards and a fenced in back yard. It is honestly very homey, maintenance is extremely fast, and overall the units are maintained and kept in great condition. I also like how Aspen Heights does individual leasing so I am only responsible for paying my portion of rent for my room and not responsible for my roommates! Overall, its a great place to live with lots of space. I recommend to all students who are looking for more of a homey feeling when it comes to housing!

    Weve had one Baylor student living at Aspen Heights this year, and hell be re-signing for next year. We have another student who will be moving to Aspen Heights in a separate house for the fall, and that was the easiest decision weve had to make in a long time.Weve had a completely different experience at Aspen Heights compared to our previous housing choice. If you are looking for a great place that has a management team actually interested in providing a top-notch experience, look no further.

    I love living at Aspen Heights. The management and maintenance team are very helpful and willing to work with us on different issues. For the price, it’s really good for the quality you get! The pool is a nice touch and they maintain it. Packages are easy to secure aswell as our own trash bin in the neighborhood that is walking distance!

    Loved living here the past 2 years! Maintenance is fast and friendly. The location is fantastic, offering convenience to Baylor University. The management team is attentive and friendly, always ready to address any concerns promptly. The houses are very spacious. Overall, I highly recommend this housing place for Baylor students!

    Aspen Heights management team was beyond helpful in getting my roommates and I through the application process! They also were very quick to reply to emails and answer any other questions we had. We are now set for the fall at this point and could not be more excited to live in Aspen Heights!

    Aspen heights has been good. Maintenance is quick and the guys are nice. Management is a bit unreliable at times. The amenities are good and it’s nice to be away from the campus traffic.

    This is a great place to live. Nice houses and maintenance requests are filled quickly. In the future it would be awesome to see a real gym that residents can use. Overall would live here again and highly reccomend

    My daughter has lived here for the past three years. She absolutely loves it and the staff always are always kinds and take her concerns seriously. The rooms are super spacious and she loves the environment. What I like the most about her living here is that the homes are prewired with alarm systems and they have a security guard team that patrols the properties at night. It definitely helps this mama bear feel a lot better knowing that they take extra precautionary measures for my daughters safety. She loves living here and is happy that she is part of a community and that she is able to speak with other residents in their Aspen Heights group me if she ever has any questions. She has other friends that live there so it also makes me happy to know that she can just walk to visit and have fun with her friends rather then drive. Overall we have had a great experience that we wanted to share with other bears that are looking for student housing!

    Aspen Heights is such a nice & beautiful place to live. The property is kept up so well. The staff in the leasing office are always so nice and helpful. The houses being so spacious and enough room for me and my roommates is a huge bonus also. I plan to live here while finishing my undergrad because there isnt another place I could see myself living.

    Aspen has good amenities like the pool and the houses are nice, you’re definitely being charged to live in a house. There’s always room for improvement everywhere but overall I’ve had a great time at aspen heights.

    Overall a good community to live in, when issues arise maintenance is very fast to handle the situation. I feel safe walking in and out of my house, the gates are always closed compared to other complexes.

    After being a resident for 2 years, I decided to share my experience.The houses are a nice size and spacious.Any maintenance issues were solved in a somewhat timely manner.The BIGGEST drawback to the south neighborhood (3 bedroom homes) is the crime. In the past 2 years, my vehicle has been broken into or attempted to get broken into 5 times. 2 of which were caught on camera after I installed some.The leasing agency has done NOTHING to help the issue. There is no security that goes around, towing isn’t enforced, etc. I know I’m not the only one dealing with this issue as I’ve heard other neighbors complain about the issue.Waco PD presence is very rare in the neighborhood as well.*EDITAfter speaking to the community manager, it sounds like solutions are in the works. I do appreciate the community manager reaching out and showing that she truly does care for the residents. Thank you, Celeste.

    I’ve really enjoyed living at Aspen heights, the properties are great and they’re usually very quick about addressing maintenance concerns, etc. My one issue is that the resident portal seems to change up a lot, and I’ve had it occur where I had issues logging in and paying on time because of the frequent change in the resident payment system.

    Maintenance comes quick. Overall amenities and spacious rooms validate the price! Electricity is done separately though which can add up.
