Maintenence is amazing, and the manager is a positive vibe. I loved the previous management, and I love this one. Family vibe. They care about the community. Out of all the affordable working class American, Texan, and San Martian living options, this is a great one. They are working at updating sidewalks, speedbumps, and creating more community areas like gardens. There is a pool and a play park, which I love. They are working towards updating the gate, but the community is great, so that hasnt been an issue Ive seen. If youre a working class family member or even a college student with manners, move here. Be polite, know that this place has families and kids. Photos are of sidewalk cleaning that I and some other renters did for our community :)

I transferred from my 2 bedroom apartment to a 3 bedroom apartment. The whole process from step A to Z was so smooth and fast. The leasing staff was very polite and knowledgable to everything you need to know and get everything done in a timely manner and good communication. They are always willing to help and maintenance is always on top of things when I send a request.

I have been in these apartments since 2020. First living with my daughter, then we split up in 2022. But we both still live here. I had no trouble in the past two years. The office staff Ethel and Steve are great. The maintenance crew Matt, Al,and Caleb . They make sure that Im a happy camper. This bunch makes sure everything is taken care.I have a great team working and making sure my apartment is up to standards and they move quickly to get things resolved. Thank You Matt, Al,Caleb, Steve and Ethel. You are the best!! I love it here.

We have lived here for a year now. I am extremely glad we chose these apartments. The new owners are making quite a few nice upgrades to the property. The management staff has been friendly and professional. The maintenance staff is prompt and knowledgeable.The location has quick and easy access to anywhere in town. The floorplan size is excellent for the prices. The layout is nice. The kitchen has plenty of space to cook with ease. It includes a decent but not huge pantry. The only drawback for me is the appliances(mainly the stove) are a little older, this is probably more of a personal issue due to how much I like to cook.I would refer others here without hesitation.

We recently moved here. The process of moving in was relativity easy when you gave the leasing agent what they require they are able to process your application quickly. The office staff is friendly and responds quickly to emails. Once moved in the apartment was clean and the few issues we had were fixed in a very timely manner. In the apartment its self there are lots of nice storage spaces and the rooms are larger than typically in an apartments. The complex yard and surrounding areas including the pool are kept nicely.

I will admit, before moving here I read all the reviews and they caused some concern for me but I decided to give this place a shot anyways because it is under new ownership. I had a unique situation, moving from one side of the country to the next and the apartment I was previously approved for (with another company) was suddenly not available, leaving me stranded with no place to go and a move date quickly approaching. In my time here I have worked closely with office manager, Robin, who has gone above and beyond to make sure my experience here at the Villas has been a pleasant one. Vanessa, in the office is pleasant to work with, thorough in explaining things for me, and also worked very quickly to get us approved and accommodate our short noticed move. Once in here, the staff has been wonderful in making sure repairs are taken care of in a timely manner (usually within a day or two) the apartment we are in is upgraded, clean, nice and have great storage and floorpans. My family and I couldnt be happier here, and intend to stay as long as we can.

I have lived here for a couple months now and the paperwork was a bit much, but the girls in the office are wonderful, they went step by step with me through all paperwork, maintenance workers are wonderful and they all do what they can to make things good for you. They even go out of their way!!!The bushes need trimmed, the kids need to not litter so much, though maintenance cleans it up, parking is a bit tight by me and gate has not worked since I have been here. But, told will be very soon. Other then that the stay here has been wonderful. The apartment is very nice, lots of room and storage.I am very glad that I picked this apartment complex. Would recommend to others.I would like to thank all the employees for their kindness and helpfulness with anything I have needed.

I used to live at the Villas, and I have met Ethel & Steven & the crew and have to say they are amazing people! They try their hardest to help their residents at their earliest convenience when there is a problem. They are super friendly, caring and overall kind to all of the residents( kids included). There have been times where they become super busy, but they always try their hardest to get stuff done. They will and always have gone out of their way to make everyone feel welcome into their office, and make sure that everyone leaves with a smile on their face! I’ve seen lots of things happen since I’ve known the staff, and it takes a lot on them personally to make sure everything is going to be okay in the end. I’m sorry to all of the people who have had bad experiences, but people also have to remember that things take time, and it can’t always be done to your time expectations. They have multiple people living there & no matter how upset or sad, or angry that you are there is no reason to talk about someone’s education or someone disrespectfully because an accident happened. If it was your kids or your friends making the mistake, imagine how you would treat them or if you were in their shoes! Ethel is a very Amazing person, who is always willing to help out anyone, she is kind and caring, and she’s always very welcoming arms to anyone who needs help with anything! They are amazing! And I hope they never forget it! Keep rocking Villas! 😁🌟

Im going on my second year here at the Villas and am very pleased with my apartment and experience with Management, especially Vanessa Valdez, the Assistant Property Manager. She is always extremely friendly, helpful, and you can tell she cares about the residents.The parking lot was just repainted and the buildings recently received a nice exterior paint upgrade. As other posters have said, the floor-plans for the price are a really great value.Property is located conveniently on I-35 right next to Texas Roadhouse. If I had to complain, I would say its because while Im working out in the evenings I am tortured by the delicious smells of charbroiled meat wafting from next door. :)

Steven and Ethel are super friendly and welcoming staff. The villas was more than just an apartment to me, it was a home. The maintenance staff gets the job done right away and are friendly as well. The apartments are really nice and spacious. A safe area to raise kids.

