Wow! We truly can’t rave about Kim Reding with Magnoila Realty enough. From start to finish, she ran the sale of our home with professionalism, fun, patience, knowledge and a willingness to go above and beyond any previous experience we have had with a selling agent. Our home is listed in a desirable community for new homes, however, the pre-owned market is oversaturated and slow moving. Kim worked closely with us to help us meet the price we needed to sell at, as well as advising us on the best trends in the neighborhood. She wasn’t willing to sacrifice what we needed in order to make a quick sale. We appreciated that so much. She not only held open houses, she worked to alert all local realtors of our home, did reverse prospecting to reach out to buyers looking for our home specs, joined with other realtors to do a group open house extravaganza in our neighborhood and countless other things to get eyes on our home. She made sure we were also ready to stand out by having a professional stager walk through to help us arrange our home for prospective buyers, sending an amazing photographer to capture it well, to even helping to clean it when we were out of town and our parents were staying there to take care of our kids! In the end, our sale had some unforeseen complications that Kim made sure that our interests were well protected and all went as smoothly as could be. She even stepped in for the buyers realtor to help the process move faster when they were not available to make sure both we and the buyers could close in a timely manner. It’s easy to be a great realtor when the market is moving fast and there are more buyers than homes available. Kim has a tremendous amount of experience in real estate. In the post pandemic housing craze I was already feeling pretty defeated just getting starting.The house I am in now, is all because of Kims quick thinking and outstanding intuition. After looking at the home I was already facing twenty serious offers. I told Kim that I didnt even want to try as most of the offers were already quite a bit over asking price. Kim had an idea to create a very clean and sensible offer that she thought would be appealing to the seller. I actually said to forget it twice. Kim was convinced that she knew what would work the best for the offer. The next day she called me, and I thought that in her casual tone she was about to tell me that we did well, but didnt get the house. The next thing she says is, YOU GOT IT!. I was blown away! I took several minutes to sink in. I really didnt have that much fighting money to compete with so many offers.
