    I lived here for a year. No major problems but there were some. Most of the people working there (management, leasing, and maintenance) had all left by the time I moved out but Matt and Candy were really great and helpful! There were a lot of issues with security as far as the gates being left open and homeless people hopping the back fence. The pool was nice and the gym used to be nice. They got rid of a lot of good machines during the upgrade. The place was quiet, mostly free of bugs, and my appliances worked. Power did go out a few times in the beginning but I believe it was a city issue since it happened to the diner next door, too. A few cars were broken into during my time there just a heads up. Overall, it was a good place to stay for a years time. Wasnt perfect but no major issues.

    Went apartment hunting cause my lease is up, decided to stop by village at Gracy farms.Very pleasant visit, the office and grounds looked very clean and the staff was so welcoming, especially Alexandra, I think that’s her name.     I just want to say that the management, staff in the office, and the service tech are great people and specifically Candy, Matt, and Al are incredible. They’ve made our experience living at The Village at Gracy Farms nothing but easy and pain free. They’re very understanding, take the time to talk to you, and they are so helpful with everything we’ve needed from the beginning until now. Plus living so close to the Domain and being in a nice, pretty quiet complex has been so great for us. 5 stars! Thank you everyone!

    I have nothing but nice things to say about living here. The grounds are lovely, and I feel safe. Amenities like the pool and workout are great to have. Living right next to Walnut Creek metro trail is amazing. Great location near domain and decent units. This is a fairly older complex, so just know youre not getting top of the line, brand new apartments. But, I think its a GREAT value for the prices, and they do their best to keep the units nice and updated. The best part is the staff. They are very communicative, provide the community forum to voice things to the neighborhood, and have been kind and helpful at all points of living here. All our maintenance requests are performed quickly and correctly. I recommend Village @ Gracy Farms!

    My girlfriend and I recently moved in, we’ve been extremely happy with the experience. The location is amazing, we’re on the bottom floor but have barely heard anything from the unit on top of us, maintenance requests have been answered within 24 hours, overall we’re very happy. ReAnna showed us the unit and helped us get the lease signed, and Candy has helped us with a few requests. Thank you to you both!

    I love living here. Great location, and not a far walk to the Domain or Rock Rose. Ive only had to call maintenance twice in a year for pretty minor issues, but the response time was fast. Not only that, I was contacted the next day by the manager to ensure the work was done to my satisfaction.They offer social activities often. I loved their gift wrapping room during the holidays!The area is very pretty. There are large spaces filled with trees and paths to walk the dog. The pet park has a little obstacle course if youre so inclined. They also keep a bowl of dog treats in the office (and usually have human treats too).The interior of the apartment is nice and updated. For the price, you really cant beat it.

    Its a great place to live. The apartments are quiet and they do a good job of reducing heat from the sun with solar shades and apartment insulation. The pool is always clean and the parking lot picked up. No real parking issues. I have been in Apts that I had to street park so having a spot close to my place every evening is awesome! Also, they have EV chargers which are fast and convenient. Only one retail spot in the area, but if you are brave you can walk to Domain. Office and Maintenance staff are very attentive.

    Had an incredible experience living at Gracy Farms. Maintenance requests were always taken care of quickly, office staff was extremely helpful, and the complex itself is all around great. If I had any reservations or complaints about anything, they made sure to take care of them in a prompt manner, which is more than I can say about any apartment Ive ever stayed at. I truly cant recommend this place enough.

    The Village at Gracy Farms is an excellent place to live! The complex is very quiet and safe, largely due to the gated entryways. The staff is very nice and always willing to accommodate for their tenants. The process for renting took very little time. Overall a great place to live!

    I recently renewed my lease at The Village of Gracy Farms. They have an impeccable staff, and I absolutely love my apartment. All of the facilities are always kept clean and neat, and I have never had to issue a noise complaint. The location was key for me. There is easy access to various parts of Austin, and though I never use the public transportation system, we seem to be in a great spot for anyone that does. Overall, the neighborhood is fantastic!

    I lived at the Village and Gracy Farms for a year and the management staff was so friendly. When I moved out I had a pretty big cleaning balance and they worked with me to pay it off over a few months which helped me out a ton! Debbie is the best! The apartments are nice and the community is overall a really nice place to live. We had a 2-2 which was affordable and a good roommate lay out. I would recommend living here.

