Wayne Springer is probably the ONLY that could have sold my house so quickly in the slow market it was in.The family, that bought my house, was not interest in it because it was in the City, it did not have acreage.The reason I say ONLY Wayne could have sold my house is because he kept showing them houses that were on their list and they kept being disappointed for various reasons. Wayne used his many years of successful Police Crimimal Investigation to profile their specific wants in a house.Wants Wayne had a Suspect House in mind=My House, he began laying out all of the evidence that my house was the only logical choice.The buyers were completely satisfied with the house that Wayne thought would best meet their requirements. We found Wayne because we were wanting Texas land and needed someone that would be able to navigate the land around Medina County. From the very first phone call, he did not disappoint.We had been looking at property off and on over the years and had never found anything just right for us. On our first outing with Wayne, he found us the 57 acres we just closed on. He brought insight to our hunt because he knows Texas. He wasn’t afraid of driving us truly into and through each property with trees adding more what he called “Texas pin stripes” to his Jeep.But before we could pull the trigger on the land, we had to sell our suburbs home with a tricky active loan on solar panels the new buyer would need to assume before we could buy our land. I had no idea this was even a possibility or a thing, but we went under a “contingency to sell” contract with the land owner that helped put the land under contract and give us until a determined date to sell our house to be able to use its proceeds on the land and also protected us in the case we weren’t able to sell.The clock was on but Wayne was optimistic. We are novice real estate buyers, having only bought 3 previous homes in our almost 60 year marriage, the last one being over 40 years ago. We spent most of 2021 trying to find a home with some acreage to buy, but unfortunately, the first few months were spent with a realtor who was representing only sellers. As a result, we almost got in over our heads a couple of times. Then we got with Wayne Springer, who agreed to represent us, and found what we were looking for within several days. However, the sellers and their realtor decided the price was too low and so did not accept our bid. Wayne was not discouraged and not only kept looking for us, and showing us other properties, but tenaciously kept after the sellers realtor on the property he knew we liked the most. To make a long story short, even though it took a few months, and after others failed attempts to buy the property we really wanted, Wayne was able to put us back in the transaction and get it done. We were delighted! Wayne helped us find the financing we wanted and we sailed through a smooth closing. Wayne was a God send! Initially he was supposed to show us a rental property but after explaining our unique situation, he went out of his way to help us find exactly what we needed.
