I’m going on my 5th year of living at the Ashton. If you’re looking for a new apt in the city, this place can’t be beat. The location is a great central spot. Cristina, the new assistant manager, has been especially helpful in lining up our renewal this month. She’s knowledgeable, professional, and went out of the way to help us keep our current rate. I can honestly say I’ve enjoyed living here. The staff is helpful, the building is clean, and most importantly, I feel safe. Access to all doors, stairs, elevators, and the parking garage are only given to residents. There’s always a concierge staff member available 24/7. Ian and Finn at the front desk are especially awesome & helpful if you ever need anything! I rarely ever hear noise while in my apartment- the walls are thick. My apt faces the city and I don’t hear a thing. The pool views and amenities are great. In the summer, staff monitors the guest count at the pool. I totally appreciate that, as it can become busy on some Saturdays. As far as maintenance goes, their team stays on top of things. If there’s ever something that needs fixing, they respond efficiently within the week. I truly don’t have complaints! I like it here.

I cannot write enough good things about the Ashton, especially their 24/7 concierge. Finn at the front desk on weekdays has gone above and beyond to make me feel at home since day 1. He even helped with putting WD40 on my squeaky cart wheels! Hes helped find packages, clean up messes Ive made on accident, always knows that answer to my many questions, and is just always ready to help. The whole team is friendly and professional.The building is quiet, views are amazing, and residents are all very kind, I highly recommend living here.

Ashton Apartments wasn’t initially high on my list, but after the tour, I was swayed. Kimarah, the leasing manager, was fantastic—friendly, knowledgeable, and made the experience so easy. The apartments are modern and spacious.

I’ve mentioned this before but I LOVE my apartment! It is beautiful, spacious, the flooring, large windows, layout, and storage space is amazing! That said, the noise it the one thing that would make me not renew. On the city side, the noise from the Coconut Club blasting Wed-Mon until 2 am and then the garbage trucks banging on beginning at 6 am. Sadly, I haven’t received many solutions (or even much care) since Ash left 😢

Ive lived here for some time now (and yes, for the entirety of the elevator issues), but I have to admit, other than the inconvenience of the elevators, our living experience at the Ashton has been a 5 star. It gives you all the amenities you could need (plus a hot tub and guest suite), and the people who work here are very delightful - especially Finn. Hes been a tremendous help in many situations, treats our dog like his own, and we look forward to seeing him each day. They put their residents first and do focus on safety.My girlfriend and I have been renting for well over 10 years, and we decided to re-sign here for the reasons above even after the issues with the elevators. Views are great, parking is secure, location is top-tier, units are solid, amenities compete with any high rise, and the people are top notch.In mentioning people, Id be remiss not to mention the maintenance team. They are incredible. Have an issue? Chances are its fixed the same day (our last apartment left us with a hole in the wall, multiple flooded walls, and many other issues for weeks). This has not been our experience at other complexes. Thank you to that team.Elevators aside, the Ashton is where its at.

I recently toured the Ashton Austin and was very impressed with the property. The building was well-maintained, and the apartments were spacious and modern. The staff was friendly and helpful, and they answered all of my questions about the apartments and the community.One of the things that I loved most about the building was the location. It was right by the river, but it was also close to shopping, restaurants, and public transportation. This made it easy for me to get around without having to rely on my car.Another thing that I appreciated about the building was the amenities. There was a fitness center, a swimming pool, and a rooftop deck with stunning views of the city. These amenities were great for residents to enjoy and relax.Overall, I was very impressed with the apartment building. If I were looking for a new place to live, I would definitely consider this property.The tour guides name was Elizabeth, and she was very knowledgeable about the building and the community. She answered all of my questions and provided me with a lot of information that helped me make an informed decision about whether or not to move in.

My wife Rachael and I love living at the Ashton Apartment building. We have lived here for 6 years and have occupied three apartments, on three different floors of the building. The convenience of the city life, the view outside of our apartment, and the comfort of our apartment, are enjoyable. We especially love all the support staff, including the maintenance workers, the concierge, and the office staff. They are wonderful, professional, and very friendly whenever we request maintenance, or whenever we see them in the building. They always have a smile on their face, and something cheerful to say. They are all the real magic of the Ashton experience!On the maintenance team, we have known Jesse, Betty, and Marc for quite a while. Andy has recently joined the team as their supervisor. He has already been helpful and responsive to us in addressing issues that require management approval. As for Jesse, Betty, and Marc, they respond to our requests immediately, and bring their friendliness, professionalism, and expertise to solve issues quickly! We always enjoy speaking with them whenever we run across them in the building. They are always friendly and courteous!Finn works at the concierge desk and Elizabeth and Abby are next to him in the business office. They are on top of every issue involving the Ashton. Their professionalism, sense of humor, and eagerness to communicate with residents is second to none.Joe and Rachael

Wow, what a lovely place to live. I recently had a chance to stay in the 2 bedroom with the high rise view. Spectacular views of the Austin City, loved the balcony pool view . Definitely will give a 5 star to the staff and management!

