Truly superb building. Everything about it is 10/10. Top notch amenities, staff, location, along with beautiful units. I cant think of a single thing Id change. The leasing staff are amazing - Richard genuinely went above and beyond to help me find the right place. After a few weeks of being here, I couldnt be happier about my choice. Ive lived in a lot of buildings, and 700 River is in a category of its own. I would recommend living here to any and everybody. Thanks Richard and team!

I been through alot searching for a apartment and they have been so patient and understanding true professionals. The customer service have been by far the best experience i have had in Austin. Everyone was very welcoming. They actually took the time to build rapport with me so that they have a great understanding of what i am looking for not just making sure i find an apartment but a true place i can call home. I’ve had the most incredible experience working with Eddie. Relocating can be challenging in its own right, but Eddie made every piece of my new home search effortless, comfortable and in fact exciting. From viewing apartments and the property amenities via FaceTime and video / photo exchange, to making thoughtful recommendations about why a specific apartment would more suit my needs, this man had me covered. Transparent, to the point, and always accessible for any questions (however trivial I thought they might be) Eddie made me feel absolutely right in making 700 River my new home. Hands down an 11/10 experience, now I can’t wait to settle into the property!

We had an amazing experience touring 700 River Apartments, thanks to Eddie! The building itself is brand new with absolutely stunning amenities, but what stood out was Eddie’s exceptional service. He was able to fit us in for a tour the same week, and when we needed to see our preferred unit again, he made it happen the next morning. He was always responsive via text, answering our questions promptly and thoroughly. At no point did we feel pressured—Eddie simply provided all the details about the incredibly luxurious amenities and helped us make an informed decision. If youre considering 700 River, I highly recommend working with Eddie! We also worked with an apartment locater who helped us tour all apartments/condos in the area and choose the one that fit all our needs. His name is Leo Zapata!

Simply the most luxury downtown ATX has to offer! Zach, the ACM, has went literally as above & beyond as humanly possible to send me virtual tours, neighborhood videos, amenities (the best of the best) as well as several parking options available.Location is second to none along Rainey just blocks away from Lady Bird Lake. Units have floor to ceiling windows with ample natural light AND the rooftop.. well, let’s just say, you won’t be needing to waste money on rooftop cocktail bars any longer 🍷

Additionally, great apt for pet owners with a dog run, pet spa & trails nearby. From a leasing standpoint, Eddie provided timely responses & went out of his way making it an effortless leasing process.

Attended an event hosted by 700 river as my lease is ending in February. Thinking I was just going for a regular sit down about a newly built property i was happily surprised. They hosted at the Fairmont in a beautiful speakeasy. They had beautifully prepared samples of all the different floors/tiles/finishes. They also had renderings of the different units. (As they are still being built. A big thank you to Eddie for all the information and good conversation.
