A friend of mine gave me Andrews name and highly recommended him to me after I terminated my relationship with a previous realtor due to disengaged and inattentive customer service. I was burnt out from the housing market, and had a really negative experience with the only realtor I worked with in Austin. But from the very first call with Andrew, I felt like my needs were taken seriously, and that I was in good hands.Within a week, we were already looking at properties. Andrew drove around the city with me in the heat, talked to me about my options, helped me design offers that were competitive, and I could tell that he understood the market so well, and we used that information to benefit me in every way. He quickly became a consultant, a friend - and I am so grateful for his hard work and his attention to detail.I have been working with Andrew, Sarah, and Jami for the last few months. When Andrew went out of town for vacation, I continued looking at properties with Sarah, and we kept the ball rolling with offers. He took my calls and answered my lengthy questions even when he wasnt working, and Sarah was always readily available to show up at a property and talk to me about my options. When my husband got offered a job in Austin, one of our main concerns about relocation from Seattle was finding a new home. Having never been to Austin before and not having any family or friends nearby, we turned to Kevin from Twelve Rivers Realty as our primary source of information on Austin living.Kevin was fantastic! He knew exactly how to approach our situation. Kevin spent the entire first weekend that we visited Austin showing us the area. He explained how the city is laid out, what areas are growing, how those factors affect the prices of real estate, traffic, and job market. As an Austin-native, he knows everything there is to know about the city from the local bylaws to major upcoming development projects. He was extremely polite, friendly and easy-going. His style is laid back, yet informative. Never once did we feel pressured or uncomfortable at any time while viewing Austin property. On our next visit, Kevin built up a specific list of properties to match our exact criteria. It took us exactly one weekend to find our perfect home and we could not be happier with the purchase. Kevin gave good advice on negotiating our offer to best compete with a competitive bid for the property. He connected us with the mortgage broker and all the paperwork was efficient and seamless. He was there to answer any question and clarify any detail. Even now, months after we moved in he makes sure to stay in touch and offers his recommendations for anything we need - from good places to eat to what type of hardwood we should use for our remodeling.

The roller coaster of emotions in this crazy market was unexpected and you kept us going and encouraged us not to give up. You were always there for us, made yourself available when it worked best for us and you were so patient and showed us amateur home buyers the way. It was so much fun looking at homes with you, it was the best part of this entire process. You’re a big part of helping launch our bright future together and we’d definitely love to do business with you again and will recommend you to anyone we know looking for a home. We had been planning for two years to move to the Austin Area. Derrick Gonzales came highly recommended by a couple of friends that I trust. I cant imagine the type of patience it takes to help people choose a home. After a few conversations he knew exactly what we were looking for. We liked every house we looked at that day, but we immediately knew the one when we saw it. Derrick worked with us through the entire process. I appreciated his professionalism so much that I passed along his information to some friends that are also looking to move here. My wife and I worked with Paul Smith at Twelve Rivers Realty. Paul worked with us on buying our new house in Circle C and selling our condo in downtown Austin. He was very patient with us and looked at over 30 houses with us. He didnt rush us and always looked for our best interest. He also helped in negotiating both offers. If you want a realtor who looks after you and your best interest, asks a lot of questions, and is always there. Id recommend Paul Smith.