The concierge staff Michelle, Finn and Ian are always helpful, kind and accommodating. I am long time resident of the Ashton. You are probably reading some reviews about an incident that happened in early 2023 when a repair vendor made a mistake that result in some flooding. I live on the floor that was flooded. My condo was flooded and yes it was not the best situation. However, the Ashton team went above and beyond in my opinion to help and took responsibility for the incident even though it was really on the vendor. The management team helped us move into another unit and really was professional and understanding in a tough time for everyone in building. I should add that the maintenance crew in this building is amazing. They are super nice and get things fixed immediately. I cannot be happier with them. I have lived in the building for years and when I put a request in it is usually handled same day and done exactly right. The building is in a prime location and not inexpensive but I feel like the service is great. They are always smiling and willing to help.

I love the Ashton building! I have been living there for 2 years so far. The office, maintenance, cleaning and concierge teams are great! They are professionals, understanding and friendly!(especially Finn which I talk to every morning, making this place feel more home).The building is located in the heart of Austin, close to the river and parks, restaurants, museum, nightlife, making it optional to have a car.I highly recommend the Ashton!

From the start she recognized my needs and took me through the application process step by step. The property seems amazing and you can’t beat the location. Ashton truly feels like home for us!Original review - Feb 12:My wife and I recently made Ashton Austin our new home (new to Austin), and its been a generally positive experience.Location: The location is unbeatable, right by Lady Bird Lake along Colorado St and 2nd. Being able to walk to Trader Joes, Whole Foods, and Target for groceries, as well as enjoying the nearby bike and running trails, adds immense value to our city lifestyle.People: But what truly sets Ashton apart, beyond its prime location and modern amenities, is its people. Ash from the leasing office went above and beyond during our (TWO) tours, patiently taking the time to understand our needs and making us feel welcomed from day one. The concierge team – Ian, Finn, Michelle, Megan, Rodney, and Sharonda (sp?) – are the heartbeat of this community. Ians warm greetings and genuine care, Michelles ability to make every interaction feel like catching up with a friend, Finns efficiency and attention to detail with a smile every morning (makes an effort to greet us by name!), and Megans bright smile, positive attitude and top class friendliness– each member contributes to making Ashton feel like more than just a building, but a true home. Theres always someone at concierge ready to field your questions!Building Construction: The building is well-constructed, with minimal sound traveling through the walls. We hear the occasional dog bark, but we dont hear our upstairs neighbors thumping down on us, nor do we hear the sound of the next-door neighbors. The walls are great... Although, we guess the choice of paint type in the apartments could be improved so that water doesnt leave permanent glossy marks... Also, we wish that the water tanks were of higher capacity to better service the tubs and back-to-back showers.Elevators: We had concerns with the feedback shared in reviews about the elevators and possibility of them being out of service. Our experience has not been perfect, but remains manageable, with 2 out of 3 elevators being in reliable service for the majority of our first 5 weeks (the big concern being when the freight elevator is booked for a move, the building is serviced by just the remaining 1 elevator...). This is the primary reason we docked 1-star. However, it seems that theres a commitment from the team to return all 3 to full working order (expected in a few weeks), which would upgrade this to a 5* review/experience.Guest Parking: Regarding the guest parking policies... while manageable, its not ideal. The two-hour limit for guests can be a bit restrictive, and it would offer more peace of mind if they could stay longer. We understand that this may require more spaces, and we appreciate the efforts made to accommodate guests within the current limitations.Amenities: On a positive note, the coffee machine in the lobby is a pleasant surprise, adding a touch of luxury to our daily routine. Additionally, the package system is efficient and convenient, ensuring our deliveries are handled with care. The amenities are great as well, and were pleased that Ashton does not charge fees above and beyond rent for their use. We havent utilized the pool or gym areas just yet, but from the multiple walks weve done around the areas, we feel well be putting them to good use in the coming weeks!Thank you team Ashton for the wonderful move-in experience, your friendliness, and your warmth. We are very happy to call Ashton home.

