Robert was kind, respectful, and very easy to work with. He made a reasonable offer via email after evaluating our houses condition, and that one visit did not take much time out of our afternoon at all. Things moved quickly, but we did not feel pressured. We told Robert how long we needed to move out of the house, and he set us up with a fitting leaseback.Although we closed on a Friday, because hed already wired the funds, payments cleared by the end of the day. Closing costs were covered, as promised.If you are considering selling as-is, or just need to sell sooner than the average Days on Market, I highly recommend reaching out to Austin House Buyer. Its definitely worth seeking an offer as you evaluate options, and the AHB team will be respectful of your time.

We had to factor in the offer amount, the cost of repairs to get the property ready for sale, the carrying cost while the property was being updated and, finally, the frustration of flipping our own property. I liked doing business with Austin House Buyer because Robert Grunnah was the most professional and yet personable individual with whom I came into contact while seeking a buyer for my house. Most importantly he was a real person with a sincere interest in quickly closing the sale and accomodating our schedule needs. We closed the sale in less than 10 days after accepting his offer. Robert paid all closing costs and accepted the house on an as-is basis which greatly reduced the overhead and bother usually associated with selling a house through a traditional real estate agent.

I contacted Austin House Buyer because I was having some problems with the tenant occupying my property not paying rent on time and not communicating with me. It reached a point where I just wanted to sell the house and be done with it. I made a few calls and it seemed like most buyers didnt want to deal with the tenant, either. Someone from Austin House Buyer came out to view the home and gave me a reasonable offer, but more importantly they said they would buy it with the tenant in place and could close within a week. I appreciated the simple process and would recommend it to others.

After interacting with many potential buyers on selling a FSBO run down duplex, we found Roberts offer very competitive and also the most straightforward. Many potential bidders in the FSBO process hummed and hedged over needing more time to secure their financing and needed longer closing periods and various contingencies.With Robert, none of that was presented and the closing indeed did happen with him on time and without any problems whatsoever. Lots of brief emails were needed to finalize various points along the way as is typical with a sale, but Robert always responded in a timely manner and on point, often within minutes. There are a lot of greenhorns in the market these days, and sometimes that extra $5k isnt worth the bother for what might turn into weeks of drama caused by a novice buyer learning the rehab market. Always get as many offers as you can, but then go to Robert.

Robert Grunnahs company sent us a postcard expressing interest in a rent house our family partnership owned. We responded by calling the phone number on the card. Someone on Roberts team went to the house and our tenants showed him around. Almost immediately we were emailed a very acceptable offer - and it wouldnt require any repairs, closing costs or expenses of any sort on our part. Our only stipulation was that we wanted to wait to close until our tenants had had the time they needed to renovate a townhome they had recently bought so the closing date was initially set at a date which we all thought would give them plenty of time. Then the COVID-19 pandemic set in and delayed everything. Robert asked us to keep him updated, and we did so, and each time we needed an extension on the closing date, that request was immediately accommodated - in writing. Closing went seamlessly. The only amount taken out of the offered price was our share of the property taxes for this year - which is totally appropriate.
