I’ve lived at Waterstone for almost 6 years and I love living here now as much as I did when I moved in. The complex is quiet, feels very safe and the grounds are well maintained. The maintenance staff is top notch and has gone above and beyond to fix issues in a timely manner. I really appreciate the communication and check-ins from Sarah from the front office, it’s been a great way to ask questions or solve any issues. Waterstone is truly a great place to live.

Love this place. Going on 2 years here. Management is very responsive! maintenance always gets the job done with any request I have. The property is kept up with, always clean. And I absolutely have no issues with bugs. Pest control is on point! I highly recommend this place, it’s a very peaceful community.

We moved in in September. It was a very easy move-in process. Office staff was friendly and helpful. Since we have been living here, we absolutely love it. We love how small and quiet the neighborhood is. The complex is always clean. Maintenance has always been quick to fix any issues we have and office following up on the resolved issues as well. The amenities are very nice. It has been a great experience living here so far. I am happy to call Waterstone home!

Great apartments, my friends have been living here for a year now, thats why I chose Waterstone at Cinco Ranch.Agent Gaby is very good and responsive, she helped us with all the documents and in a couple of days we got the contract approved, which we were very happy about.

No issues with parking, neighbors are friendly, great gym & pool, car wash station (that they actual keep in working order) and they have attached garages. Maintenance and office team are the best out of any apartment I have stayed in over 15 years. Impossible to not see pests from time to time in Houston but they arent arent an issue unless, I assume you dont keep your place clean or use the pest control service, or listen to the pest control service.Only complaint is no pet park.

My experience with waterstone apts was awesome starting with the employees very kind and helpful Sara and Gaby always there for you. I appreciated them always. The ameneties were on point the pool huge and quiet loved that about it.No problems with parking the 1 bedroom apartment itself was huge very comfortable. Overall i give it a 10 plus. Thank you so much yall were fantastic! 😍 😍

I need to give a shoutout to Gabby and Shauna - theyre the best! Anytime we need assistance with something, theyre very responsive and get our issues taken care of right away. Maintenance is really fast and friendly. Theyve even helped us out outside of business hours and loaned us their personal tools. What really stood out to me was Shauna going above and beyond in helping my now fiance. She intercepted the delivery of my engagement ring so that I would not be the one to receive it while my fiance was out, and she had it handed over to the office instead. Its gestures like that that showcase how much the people working here take customer service to heart.

Shauna was great. My brother used to live in waterstone in 2020 and they loved it there. They only left to move into a house. Whether complex is beautiful well kept , pool is so clean, spacious rooms and updated interior. Lots of square footage for your money.

My husband and I were looking for a place to call home and we found it. The staff is amazing and very helpful to any repairs needed. Fast turn around and always making sure we are satisfied. Our ac went out and within an hour, it was fixed and let me tell you it was on a Sunday!!! Thank you to the maintenance staff!! Quiet and very clean. I tell all my family and friends that this is the place to call home!!

Ive lived at Waterstone at Cinco Ranch for almost 5 years and I love it so much here since the first day. It is safe, peace and quiet, and clean. The community is very roomy, so you feel like home (its a two-story small complex unlike many other apartments that put so many units tight together in 3 or more floors). The management team is very friendly and respectful. Their maintenance team is amazing: they come and fix your issues in such a speedy manner (most of the issues have been taken care of within a few hours after I make a call! - this is amazing!) I also love the location of this community! Im certain that you wont find any apartments as good as this one!

I am so excited to move here. The complex is well maintained, beautiful, has every amenity I need/want, and in a great location. I went for tour a week and a half ago and Shauna was amazing. This community is the best because it has the best customer service around. Starting with the office staff, Gabbie, Shauna, and the maintenance team. I’ve lived here for 7 years and I left for because of financial reasons however after you experienced the best customer service here is difficult to settle down with another community. I came back to Waterstone because you have people in charge that really cares and the same faces in the office. The maiintance Team is quick to respond and you can see how they are on top of things. They are zoned to the best schools and I love the privacy of garages. They are truly consistent with their work and that makes Waterstone the best community around Cinco Ranch

I love living here. Tranquility is priceless and this residence deserves it. My family and I are going to be living here for 2 years and it has been the best thing since we arrived in the US. I would not change it for another residence since everything has flowed perfectly. Its spaces, its people who do not bother, the people drive decently, they do not disturb, you will always see all the areas clean, they are very attentive and the maintenance people are always willing to help. I just moved from one apartment to another and the management has been quick and without any inconvenience. Special mention to Gabby, Maritza and Shauna who are always willing to help you and solve anything. 10/10