    Lived here for 3 years and was very happy. The management company is very responsive to all requests/needs, remodeled the amenities, and overall keeps the grounds very clean. The apartment was great, no major issues, and again little things were taken care of usually within a day or 2 at most. With all the apartment options and costs going up, it was a great place to be. Awesome parking! Solid location right off MoPac and easy to go pretty much every direction. Even a small convenience store within walking distance. Great pool and grills.Great place, definitely recommended!

    Me and my husband lived in Gracy Farms for 2 years. I had an excellent experience during my stay. The management was amazing throughout. BUT be careful while you are moving out. I really did not want to end up with a bad taste while leaving. So my husband had a walk through on our last day and he was told he will get the full deposit. But later on the management took off $150 which we were not aware of. I thought it was very conflicting because we were told we were getting full refund. I called the manager Debbie, she was nice about the matter but told me most likely there will be no adjustment which was really disappointing. I wish we were told about this during the walk through so there is no surprises. Anyway overall good experience.

    Im happy! I love how convenient the property is to everything, really like the floorplan of my apartment and Team Village At Gracy Farms is amazing!     This is a fantastic apartment. Usually people only write reviews when they have issues with their apartment, so I felt the need to recognize the great front office at The Village at Gracy Farms. I have always been treated well and had my maintenance requests handled quickly and correctly. The rent is reasonable and the grounds are well maintained.

    I love villages at Grace Farms! They have such fun events and the maintenance team rocks! I also love how the office treats us all like family and know everyone’s names! We will definitely be here for a long time !

    I have lived in this community longer than any other resident, a far as I know (24 yrs). I have lived on both sides of it--on the 2nd floor and then on the first. I am proud to live here, and it is very conveniently located near grocery stores, post office, drugstores, fast food, gas, etc. I feel pretty safe here. The neighbors are nice. The apartment maintenance crew is excellent and fix things immediately. In addition, regular checks of fire hydrants, fire alarms, etc occur. Currently in my building we have an insecure barking dog, but the management and security officer are very attentive to complaints about it. Management sometimes gives appreciation parties for the residents at the pool and clubhouse. The exercise gym has always been very inviting, clean, and well-equipped. Convenient parking spots are too limited and few, and covered parking must be paid for. Recently they built a few more covered spots, but they tend to be expensive. The staff is superb, and will help residents to an extraordinary degree. For awhile we were having some high water bills, but management worked hard to figure out the problem and bring the bills down. Sometimes the parking lots are noisy at night but management is good about clearing up noise problems, excessive speed, and any potential trouble. Police in this neighborhood are attentive and very polite. I would like to stay here, but am retired and worry about rent rises since Austin is an expensive market.

    Ive lived at VGF for over a year now and have to say its been a great place to live. Of course the near by location of the domain and all it has to offer is great but this is truly a well maintained, comfortable place to call home. They have great policies in place for pets, friendly staff that do everything they can to make this a great home for you and everyone around you, and great support staff. Several times I had minor maintenance issues that were answered and fixed day of! The grounds are well maintained and the staff is always looking to expand and improve the property with improvements everyone can enjoy.I cant speak for everyone elses experience but I never had a parking issue trying to find space like most apartments have. I believe they are continuing to expand the parking lot as well to create even more space. The best part of the place remains the staff who are friendly and hard working. Its difficult to find a unit here for a reason!

    Awesome community! Service and office team are very kind, professional and always there to help the residents. Apartments are clean, walls well insulated and community is very secure and quiet. Neighbors are amazing. Dog park needs a bit of work though, but there are plenty of pet cleaning stations around the complex. I will definitely recommend this community :)

    Ive had a wonderful experience here. The apartments are nice and well-maintained. The office staff is very friendly and helpful. They go above and beyond for their residents. They have these monthly events to bring their residents together and show their appreciation. It truly is a wonderful apartment complex run by a wonderful team.

