Virginia was the best realtor for us. We needed a realtor who didnt press us to list in a hurry. In fact, she waited over a year for us to decide when we wanted to list our home. She is very patient, and she knows her industry. She helped us market our home at a fair price with comps that backed her up. Additionally, she knows a lot of contractors that she has worked with personally, whom she can recommend if the need should arise for a touch-up or last minute repair. The process of moving and selling a home can be very stressful and she navigates that process thoughtfully and intentionally. She helps keep you moving forward. She is an excellent communicator in that she can explain the contract narrative that you may not be familiar with, and she is timely in responding to your inquiries. If she doesnt know an answer, she tells you and then goes out and finds the answer. I can wholeheartedly recommend Virginia without reservation!

Virginia worked with me and my Mother on her relocation from another state. Virginia was extremely inquisitive on the needs of my Mother and helped line up many walkthroughs. Virginia helped her find a beautiful home and went above and beyond to assistwith a remote close, coordination of tradesmen to get the new home ready, establishing utilities and other services, and spending time with her to get her acclimated to the area. I would highly recommend Virginia for your new home or resale needs. I would work with her again without question.

Talk about service with a smile! I met Virginia by accident in shopping for a potential lease. Third time to purchase and second time to sell a house with THE Virginia Simms. Real estate agents are like opinions, everyone has one and thinks theirs are great. However, I want to give you very specific examples of how Virginia has helped an idiot like me through some of the most important decisions in my life.1) She’s a rock. Buying/selling houses is stressful! I have yet to see anything that Virginia doesn’t know how to handle calmly and efficiently. She is really good at letting me know what’s not worth worrying over and what’s worth my energy and attention. From listing prework, to signing day, to bidding, and to ever-changing laws, rules and regulations, she guides you through all of it.2) She’s a German Shepherd. Always looking out for my best interest and negotiates resolutely. After the inspector found some nitpicky items, the buyer insisted we fix everything before closing. Virginia firmly negotiated down to a couple of key items and moved the sale along. When we were the buyer looking for a house to flip, she advised against a particular problematic property that had too much risk, helping us to dodge a disastrous money pit.3) She’s connected. Her real name is Virginia “I got a guy” Simms. Roofers, painters, builders, renters, electricians… you name it, she has someone that can be there within a day or two to inspect, estimate, patch, repair anything and everything. When she works for you, so do all of her “guys.”4) She’s responsive. Text, email, phone call, face to face, she’ll be there, anytime, on time and prepared. My husband and I, out on a Sunday drive, saw this cute little house in Denton with a for sale sign. We called her, she was there in less than 30min with a key and all the details. That house was already under contract with another buyer. She was able to persuade the buyers to drop that contract and go with us instead (see point number 2).Last but not least, she doesn’t waste your time, like you just did reading through this review. With all the other 5 star reviews, what are you waiting on?

Virginia is an absolute professional with amazing knowledge and experience with a great personality. After we sold our house (within a month!) our neighbor asked who was our realtor since other houses in our neighborhood had been on the market for several months. Virginia is a tireless worker with excellent communication skills always updating throughout this selling process. She also has many connections she will refer to you for such things as painting, flooring, roofing, HVAC, etc. We have moved 3 times in the past 5 years and she is by far and away the BEST realtor we have ever had! I actually would like to give Virginia six stars if possible. No one will work harder for you in the real estate market than this person. She is highly knowledgeable, incredibly organized, and very patient and thorough in the both the buying and selling process. She understands the market well, and researches to make sure that you are in good position whether buying or selling. Virginia helped my family purchase a very complicated house at auction, and kept us from signing documents until we were confident that the risk was minimal. She also helped us find insurance, and contractors to refurbish the house before we moved in. This woman is connected!!!! When it came to selling our house, she met with us multiple times, and kept on top of potential leads. She made recommendations for staging that were helpful, and negotiated well with sellers. She quickly found out the status and informed us of current market conditions and how to make our offer attractive to the seller. We were successful in having our offer accepted and Virginia was supportive throughout the entire process. We then were faced with the prospect of selling our current home and Virginia was very knowledgeable and helpful in recommending the best staging for the house. After taking her advice and putting our house on the market, we had multiple offers within hours. We sold our home the first day it was on the market above asking price. We cannot find enough positive things to say about our buying and selling experience with Virginia Simms.

We first met Virginia when she helped us find our home in the Dallas area (we set the record for the longest drive looking for a home - think we drove 280 miles in 1 day). Virginia also went to a couple of houses for us and did FaceTime while looking at the house for us as we werent able to make it up here to look ourselves. We submitted a bid on a house which ended up in a bidding war and we lost, so off again Virginia went looking for us. We were finally able to purchase our home and love it.My husband and I are home builders and we have partnered with Virginia to sell our new homes that we build and shes done an awesome job in that area too.