Ever since I moved into this apartment complex in 2020, my experience has been overwhelmingly positive in every aspect. What initially drew me to this place was its prime location at the corner of S Mason Rd and FM 1093, allowing me quick access to any part of the city. Moreover, the amenities offered by the complex, such as the adult and childrens swimming pool, the spacious and well-equipped gym with flexible hours, and the recent addition of automated package lockers, have significantly enhanced my quality of life.Regarding the apartments themselves, I can say they are spacious and modern, featuring a kitchen equipped with all the necessary appliances, and I particularly value having a garage.But what truly sets this complex apart is the exceptional treatment and service from the management and maintenance staff. They have always been friendly, attentive, and prompt in resolving any issues or requests Ive had, creating a family-like atmosphere.In terms of safety, I feel completely at ease living here, with regular police patrols and a lack of security incidents. The overall environment is peaceful, quiet, and welcoming, where neighbors are mindful not to cause any disturbances.In summary, after nearly 4 years of living here, I can confidently say that I would recommend this apartment complex to anyone looking for a safe, comfortable, and well-located place to live. Words cannot express the gratitude and level of excellent customer service that you receive as a tenant here. We have sincerely enjoyed our time as residents, and for those of you who may drop by, you will not be disappointed. I was able to telecommute from home for work, and complete my college education and graduate with honors due to the peace and quiet that I experienced as a tenant here. Though these are apartments, they provide a home feeling, and a safe sense of community. Shauna is the absolute best asset to this entire community. She treats you not just as a tenant, but as an actual family member. If you are considering residing in Cinco Ranch, you definitely want to give this complex a look as you will not be disappointed. First time Ive lived in an apartment in over 20 years. Best experience in apartment living! Admin is great, the amenities are fantastic, especially the pool and the workout room, the apartment is wonderful too. What Im the most impressed with is the grounds that are kept up and the support staff, especially the maintenance crew! Each time weve had a request they have come quickly, sometimes within 10 minutes. I have never seen staff thats this attentive and fantastic it what they do! I also love the schools that this complex is zoned too.

Moved here about 2 year ago with my wife, from Sacramento. We love it here. The location is super close to shopping, food, Cinco Ranch is beautiful, near Katy, a beautiful part of Houston. The property itself is very nice and upkept, we love the trees and plants, much greener than home. Maintenance was quick to respond on the only service call weve had in 1 year and it was very minor but they treated it and us very kindly and made us feel taken care of here...Management is awesome and helped us settle in to our apartment and told me about the area and what was around us. They made us feel good about it when we initially signed the lease here, and we still feel good about it. Shauna has been so helpful and sweet, there is a full gym and a large pool and she helped my wife connect with a physical trainer that works at the gym sometimes so....its been awesome, glad she made the recommendation! The place has security cameras so we feel good about that, not much crime in this area that weve ever heard of. And the manager gabby is super sweet and attentive to my wife r3quests. Really the whole staff is awesome....thank you so much Waterstone.

Just moved out of this lovely apartment complex that we lived for past 9 months. It was pleasant experience from move in, living and move out. Perfect location, close to great schools, in and out to Mason Rd, Westpark Tollway and 1093 was a breeze. Well maintained and spacious apartments, 2 floor buildings, less disturbances and make you feels like a real home, especially first floors. Most apartments are having own spacious garages if not plenty of parking available around and you will not have any towing issue. Security is great, not a single known breaking during my stay. Front office staff, super nice, maintenance team great. Highly recommend this complex of any family looking for quality living. Thanks Shauna, you are doing an amazing job.

Recently moved to Katy, TX, and was on the hunt for a 1br place. I found Waterstone and its been great, the apartments has attached garages and some really good amenities. Met with Maritza, the leasing agent, and she was super helpful. She showed me around two units and I ended up picking one. Maritza was amazing through the whole process, really supportive and walked me through any questions I had, especially about the lease terms. Tried to change the early termination with her boss, but no luck. Honestly, so far, so good. No complaints at all. The apartments in top shape, maintenance is on it all the time, 15 mins tops after submitting a request. Maritzas been fantastic all the way. I recommend Waterstone if youre looking.

Escobal, the maintenance man, deserves 40 stars...this apartment community is a Jewel. The customer service is 2nd to none. There are plenty of parking spaces. It is very quiet. I see why a lot of retirees live there. We loved staying there during our time of transition. The police that stay there were very responsive....Just an Excellent place to stay and affordable.

By far the best community in Katy. I downsized from a house and looking around I love the amount of space my apartment has. Most apts around here do not have attached garages, I love having an attached garage. Makes it so easy when bringing in things from the car etc. The office staff is super prompt and polite, Shauna was so sweet and helpful with my move. Neighbors are friendly and I really enjoy the bootcamp at the gym. Highly Recommended!

Waterstone at Cinco Ranch is a wonderful apartment complex!There are a lot of positive moments here: friendly leasing office, quick and quality solution of various household issues, beautiful landscaping, clean territory and well-maintained pool.It is safe and comfortable for families with children to live here❤️

I have lived in these apartments for 6 years and I can only tell you that it is an excellent place to live, super quiet, a good place if you have children and most importantly it is very safe! Apart from the very attentive and cordial administration and efficient maintenance, they always respond immediately. I really recommend it 100%

Today 02/29/2024 I visited the Cinco Ranch facilities in search of a new apartment. We were attended to by Maritza Garcia; I make special mention because she really did an excellent job with us, she was very kind, polite, spoke perfect Spanish and took all the time necessary to make our first impression a pleasant visit. I leave a special congratulations for her in this space. As for the facilities, they are very nice, I highlight the Gym that has a free personal instructor, the pool is very nice and clean, very well-kept green areas, free car wash, etc. The apartments are very spacious, well maintained, security cameras and alarm in each apartment, very clean folders. I really liked these apartments. And the best thing, they are not as expensive as the other complexes in the area. I hope to be able to move here with my family and that the experience is even better. Congratulations 😊

Lina is a wonderful leasing consultant who is very professional and dedicated. My husband and I are looking to move and she gave us all the information we needed and more, leaving us very satisfied, she took us on a tour showing even the smallest detail, we loved everything, very clean, quiet and super nice, we wish we could move there soon, EXCELLENT ATTENTION