I enjoyed my time living at The Ashton. It has the best location of any apartment downtown - close to all the restaurants and to the trail. The property itself is clean and well maintained. The front office is responsive, the concierge team are all great, and maintenance has always been super quick, with most of my requests being resolved the same day.

Besides the elevator issues, my husband and I really enjoy living here. It’s in a great spot in the city with easy access to a park and the local bike trail for our dogs. The staff is very nice and helpful, especially Finn, who goes out of his way to say hi to us and everyone, open doors, help in any way he can, and spoil our pups with treats! 😊

The best part about the Ashton (other than its perfect location and great amenities) is Finn at the front desk M-F. Every morning we walk out with our dog and he greets us with a smile, and when we get back our pup goes directly to him (like clockwork) for some tricks and treats. We really value having such a great person on the ground floor that takes care of the residents, always a problem solver, and makes it personal (I swear he knows everyone’s AND their dogs names)! We do love living at the Ashton, but the people like Finn and colleagues make it even better for us.

Well, I know its hard to really know what it is like to live in a building, until you have lived there so I d like to give my true well rounded opinion about staying at Ashton... including some topics that have been touchyLet me start off by saying that we have loved this building, in every possible way, location, concierge, maintenance, the bloody awesome pool, with a hot tub for the cold times :) been here 2.5 years and going strong... if there is anything negative, it is the renewal process, but I get the feeling that is true with every building. Having said that, they are willing to have a conversation and work with you. Will provide an update soon after my next one ;)The maintenance response time and quality has been exemplary.. they have fixed everything I need on time.. Should out to Jessie!!The concierge & staff are on the mark and just awesome.. Courteous, consistent, friendly, efficient,... Finn is just awesome. and cant say enough about Rodney and Heather! Great team..The front lobby is open and inviting, which I cannot say about most buildings.Being on 2nd street, the location is just perfect for restaurants, bars, shopping, the lake... Even though it is close (not complaining) to downtown and the night life, I would say this building is also family friendly, with the average age and more importantly the maturity level of most folks slightly a few notches higher than others ;)The pool is amazing with fantastic views.. Great during summers, gets busy, but not crazy like some of the other buildings. So if you are looking for a frat party at the pool, look elsewhere ;)..and a really nice hot tub. Not sure if any other building has one.A well equipped gym that just works and gets the job done.. at least it works for me :)The views from the apartments are fantastic... hill country/lake view, downtown view, or both, depending on the floor plan.. Floorplans are great tooI know you want me to talk about the elevators, so heres my take. Every high rise has issues, PERIOD. It honestly was not as bad as some have made it seem. People like to feel entitled and complain and you can always find something to complain about. Did it take a while to fix it? Yes, but the management also did take care of us in other ways financially and otherwise. The management also tried to keep things going by having an elevator man to run the elevator. The most I have had to wait was maybe 5 mins, with the average being 2 mins during rush hour. I have 120 secs to spare, or maybe my life isnt as busy as others, but its fine :) bottomline, having lived through it, I would still rent here again.. nothing to lose your cool overThe other topic people seem to complain about is that food delivery is held downstairs. Personally, I prefer that anytime over providing access to the delivery folks into the building and up to your floor. There were some situations of food delivery being picked up by others, but the management addressed it by having a system with cubbies/shelves with access codes per delivery. No process will be fool proof, but the management did show intent to address, and I am totally fine. Again nothing to lose your cool over.And same with the UPS, Fedex... deliveries, they have a package delivery system and it works just fine.. Does it have infinite capacity? No, but they give you 3 days to pick it up OR you can always let the concierge know and they can pick it up for you.Fact of the matter, processes are there for a reason, for consistency and safety.. so just work with it :)To close, we love it here..Hope this helps, happy hunting...

I just spent the past year at the Ashton and have thoroughly enjoyed my time here! The views are beautiful. The location is perfect. But what makes it the best is the staff. They are so nice and helpful. They make you feel at home. Finn makes me smile every morning and always has a pat and treat for my doggie. Everyone is fantastic!

Nothing but great vibes @ the Ashton.For the past 2 years I’ve lived here. Like many people we came to Austin from out of state. My husband and I were looking for a great place in downtown with the high rise experience.We went to quite a few different luxury buildings, but Ashton was by far our favorite and Elizabeth was a huge reason why. She was incredibly knowledgeable, professional, and really helped sell us on why Ashton was the perfect fit for us.She was right!! Our time at Ashton was wonderful, and any time something came up and needed questions, Elizabeth was able to help with a big smile and fantastic attitude.