Todd consulted with us on getting our home fixed up and sold for substantially more than the asking price, then helped us to find a great new build. When he was with us, Todd gave us his full attention, and we felt supported and cared for along the way. My husband and I have been working with Derrick Gonzales and he is AMAZING!! After searching the resale market for several months, my husband and I decided we wanted to go with a new build. Derrick reached out to several of the new construction neighborhoods, narrowed down based on our criteria and set up meetings with their sales team. Each meeting was so productive and informative. It allowed us to many options to choose from without wasting anyone’s time. Derrick is very insightful and was willing to work with our schedule. When we told him we were interested in pursuing a custom new build on a land purchase he was all in! He has been flexible and patient with our situation. Our construction loan has been delayed a few times and he has been right there to work with the sellers of the land so that we dont lose that contract which working out the other side for the home. Kelly Ladner was AMAZING!! If you are asking yourself who to use for your next realtor (or who to recommend to a friend), LOOK NO FURTHER! Kelly was helpful, knowledgeable, friendly, caring (I could go on and on here...lol)...we literally could not have found a more perfect fit. And our situation was not easy! We were moving to Georgetown from the Dallas area, and we ended up having a particularly difficult time with the sellers/realtor for the house we were trying to buy. Kelly was there for us through all of the ups and downs. She gave great advice, she communicated clearly and had SO MUCH patience with us. Ive interacted with dozens of Realtors and Agents on both ends of property transactions. All have been polite, professional and helpful. Most have simply played the role of a functionary, helping with paperwork and legalities and little else. Kevin Bown of Twelve Rivers did the paperwork too, but he did so much more. He advised us on neighborhoods and markets, helped us sort out our most important criteria, and guided us through a fast-moving market by being always available but never a source of pressure. Whatever else I do in the Austin real estate market, Ill do with Kevin.

Weve worked with Kevin Bown for years, first on our initial purchase, which he made so easy and fun that I feel bad telling others how great an experience that was--everyone has their horror stories! Then when we had to relocate for a job and sell our Austin home quickly. He gave us fantastic advice on both situations, but the real story to tell is about our sale.Kevin helped us decide exactly what improvements we should do and which the market would not necessarily help us regain the investment on. Down to paint colors and flowers to plant! My husband made some choice renovations, then we followed Kevins advice on the price to sell quickly but fairly and make us back both our investment in the home and a little more. He took our calls any time of the day, any day of the week.We put the house on the market. An hour and a half later, the first visitor came. That first visitor made a cash offer within an hour, then another separate offer came the following day, and then after a brief 2-day bidding war, our house was SOLD. So Kevin essentially SOLD OUR HOME IN AN HOUR AND A HALF. In the end, we made a ~30% profit after only 3 years in our home, and it was all due to Kevin.

I was lucky enough to be referred to Chris when purchasing my first home in 2011. Chris is extremely patient and we dragged him all over the place from Pflugerville/Round Rock to Del Valle! This home buying experience was more of a roller coaster ride than I could ever have imagined due to finance obstacles on my end, and without Chris I never would have made it through. He was the one steady from start to finish and I was only looking at homes under $100k, so the poor guy wasnt even making much of a paycheck!That is why I just recently went back to Chris when selling that house 6 years later and it was the smoothest, quickest process I could have imagined this time. We were under contract within 2 weeks and closed 3 weeks later!!If you are looking for an easy going Realtor, that will work hard for you, give you advice, but not be pushy and run you over with their know-it-allness, Then Chris Anderson is your guy!

I just wanted to take a moment to share my positive experience with Lara Pavanelli as I engaged in my search for an office this summer. Lara responded to my phone call about a downtown property I considered leasing, but because the property was for residential use, she referred me to a commercial broker within the firm. Lara asked specific questions to make sure she understood exactly what I needed and passed this information on to the other broker. Meanwhile, Lara mentioned a potential lead for a commercial office space and followed through with me until we determined that the space had been leased without coming onto the market. After that, Lara stepped back to allow the other broker to try to find leads for me, but even then Lara kept in touch and offered to connect me with potential office mates to share space because I had mentioned this was an option I might want to pursue.Ultimately I found an office space on my own, and the property owner declined to pay for real estate broker fees because we moved into the contract negotiation stage without documented involvement of a broker on my behalf. I asked Lara about the cost of employing her and paying the fees myself in case I needed help with negotiations or interpreting the contract. Lara was extremely accommodating and offered to cut her customary fees significantly to provide the service to me at an affordable rate. Overall, Lara demonstrated a high level of responsiveness and attention to detail that made me very comfortable and confident that she was working in my best interests, and I would be very comfortable referring a friend to her. This level of service is exceptional and I wanted to make sure you were aware what an excellent job Lara is doing.