    I have lived at Gracy Farms for over a year and everything has been wonderful; I certainly recommend this place for couples, families or just yourself. Ive visited multiple other complexes in this area (which is a great area to live by the way, e.g. The Domain is across the street) and none come close. Maintenance and upkeep is stellar and staff were quick to respond with any issue. Speaking of staff , the office staff (Kiely and Roxanne) are always greeting you and you can tell they truly care about their tenants. Facilities (pool area, workout room, dog park) are stellar and well-maintained. I could go on, but just go check it out yourself :)

    I love my apartment! Its beautiful, huge and has a specious balcony. I also love the fact that we have a gym and a pool on the premises. Even though I rarely participate in community activities I still appreciate the office for trying to keep the spirits up during these hard times.The only thing I wish for is for a way to keep unwanted people out of our nice community. I still highly recommend this place!

    I have lived at the Village at Gracy Farms for three years (2014-2017) - the only reason Im leaving is that Im moving out of Austin! I found this place via an apartment-finding service provided to me by my new employer at the time, and boy am I glad they showed me this place!Staff: In three years, I havent had a single complaint about the staff. Every time somethings been wrong with my place, maintenance has been extremely quick to resolve the issue. The staff at the leasing office is always incredibly nice and attentive to your problems. I have friends living at many of the complexes nearby, and each one of them has a horrible story about dealing with the staff - slow to respond, uncaring, etc. Ive had nothing but positive experiences here! Everyone feels like your friend.Grounds: The grounds are excellent, and the owners keep consistently putting money in to make them even nicer. There is a long path leading from the pool at the front of the complex all the way to the back, with lovely trees and nice landscaping. Ive walked it many times to get some fresh air. There is a really nice dog park tucked away by the trees, with a nice playground. The pool area is one of the nicest Ive seen. It has a luxury feel to it, with cushioned loungers, a nice grill area, and now, it even has a yoga deck. The gym is a tad small, and isnt a one-stop shop for all things weightlifting, but its a very nice facility and is great for a quick workout or a core/cardio workout. The leasing office is very nice and modern. There is even a gift wrapping station, which Ive used for many Christmas gifts, ha!Apartment: The apartments themselves are very nice. The countertops and appliances are brand new. The smallest floor plan can be a little lacking in the natural light department, especially on the first floor, but the larger 1 bedroom layout is fantastic!Parking: I will say that parking is difficult in certain areas of the complex, especially for those with large vehicles. Half of all available spots are small car only, and if you come home at the wrong time, you can be in for a short walk. This is a very minor complaint, though, as I never really had that much of an issue with it.Location: I moved here to work at a nearby engineering company. I loved being so close to work. You can walk to Taco Deli, one of the best taco shops in Austin, there is a grocery store a short drive away, its very easy to get to this nice trail that runs underneath Mopac, and of course, youre right next to the Domain. Great shopping, and with the ongoing development of the Rock Rose area, great living as well. You can comfortably walk home if you go a little too crazy at the bars :)Rent: Its proximity to the Domain is a bit of a double-edged sword. The area is growing rapidly, so places have been raising their prices. I saw about a $70 increase each year. Although I expect rent to continue to rise, I will say that this complex has lower rent than other nearby gated communities, and has always been very worth the money for me.All in all, The Village was a great place to live, and Id recommend it to anyone moving to Austin.

    There is something about this complex that has kept me coming back for the last 9 years. Ive lived in 6 units in this complex, and every lease has been a great experience. The office and maintenance staff are wonderful, and make sure the residents needs are met in a timely manner. The pool area is amazing!! The property is always clean and maintained. Im always calling them for stupid questions or concerns, sometimes 3-4 times in a day, and not once have they ever made me feel like I was bothering them or seem annoyed. If I could live here forever, I probably would. :)

    Ive been living at the Village since November of 2014 and lemme tell you something. This has been the most fantastic apartment living experience for me, by far. Every day Im filled with joy to be living in such a great area, surrounded by equally great people. The apartments are beautiful and upgraded with stainless steel appliances and light fixtures, as well as granite counter tops. The insulation in my apartment is superb! Rarely ever do I need to kick on the heater as the place retains heat pretty well. Yay for low electric bills!What I also love about this place is the staff. Always friendly, insanely helpful, and quick to respond to any problems that arise (there arent many). In particular is a nice gal name Karly. She was the first staff member I met and remains my favorite because she always greets me with a smile and makes me feel welcome. She never makes me feel like Im wasting her time although Im sure she has so much to take care of besides lil ole me. She goes above and beyond and I really appreciate that. But that doesnt mean that the other ladies arent great too because they are!All in all I would recommend this place to everyone. Its beautiful, well taken care of, and in a prime destination.