8/10 Update:I agree with the most recent reviews that the building needs better security.We moved in a couple weeks ago and absolutely love it here!The building and amenities are top-notch. The building is safe and secure ; from the main entrance ( always locked) to the parking garage gates ( not accessible to non residents) , and access is tightly limited for residential floors ( as it should be). The amenity guidelines are enforced -especially the pool area on weekends- which allows everyone to enjoy them! The entire staff is professional and friendly- Liz was amazing from our very first tour to months later with our move in. She is the epitome of professionalism and friendliness! We are also impressed with the overall quality and cleanliness of the building. Its maintained beautifully! TJ has also been exceptionally helpful and the maintenance staff is wonderful. As new residents to Austin we couldnt be happier here!UPDATE: Weve lived here for almost a year and I still have only positive things to say- and this is taking into account the fact that living in any apartment building means things will happen that will be an inconvenience- our building is no exception. However, leasing staff and concierge company have responded and handled the situations that have come up very well. Impressed with the new concierge staff, namely Ian and Finn, also Rodney is a fantastic manager! Billie Jo and Liz are (still) great! The maintenance team ( Jesse and Josh) is phenomenal! Our pool is gorgeous and extremely well maintained. I love that management enforces pool policies and wristbands during the summer. There are plenty of places downtown if youre looking for a loud, party pool - but most of the residents here are wanting more peace and quiet - and its appreciated that management recognizes and respects the demographic that makes up the majority of residents. Thank you!

Ive been to the Ashton twice now to visit a friend who lives there and in addition to the very nice amenities and views that the complex has to offer, I wanted to give a shout out to Tonya at the front - She is so welcoming/helpful that it gave me a great lasting impression of the facility. She goes out of her way to help accommodate tenants and their visitors. She honestly made a stronger impression than any of the amenities the complex has (which are all extremely nice and well-kept by the way). Im recommending the Ashton solely on the basis of how great the staff (especially Tonya up front) was and how nice/well-kept it has been. Keep up the great work!

The Ashton used to be 5/5 in 2021. High end apartments, great location, friendly community. It has a phenomenal staff that includes Bradley, Elizabeth, Blake, Rick, TJ, Michelle, Kari, Betty, Jesse, etc. In 2022 however the living experience has declined. They’ve decreased the level of service while raising rent by 30-40%. The Ashton today is not worth ~$7k/mo for a 2br apt. Greystar might consider re-evaluating current management policies because the elements that allowed the Ashton to win awards in 2021 are no longer part of the resident experience

My wife and I have lived here for 11 years and have seen 3 other property managers before Mallory Benetiz took over. She is by far the BEST!! Always available and very good at following up if you need something and is so friendly and always makes herself available. She is very much on top of everything. This is by far the best it has been managed since being built. Jalyn and Katie are also wonderful, and so willing to take care of any needs and display great hospitality. I hope that Mallory stays for a long time. I have managed people for 20 years and would be so fortunate if I could replicate this management staffs operating level in my own employees.

I have been a resident for one year. My interaction with the staff and leadership of Ashton Austin has been outstanding! Most importantly, the monthly events for residents and guests remain an attractive yet community-building amenity that I enjoy the most. Recently, I had a chance to participate in a Sip and Paint hosted by “7Art Mobile Paint Party” that provided a great experience of recreating art while enjoying great music from a UT Alumna artist/songwriter, Shailaun, who featured her debut album, “Spread Love.”Brad Moberg, the leasing professional, made the event a complete success–excellent work, Brad! Overall, I confidently recommend Ashton Austin as a choice for apartment living.

We lived here for 3 years. The desk staff is the most professional and courteous of any downtown location, and well deserving of my praise. The downtown facing units used to ring of live music most nights and if you enjoy downtown life that is fantastic! The location is as close to perfect as we could hope - walk to soco, walk to Rainey, walk to 6th, walk to whole foods, walk to seaholme, walk to trader joes! At the time rent was the best value per sqft downtown for places that had garages or onsite storage - I cant speak to current rates.If we decide to move back to downtown someday, the Ashton will definitely make our short list. Thank you to the desk staff and management to making it a fantastic place for us for years!

Ashton Austin- What can I say that hasn’t been said with this very positive experience? I’ll begin with management since that is so far the extent of my experience pending our move in. We have Been working with Katie who has been a joy! Very responsive, very attentive and very on the ball. She has put up with our Indecisiveness, apprehension and questions since inception. Gone above and beyond. Taken measurements for furniture, video for furniture placement and answered ever question without hesitation. We chose Ashton because of her constant attention to our needs.. Can’t wait to get moved in and enjoy the experience further!