First I just wanted to give a major shout out to the staff, especially Steven!My girlfriend and I are moving here this weekend from an awful place we were previously at. The management here is AMAZING! Steven has helped us so much, worked with us, kept us informed on the dot, etc. With the extremely small availability and how fast theyre filling, he made it happen!If you apply to this place, note that they arent just apartments, they also have town homes that are as far as I know 2b2b/3b2b are all over 1000sqft! We just got our keys today and love it. Super affordable, they have a low-income program, regardless if youre eligible for it or not, its still very affordable for everything you are getting, especially compared to all the other places out there. The outside surroundings are like having a little house with all the grass, trees, shade, benches, its very comforting.All of that being said, with San Marcos having next to no places that have town homes, Id definitely recommend this one.Theyll take care of you on spot!

All of the reviews of this place are a little harsh due to impatience and immaturity. The units themselves were great, adequate space, good upkeep, etc... my wife and I really enjoyed our apartment. The only reason Im not giving this place 5 stars is the one a lot of complaints about this place are accurate about, the management. Im not going to gripe about it as much as the other people do but it is bad. They dont answer the phone often and our move in timeline was very rough and continually postponed. The maintenance staff was replaced halfway through our lease and what an upgrade that was. Overall we enjoyed our time here. Dont be discouraged by the reviews, were all human and are prone to mistakes. God bless.

This place feels just like home. We’ve been here going on 2 years now, eventually 3 years once we resign our lease in a few months. The management and staff are great people, especially Vanessa she’s helped us a ton! Throughout the hardships me and my fiancé faced here financially they were very understandable and very helpful to help us as best as they could. Looking for a place to live? This is your best shot. TRUST ME!

I am very glad that I moved here! They have finally found the perfect office team. They are considerate and really work to go above and beyond. I had a situation I thought was huge and they were able to solve it without hesitation. I have not had any problems with maintenance as they complete my work orders timely. If you are in search for a new apartment home, you will love it hear!

Bethany the property manager helped me out a TON getting into a loft apartment. This leasing staff did a great job at expediting my move in and handling all of my paperwork very promptly. She was wonderful at communicating with me during every step of the application and move in process! She was available for any questions I had and even checked in after my move in was complete! The location is great and is a quiet place. The gates arent working but thats thanks to the people who live here that keep trying to get in without the card that the managers give you and they try to get in after somebody who did use their card and endup hitting the gate. You have to put a sticker on your car so it dont get towed, you get those at no charge when you move in if you get a new car you have to pay 50 dollars for a stiker, but like the parking lot have enough room for the people who live in the apartments it keeps away the visitors and extra cars. There is s huge visitors parking lot, but people are lazy to walk to it and get towed. They try to fix any problem you have as soon as posible the pest control come over to the complex every 2 weeks so if you have any kind of pest they will take care of it at no charge and come back as many times you need. They spray around all the complex before the cold season because they know winter is when all the bugs and specially fleas look for a warm place to live. It would be a perfect place if it wasnt for the neighbors who walk their dogs and dont pick up after them regardless the complex provides free plastic bags and they have containers everywhere. Some people smoke weed, but the police can take care of them is imposible for the people who work here sniff around all the complex to catch anybody smoking weed, so if you have that problem here call the police and they will take care or it. They take pretty long time to open the pool and then they closed again for fix it so we couldnt enjoy it s lot this year, and again the people who live in here keep trying to get their dogs in to the pool and they dont watch their kids at all. There is a bunch of teens doing stupid things like trowing chairs in the pool or climbing on the toddler game area, or kids taking stuff from the trash containers to play with and jumping in the cars of the parking lot. Again I cant blame the managers just the people who live here who dont take care of their kids it would be nice to have a security personal who take care of watch and put order in here. Also dont leave toys outside because the neighbors will steal them. So overall the place is good the people dont.

This place isnt bad at all. Neighbors can be annoying, no matter where you live. The staff is here is actually super friendly, understanding, and helpful. They care. I actually like it here, despite everything, and its because of Bethany in the office.Never write a review when youve had a bad day, are frustrated, and at your wits end. Its unfair.