    Having lived here for 2 years and unfortunately having to leave to another state because of work, I have to take the time to give kudos and praise to this complex and its impeccable team.I know I’m probably the most fickle and grumpy at times when it comes to apartment living and to be honest, I wasn’t expecting too much in the way of changing that anywhere I go but I feel the need to compliment as such when I am held in the wrong.Professionalism is hard to come by as I have ascertained in my years of hop scotching across this great country of ours because of work. I’ve been in flophouses for months, treated like a number in others, but this place treated me like family in all facets of my stay.For instance: I’d been locked out of my apartment after a 1am flight into Austin, and having called emergency maintenance at that ungodly hour, someone was there within 5 minutes to let me in. And this was several occasions let me assure you because of my carelessness. If I complained about loud music or a stereo it would subside within 10-15 minutes.And their personnel up front always greeted me with an aplomb courtesy whenever I inquired about anything at hand that required attention.Special recognition goes out to Miss Kelley the apartment manager up front, whom I always had jovial conversations with over these last few years and I was never seen as an intrusion on her daily duties but, as said before, a family member.I enjoyed my years here, and sadly feel like anywhere I end up will be a distant second to how I was treated here in Austin.     Lived here for a year from Feb 2016-17. The office staff cannot be beat, they were quick to respond to all requests and always made us feel like a priority. Location is convenient to mopac and pricing was very good for walking distance to The Domain.Only downside was parking can be tight in the evenings and on weekends.Would recommend this complex to anyone looking to live in this area and doesnt want to pay an arm and a leg for the for the domain properties

    Amazing staff! Location is phenomenal. Could be walking distance to the Domain, Austin Community College and Harmony Elementary School. We have access to scooters so you can get to places through that transportation in probably less than 10 minutes and 15-20 minutes by walking. Highly recommend for anyone who want work close to companies like Dell, IBM, Charles Schwab, Facebook, Amazon, Apple, etc.

    The village at gracy farms is an amazing place to live regardless of what a certain ex- resident has to say. its literally right next to the domain which is a modern, luxurious mall full of super nice bars & the environment is so relaxing. my neighbors at the village are super sweet and so nice!!!!!! the interior is upgraded which gives the apartment a homey feel to it. the complex is surrounded by nature and convenient walking trails to enjoy yourself on. this is my first apartment and i could totally see myself living here for awhile!Thank you Karly, Debbie, Kalee & Denise for all that yall do!!!!!!!!!!!!

    I had the pleasure of meeting Janae the leasing agent when I went to look at Gracey Farms. She made me feel very welcome and was able to answer my long list of questions. Sadly at the end of the day I needed to be further north for work and didnt end up signing a lease. I wish it wouldve worked out it was a great property and I had an awesome tour with Janae. She was refreshing to work with after so many other leasing agents at other properties had been rude. She got the property a 5 star just based on customer service.

    Very friendly staffs, clean apartment and service requests gets handled immediately. However, car parking is a big problem here. If you are returning late night, you have to wander around to find a spot which will be far away. They advise you to get paid parking which is not the right solution. I suggest there should be assigned parking for each apt and open parking for those with extra cars.

    I have been living in VGF since 2013 and have loved it. They are great apartments, very modern and updated, and the staff is exceptional. The community is well kept, quiet, and the tenants are very friendly. I would recommend these apartment to anyone.

    My AC wasnt working due to a frosted over part. I sent an email and photo and Demetri got right on it and I had my AC working in a few hours. I also recently had a dead car battery and went to the front office for cables. Bea and Demetri came to my rescue again. Bea even offered to give me a lift to work. Just wonderful and amazing people.

    This is absolutely one of the best apartments I have ever lived in!! closed to HEB and wholefood. P-Terry, Tacodeli and other delicious restaurants are just in walking distance. very safe neighborhood btw. me and my gf always take a walk after dinner from our apartment to The Domain area. also, you can see the neighborhood is improving. like there is a trial under construction on Burnet Road, connecting the shopping center, where TacoDeli is, with St Davis Hospital. once it is done, you can basically walk/bike from Gracy Farms Ln all the way to HEB!Meanwhile, the management team is great! If you have a problem with your apartment, go find them. They will sort it out for you very quickly. I personally like Deb from the team. Always talk to her about if we have anything
